No calls accepted. Charged a laundry fee, even though the listing says optional but when I said I would bring my own, told I couldn’t. Arrived 10 mins before check in but wasn’t texted the key code until 10 mins after check in time and call not accepted. Bathroom and laundry in need of renovation. Toilet seat broken, shower tiny and water pipes made noises all night long.

You are expected to clean the whole apartment, including washing floors, toilet and bathroom before leaving. It was cleaner after we left than when we arrived

- Deandrea (1/5): - The property is advertised as a three-bedroom villa, however two of the bedrooms were locked during my stay. If only one bedroom is accessible, this should be made clear in the listing? It only gave me an option for 1 or 2 people.
On arrival, the bed was not made. Sheets were left on the bed, but I had to make the bed myself, and there was no fitted sheet provided, which is not acceptable at this price point.
The shower was extremely difficult to use. The temperature fluctuated constantly — turning the tap too far in either direction or using full pressure resulted in cold water. You had to find a very narrow “sweet spot,” and even then the water was only lukewarm, not hot.
Privacy was also a major issue. There were no proper curtains, only sheer blinds. At night, it was possible to see directly into the lounge room from outside, which meant very limited privacy.
Overall, this stay did not reflect the standard or value implied by the listing price, and I would not stay again.

Not too much privacy as it’s a shared space and the other units are very close. There were long hairs in the bathroom, no shower gel or shampoo in the shower, very limited toilet paper rolls (just one), it was too hot for a non AC unit. Que we arrived the beds were not even done.

Very quiet location When we got to the apartment a laminated sheet of paper with rules was on the bench . Was stunned to read that you have to clean the apartment before check out or you will be charged a cleaning fee . Now if the fee was like under $ 30.00 dollars that would not be such a big deal, but the stated fee was over $94.00 and possibly more then $130 . The list to clean was absolutely ridiculous with needing to mop the whole apartment and vacuum , wipe benches and clean the toilet. So the room was advised as $209.00 per night but if you did not clean up its really much more then the stated price .
Also you couldn't get any free to air Chanel's and when running a Chanel scan it kept saying no signal. My guess is thers is no aerial at all . Not everyone wants to run off wifi or what streaming services 🙄 ...

- Engela (1/5): Deposit scam - be VERY CAREFUL! This host does not return deposits. - With a very rude host it was difficult to like anything. Before we arrived I received a warning message about extra people staying. It made me feel like a criminal even before I arrived. The location should be good, but the host living right across the unit made us feel like we are under constant surveillance. The host and his approach to guests. You feel like you are under constant surveillance. The guy does not greet you or say anything, but his text messages take a very ominous tone - 'please leave unit as is otherwise additional fess will incur'. This guy wants the guests to clean the apartment - something the host is responsible for. When you arrive there are a whole page of how the apartment should be cleaned. Not a holiday feel at all. I had my cat with me as I did not realise that he has a no pet policy. Even so, the cat is old and did not sit on his furniture. The host then decided, after we thoroughly cleaned the apartment (with photos as evidence) that he will not return the deposit. When I had a look at the reviews I realise that this is a scam he runs. He is not in the habit of returning deposits.

Our recent stay at Oceans Villa in Jervis Bay was, unfortunately, a profoundly disappointing and uncomfortable experience that I feel compelled to share. What we hoped would be a relaxing getaway turned into a series of frustrations, primarily due to the owner's conduct and the property's severe lack of basic amenities and maintenance.
From the outset, the owner's demeanor was consistently rude, setting an unwelcome tone for our entire visit. This was compounded by a disturbing lack of privacy and peace. Every evening, the owner and his friends had loud conversations over for bonfires, often extending late into the night. This made it impossible to relax or enjoy the evenings, feeling as though we were intruding on a private gathering rather than staying at a rented accommodation. The owner truly felt like a constant "watchdog," making us feel uneasy and monitored.
The condition of the villa itself was shocking. Upon arrival, we were dismayed to discover bedbugs, a truly unacceptable and unhygienic issue. Furthermore, basic necessities were entirely absent: there were no bed sheets provided, forcing us to improvise, and no tissue boxes anywhere in the property.
The practical functionality of the villa was equally poor. The washing machine tap was constantly leaking, creating a messy and inconvenient situation. Beyond this specific issue, there was a general lack of basic facilities that one would expect in any rental property. To add to the discomfort, the bathroom door did not lock, compromising privacy and making the stay even more awkward.
In summary, Oceans Villa failed to provide a comfortable, private, or hygienic environment. The combination of the owner's unwelcoming attitude, the persistent noise and lack of privacy from evening gatherings, and the significant deficiencies in the property's condition and amenities made our stay thoroughly unpleasant.

