La faible luminosité naturelle de l'appartement. Tout à fait OK quand l'éclairage est enclenché; peut-être serait-il bon de mettre plus de luminaires en permanence.

- S (9/5): - Nice hosts, Roberto and Nina were cordial and she showed us around the neighborhood when we arrived. For those who prefer to stay in a quiet neighborhood it’s nice. The location is a bit far from the city center, but the waterbus station is nearby.
The bathroom can be a bit tiny for some.
- Roberta (9/5): Comoda, graziosa e pulita - La zona è la mia preferita a Venezia, a due passi da via Garibaldi e subito dietro la Serra dei Giardini; la casa è stata un comodo appoggio sia per riposare che per consumare qualche pasto in economia.
Letti comodi, una delle due stanze veramente ampia e ariosa, con due finestre affacciate sulla calle; arredi semplici e senza orpelli, che a mio parere è un vantaggio sia per limitare gli ingombri inutili sia per l'igiene.
Ringrazio infine il proprietario, signor Roberto, per la sua disponibilità e attenzione La cucina è un po' piccola e la dotazione basica, in particolare se, come nel nostro caso, si è in 4 e parte dello spazio disponibile è occupato dal divano letto; ritengo che la casa dia le migliori possibilità di utilizzo per due persone, in modo da sfruttare la parte giorno con più comodità, soprattutto se ci si ferma a lungo :)

- Alexandra (7/5): OKish - You can reach the accomodation by taking the Alilaguna blue line vaporrto from the airprt directly. After about 1 h and a 10 min walk, you are there . Robert, the host, will give you helpful and clear directions. He is very helpful and one can reached out to him for various things.
The accomodation is in a confortable walking distance of 20 min, along the shore, from the Piazza di San Marco, which is more or less surrounded by all the other important sightseeings. The Ponte dei Sospiri is in a short walking distance.
There are many eating possibilities closeby. You can also enjoy a coffee and find a variety of sweet and salted breakfast options at Majer, arround 10 min away, towards the sea.
The wifi did work very well. The iron was also helpful to have. Beds were both confortable, even though one is a sofa. The bathroom needs deffinitely an update or much more care, and so does the kitchen. Nina, the lady who has greated us, speaks a poor English so some Italian language knowledge would be helpful. If you plan to stay longer, I advice you to ask how to manage the trash. I think there is a local "service" coming each morning. We did not know that.
You will hear someone scream something repeatedly. Breakfast is not offered even though it is called B&B.

- Isabel (10/5): Lovely neighbourhood, great connections. - The apartment was in a lovely neighbourhood where many people both in stores and restaurants were incredibly welcoming. It was easy to get to the place, since there's a tronchetto station nearby and it's also close to San Marco and other places by foot. There were wide and comfortable beds, it's also possible to cook in the apartment and there is a nice small bathroom. Nina, one of the hosts, met with us the first day and led us to the apartment, she was really amicable and helpful, attentive too. The price is also great considering everything the place has to offer, would definitely recommend. There was nothing especially bad about the place, we had a very comfortable stay.

- The apartment was spacious enough for 3 people and had all the basic amenities for a short stay
-Although on the distant part of the historical center of Venice and a bit far to walk to the main attractions along the Grand Canal, it is conveniently close to the Vaporhetto stop and in a calm neighbourhood - Some utensils could have been better cleaned
- The noise from the heating unit can become annoying during the night in the second room

Nice location away from the crowds of tourists, yet with all that's needed nearby - restaurants, shops etc, and close enough to walk to San Marco and with good ferry links. Wonderfully friendly and helpful host. Nothing to mention.
- Michael (8/5): Great base for 4 people - Very nice area to stay in, away from the big crowds and short walk to the 'coast' and the green park holding the art Biennale. Some stunning views of Venice from the coast and regular vaporettos (canal boats) for getting around Venice. Happy to stay here rather the more hectic centre of Venice and many lovely trattorias and osterias nearby, much calmer than Saint Marco.
Owners of apartment showed an interest to help us and checked in with us to see how we were doing which was appreciated.
Air-conditioning work effectively and helped with our midday siesta during the hotter hours.
We were four people, and in the end we had enough space, although we spent more time exploring the city than resting at home. Would be a bit tight if you wanted to eat at home regularly Nothing to complain. Slight mold on bathroom ceiling could be addressed in the long term, but it is within normal amounts

