- Ryan (7/5): - A great space with super comfortable beds and the primary bedroom has a lovely walk-in closet with tons of storage. The house would be good for a big group and is in a great location. The upstairs bathroom was lovely and had lots of storage as well. It was a little rough around the edges and could use some general maintenance, like paint touchups and a few spots where baseboards were missing. It had great patio furniture but no cushions for them, which would have improved the stay. The washing machine needs to be cleaned because it had mold in it.

The location to our objective (Menin Gate) was superb, and the house itself was fantastic. Very clean and tidy. All the facilities we needed were at hand. The parking was first class and safe. I will be back and would recommend No28 to anyone. Everything was brilliant

15 min walk from train station (we used Eurostar and local trains)
Useful Fritteir and pizza place just around the corner and a wonderful Catholic Church very near Stairs can be steep if you have mobility problems however not a major issue

We had 6 Lambrettas in it and still plenty of space for at least another 4. Nice garden area. Plenty of seating to relax and chat. Very clean and comfortable. A very short walk to the square and The Gate. Great communication with the owner. Nothing to dislike about this property

Large comfortable beds, good bathroom, all the facilities needed in the kitchen. A couple of goodies as a welcome gift (thank you Pascal). Very well thought out and designed layout with equipment for every eventuality. Garage was perfect, outside sitting are was great, kitchen was lovely. Quiet neighbourhood with no night time noise. Very comfy beds and excellent bathroom. Welcome pack of chocolates and juice. I honestly cannot think of any negative about the place. In fact in an ideal world I'd take it home brick by brick and live in it permanently. Nothing, absolutely nothing.

- Martin (10/5): Ypres - Everything about the accommodation (actually stayed in Front Door N12 nearer to the centre as 28 looks to have been booked twice (this was sorted out with the owner in the week before the stay).
I don't know how N28 could be better than N12 but if it is then wow. Nothing to see here.

- Michael (8/5): This was a visit for Grandparents, Parent and Grandchildren. Yes, a return could be on the cards. - Location very central for our visit to Ypres.
Parking was very easy in the garden garage. Kitchen facilities were very, good.
Lounge area very comfortable. Top floor bedroom was a problem with no handrail up the exposed staircase.
Think about adding a handrail for safety.

The house itself is very well laid out with superior furnishings. Having a garage made the whole experience so much easier. - Pjimturner (10/5): Exceptional - Beautifully modern, sleek and clean, Pascal's house is a true home from home. The kitchen is well appointed, the beds are comfy, there's even a washing machine and tumble dryer (very useful at the end of a road trip with kids). Having a garage for private parking is really handy.
The location is great - ten minutes walk from the main square, but on a lovely quiet street. There are some bars, takeaways and a small supermarket within a couple of minutes. The kids enjoyed the little park just round the corner.
Pascal is a generous host (the chocolates and wine were a lovely touch) and his communication is excellent. Check in was easy and he went out of his way to accommodate us. He even gave us some great restaurant recommendations.
We had a lovely stay at N28 and can't recommend it highly enough. Unfortunately the wet weather meant we couldn't take full advantage of the outside space! Not sure we can blame Pascal for that though...

- Wendy (9/5): Superb - We loved this wonderful house in Ypres! It was very well appointed with everything we needed and it was especially great to do laundry. Plenty of room for our family of 7. House was clean, beds were comfortable, loved having a garage parking space for our van. It was a perfect stay. Walls could use some wiping down but otherwise it was very clean.

Fully equipped kitchen, although we did not make full use of it. Downstairs toilet with a big shower room & toilet on the first floor. This is complete with washing machine and tumble dryer. Plenty of room to sleep with, one double bedroom on the first floor with masses of storage and four more bedrooms on the floors above. N28 has a secluded garden with furniture and a secure garage with direct access to the rear of the house from road behind.
The place is very clean and all bed linen and towels were provided, reducing the amount carried when travelling is is very important and make the stay more enjoyable.
Very close to the centre of (Ypres). Only a few minutes walk to Lille Gate & cemetery, 10 minutes to the square & Cloth Hall, a few more minutes to the Menin Gate - Could not be better placed :-)
The wine and chocolates was a really nice welcoming touch, so was the coffee and coffee machine. Thank you :-)

One of the best appartments I ever stayed in.....it had really everything, free coffee, etc. etc.. It is so centrally located that you do not need your car.