This host is a THIEF and a SCAMMER. They stole my $400 deposit for absolutely no reason. Everything was in perfect condition when I left, but they made up ridiculous excuses to keep my money. Zero honesty, zero professionalism—just pure fraud.
On top of that, the place was filthy, poorly maintained, and looked nothing like the fake photos on Booking. The service? Nonexistent. Once they get your money, they couldn’t care less about you.
If you don’t want to get robbed and have a nightmare experience, DO NOT BOOK HERE. Booking should remove this listing to prevent other travelers from getting scammed like I did. Absolutely disgraceful!

- Alan (1/5): Hidden fees and deceptive fine print - There's a $400 deposit on a $245 stay - in the fine print at the bottom of the booking page. With all the hidden fees/reviews I decided not to take a chance and booked another hotel. Host declines your credit card on booking.com, so that you can transfer 245$ directly to his bank account and then asks for another 400$ straight after the payment comes through saying 245$ are non refundable anymore. Literally used same card for my previous stay 2 weeks ago. Should have been really careful seeing the average rating. I've booked around 100 stays, and this is the first time I've encountered such nonsense. On the bright side, the stay comes with a free review response from the host - so I’m waiting to see what that says.

The apartement ist big enough for 5 people and relatively affordable - if you don’t get scammed by the owner/manager and get charged extra hundred of dollars. Don’t book this apartment – it’s a scam!
First of all, there’s no transparency whatsoever. From the very beginning (check-in, where to collect the keys, where to park, etc.) to the end (unexpected late check-out fees, random cleaning fees), everything felt shady. On top of that, deposits were requested via text messages (from different phone numbers), which already seemed suspicious.
The fridge wasn’t working properly and by the second day, all of our food was completely frozen, even after adjusting the temperature. There were also hairs on the bed and the WiFi didn’t work.
Now to the worst part: the manager (or whoever is in charge) is the rudest, most unprofessional and stubborn person I’ve ever dealt with. We checked out late (our fault, as we missed our alarm), but instead of being understanding, the manager sent us an incredibly unprofessional text demanding $90 (!!) per hour for late check-out. This fee was not mentioned in any contract or policy. He also claimed his cleaner was "pissed" (yes, that’s exactly what he texted us) and charged us an additional $220 for cleaning, even though we cleaned the entire apartment ourselves. That was also the reason we checked out another hour later, as the cleaning requirements were unbelievably demanding.
The manager refused to take calls and would only communicate via text. When we tried to resolve the issue and explained that we cleaned the apartment, he brushed it off, saying it was “no longer his problem.”
The most ridiculous part: shortly after this exchange, I received an email from Booking.com stating that the property claimed we *never stayed there*, even though we obviously did and paid for it! It seems like an attempt to prevent us from leaving a review about this awful experience.
Do yourself a favor and avoid this apartment unless you want to pay hundreds of extra dollars, get charged for things you didn’t do and deal with an incredibly unprofessional manager.

The surprise $300 deposit after booking is unreasonable followed by a requirement to clean the property (to a standard that isn’t specified) or pay an $85 cleaning fee. The appartment is tiny and takes less than an hour to clean who are you paying $85 per hour to clean?! Seriously I’ll do it for $70! No provided tolietries só buy your own soap. One roll of toilet paper. You have to make the bed and then strip the bed yourself more like a hostel than appartment. The fridge / freezer is turned off só good luck on a hot day keeping any food in a good condition. The mattress was very poor quality. I don’t like that the sheets are cleaned but the duvet that seems unhygienic. The owner is very clearly optimised for profit and there’s isn’t the consideration there should be for guest experience.

Kitchen recently renovated - Ensure you read important information before you book. Cleaning is not included in the booking rates. You will need to clean the apartment yourself, or be charged an extra $65.00pp per hour for the cleaning. Expected cleaning of the premises in detail includes:
- vacuum, mopping, surfaces cleaning, toiled, shower, vanity, linen removal, garbage disposal
- We had two races on checkout day. One starting at 6:30am and one starting at 8:30am (sprint triathlon). We requested a late checkout in order to wait for bike and then be able to go back to complete cleaning. Host was very reluctant to agree to a late checkout despite the large cleaning list. He agreed to a one hour late checkout after we asked a second time (11am).
- Power was switched off at 10am (checkout time). When we returned to clean, power was off.
- The apartment is quite bare, there are no extra pantry items, if you plan to cook ensure you bring everything with you.
- The vacuum cleaner is prominently positioned in the living room just next to the television. Not the most relaxing entrance to a holiday unit.
- This property has potential due to the location, but we found it very overpriced compared to other stays we have had in the area.

