• Svitlana (5/5): Small unpleasant surprises that could have been avoided if clearly mentioned when booking the property - Location and the villa is just beautiful There was no shampoo, body cream, not even soap. One big bottle of body wash. For spa city and superior room with a bath tub & sauna, it’s really not ok… it’s not mentioned anywhere that for bath gowns, slippers and swimming pool towels you need to pay extra EUR 15 per persoon. We could have taken them from home but if you look at photos, you see them hanging in the room. That was disappointing. The towels from the room you are not allowed to take to the swimming pool. Without a towel you are not allowed to enter a swimming pool, so in the end you pay for the facilities you cannot use unless you buy extra things on place.

• Loredana (5/5): Très triste de non chaleureux. - La propreté de la chambre et le confort. Pour ce qui est de l'établissement et de l'homme de l'établissement, je mettrais un 4/10. Nous avons fait une demande pour une arrivée entre 12h-13h (demande acceptée, preuve dans le chat). Nous arrivons à 12h30, et le monsieur de l'établissement nous dit : Ah non, c’est 16h00 et c’est noté ! Pourtant, j'avais fait une demande qui a été acceptée ! Nous revenons à 16h05, et le monsieur, pas plus accueillant, ne nous explique pas nos accès à l’établissement, ne nous fait pas visiter les lieux ni la piscine, juste la chambre, et puis c’est tout ! Nous ne nous sentons pas les bienvenus finalement. Sur les photos, tout est beau et lumineux, mais une fois sur place, tout est sombre et froid. Pendant nos deux jours, nous avons eu droit à une petite lampe de chevet allumée pour tout le bâtiment, nous étions carrément dans le noir. Les entrées ne sont pas présentées comme sur les photos! Je vois dans vos commentaires « accueil très chaleureux », mais nous, nous n'y avons pas eu droit ! À refaire ? Non.. Je pense que pour le prix que nous avons payé pour notre séjour, nous aurions pu avoir droit à une petite visite et à des explications sur l'emplacement de la piscine. En attendant, nous avions l’impression de déranger et nous n’avons clairement pas osé demander quoi que ce soit. Vous faites preuve de mauvaise foi dans votre réponse à mon commentaire. Nous sommes bien arrivés à l'heure indiquée (12h45) et, après avoir sonné à la porte, vous nous avez clairement dit qu'il n'était pas possible de venir avant 16h00, alors que ma demande avait été acceptée. Soyez un minimum honnête, cela ne vous fera pas de mal. Concernant les visites des lieux comme la salle à manger, le salon et les espaces de jeux, vous n'avez pas quitté votre chaise une seule seconde, ne dites pas le contraire. Votre accueil était aussi froid que l’ambiance de votre bâtiment! Vous devez également accepter les critiques lorsqu'elles sont justifiées.

• Volker (9/5): Haben uns sehr wohl grfühlt - War eine sehr schöne Unterkunft. Großes Zimmer mit einem tollen Kingsize Bett und einem tolles Bad mit gro ßer begehbarer Dusche. Auch das Frühstück war sehr lecker und der Gastgeber war auch sehr netter Mensch, der einem gleich ein paar Tips empfahl, wo man mal hingehen sollte. Nichts

• Irene (10/5): Overall we had a great stay. - The property was very conveniently located at the heart of the town and very near the Thermes Spa that was our main reason for visit. There were lots of restaurants and cafes near-by. The room was very clean and spacious and the host was extremely polite. The check-in time was too late in the day (16:30) and check out was by 10:30.

• Leon (4/5): Spartan - The villa is potentially beautiful and on a great location. We didn’t like the emptiness. The whole villa was cold and felt empty and dark, our room was not comfortable to heat with just hot air blowers. There was not enough light to read or create a nice atmosphere, and there was no personnel present (or anyone else) for most of our stay. This was in December so maybe it’s a lot better in summer? But in every way, this wasn’t the cosy weekend away we were expecting to have and we spent as much time as we could away from our room.

I was accused of breaking a mirror, which I didn't do, the value may not be high because I had to pay 20 euros, but the bad feelings will remain and I won't go back there again. I have learnt that before handing over a room the owner should check it.

• Ana (7/5): Good - Beautiful old villa in a great location. The room was clean and very spacious, with a modern bathroom. The owner also lives in the vila. He was nice but had many house rules, which we didn't expect (there was a whole binder in the room with all the rules). For example you couldn't take the room key with you, and it was not allowed to have food or drinks in the room and this could've been checked at any time. Also, the temperature was not well managed. The room was too cold when we arrived and we were told not to use the heating at night but the first night we were cold even with the heating on. This was probably because outside of the rooms there was no heating in the vila so the walls were very cold. Overall, while the place was nice, we didn't feel very comfortable.

The room and the bed were huge and the bed very comfortable.the staff were friendly and helpful albeit by phone not so much in person except upon arrival. No door on the bathroom which was an architectural decision but not nice to have someone on the loo while the other person is in the room. The room was a bit dusty. The shower was slippy when wet and tricky to use at first

• Suzanne (7/5): Good location, large rooms but it’s cool in the rooms - Comfortable beds in a large room. In a good location to the town. The breakfast is a simple affair but we quite liked it. The bedroom and bathroom were cold and even with the air con switched to ‘hot’ it didn’t warm the room. There is no door on the bathroom (possibly because the property is old and listed) so no privacy when using the toilet. In the bathroom there was just a hand and bath towel. No products or flannels.

No breakfast provided, despite it being listed as a B&B, also by physical sign outside. Pool: not available, due to it being too cold?? There was simply an atmosphere that made us feel like we were just an inconvenience to the owners who live on site. The sauna - oh dear. A cupboard, and the max temperature at 60C. A sauna should typically run at 80C+. Bath - max amount of water that can be used: 250 liter. Come on!

