Italian vibes nice roof terrasse and a very friendly host. Rooms were spacy and two bathrooms Nothing not to like. There was a lot of stairs so ito the 4 the floor. But good for health.

- Flor Elva (8/5): Agradable - La amabilidad de la señora Lucía. Nos proporcionaron todos los elementos necesarios para aseo personal y de cocina; había toallas y tendidos adicionales. Es un lugar seguro y tranquilo y puede llegar a cualquier hora, no te molestan por nada. La fachada del edificio está deteriorada y descuidada, al ingresar al mismo se siente humedad, aunque se entiende porque es un edificio antiguo pero podría mejorar tanto la fachada como la decoración y el mobiliario. Mejorar la limpieza en las zonas comunes, pasillos y escaleras.

- Yolanda (10/5): Unas vacaciones como en casa. - Super céntrico y muy bien comunicado. Luisa nos recibió con muchísima amabilidad y nos hizo la estancia muy fácil y cómoda. El apartamento está muy bien equipado y limpio. No le falta de nada.
- Anton (9/5): March 26 - The beds were spacious and comfortable, and the location was fantastic. Close to Roma Termini, and some great restaurants, and easy walking to all of the major sights. The host was a very lovely lady , and very helpful, although you do either need to speak Italian or use a translation app. Lots of stairs and the shower was a bit small, but if you want to relax on a rooftop in Rome, you have to expect a climb

- Priscilla (5/5): Ok if you just need a budget place to sleep but if your lodging is a greater part of your stay you should choose somethi - Perfect location! Walking distance to many of the famous sights, Termini (central station), metro and lots of nice restaurants. The flat is of typical Italian style (not adapted to hang around in it), beds not comfortable, odd kitchen amenities.
- Norbert (3/5): Overpriced and shabby accommodation in good location - Apartment is located in a typical, though rather shabby property in walking distance to the Roma Termini train station. Most of Rome's landmarks (Colosseum, Capitol, Forum Romanum, Trevi fountain, Pantheon...) are in walking distance, and if you avoid the main streets, the Monti area of Rome has a huge variety of nice little pubs, bars, and restaurants to offer. Communication with the host was extremely difficult as she doesn't speak any English. Even though we clearly indicated our arrival time and got confirmation, property was only accessible after intervention from booking.com, and the host complained about the late hour (10 pm due to flight schedule). The apartment we had booked and payed for was not available and we had to move to another one. Toilet seats were missing, and bathrooms / showers were extremely narrow. The whole apartment (and the entire property) appears worn down and not welcoming. The furniture is in poor condition. After a couple of days we were told to move as this apartment was needed for another guest. The apartment we then went to turned out to be the one we originally payed for; it was in a bit better shape and there is some nice pieces of artwork for decoration, but the rooms are still not what you would expect for roughly 200 EUR per night: doors don't shut properly, the shower didn't work (very little water, if any, and either icy cold or so hot that I burned my hand), and all amenities are old and badly maintained. One of the (the first one we had) is located on fourth floor, but there is no lift at the building. In summary, irrespective of the good location and all efforts by the host, I would not recommend this accommodation.

- May (10/5): Welcoming place to stay. - Lovely old apartment with a cosy italian vibe, in an amazing location. Extremely clean, The beds were super comfortable, rooms are big with big wardrobes. kitchen is very cute equipped with everything you need. There was also extra towels and toilet paper provided. Louisa is an absolute sweetheart. Kind hearted, very attentive and welcoming. She doesn't know much english but she brings her lovely friend with her to help. We absolutely recommend. It was a bit noisy.
- Craig (1/5): Avoid - left after one night of a four night stay and paid again for better accommodation. P - Location Only - but lots better accommodation available in this area - avoid! - Up 5 flights of stairs - messy / dirty entrance way and stairway cluttered with rubbish (old fridge just left outside of door). Would be a hazard should a fire occur.
- Apartment not like photos - must have a few others in block but did in no way reflect what we actually stayed in (Very old fashioned) - This has been identified by other comments.
- Not the cleanest / old furniture that has seen better days, really not what you'd expect from a three star rated apartment more like would expect from a 1 star. (stayed other 3 star accommodation in Italy and was far nicer).

Just all round not value for money and would advise to seek alternative accommodation, far better value in the area.

No lift I had to carry my luggage all the way to the 5th floor which was more than a challenge
- Ian (3/5): AVOID this place unless you don’t care about the quality of your experience. - The location was good. The listing says that upper floors are reached by stairs only but there is no indication of how many - 8 flights of stairs with your luggage and every time you go out is unpleasant. Also, the stairs are not clean and there is rubbish and disused household items left on landings. This included right outside the door to our apartment.
The photographs on the listing are in fact of two apartments and it’s not clear when you book, as to what you will actually get. The only seating area in the apartment we had was the kitchen. The en-suite bathroom door would not remain closed and had no lock, so we had to resort to stuffing a towel into the door frame to make the door stay closed. We also had no toilet seat.
The lamp in the other room had been broken and was held together with tape. The head board of the bed was attached to the wall but the screws were coming through to the headboard which is dangerous. There were also screws uncovered in other places too, any of which are a hazard. The other toilet was being used as a cleaning cupboard by the hosts.
The air conditioning is not true air conditioning. The units in the bedroom had buckets under them which we had to empty of water regularly or risk them overflowing. Due to these buckets, it meant having to sleep through the drip, drip, drip sound or not turn them on. In 38 degree heat, not having them on isn’t an option. The a/c in the kitchen had to be turned on and off by poking a stick into it! Also, if you had too many appliances on at the same time, the electricity would stop.
Finally, the host is an older Italian lady who speaks only Italian. Whilst she seems nice enough, communication is very challenging. For an inexplicable reason, it took 90 minutes to check in when all we wanted to do, after a long days travel, was to be left alone to relax and recover.

