A great detailed set of instructions to make arrival and the stay comfortable. Not that we didn’t like it but it is well used with scuffs etc that you would expect in a ‘house’. It’s not a hotel with maintenance ‘touching’ things up.

- Aimee (10/5): Excellent Property - Lovely property - nicely decorated! Beds were really comfortable, and everything we needed was provided (bedding, towels etc). Supermarkets close and would recommend a restaurant trip - they’re lovely too. There was a great designated parking space 2 min walk away. Great location, no noise or anything but close to the Menin Gate and main strip (probably 5 minute walk away, if that). Excellent price for everything you get!
Would definitely recommend & would definitely stay again. Thank you for a wonderful stay. Stairs were a little steep but I have stayed at properties in Belgium before and this seems to be normal.
- Chris (10/5): Clean and very comfortable in a great location. - Prior to arriving the host had sent me comprehensive Instructions on how to gain access, where to securely park and Information about the property layout and wi-fi code. The property was very clean and the beds very comfortable. The location was also fantastic, a couple of minutes walk to the Menin Gate and centre of Ypres. I would definitely book to stay here again if it's available. Everything was fine. Nothing not to like.

Some may find the parking situation an issue if they have more than 1 vehicle as there is only 1 designated parking space in a nearby compound. Plenty of long term free parking a short walk away which was fine for us.

It's comfortable with 3x double beds and is pretty well appointed. Recommended. Although well appointed the property would benefit from the addition of a microwave. It would be handy to have the small sink outside of the ground floor working to save washing your hands in the kitchen sink. However, these are minor points and should not detract from a lovely property.

- Michael (6/5): Although we found faults with the property, there’s nothing that a little care and attention wouldn’t fix. Over all a pl - Ideally situated for what we need. Quiet and comfortable. Although still decent, it is showing signs of wear and tear. After waiting until 16:00 hrs to enter for the cleaner to finish we found cobweb behind bedroom door and coffee/tea stains on the wall, mould in the corner of the bathroom windows. Paint on walls was chipped, although this was our second time here we were really pleased the first time. However this time around Aimee was looking a little tired.

Enough room for 4/6 although the top bedroom is open plan with 2 double beds. The bed head in the main bedroom is rather damaged which is not what we expected and it was a shame that for 4/6 people there were only 3 mugs - to get a few more which are very cheap would be a good addition as there were 12 egg cups but not enough mugs!

- Robert (8/5): Excellent location - The location is excellent, as it is only a short walk to the city centre. If you want a low cost place to stay and enjoy Belgium, then this is ideal. We enjoyed our stay and would come back again.
There is free parking in a secure facility, only a few minutes walk away.
The kitchen and lounge area is large, smart and modern. So too are the bedrooms and bathroom.
There is plenty of kitchen equipment, pots and pans, Cutlery, etc.
The host replied to all my messages and was very helpful. The property is excellent and was as expected. You can't ask for much more. The below negatives were minor inconveniences, but I want to be honest (I would put the positives first, but booking.com put them last).
It is close to a river so there are nats / flying insects that bite. Putting Insect netting on the windows might help.
The TV doesn't connect to the Internet, so you can't watch streaming services. Although we didn't watch much tv as we were out most of the time. It would have been useful to have for the children.
The outside patio furniture is uncomfortable and needed a good clean. We didn't use it, as the area is small and next to a waste bin.
There is no door to the top floor bedroom.
A tumble dryer was shown as available, but wasn't when we arrived. The host has since corrected the advert.

- Kym (9/5): Superb - The location in the old town on a quiet street was wonderful. The unit was clean and comfortable. A very lovely place to stay. It would have nice if there was some oil in the kitchen and some bath gel in the bathroom but this is personal preference. We loved Ieper and Aimée was a great place to stay. The front door (key) was hard to open and lock. One of the departure directions was to strip the beds back to the mattress protectors. We did this but have never done it before at any accommodation and didn’t appreciate this as being a job of the guest.
The sink for the bottom toilet didn’t work (no water). Main light in first floor bedroom didn’t work.

