Lovely big yard. Upon arrival we were sent back away as the room was not cleaned.

- Heidi (1/5): No thank you. - When I arrived, I hadn't yet received any instructions on how to check-in. I had requested an early check-in as well as queried whether this accommodation was fenced. I received no answer for either questions. Because I hadn't heard from the hosts post check in time, I parked on the side of the road in front of their gate, waiting. There was a gentleman raking leaves and whatnot in the yard next to the accommodation and when I finally got out of my vehicle to check if there was a key or any instructions for me, he decided to acknowledge me then. He told me to open the gate, but as I stood there trying to figure out how, he finally came to help and graciously showed me where to park. As I parked, he told me he hasn't cleaned the room yet and to go eat (already had), so I waited. When he was done 'cleaning' I attempted to go into it, however his dog wouldn't go away with him. He just sat beside my car, staring at me. Now, this wouldn't have been so bad if my dog (who was beside me) wasn't as reactive around other dogs as she is. I didn't know what to do. I told the man we were waiting to go in until his dog left because my dog gets too anxious when other dogs are around. He smiled and nodded, I reckon due to language barrier he didn't actually know what I said. We probably waited 20 minutes in the car until I got out and ushered the dog away and felt so bad doing it. I started to bring our things into the small place, and while I did that, the gentleman host lit a big bonfire of the dried foliage, which burned for quite a while. I don't want to be rude but the smell of the smoke billowing into my room made me really sick. Massive headache too. The table smelled strongly of beer. There was a plastic chicken breast container in the drying rack with the cling torn off the top, so it was open to air where the clean dishes are meant to go to dry. The last straw was the bathroom. Very yucky.

The outdoor under-cover area was a pleasant place to relax. Inaccurate description - TOTALLY misleading.
Appropriate self-catering facilities rather than a ramshackle extension out the back with too many appliances plugged into the one power board; poorly positioned lights; and cooking device with no instructions and only one 'pot' (a wok) suitable to use on it. Using this cooker and the microwave at the same time caused the safety switch to activate.

- John Paul (1/5): can be better - quiet place to many pet hair on the carpet and you can hear the landlord talking at the back wall.
- Kendal (4/5): Pretty poor for money - The view was good and the shower was nice Got told to wait an extra 20 minutes when I got there, dog wasn't friendly with my dog, one of the doors on a bedroom kept sliding open and the front door wouldn't shut.
Its a subdivided house and you can hear the owners in there house coming and going.
Overall not very relaxing.

Friendly Dog Kitchenette instead of a proper Kitchen

- Nigel (6/5): Ok for a one night stay at best - Host resolved a double booking issue by moving us to us to higher standard room at no extra cost The room we had booked had been double booked for the second night so we were moved to another room. Host advised the double booking was a Booking.com issue which had occurred numerous times.
- Amandeep (1/5): Disappointment, Should write clearly that it is a room at the back of the house. not a cottage. - Comfortable bed The instructions were not clear on the description; it was a unit at the back of the house, and the host lives inside the house, could hear them talking and doing their chores. It was uncomfortable, didn't feel private. There were bugs on the floor and walls, the shower door was weird, and water flowed out of the shower while showering. No air conditioning, it was a hot night, soap on the sink appeared used, Towels crumpled/crunched, seemed used, bed sheets had hair from previous guests, bed sheets appeared unwashed. We never stayed in a house; this was our first time, and disappointed. not recommended. If I had seen the reviews earlier, I wouldn't have booked the room, booked for 2 nights, but checked out the next morning. It was not refundable, which was fine if it was a pleasant stay, but it wasn't.
- Linton (8/5): Writing this review, as requested by the guy at the property, so that bookings.com get the message that an error had bee - Pet friendly, not my first time, it totally works for me. “SOLDIER” the resident dog plays fetch far better than my dogs!!! On arrival, it was apparent that someone else was already occupying the room I booked, it being important that I got that room, as I was travelling with a dog. (the only secure, pet friendly room on the property) on enquiry with guy at the premises, it became apparent that there had been some type of double booking error. Luckily the other room available was unoccupied, and those people vacated my booking and moved next door.

