Great place for large families although as it is a lovely old original house there is one bathroom to share. No working fireplaces. We arrived during a cold winter weekend and the house was freezing. The electric oil heating was adequate but it took hours to warm up the house so we were uncomfortable. The electric bed warmer didn't work either. Only two bath towels supplied for three people. Only one of the two heating lights worked in the bathroom. Brrrrrr.

Nice wide driveway. Heaters in every room a bonus. Having a radio in the dining room was a nice touch so we could have music with our meals. We found it impossible to get any TV other than Free to Air. We would have liked to tune into our streaming accounts but the message always came up that the wifi was unstable. I tried many times and was always unsuccessful in my login attempts. The wifi seemed OK on my iPhone.
- Patricia (8/5): Very good - The location was excellent the house was spacious and well equipped, beds very comfortable. Very central, the Queen's Cliff was our go to restaurant. The view from the property was outstanding, especially the morning sunrise. We loved the proportions of the rooms.
Lounge could only accommodate 6 adults, max! The shower was very tight and the water pressure could have been better.
We were very disappointed with the heating as when we arrived the house was very cold, perhaps could have been on for a couple of hours before......only small individual heaters, not too effective for the first day....
Described as having air-conditioning/heating but only had one unit at the back of the property, not too effective for the rest of the house.

Wifi in back dining room doesn’t reach front lounge area even though there is a WiFi extended.

- Thomas (10/5): Wonderful House makes for a great stay - This was my first trip to Australia, which I had been planning for awhile. However, at the last minute I invited my brother, who is not a seasoned traveller. I had to find a place in Kingscote that was well located for me, but also comfortable for his rookie travels. The Armadale house fulfilled all requirements, and then some. We stayed in six other locations in Australia, including Hiltons, and this was his favorite. This place is super comfortable, with parking, and was a dream to stay at. This is super affordable, too. I was lucky to have found this place.
- Ferne (10/5): A lovely historic house in the middle of town - We loved our stay here. Such history. Right in the middle of town and easy walk to tidal pools, beach, jetty, etc. House had everything we needed and was very comfortable. There was nothing to dislike!

It’s a very spacious house with 3 bedrooms and a kitchen with all the utensils. Furthermore, the ease of access and the view from the house was advantageous. Two TVs and games make it good for kids as well. There was only one bathroom which needs a door lock. The water pressure is not very good but manageable. The wifi speed was very poor which needs to be improved. Other than that, the house looks amazing.

Good combination of older style for bedrooms and lounge and modern style for kitchen, dining, and bathroom. Plenty of room for the 2 of us, easy parking. Could do with better heating for the lounge. However, the beds had electric blankets, dining had reverse cycle air conditioner.

But, the owner left a message of apology that due to the age of the house and the structure, it will be difficult to build another wet area. The bedrooms and the lounge room have a very strong smell of old dust.
The lounge suite has visible thick dust on it.
The main bedroom has a fly screen so it was possible to sleep in that room but we stayed away from those rooms during the day as it’s overwhelming.
Water pressure in the shower is miserable at best.

One bathroom/toilet for big group was tricky.

- Nicole (9/5): A beautiful old home in an amazing location. - This is a beautiful old home in a wonderful location. We loved our stay and were sad to have to leave. It was a lovely surprise to find a seal across the road and we enjoyed watching him/her play in the water. The bookshop next door was also a nice surprise. The cottage had everything we needed and more. It wasn't a problem for us as a family of 4, but the bathroom set-up might be a bit tricky for a bigger group (just one bathroom with the toilet in there too) and the plumbing was a little erratic! All completely manageable and not a big issue in the grand scheme of things.

It was very well equipped and there was plenty of space inside the property and there was a large undercover area at the back. Kingscote was an ideal location on the island with hotel,supermarket and fuel all within walking distance. There was something for everyone, so nothing to dislike. For large groups, the only problem is one bathroom.
