- Fernandes (1/5): Our holiday was ruined as the house was too hot, and fans and aircon not workable and we didn’t feel safe from rats - One bedroom was nice although very hot and the balcony was nice. 1. Not dog friendly at all- holes in fences
2. Over run garden, full of debris and high untamed weeds
3. Broken kitchen faucet and very unclean
4. We heard rats in the walls very loud and rat-sack on the cupboardin the bedroom
5. Past guests medication left on range hood
6. No alfoil, paper towel, very limited toilet paper and limited dish detergent
7. lots of maintenance issues and very unckean

9. Filthy bbq
10. under bed coated in dust and dirt
11. Broken off handle on fire place
12. Flyscreen jammed so it couldn’t close or open onto the balcony

- Jacqueline (10/5): Great family holiday! - The home had everything my family and I needed. Gorgeous view of the ocean from the big balcony, lots of outdoor space for the kids to play, beautiful bedrooms and home, upstairs and downstairs bedrooms, lots of amenities for adults and kids, good security and only a 5 minute drive to the local shops. We extended our stay 2 extra weeks we loved it that much. Plus Robyn was absolutely lovely to deal with.

Lucky to have caught a stunning sunset 5/7 nights. We were in the car for a great one and one of the nights there was just grey clouds, got some great photos though! This property will be much better for those travelling with pets once the owner fixes the backyard fences.

- Susan (7/5): Good - Communication was excellent. House was very welcoming. The beds were VERY comfortable. Garden could do with a strong pruning as we couldn't get to the door easily. Photo's could do with an update as the owners have done some renovations since the ones online were taken
- Debra (8/5): Very good - Sunset Balcony House is a great base for day trips around Bass Coast area. It has everything you need and is very comfortable. The view is lovely from the balcony and Robyn and David are very quick with their responses to questions and inquiries.

In reply to your recent email with instructions on how to leave the place I wish to point out the following.
1.The sliding doors on balcony were not locked on our arrivival !
2.The inside of the kitchen bins were filthy - have left them the way they were found & the fridge could do with a defrosting.
3.The air conditioner is a health hazard - inside filter looks like it
hasn't been cleaned in months!
4.The concrete paths were slippery & covered in mould & slime.
5. Over grown wisteria vines on Stewart St side - covering the extremely narrow shonky steps are a trip hazard.
6. A piece of iron flapping from the roof not only kept us from sleeping at night banging on the house it is a death trap waiting to happen looking like it could fall any minute - right above the path just inside the gate.
7. The bathroom is nothing like your advertised photo - More like 2m x 2m if that with a shower and protruding bench & vanity basin bruising your hips when trying to close the bathroom door. Adding to this a toilet shoved into the corner.
8. The glasses were all greasy & smeary requiring washing prior to using.
I get that the price of accommodation escalates this time of year due to the Moto GP, but I would also assume having paid over $2000 for 4 nights (2 adults) would at least get us 3 star accommodation.

- De (10/5): Really awesome - Relaxing environment. Bathroom seems recently redone, very nice. Comfortable beds. All the basics that were needed. Safe parking. Good instructions. Very good communication from the property. Personal touches. Booklet with lots of info. Quiet surroundings. Would be nice if the bbq was on the front verandah. Otherwise really no feedback. Just really awesome
