- Kay (9/5): Perfectly qaint - Close to shops and eateries. Comfortable beds and kitchen had all the appliances. No free wi fi
- Kim (8/5): Peaceful, comfortable stay in a very convenient location. - Convenient location. Easy walk to shops and rail trail. Spacious. Good value. Lovely balcony with peaceful garden view. Decor a bit dated, but overall loved our stay.
- Peter (10/5): Great Value for money! - Exceptional location and great character
- Freda (7/5): Good Value in the centre of town - but not completely renovated. - Very good value stay in the heart of Beechworth. It is quite spacious and the kitchen and bathroom were clean. It is a very old house with character and right across the street from the old gaol. Beechworth is a very pretty heritage town and Pemberton is in a lovely street. As noted it is an old house in a brilliant location, it could do with a coat of paint and some cosmetic improvements inside would make it outstanding. Not all the lights in the bathroom worked and the windows were a bit cobwebby. The decking / verandah around the house is a great feature but could do with a bit of a makeover.
- Laura (8/5): - Comfortable house which fit us all nicely. Location close to shops, bakeries, restaurants.
- Stanley (9/5): Excellent choice for a group or large family stay. Comfortable and great location - The house was perfect for our needs and very centrally located to town. Comfortable and tidy. Nothing
- Kendra (10/5): -
- Grant (10/5): Very clean. Bedding very comfortable. Wish we stayed longer than 1 night. - Beautiful house. Nice outdoor area.
- Glynis (8/5): Relaxing and close to friends thank you - Takes u back to how it woul be 100 years ago

- Jo McKay (8/5): Great location, comfortable holiday home - We loved the location - it's so close to the centre of Beechworth. The house had everything we needed and was very comfortable. It was our second stay at Pemberton, and it felt like coming home.
- Kathleen (8/5): Comfortable, easy access to everything and felt welcomed by the owners - Location and facilities were great. The smell in the first bedroom. It was quite strong.
My family thought it was a smoke smell.
- Abra (9/5): - Great little cottage. Beds comfy and close to everything. Great value for familys.
- Julie (8/5): - Great location and quiet and comfortable
- Suzanne (6/5): -
- Melinda (8/5): - A very comfortable, clean cottage, we enjoyed the private sunny deck and French doors into the kitchen. Walking distance to town and historical places. There was no personality in the cottage. We would have loved to know the history of the cottage and perhaps some welcoming host notes and where to get the best coffee in town. It's the little touches that make you want to come back.
- CRAIG (10/5): Pearl in Beechworth - Old world charm and suoer comfortable facilities Nothing, I would love to have stayed longer
- David (10/5): Great house in Beechworth - Lovely old house in great location adjacent to the Beechworth Historic Precinct. Well equipped and furnished. Very comfortable mattresses and good bedding. Highly recommended! Nothing, everything was great!
- Keran (10/5): 7 nights family holiday - amazing location beautiful place to stay
the house was very comfortable and it was very welcoming it made my family gathering very special
- Fiona (9/5): Historic house with a heart - We loved this house.
As our house is modern, I got a kick out of this being an old-fashioned house. Quirky and interesting, with real history. What stories this house could tell! We very much enjoyed our 2-night stay there.
Loved the fact there’s a spa and enjoyed my spa night. Washing machine and clothes line under the verandah was handy.
Beechworth is lovely and we enjoyed the jail tour (day), historic tours around town, asylum ghost tour (at night) etc. Just a few little things, though they didn’t ruin our stay:
Needed a bigger strainer for cooked pasta as it was the shape of a small bowl. Besides that, well-stocked kitchen.
Flannelette sheets were on the beds, which puzzled us as we’re onto cotton ones again, at this time of year, in Melbourne. Was a bit hot, the second night, but I took off some layers and it was fine again.
Not host’s fault, but very noisy campers at the creek nearby. Sigh! Even quite late at night.

- Rachael (9/5): Cozy, convenient, cute and great value for money - Incredible location! Close to everything yet lovely and quiet at night. Such good value for money. The shower was so good! The living area heated really quickly and the electric blankets were so great. Unsure whether the previous visitors may have been smokers ? There was a strong scent of cigarettes
- Jasmine (10/5): -
- Sally (8/5): Perfect for a night away exploring the magnificent north east - Great location cosy accommodation character filled cottage loved playing the games walked everywhere
- Helen (9/5): Lovely place so close to everything. Very convenient. -
- irene (7/5): Central location, 100 yr old house so can be cold but heats up quickly. - Location is central to town.
The electric blankets
Old house No toiletries are supplied which we had not appreciated for showers (shampoo, conditioner and bodywash)
Insufficient toilet paper 1 roll - which we needed to replenish - however after discussion with host they dropped off more.

