• Silvia (6/5): Bien ubicado - El alojamiento está muy bien ubicado en una zona tranquila fuera de la zona turística, muy bien comunicada con parada de vaporetto en la puerta de casa. Fue fácil la recogida de llaves, check in y check out. El apartamento es tal cual en las fotos. Las puertas del apartamento no cierran bien (ni la puerta del baño ni la que cierra separa las estancias de la escalera. Nos quedamos encerrados en el interior y no podíamos salir, tuvimos que pasar una hora desmontando la cerradura y finalmente logramos salir. El anfitrión no respondía nuestras llamadas (eran las 23h y quizás estaba durmiendo). Por suerte no nos pasó el día que teníamos que salir hacia el aeropuerto, sino hubiera sido un problema. Por favor, que revise las puertas porque puede ser un riesgo.

• Carolina (8/5): Buena ubicación, ideal para pasar un par de días - La ubicacion, camas comodas, espacio y vistas. La cocina y el baño lago mejorables a nivel de útiles.
• Caterina (8/5): Accogliente e comodo come punto di appoggio per visitare Venezia a piedi o tramite vaporetto - Quello che ho apprezzato maggiormente era la localizzazione della struttura, appena a due passi dalla fermata del vaporetto. Una posizione davvero strategica. Una bella vista sulla laguna e un aspetto curato negli interni. Appartamento carino e pulito. Non è molto comodo l’accesso all’appartamento e le porte che lo separano dagli appartamenti sottostanti non sono particolarmente sicure. Si aprono e chiudono con difficoltà.
• Stefano (5/5): Stressful. I got the appartment for my kids and could not get a hold of anyone to sort out keys. - contacting the hosts was very problematic. My kids were there and I just could not get a hold of anyone. We had two different numbers , one from booking and another came by text. neither was answering and the kids were arriving and it was just so incredibly annoying. I could see they were getting messages but apparently each thought the other was taking care of it or something. And then, in winter, the water did not run hot unless you let it run for ever, and then it was either scolding hot or freezing cold... again could not get anyone to answer the phone to ask for clarification. Just not good. Plus, it is not at all clear that this is a shared two-room apartment. One has a beautiful view of the water.

• Valérie (9/5): Jederzeit zu empfehlen - Trotz verspäteter Anflug - wir waren erst 22:30 bei der Unterkunft, waren ständig mit dem Gastgeber in Kontakt und alles klappte perfekt. Perfekt gelegen an der 1. Bootshaltestelle vom Flughafen. Kein Touristenghetto Die Lage ist einfach traumhaft, wir haben nicht erwartet ein Fenster auf der Lagune zu haben; man hätte die Zeit am Fenster beim Beobachten verbringen können. Nette Cafés 10m entfernt Möglichkeit das Gepäck zu deponieren am Tag der Abreise ein super Pluspunkt Das Bad wurde etwas schnell überschwemmt. Vielleicht kann etwas noch verbessert werden.

• Roselle (10/5): Amazing !!! - The house was incredibly easy to find, especially when arriving by boat just a short and simple walk from the drop-off point, which made our arrival stress-free. The location itself felt peaceful yet very accessible, making it a great base for exploring. The owners were truly wonderful, warm, friendly, and genuinely accommodating. They went out of their way to make sure we felt welcome and comfortable, offering helpful tips and being understanding of our needs throughout the stay. Their kindness added a personal touch that made the experience feel more like visiting family than just renting a place. The overall atmosphere was cozy and inviting, and it was clear that they cared about creating a good experience for their guests. I would absolutely stay here again! Nothing
• Gill (10/5): Exceptional - Great location right near ferry stop to Airport and Murano Island. Luggage storage downstairs allowed us an extra few hours to explore.
• Luz (8/5): Good stay - This apartment has a great location. But it has many arrow stairs for the room for 3 people. If you have heavy luggage it’s possible but you need strength. The bathroom is like right outside of the apartment. A little strange setup but it worked for 1 night. The air conditioner was not working properly. The owner tried fixing it, but at the end it was blowing warm air. Air conditioner, and we think it was a little expensive for 1 night. We had stayed in Venice before in high season and the rate was better than this one in October.
• Jeanette (9/5): Great apartment in fab location - Location was fantastic - right by Fondament Nove waterbus stop! Lovely little apartment, very clean, good facilities and really comfortable. Communication with the owner was easy and they were really helpful.
• Luz (5/5): It was an okay stay. - The location Too many stairs to bring up heavy luggage and the bathroom was out of the studio. The air conditioner was not working properly. But the owner was really nice.
• Tenille (7/5): Good location with some compromises on comfort - The apartment is next to the ferry stop and an easy transit from the train station. The host gave clear instructions on which ferry to catch and where to disembark. He was waiting for us and gave us a comprehensive tour of the apartment and provided useful information about the area. The amenities are OK and the space was comfortable for two of us. Only one key is supplied which makes it hard if you need to do different things - you also need to the key to exit the building which made me uncomfortable with the thought of an emergency. The bed is two singles pushed together so the mattress levels were different when sharing the bed. Water pressure and hot water are terrible. We needed assistance when we couldn't get the shower to run hot. The host was quick to assist, however, water pressure in the shower is very bad and the hot water doesn't last long - there is a trick to run the kitchen hot water tap to generate enough water pressure to heat the system for showers. We were also uncomfortable with the apartment security - two apartments are accessible behind a locked door from the entry way - however the 1bed apartment is up a further set of stairs without it's own main door. There is a sliding door that can be locked with a padlock but the bathroom is outside the main apartment and not a functional solution. At least we could use the padlock from the outside of the apartment to keep our possessions safe while exploring Venice.