No beds were made we had to make our own bed and then take sheets off before leaving or were told we would be charged. Also booked a 3 bedroom villa and the villa was 1 bedroom, other rooms were locked up was what we were told when we questioned host.

Amenities were simple and adequate with all cleaning materials supplied. Contact with host was an easy experience. Waiting 20minutes on arrival for the hot water to heat up, but we are impatient.
Overall we were ecstatic at finding accommodation on the day during school holidays.

Located in a block of run down units, the shower leaked, cold shower (you have to press a button for hot water which we didnt realise), the oven kept beeping all night keeping us up, the place didnt feel secure and safe, we couldnt open blinds as neighbouring units could see in. Overall i think its misleading, Ocean Villas i was expecting a holiday villa, this is an old, run down unit.

- Matthew (1/5): Worst Experience I've ever had - Nothing, the owner made the experience very difficult though out the initial booking stage forcing me to pay him directly and remove the booking from Booking.com.
He then requested a bond which would be 'paid back' unfortunately that is something I never seen and as a result I am still out $200. The booking cost $500 when you can book directly through his website for as little as $89. Daylight robbery!!
I felt the owner was fixated on money and carefully blotted me into a corner which would financially benefit him and ruin our experience within his property. The property was very basic, not very clean nor did it offer any kind of privacy with cameras located outside.
I also have a strong suspicion that the owner lives across the way, I'm talking directly across from the property therefore he kept spying on us which enabled his carefully malicious plan to work.

Requirements to finalise payment snd access were difficult to meet if travelling and the issue of secure collection and storage of personal imformation was questionable
Overall the most inpersonal stayover ever experienced.

- Tristan (10/5): Exceptional - Good basic inexpensive accommodation providing us with everything we needed. Clean, comfortable, convenient, safe location with a beautiful view of the bay and some awesome sunrises. You might have to pay a $400 bond when you arrive, which was refunded at checkout.
Paying the bond was a minor inconvenience for such a good the location with everything at the doorstep. Well worth it. Loved the choice of different beaches very close and easy to get to. Plus there's a Coles up the road, two amazing cafes, and a bakery.
The property manager was very hospitable and easy to talk to. He happily answered any questions and shared information about Jervis Bay. It was our first time in the area and he suggested the best places to check out to make the most of our time there.
We'll definitely go back and say there again.

Bathroom facilities too basic
- Ark (4/5): Terrible communication by managers/staff. Misleading name (there's no ocean view!). Below average. - Location was good. Linen was clean and provided as requested. Terrible communication with the managers or whoever was responsible. There was a refusal to take calls, and a request to only text. Then the texted messages, ID, screen shots and information seemed to be confusing for the recipient, resulting in a lot of stress. The log-in code and confirmation of access to the room was only enabled 3 minutes prior to arrival after multiple texts and texts having to be sent more than once. Facility itself was very basic, with a dirty floor in bathroom. The place is indicated as "permanently closed" when I checked online as we drove to the property (desperate for information!) and it seemed deserted when we arrived. No other cars or guests we could see, which was very unsettling considering it's mid school holidays! No manager or staff ever called back or welcomed us. There was confusion about request for extra money (for extra single bed) to be left on table as cash (when we were originally informed it would be added to room fee and debited with visa card provided) and there were repeated requests for extra bond. In total we actually thought the booking might have been a scammer...until we were finally given the access code and used the room. Very unsettling.
- David (7/5): Good location, watch for various extra charges - Good location, full size Coles grocery store nearby, possible to walk to a number of beaches, including Hyams Beach via White Sands track, which is much closer than driving. Owner requested deposit, but did not return it until reminded a month later. There were optional extra charges for linens and cleaning above listed fee. We did not use linens, but owner refused to give a refund for this item. We didn't use cleaning service, and were not charged for it. Apparently owner lives in apartment #1.