- Kendra (10/5): - Absolutely beautiful. It’s a home away from home. So clean, comfy and walking distance to everything you need!
- Donna (9/5): Pemberton is a great family stay close to everything! - It’s an old house with modern kitchen and bathroom, full of character and comfortable! Nothing at all! Maybe a clothes airer to dry towels/ clothes in winter would have been handy. But didn’t affect our stay we loved it!
- Iain (10/5): -
- Gary (9/5): Wonderful location, extremely comfortable, would stay again. - Location was excellent and the house was very comfortable. We love historic houses, and this certainly met our expectations. We liked everything, so it is difficult to add anything here.
- Bill (7/5): We stayed one night and it was all we wanted - The location was perfect for us . Close to the town centre Shocking weather while we were there nad the accomodation was a little drafty in parts although the heating was very good
- Carol (10/5): Had a great stay highly recommend - Comfy beds really well set up kitchen great location
- Francesca (4/5): Disappointing - Location was excellent Cottage was not well kept and seemed unloved. Windows were covered in cobwebs, air conditioner was filthy, ineffective heating in bedrooms, poor quality bedding. Cottage has excellent potential but needs a huge renovation.
- Julie (10/5): Exceptional - Lovely location nice and clean
- Carly (9/5): Superb - Great location. Charming historic property. Well set up for families.
- Raelene (9/5): Superb - Location was fabulous. Very short walk into town and some of the 'tours'. Comfy living area, comfy and warm beds, and lovely hot shower.
- Leanne (10/5): Exceptional -
- Timothy (8/5): We enjoyed our stay. Old house so you know its not all perfect. - Great little house in good spot. nice and warm with the heater, One bathroom/ toilet for everyone, front Veranda has nails sticking up.
- Jarid (10/5): Charmer in the heart of beechworth - Amazing location, perfect little house for what we wanted. Need more photos that show the house better and highlight its location. I think it is better than it comes across online.
- Natalie (9/5): Superb - Lovely historical property
- Cheryl (8/5): Completely comfortable for one night.. - Was in walking distance to everything,, Nothing
- Catherine (10/5): Exceptional - I stayed at Pemberton with my 79 year old mother and she found the house very accessible inside, the bed particularly comfortable, and the location within easy walking distance to the main Street and around the lake. I found the kitchen well-appointed for self-catering. My mother would have liked a rail in the shower, but appreciated a walk-in shower.
- Jan (9/5): Superb - Absolutely perfect little house with everything we needed. Spotlessly clean and great beds
- Belinda (10/5): Another fantastic stay at Pemberton. Character property so close to the heart of town. -

- Dale (8/5): Very good -
- Keith (10/5): Exceptional -
- Wendy (9/5): Superb -
- Porter (8/5): Very good - Loads of room I had forgotten how thin the walls are in an old house.
- Joanna (8/5): Great location and clean, comfortable house. - We loved the location - so central to everything in Beechworth. The house is comfortable, spacious, and has a lot of character. There were a couple of minor issues with the house - the hosts responded quickly and rectified them. We would love to return sometime. There was no wifi. We had plenty of mobile data, so we survived. :)
- Alison (9/5): Superb -
- George (7/5): Good -
- Elisabeth (8/5): Very good -
- Deborah (8/5): Very good -
- Elizabeth (7/5): Great location - Great location. Was clean with lots of bedding options. Cracks in doors and floors meant it was difficult too avoid mosquitoes- would be great to supply bug spray. Outdoor area not very safe for small kids.
- Sue (10/5): Great stopover in Beechworth. - A different experience being such an old place. Enjoyed it very much.
- Jane (8/5): Very good -
- Cheryl (9/5): Superb -
- Susan (8/5): Fantastic location and would definitely stay again - Loved the location, cottage was super quaint, spa was Devine and the electric blanket was very much needed after a midnight paranormal tour at the Beechworth Asylum Windows were all cracked open and too hard to close and as a solo traveller I felt a little unsafe, a blind on the glass door leading out to the neighbours would be a great addition for privacy and safety
- Terrence (9/5): Comfortable, highly satisfied, will stay again. - Comfortable well equipped house close to main town centre. Very clean.
- Sharon (10/5): Beautiful location and house is very welcoming - Convenience we could walk to everywhere I liked everything
- Linda (9/5): Superb - Loved the character of the cottage, where it was located and ease of arriving and leaving.
- Sheree (9/5): Superb - Spacious and very homely
- David (7/5): Good stay, great location, clean and comfortable with slight issues above - Comfortable, clean, great location. No wifi which I think should be declared on website prior to booking, particularly given poor internet in Beechworth. Cutlery and crockery could be updated. Would also be nice to have some information about the cottage, the area etc provided
- Daina (9/5): Superb -
- Warwick (6/5): Pleasant -
- Carolyn (9/5): Wish we had longer - Great location. Comfortable

- Renai (9/5): Superb -
- P (10/5): An oldie but a goodie - Welcome cookies and tea/coffee and milk. Plus a note to say how to quickly heat this old house. So handy to the shops.
- David (10/5): Exceptional - Perfectly located
- Travis (8/5): Quick stay for family event - Cosy house located central to town Cold
- Rebecca (8/5): Fantastic location. Kitchen is superb, everything you need and more. Quaint charm. Great views from balcony. - Fantastic proximity to everything. We didn’t need to get the car out. If you are worried about being cold, don’t be - it’s got great heaters and multiple blanket options.
- Blanche (9/5): Beautiful cottage in perfect location - Location was fantastic. So close to town and opposite the historic gaol precinct. The house was very clean and smelt amazing not like cleaning chemicals in a hotel. I liked that not everything matched and was boring and beige it made it feel like home and that someone actually cared about how it was put together.
The bunk beds were adorable with fun prints and soft toys on the bed for the kids.
The beds were just incredible! So cosy and warm and comfortable. I haven’t stopped raving to my friends about the bed! Kelli was fast to respond to questions during our stay. The heater worked well to heat up the house fast. It felt really homely and comfortable. We didn’t get to enjoy the deck but would be really nice in warm weather. Full size fridge and kitchen. Would definitely recommend to friends to stay here if visiting the area. That we couldn’t stay longer
- Debra (7/5): Charming but Original - The location is excellent, walking distance to everything. The house is large with plenty of room for a group of friends or family. This is a very old property, with only a renovated kitchen. The bedrooms are original and very cold, with only small heaters in each.
- Carly (8/5): Historically charming - Such beautiful historic charm and the best location. The weather was cold but there were plenty of heating and blanket options. Good value for money. The kettle may need replacing, at times it didn’t turn off.
- Janine (8/5): Very good - We liked the location of the property and the property had everything we needed for our stay.