Very convenient to the Biennial. - Location was perfect for walking to the Venice Biennial, but it's further from Venice's main tourist attractions. Roberto was a wonderful host -- very kind, always checking to see if we needed anything. Full kitchenette, wifi, laundry washer (hang your clothes outside between the buildings to dry, Italian style!). Located in a quiet, everyday working-class neighborhood. Don't expect luxury, but we felt like we were living in a REAL neighborhood. Restaurants nearby. 12 minute walk to the vaporetto (water bus). 20 minute walk to the main tourist attractions (or take the wonderful vaporetto and live like a local!). Apartment is smaller than appears in the pictures, but very functional. Tiny, tiny shower. Hopefully Roberto was able to fix the hot water control in the shower. If you want to stay in a more luxurious place that is central to Venice's tourist attractions, this is not for you. But if you want a real neighborhood experience that is fun and a bit rustic, you will live like a local here and love it. We did!

- Juan (10/5): Comfy appartament away from the tourist crowd - We traveled as a couple, and the apartment is very comfortable. The kitchen is fully stocked and has everything you need for a beautiful vacation. Roberto is a very attentive and friendly gentleman who helped us with everything we needed.
The location was perfect for us. Venice is a city full of tourists, and staying in this area is much quieter. There are restaurants and supermarkets just a few blocks away, and St. Mark's Square is only a 15-minute walk along the coast.

Very clean, well equipped property, ideal for short breaks. Emilia and Roberto very welcoming, also able to leave our luggage in their store as late flight home. Shower unpredictable, but fine if you follow the useful instructions.

- Monina (8/5): Great value for money, well located and with very kind owners that made our Venetian holiday comfortable - The apartment is located in a nice quiet area but still very near restaurants, coffee shops, supermarkets, the water taxi stations, and even a nice walking distance to piazza san marco. The apartment has nice air conditioning, sufficient amenities and also neat and clean — and the best part of it all is the hospitality and kindness of the owners Roberto and Emilia. They made sure we were comfortable, and so nicely adjusted their schedule when our flight was delayed and we could not check in the apartment at the appointed time. They would also check from time to time how we were doing and if we are enjoying Venice, which is really a nice gesture. Nothing in particular — of course the property is a bit dated and old but that would be the same across most if not all apartments in Venice, that is part of the charm actually.

He was available via WhatsApp for any questions and responded quickly.
The house itself is in nice and quiet lane, away from the hustle and bustle, and the never-ending tourists' noises. It is 20 steps away from a canal, across which is one of the few gardens in Venice. The ferry stop is 2 minute's walk away.
It is a few ferry stops away from St. Marco Square (depending on which ferry you take).
There is a Coop store and a fish store nearby.
And lots of restaurants.
The room was spacious. We could do a quick laundry and hang it Venetian style on the ropes outside.
Roberto was also kind enough to give us the option to store our luggage after check-out, at no extra charge.
He had complimentary coffee, coffee pot, tea, tea kettle and sugar ready for us so we did;t have to go grocery hunting the next morning. We made coffee and one dinner at the house.
Everything worked and went as expected.
Only the exhaust fan didn't work. So the room got hot quite fast.
We had to open the windows and blast the A.C.

- Robert (7/5): Quiet location, but close enough to everything - This B&B was located in a much quieter part of Venice. The rooms were large and there was plenty of room to hang clothes. Everything was clean, well-kept, and in good working order. The bed wasn't the most comfortable, but was still comfortable enough after walking around Venice for an entire day. The description of the location of the apartment/B&B was different than what we got. The directions led us to an apartment on a canal, and while the description didn't say that our apartment would be on a canal, that was the impression given. The directions given were to the landlord/owner's apartment. The actual place we stayed was some distance away and not on a canal at all.
- Łukasz (9/5): The location was a great starting point for exploring Venice - The apartment is in a great location. Very close to all the attractions of Venice. We walked everywhere. There were cafes nearby that the locals use - and there were tasty breakfasts and even better coffee.
The location of the apartment allowed you to mix with the permanent residents of Venice.
The place was quiet, there is a park nearby where you could also relax.
The host was a very nice person, he explained everything to us, but also there were a lot of different instructions in the apartment.
On the main street via Garibaldi there were a lot of places with very good local food.
It was a very enjoyable stay. there were no such things that negatively affected our stay in any way