- John (2/5): Unfortunately disappointed - The Bed was comfortable, the duck motif was cute, helpful to have a washing machine and undercover space to dry our clothes. Microwave, Fridge, Cutlery supplied. While we did enjoy spending time in Hobart, we did have some minor issues with the property. If they are amended, we are sure others will have a more positive stay in the future.
We were unable to tell if the towels were clean because they were left outside scrunched up on a chair, rather than being clearly folded. There were no face washes or additional toilet paper provided. It may have been helpful to have a note on how to leave the room upon our departure, such as where to leave the key. Likewise, as previous reviews have discussed, the room was not as advertised, according to the booking.com listing, this property was listed as a full "house" in the listening description with one bedroom, this is what we were expecting when we arrived, instead we received a room with an ensuite attached to the main house, which we felt was more of a "room" or "unit". We were left unsure on how to enter as we didn't receive our check in instructions until an hour and a half after we arrived, instead we had to contact the owners directly to ask how to enter the room.
We Kindly ask that you consider amending some of the minor issues that we noted on our stay, and thank you for your hospitality.

- Kim-maree (4/5): Not a cottage - The bed was very comfy and the view was spectacular. It's advertised as a cottage but its really a small flat in the garage attached to the hosts house. Very little privacy. Bathroom window opens onto other flats patio and there is no curtains. Only two uncomfortable lounge seats for a two bedroom flat. Not able to relax in lounge/dining/Kitchenette area.
- Chris (3/5): Owner was unpleasant at the end of our stay. - Bed was great. Heater was effective. We were not informed that the house was split into two areas and was separately booked out. Another couple turned up at the same time and we spoke to them. They had the closed off outdoor area (according to the photo they received) and we got no photo so wasn't sure where we were meant to be. We ended up being in the closed off smaller part of the house for our dogs.
When we checked out, we got a message from the owner saying we left a bag at the property and we would be charged an extra day. We said we didnt and after much back and forth, she sent a picture of the OPENED suitcase of the other couple staying. We tried to explain the situation calmly multiple times, but the owner started getting aggressive, still claiming we left a whole suitcase at the property and would be charged the extra day.
We finally got angry back and almost had to yell "THAT. IS. NOT. OUR. BAG. WE WILL NOT PAY FOR ANOTHER NIGHT" before the owner FINALLY understood, didn't apologise and said the cleaners were just confused when they came to clean the room.
- Bruce (9/5): We loved it and hope to be able to come back again. - The beds!!! What can I say the most comfortable bed I have ever slept in. The sheets felt like silk, but I don't think they were. The shower was great. Every thing else was as good as I had expected. Plenty of room to walk the dog. Fabulus views of the city, expecially at night. Would have prefered a small couch insead of the chairs, but that was really not a big thing.

The advertising/ description is false. I’d n Ee have thought that such a listing would be included on booking.com. We are in dispute with booking .com as asked for full refund. Australia fair trading said we are entitled to refund as product not as advertised. Do not book this. I sincerely hope it is removed from booking.com to avoid others being duped.

- Danielle (1/5): Do not stay here. - Nothing DO NOT STAY HERE. It is not as advertised, it is not a whole house, mearly bedrooms attached to the house they live in. Not safe for children or pets as there is construction material everywhere, no aircon as advertised, their pets are roaming around, room dirty, bugs on floor, dirty shower, rubbish in bin, used soap on sink etc. spoken to like I'm stupid when I complained, made to feel unwelcome and unsafe. We contacted booking.com after my complaints weren't listened to and we started to feel unsafe. We left after an hour and the property is refusing to refund. It is not right that they can keep $500+ when they advertised incorrectly. Outcome is ongoing with booking.com but I will be taking this further.

