Guest Reviews
- H (7/5): - Location Driveway... Needs leveling
Shower...needs a shelf to put soap shampoo on no shower caddy everything goes on the floor...not safe bending down...room 3
- Lynda (10/5): - Well located close to Main Street and shopping area. Lovely cottage beautifully appointed, clean & tidy. Nice verandah to sit outside. Everything was good
- Jennifer (8/5): Character house in historic Northam - Lovely old character house, close to town, comfortable beds, good communication No wifi
- Trevor (8/5): -
- Robert (5/5): It was a fair price for a night stay. - The bed was comfortable, good shower and clean. A chair in the bedroom would’ve been good.
- Karen (10/5): This stay was easy to find, was easy to access and was close to town - The bed was comfortable and the bathroom modern and clean
- Di (8/5): While home to ourselves. Loved the atmosphere. - Loved the old home and furniture. Breed was comfy and whole house was so clean. Nothing really

- Meagan (10/5): An unexpected jewel, I look forward to returning to this facility in the future!! - I seriously underestimated this booking! I went on to Perth after one night at Roseneath, to a boxy little room with ensuite that cost a mere $15 less than the stay in Northam. Roseneath undersells itself!! I only expected something like a donga/single persons unit, not an entire house with communal areas!! Not only was the room spacious with a bedroom and a sitting area/kitchen, but there was also a separate ensuite, meaning three rooms in total. The room I was given also had a private exit/entrance, which I found very convenient, with parking for my vehicle right outside my room. The communal lounge and fully functioning kitchen areas were a HUGE surprise, which, unfortunately, I did not get to use. The BIGGEST surprise, however, was the communal laundry with machines that did not require coins to operate - I didn't check the laundry until I was ready to go, but this would make a family holiday so much easier!! As Northam is only an hour away from Perth, I think I'll use this property again in the future rather than pay for cramped and noisy accommodation in the City. The front steps are steep and don't have any railings for guidance (sorry about the "pruning of the geraniums! I needed to hold onto something! :D) I'm older and overweight, I found the stairs difficult, but when I found the side door, I avoided using these, so thank you!!
- Jo (9/5): The property exceeded my expectations. great vibe, friendly staff - did not access breakfast but the facilities were excellent TV is sitting area not in the bedroom
- Henry David (9/5): - -It was clean and in a great location for me.
- Morris (7/5): -
- Donna (4/5): Would never stay in a share house type situation again. This was not explained at booking. - Bed was comfortable Room was unfinished, incomplete wall painting, felt slapped together.
Veranda and front entrance covered in cobwebs.
Gardens need watering and maintenance.
Could not use the pool as the cover was on.

- Sherrie (8/5): - It was a lovely little cottage with beautiful old features that were maintained well. Honestly, nothing too big, just the grout in the bathroom needing to be redone.

- Jury (9/5): A great comfortable short stay house. - Clean and comfortable.

- Susan (8/5): -
- Claire (10/5): The perfect little modern farmhouse for interactive stays with still enough privacy! - The comfy beds, amazing new and clean ensuites on each room, the cleanliness and organisation of the entire booking method and everything in the accomodation, and the ease of self-check in. It was perfect to have shared spaces and our own space as we booked multiple rooms with friends. It was hard to find the check-in time through the very thorough and handy information guidebook! But luckily booking.com had it listed :)

- Mick (8/5): Great - Nice , just didn’t realise it was a shared property All good will stay again
- Paul (9/5): - Nice and clean and cosy. Guests entering and leaving the building through the front door can be disturbing to guests in room 2 as it is adjacent the front door. This will depend on the actual guests, in my case someone came intrigue the front door at around 1am.

- Larry (8/5): Overall, a nice comfortable cottage to stay in for a few days. - The location was perfect, within walking distance to large supermarkets including Aldi. There is no wifi, which is a must for tourists and business people alike.
Also, although there is screeds of information emailed prior to arriving, however the Important information ie. Identifying and gaining access to the property was very misleading.
It turned out that the hosts actually have 2 b n bs in Northam and the info provided actually pertains to the other property and there are apparently no immediate plans to update this info.
- Christine (10/5): Perfect, hopefully will be able to book again - Comfortable bed, lovely rooms, well equipped kitchen and large dining area, great verandah area, nice and roomy. Felt very welcoming. Would have liked a tv in the lounge area so as not to disturb partner who wanted to retire earlier.
- Christopher (10/5): Very clean, well appointed room with good hot water for shower, a comfortable big bed and good locat -
- Chiwara (8/5): Very good -
- Nicole (8/5): Clean & neat - I only really needed a bed & shower and found it to very convenient to work. One of the guests entered rather late and made a huge noise waking me. Then proceeded to share their whole conversation on their phone so all could hear. I think I would prefer to stay where there is less disruption from other guests.
I had a slight accident when entering the house as the step very slippery in the rain and there was no lighting.
- Thomson (9/5): Superb -
- Tania (10/5): Lovely cottage and gardens. Super comfy bed and quaint room. Spotless kitchen facilities -
- Powell (8/5): Not B&B - Easy access Nice home and pool. Nice walk into town. Quite location. It felt weird to enter and no-one else was there No owners, wouldn't call it a B&B as you have to Cook and clean up yourself.
- Steve (8/5): Very good - Comfortable bed, pretty clean Shared house vibe reminded me of university
- Johanna (10/5): Perfect in every way - Ultra clean. All facilities we needed for a self catering weekend
- Gayle (10/5): Exceptional -
- Paul (9/5): I enjoyed my stay as I was not expecting breakfast. Other guests was respectful and quiet. - Room looked beautiful and was cosy. I loved that fact that I have a mini fridge in my room, reducing the need for me to go out of my room. There was no wifi. No breakfast provided even was it was listed as bed and breakfast. There was an opened box of cereal (nutrigrain) however I am not sure if that belong to the accommodation or private.

- Mark (8/5): Good place to stay in Northam - Great location, easy walk into the main street. We had the shared kitchen and sitting to ourselves as we the only ones staying. No WiFi and it would have been lovely to have met our host.
- Sue (10/5): I would recommend & use Roseneath Cottage again. It was so quiet & private and the bed was so comfy - N/A Wasn't too sure about the use of the set up inside the house, apart from the bedroom itself. But didn't need to use the kitchen as we had cold meat and salad out on the front veranda.

- Harry (6/5): Pleasant - Location is good Bed is pretty ordinary. Saggy and not the best

- Odette (9/5): Superb -
- Codie (10/5): Exceptional -
- Peter (10/5): Free upgrade - We were given a free upgrade to a fancier venue due to plumbing issued in the one we booked. Very nice and thank you for looking after us.
- Jane (9/5): Overnight stay - Second time staying here and it was as peaceful and well set up as before. Lovely ensuite room with tea/coffee making facilites as well as the communal kitchen. Walking distance to town and plenty of parking onsite. Nothing really.
- Ross (2/5): Not Satisfied. - The location and the kitchen. We booked at least 6 months in advance for a balloon trip in Northam . The night before arriving we were downgraded from the room we booked to a tired small room. The bed was uncomfortable and there was no wifi. No breakfast offered. These invisible hosts are supposed to be Booking.coms preferred hosts! If this is their best I'll use Expedia in future.