It is equipped with everything you need, with period carved furniture that gave it a special renaissance charm that my girls loved. The host was very welcoming and extended our stay until the plane took off. We had a really wonderful holiday, thank you Luiza.

- Isabel (9/5): Wonderful location and spacious apartment with a lovely hostess - Signora Luisa is delightful and she wanted to ensure our stay was fabulous and that we didn't need anything, she was always asking if all is good. Furthermore, she was kind enough to give us a pack of coffee and even invited us to her apartment for a Limoncello.
Lots of towels, shower gel, shampoo and hand soap were provided. REALLY great and practical that there was a washer with detergent (we left our clothes to dry on the very sunny roof top!)
You can enjoy that rooftop with your morning coffee. I also enjoyed watching darkness fall upon Rome and seeing the city light up at night on that rooftop.
Having a kitchen and a full-size fridge was amazing. Even had paper towels and napkins.
We really loved having an entire apartment to ourselves (Rosetta room). There was even a 2nd bedroom that we never used.
For those who look for newly renovated, modern places, this may not be for you. It felt very Italian and authentic to us though, like living at someone's Nonna's apartment!
You have to get buzzed into the apt building upon arrival. Signore Luisa does not speak English, but she had someone with her who did when we were checking-in.
Great location pretty close to Roma Termini train station. There is a kitchen but lacking a few cutlery so if you plan on actually cooking for several people during your stay, perhaps it would be best to bring some disposable utensils.
Though it was ok for us, but for others you should be warned there are lots of stairs. We were only in Level 2 in Rosetta but going to rooftop had many stairs....
The other issue was that the internet wasn't working when we got there and took a couple of days to fix that. After day 2, I was going out into the hallway to use the piggyback onto the other room's wi-fi signal.... We had also bought a Vodafone SIM card for our phone that was very problematic, so not having wi-fi was sometimes a bit of a pain....

- Purva (2/5): Close to places, but not for touring families with babies - Full apt, walking distance to Roman forum, colosseum and Roma termini. Washing machine and clean room/toilets. Host was kind old lady, but didn’t speak any English - communication was a big challenge. It was very hard to find the place. No Wi-Fi, no elevator, dirty utensils. Open plug points at ground level (risky for baby). Corridor to the apt was dirty.

- Gignac (5/5): Passable - Great location! It’s walking distance to most tourist attractions and 8 minute walk to Roma Termini and bus station. We had a tough check in as there was a huge language barrier. She tried explaining to us that apartment wasn’t clean/ready yet and wanted us to come back in a couple hours as most recent user left late. We feel this caused a rush in cleaning which seemed evident in areas. The air conditioning consisted of 3 plug in fans in 1 room we used, we asked about the air conditioner on day 1 and they were supposed to get a technician in, which don’t think ever happened. We booked this apartment as this was our half way point of our trip and wanted to wash clothes but the soap dispenser was moldy and even though we thoroughly cleaned it, our clothes came out smelling that way. We had no hot water for a full day which was fixed the next day once we said something. The lady was very sweet just very hard to communicate with. Likely wouldn’t book with this apartment again, felt it was rated above what we experienced.

- Shelly (9/5): Superb - The apt was in a great location. It had 2 bedrooms and baths and a kitchen. The roof top terrace was perfect for morning tea. The beds and pillows were not that comfortable. It was 6 flights up with no lift.
- Limin (7/5): Very interesting hotel, worth trying - This is a very interesting apartment. The host and her husband can only speak Italian. But it's enough. We communicated through WhatsApp. The host Will use a machine to charge you the hotel fee in full.
The location was very good. 10 minutes walking from Termini train station. During my stay in Rome. I just setup the train station as my destination.
The kitchen has almost everything to use. But they are all very old. The wifi doesn't work. It's better buy a data card during the stay.
No elevate, 4 stairs of climbing is needed.(but It's OK)
During the night, It's still very noisy.

- Denise (6/5): Pleasant - The Wifi did not work the majority of the time, even though they had someone working on it while we were there and we were offered several different networks to utilize. Most of the time, the networks did not even show up as an option to choose. This was a major problem for us accessing information for our tours, activities and transportation.
We spend a few hours upon our arrival attempting to take care of the payment. The owner was very nice and kind, but we do not speak italian and she did not speak english, so we had great difficulty communicating. She could not get the credit card machine to work and had 2 other persons (residents of the building?) to come help with communication and the machine. Still could not get it to work. She gave us the keys and asked us to come back in a few hours and we would try the machine again. When we came back, it still would not process. As it turned out it wouldn't work because of the wifi problem! The machine eventually worked a few days later when she used it in her apartment.
Once we got past those issues, we enjoyed our stay. The apartment itself was well located for train, metro access and walk to activities - which was the primary reason I chose it. The unit was clean with plenty of space and private bath.

Very old fashioned furnishings, difficulties charging gadgets, air conditioner in main bedrooms very noisy and had to be emptied of water regularly.