- Margaret (3/5): Very disappointing. - A toaster and kettle and microwave provided so that was fine. The room was very hot as there were no windows, only the main sliding door that you could not leave open and there was a fan but no air conditioning as listed. When going to have our showers there was no water! The hosts son was there but it took 45 mins to solve the issue so we could finally have a shower. In the morning when I opened the microwave there were two takeaway food containers in it with half eaten left over food. Very unpleasant. The listing as a cottage is very misleading

Bonnie Vale BaggaDonuts (our border collie) loved meeting Soldier (their border collie), and the sheep, chickens and geese. A guide on how to work some of the high-tech gadgets (the heater) would have been good. Fortunately it wasn't the middle of winter while we were there.
- Marc (4/5): Misleading type of stay... - Nice location, quiet area, beautiful landscaping and gardens Advertised as the entire home. Wasn't the entire home. It was a conjoined room. Wasn't aware of other animals on site. Rooms separated by nothing more than a plasterboard wall to the main house. Very uncomfortable noise-wise. You can hear the owner literally flush his toilet behind your head on the other side of the wall as you lay in bed.

Great place for a short stay! - We were 2 couples looking for a place in/near Hobart so we stayed in the 2-bedroom apartment which was very nice and modern. Both the rooms and the bathroom were clean upon our arrival. The host and his pets were super sweet and friendly. They have a dog, a cat, sheep and there were lots of wallabies in the area at sunset.

Host was friendly on arrival. Overall presentation of the space was clean The property warms up quickly in the summer sun and could do with some better blinds that block the morning light. A sink in the kitchenette area would be more suitable instead of just using the sink in bathroom area. Otherwise a decent space

- Jorro (8/5): Much better than previous reviews suggested. - We had read the previous reviews and seems that the host has improved things. Staff was welcoming, rooms were modern and clean, toiletries were provided. Also tea, coffee was provided although it wasn’t promised in the description. Actually it was the best instant coffee we’ve had in hotels so far :) Milk powder was available, but we used our own fresh milk we had with us.
As said before in the reviews, it wasn’t a private cottage, it was a 2-bedroom apartment with a private entrance. The garden and the views are beautiful, but shared with the hosts. For us it was convenient as we were travelling and driving around. There wasn’t a sink in the kitchen/living room area, it would have been more convenient there.

- Bead (3/5): Unacceptable - Clean, comfortable bed, friendly dog. First off, the description of the accommodation states that you get the privacy of the entire home. In the photos, it shows the entire building (from the outside). Unfortunately, when we arrived we quickly discovered that our accommodation was only a small room at the back of the building and the owner lives in the main building. This is hugely misleading and definitely intentional. That being said, there is definitely a reason that there is a no refund policy. Around 10PM we were woken up by loud voices who i guessed at the time was that of our host, (who i might add had been very friendly to us since our arrival) , speaking a foreign language. It was very loud to say the least. Paying guests should not have to deal with it at all. Fortunately though, after messaging the host and asking politely to quiet down, the voices stopped. Unfortunately, afterwards there was loud bangs, screeches, etc for another hour or two. I couldn't get to sleep until around 12PM. To make matters worse, the noise from other rooms water running is extremely loud. Sleeping in past 5:45am for us was definitely not an option.
I think this place mainly accomodates people that don't read the reviews, as what most of the reviews say is 100% true and we've experienced it first hand. We fell victim to not reading the reviews. Based on the owners reply to other people's reviews, they don't seem interested in fixing any of these issues and they have replied saying that the guests are lying... They are not.

Great shower pressure, and comfortable mattress.
We had few issues, but the owners were always fast to react and help us. Their dog is a lovely presence, always up for a pet. It is not a cottage, more of a room with its ensuite.
No appliance to cook, just a microwave, toaster, kettle and a mini fridge, and have to do the dishes in the laundry sink, outside.
The room is on the back of the main house. Unfortunately, it is not sound proof, so we could hear everything, especially when the shower next-door was running.

Hot ( no air con ) wasps in room ( no fly screens ) no local tv ( only Netflix ) 1 bedside table & just a toaster and kettle,no gas in the Bbq. No paperwork at all - no evacuation plan given the property is surrounded by bush. Host was aggressive and hard to deal with - she claimed our dog killed her pet rabbit - not true. Told us to leave after the first night of four - would
not partially refund . Left after 2 nights - stressed and out of pocket to the sum of $353.47 Cost of 4 nights was $706.94.

Also couldn't find cultery but owner showed me. everything good. Bed very comfortable. Bathroom very big & new Very hard to watch TV, should be on an arm to move. Didn't like having to wash dishes in bathroom basin. Would be 100% better with flywire door & window. Yes there is a fan, but fresh air is important. Owners should realise they have guests, I could hear everthing going on in their home.