• Francis (8/5): Excellent location for visiting Venice and the surrounding area - The apartment is in the best location right next to Vaporetta, easy to access. It's a great place and location for exploring Venice. The owner was very kind and welcoming. He allowed us to keep our luggage there in a locker because we had a late departure. The water pressure in the shower was poor. This needs upgrading. It was only warm/hot for a short time. There are a lot of keys to access the doors. There are quite a few stairs to get to the apartment.

Could have been better. - Location is top notch, plus all the restaurants below are amazing 10/10 for the location 1) It’s on 1st floor we were 7 people and with all that luggage it was tough for us 2) AC on the ground floor apartment doesn’t work it was 30 degree outside it was difficult for us to sleep 3) Bathrooms are way to small to take bath and water drainage system is also not good thus the water gets out of the cabin and makes bathroom wet and dirty all the time 4) Do not expect hot water all the time in the WC it comes in the starting and then only cold water comes

• Tania (8/5): A room with a view - glorious sunrises - ideal location. - The location was ideal, great sunrise views, watching the world go by in the evening from the kitchen window in the evening if you didn't want to explore the alleys of Venice in the dark. First floor property, so not too many floors to climb with luggage. Co-op supermarket 2 minute walk, as you step out of the front door on your right, along the same strip for essential food and wine supplies. The property is situated right outside the F.te Nove Stop D, plus several cafes and restaurants are your neighbours, but wasn't bothered by the noise. Especially in the evening, night or early morning as the bedrooms are to the rear of the property. Hospital is also along the same strip, so expect to hear an ambulance or two. Air con unit in one room, the master bedroom. Fan provided in twin bedroom and in kitchen/dining area. Secure lockable area provided for your cases if you needed to leave them after your 10am check out. Beds were comfortable, as were the pillows provided. Hairdryer & ironing facilities if needed. Was greeted by host and shown around the property. TOP TIPS - This is my 5th visit, this time arrived by private water taxi from airport to accommodation, it took 15 minutes. Return journey via shared private taxi, 10 people on board, plenty of room. This is a total game changer! Previously have always used the Alilaguna, where you are packed on like sardines. Ticket office for ACTV water buses less that 1 minute walk from apartment. You can easily walk into the Rialto and San Marco from the property, yes you will get lost in the lanes, but that's half the fun, look up, keep off your phones and you might discover some hidden gems! Walk on the right. Be aware of the cover charge when eating out, added automatically to your bill, then tipping is down to you. If you eat anywhere along the waters edge, sat outside, expect to pay more, eating in is cheaper. I have listed the following elements could be improved within the accommodation, as a constructive review, but it wouldn't put us off staying at this property again. There were a few facilities within the property that were a little tired, catch broken on integral fridge/freezer so no proper handle to open the fridge/freezer door. A hodgepodge of crockery/cutlery. No full length mirror for the vain ones of us. No mirrors in bedroom. (only mirror was in the bathroom, one in lounge was more vintage decorative). Limited hangers for clothing and no drawers units for holiday clothing.

• Alex (10/5): Quirky, pretty apartment full of character with great views in central-ish location - Fantastic views over the laguna. Restaurants within a few steps of the front door, and only a few minutes walk to San Marco (with nice cafes on the way). Everything was super clean, and lots of character, e.g the pretty shutters. This is high season now so prices everywhere are higher; previously we stayed in a hotel but this self-catering apartment was cheaper and had much more character; it's also so close to the centre that you really don't miss anything by being a little further out. Bad communication on my part meant that we arrived a lot later than we had told Filippo, but he was very understanding. Make sure you update Booking.com with your flight arrival and expected arrival time (thank you again, Filippo). There isn't a large selection of crockery, cutlery, glasses, etc., but there's everything you need. Note that the boat bus terminals are right outside, so you will get some noise from them in the first bedroom, but if you close the shutters at night it makes a big difference. my wife and I sleep well anyway, and this wasn't a problem for us, but if you are a particularly light sleeper, you might want to take the second bedroom, which does not have internal windows, and therefore is very quiet (confirmed by my mother, who slept soundly there!)

• K7grc (10/5): Exceptional - The location was perfect. No dragging your luggage around town. 5 min off the airport boat and you're at the front door. Even the stairs were no problem. Maybe the people getting on and off the shuttle boats in the morning. But we are early risers anyway.

It was close to public transport, the hosts were incredibly helpful, and the amenities were great. I stayed at this property for one week and had a great time with my two-years old child.