• Jeroen (8/5): Very good - Lovely room. Clean, spacious and well equipped. The sauna and bath made it feel like a bit like our private welness. Great location, right next to Spa city center. We were charged an additional 14 EUR per person for a very basic breakfast (croissant, bread, jelly, cheese, soft boiled egg). This did not feel like good value and left a bad taste.

The funicular for the Thermes de Spa was also a short walk (5 minutes) to enter the Spa. Our time at Spa was incredible. Highly recommend Villa de Noailles! Everything was great!

• Robyn (7/5): Good - The room was superb; our stay was not. It was all a bit odd. The initial greeting consisted of a recital of a long list of property rules that had to be agreed to, but no explanation of the room’s listed facilities, or, in our case, lack thereof -no pool, no daily housekeeping, no basic toiletries. A single teabag and coffee pod per person was provided for a three day stay. Additional would be charged. Items such as safe and electric kettle were provided only after request. An inquiry regarding the possible use of an iron and ironing board was met with the response: “We are not a hotel”. All very disconcerting.

• Bart (8/5): Very good - very large room, immense bathroom, very clean, friendly owner. Sauna in the room is a + for a chill evening. Walking distance from town center (500 m only). Good restaurant tips from the owner. The breakfast should be included in the price (as it is a B&B). Even if it is not expensive, it does not match the quality of the property. No heating in the breakfast room. So many regulations in this property, is that really necessary, I ask myself.
• Anna (9/5): Nice stay in Spa - Beautiful old villa in spa. Kind host. A bit loud with noise from the street. Breakfast only available on weekend and at quite a high cost compared to the amount and quality of food.
• Isabel (5/5): Passable - The location is perfect, very close to the Thermes, and to many good restaurants. The place is beautiful, and had a very lovely touch. The beds were comfortable, and the bathroom was beautiful. Nice views of the city, too. The cleaning lady was lovely and very professional. We did not feel comfortable with the treat given by the owner of the B&B: very strict hours for check-in (16:30 to 20:00), with no possibility for flexibility, which collided with the packages in the Thermes, so we had to miss some of it to do get to the hotel; difficulties to arrive early to leave the baggage, even after the stay, due to the limited schedules to go take them back. It was not a nice experience to deal with these details, and the treat given when we raised the issues to them, on what was supposed to be a relaxing trip. Also, the bathroom is open concept, so it can get a bit cold at night.

• Andres (8/5): Great room, but not for one-night only. - The location was great and the host very friendly. The room was as expected, spacious, clean, comfortable bed and access to IR room and a bath. There is the rule of no food in the room, so for us it changed the whole plan as we booked the luxury room to spend the night in the room enjoying the facilities, but as we couldn't bring dinner, we had to get dressed go to a restaurant and then come back, so no much time to enjoy the facilities. I think there is a pool and we were never informed about it. If we knew about the food rule we wouldn't have booked this room and we would have planned differently.
• Barbara (7/5): This B&B does not deliver on its promise of luxury - This is a B&B with 2 faces: on the one hand a luxury stay within a beautiful villa which is well-kept. The villa is nicely located close to the center of Spa, the rooms are lovely and spacious, the beds of good quality and the bathroom is luxurious. However, the luxury feeling is not reflected in the service and facilities of this B&B. Looking at previous reviews, whenever there was some negative feedback, the owner responds in a very defensive manner and I think this is quite indicative of the situation. For example: coffee and tea are indicated as included on the website, but after we used our 2 'coffee cups' and asked for some more, the owner responded that this was not possible and that we only had 2 cups of coffee for our entire 3-night stay, arguing that it was an extra and not something that they would refill. The pool was closed because of gas prices (which is understandable) but note that IF the pool is open, you're expected to rent a bathrobe and towel for €10,- p/p - even though bathrobes are shown on the pictures on the website and so it can be assumed that they are part of the package. Of course you can also bring your own, but then you shouldn't advertise this in the pictures. The breakfast is €10,- p/p as well, and although it is adequate, it is very limited, especially for this type of B&B. No eggs, no meat products, fruit and cheese are not refilled (in our case, our fellow guests took the 1 banana that was presented, and when one of the small pieces of cheese was gone, it was not replaced), no yoghurt, cereals or anything. When you arrive, there's an impressive list of things that you are NOT supposed to be doing (bringing food to your room, taking the towels, playing snooker after 20.00, taking the room key etc.) as well as financial consequences of doing so (there's a fine in this B&B for everything). In summary, this B&B in my opinion has lost sight of what 'hospitality' means. Some of it may not be as noticeable if you're just in for one night, but for a longer stay, it does become apparent that this B&B can not deliver on its promise of luxury.

We wish the check-in is earlier, and check-out a bit later so we could enjoy this beautiful villa longer. Truly recommend the place.

I was not aware that I had to make a reservation for the parking. But there was plenty of spots in the street so it did not bother me.

• Carole (9/5): Ideal for a short stop over on our trip to the Alsace. - Good location. Nice big room which was ideal for us. Very quiet and peaceful. Owner very personable. Very nice breakfast. Nothing springs to mind.
• Machiel (10/5): excellent - just excellent and great host. just a tip: a little plateau for shampoo & soap in the shower.
• Mei (10/5): A beautiful room in an antique villa with a swimming pool - This hotel is located in a beautiful antique looking building in the city center of Spa. The room was very spacious, impeccably clean, gorgeous and comfortable. They offer an indoor swimming pool which can be used upon request. Very nice breakfast and the owner gave us a lot of explanation to make our stay smooth and efficient.