- John (7/5): The accommodation was in my opinion overpriced and we would have been better staying in a hotel. - The location was good if you like a very quiet area, almost like being on a farm with sheep and chickens nearby. However, a bit far from restaurants and shops. The 'cottages' weren't exactly cottages - more rooms attached to the host's house. My partner an I were in the one bedroom 'cottage' and unfortunately there was no a/c in that room and it was a very hot night. We opened the sliding door to let in some of the cooler night air but were rapidly inundated with hundreds of insects as there were no insect screens. So it was a hot uncomfortable night. The two roomed 'cottage' where friends stayed was better with a/c and a separate lounge area.
- Jerry (3/5): Montrose Tasmania stay - Location is good. Clean to start with and the host offered us a bottle of wine, chocolate & cherries. Close to nature and nice views from the front of the property. Bed was comfortable and linen was clean on our first night One bedroom unit was at the back of the property and nothing to what we expected from the advertisement. ( We notice that they have changed the advertisement since we complained).
Only one bedside table. Apartment not soundproof and noise from adjoining units can be heard. Linen, rubbish bin and daily cleaning were not done for the 5 nights that we were there. You should tell Wendy that it is unhygienic to offer your guests used cake of soap.
The kitchen space is ultra small and cutlery missed tea spoons & dish plates. They gave us a pair of clean towels after 2 days when we insisted for it.

The advert said it was the entire house but it was a room at the back of the house. Walls were paper thin with banging doors and could hear talking as if it was in the room. Their dog was out barking at 2am chasing animals and then was scratching at our door at 3:30am to get in our room which was upsetting our dogs greatly.
- Anna (2/5): Not a relaxing visit... - We'll equipped bathroom. Views. Soft sheets (bed needs help though) The staff lied about the accommodation. It wasn't a one bedroom house, it was a bedroom and bathroom with a microwave and small fridge. Not as shown in the pictures. Shouldn't be permitted!
Also, the host tried to give us a story as to why we couldn't use the secondary blind, which was obviously broken (chain missing). We got no sleep as the one privacy blind didn't block any light, not even when the dog set off the security lights. The dog (lovely as it was) started barking in the middle of the night. Also in the middle of the night there appeared to be some kind of water leak (gushing water) which went on for some time
There was no attempt to make things more comfortable, so we left after the first night and went elsewhere. I forgot to cancel my booking, so we have lost not only a nights sleep, bit two nights of payments. Never again.... If I get another argumentative host, I'll cancel and leave immediately. Some honeymoon...

- Donna (4/5): Only thing going for it was a comfy bed. - Bed was comfortable Stayed with my daughter. When I got there was told to be quite as elderly lady was staying next door, thought it was a unit but ended up just being a room with an ensuite, very basic no where to cook only bar fridge, microwave and kettle used milk in a bottle no cupboards for putting any food, bathroom had used cake of soap for washing hands, found a dirty napkin next to bed floor looked like it hadn't been vacuumed ,Tv was hard to use. Slippers provided were used and nasty. We came back after 11 pm from an event very quite and tired but owner was doing washing and had a loud TV or talking till after midnight so couldn't get to sleep till it went quiet. Honestly I'd rather stay in a hotel room and would not stay there again especially for the price which wasn't worth it. Would not recommend to anyone .

- Martin (4/5): Disappointing - Clean and comfortable bed. The description is very misleading. Not a cottage but a room with an ensuite, which is part of the owners' house (at the back). Quite noisy (TV, voices from the rest of the house). No mountain view from the room just a gravel courtyard where you park the car. Therefore, it is overpriced.

- Ana (8/5): Very good - The view was gorgeous and the beds were comfy. They said they offered breakfast on the booking site but no breakfast was supplied - not even milk for the tea. Not the hosts fault but there was a spider in our bed which freaked my daughter out.

disgusted to see the previous guests breakfast
dishes sitting on the porch table! When we walked
into the room we discovered wrappers all over
the floor, dirty towels in the bathroom and facial
hairs all over the sink. There was faeces stains
on the toilet which clearly had not been cleaned.
We were unsure if our sheets were clean and we did
not have any clean towels!