Good communication. Unfortunately smoke alarm ran out of batteries and went off twice in middle of night and had to take it down.

Could not of wished for a better location. A mirror on the 3rd floor would be great. Otherwise very well appointed with all you need for a comfortable stay.

- Dave (8/5): A lovely property, however it needs dusting and a refresh! - The town house was lovely, well equipped and very comfortable. It was an easy walk to the main squares and train station. We enjoyed our stay very much. The communication from the owners was excellent. Although the house is beautiful and well equipped, it was quite dusty and had some areas of black mould in the bedrooms and bathroom. The floors were also dusty. The bedlinen was worn with lots of small holes and stains and the towels were also worn and did not smell fresh. We were told to strip the beds at the end of our stay and put the linen in the laundry room which involved carrying bedding down two narrow flights of stairs. There was also a lack of toilet paper!

The property had everything and was very clean and tidy, just like home from home. There was nothing i did not like about this property

The property was clean, well equipped and very comfortable.
Hosts provided detailed instructions regarding the stay, which were very helpful.
Probably not very suitable for guests with mobility issues due to narrow and numerous steps leading to the bedrooms and the bathroom although the ground floor spacious and accessible.
Visit to In Flanders Fields Museum was a very interesting experience. Strongly recommend climbing the steps to the tower to see the view of the town. Ice Cream shop on the corner also worth a visit. The fact that I could not stay longer as Ypres, I am sure it has a lot to offer for further exploration.

The location was only a few minutes walk from the centre and close to the main routes out that we needed. Very comfortable beds. Downstairs toilet wash basin needed to be turned off via the pipework as the tap didn't turn off properly, it would keep dripping. Would have been better to have an en suite bathroom in the eves room instead of another bed. Quite a duck to get out of bed on one side due to the eves, but not impossible.

Easy to access proprty using the key safe and had two keys and car park fob. Unfortunately, there is no parking outside if you need to drop bag off. You just have to be lucky with the traffic.

The property is in excellent condition, and nicely but sympathetically updated and renovated.
Furnishings were comfortable, clean and attractive.
The beds were large and comfortable.
Almost everything had been thought of and the property is nice and clean.
Private parking is available close by.
There are plenty of nearby bars and restaurants in Ypres, and also a few small bars closer to the property.
There is a large Spar supermarket not far away.
A fantastic guide to the war memorials and cemetery was in the house, which we found really useful. We had done research before our trip but the book helped us find other places that were really good to visit. There was nothing we didn't like, however
There was no freezer - we would have liked to freeze ice blocks to take out with us during the day.
I would have liked a mirror in the attic bedroom and maybe the downstairs hallway as 4 of us were sharing the bathroom and it was the only place that I could use to put on make-up.
Again, there was nothing wrong with the shower, it was great, but difficult to stand directly underneath it because of the shape of the bath.

A week before our arrival, the hosts sent us 3 x PDF documents detailing the arrival/departure procedure, everything we needed to know during our stay (such as WiFi details, waste sorting etc.) and the car parking details. We found these very useful.
Very comfortable living room. Large and comfortable corner sofa. Samsung TV available for use. The heating system worked very well and was simple to operate. The WiFi connection reaches all areas of the house.
The kitchen was well equipped and spacious. We made a full Christmas dinner in it no problem!
Once again the bedrooms and bathroom were all comfortable and well equipped.
A car parking space is provided free of charge in a nearby underground car park, a one-minute walk away. You can stop your car right outside the front door to unload. Some other reviews commented that the car park was too tight to get their vehicles into, but we have a medium-sized car and it was no problem for us.
The city of Ieper itself is a beautiful place with plenty of attractions and was wonderful to stroll around.
We would not hesitate to return! We really are nit-picking here...
There is no separate microwave here, rather the oven is also a grill and microwave in one. This took us a little while to figure out! Instruction manuals are however available for all the appliances. This means you can't cook one thing in the oven and microwave something else at the same time. The owners may wish to consider providing a separate microwave (there is ample space for this).
Also there is no freezer here which wasn't a problem for us, but is worth pointing out in case someone wanted to keep ice creams in the summer.