- John (1/5): Severe lack of understanding duty of care, poor policies and work practices - kitchen No staff to answer calls, hidden behind delayed txt msgs - inconvenient and unhelpful while driving especially when in a hurry, unable to give 100% guarantee that room was professionally cleaned before the next occupant arrived - but rely on uncertainty! - very unprofessional and worst of very high risk of spreading viruses and bacterias during this Covid times.
Only provide 1 key that can open all 3 rooms - very unsafe especially for various clients occupying different rooms

Coupled with no air conditioning made this a very uncomfortable stay.
Looong list of things to clean with sub par equipment to do so.
No basic coffee and tea facilities offered.

After reading all the reviews, the above issues are not new- people have being writing this for months. Owner is not fixing clearly and does not care.
- Got locked out of the bathroom. Owner did respond. I managed to unscrew the lock
- Did not like that I needed to make up three double beds. Next time I would not choose a place like that.
- Had fans only- quality of fans was very poor.
- Had to clean or pay an extra fee. In general, this is why I use Booking.com and not Airbnb because I don’t want to have to do a full house clean.
- Really poor cleaning products provided to have to clean the house. The vacuum cleaner was miniature and was literally made for a child to use. The handle was my knee hight. It seems like it was missing half the barrel and I had to vacuum the house on my hands and knees because my back is so sore by the end of it. No exaggeration. Bad mop provided.
- Microwave door would not close all the time.
In general, the unit was old and rundown. Bathroom was old.
- have to pay a $400 deposit which is very steep and not usual for booking.com. I noticed a lot of people in the reviews, saying that the owner was slow to give back the deposit. I waited two weeks and the deposit wasn’t back so I message the owner and he said that he was busy and I had forgotten. However I’m just suspicious if this is actually the case and if this is just a scam.
I also noticed in a lot of the comments people would give feedback and the owner would reply with a nasty comment. Clearly is not interested in any feedback or changing anything but he’s doing. I can almost 100% guarantee he’ll reply with a rude comment from this post.

- Kasidis (4/5): 1 night - Proximity to everything. Getting charged a linen fee when the linen was not on the bed but rather in a wardrobe. An excessive bond of $400 even though refunded promptly. The late check in 3pm and early check out 10am. Host.

- Ada (4/5): Disappointing - The location is great; the oven is really good; the unit was clean It felt as if the owner was only interested in collecting his money and not interested in offering a nice stay to his guests. The unit is pretty basic, and some of it doesnt work well or it is very low standard. There is no aircon and so the unit gets really hot in the living room, so it is important to be able to open the windows and the roller blinds, but these are so old they get stuck half way and the wind would not flow. I texted the owner asking for help and all he said was "Open the windows?". The main door doesnt have a flyscreen door, so it cant be left open. The vacuum cleaner is in really bad shape.
- Natalie (4/5): Disappointing - Quiet area. NO air conditioning on a 36-degree day, it was uncomfortable. Fan is not enough. Pillows were too soft. I booked a 3bedroom for 3 people. They had 1 room locked. Lucky we didn't need our own room each. Blinds did roll up or down easy. Didn't like that they charged tax on top of rate and we had to make our own beds for the night and strip the beds in the morning. I will read the fine print better next time. A motel was cheaper and I wouldn't have had to make my own bed or vacuum and mop the floors & clean the bathroom also. 1st and last time.
- Pratik (1/5): Worst stay, rude and inhuman owner- he will never pick the call and respond on chat very late. - The owner of this villa is unprofessional, rude. I travelled with my family, my mom and dad who are senior citizen, we have been kept waiting for 2 hours for checkin process.
On booking.com the price mentioend was 390 AUD but 447 AUD is deducted from my card which was for linen which was not disclosed initially. Also there is AUD 400 blocked from my card unauthorised and still not refunded after 1 month.
Also I have informed him after my booking that I have booked for 4 adults and 1 child immediately after booking, and he mentioned child is not allowed then I asked him to cancel the booking which he didn't and asked me to pay 65 AUD for my daughter who is 5 years old which I agreed.
When I visited the site I called him but no response, after sending multiple messages we got door code after long wait. So we had to kept my senior citizen mom and dad at other hotel.
We came to villa in night 8 pm and checked out at 8:30 am next day. And owner has blocked my aud 400 for extra child stayed in villa which was already communicated earlier.
So total I have paid AUD 847 for such a below average place with such a bad experience.
Please dont fall for cheap accomodation, I would recommend to pay extra in some good hotel instead of selecting such fraud experience.
