- Anna (10/5): Great accomodation close to Byurakan - Really nice view from the room. Spacious room with great, fresh facilities. Everything is new and works great.
Perfect for a stay with your partner. We didn't get breakfast because there was no staff to give us one. We really wanted some coffee and there was none :(

- Kamau (9/5): Sevak was so polite, patient, understanding and downright amazing. He helped us so much - Sevak and his mother were nothing more than God sent.. they helped us in every way possible.
They provided tours, gave suggestions and we ever so attentive to our needs.
My sister had a tummy ache and the mother provided special tea for her.
The hosts were nothing less than exceptional.
Would recommend.. 10 out of 10 That we had to request for cleaning but maybe we didn't understand how the cleaning is set up

- Tereza (10/5): Exceptional - A very pleasant place to stay. We stayed in a small cottage with a private bathroom and kitchenette. The owners were very kind and offered us the option to have dinner there, which we gladly accepted – and we were not disappointed. The vegetarian meal we had was absolutely delicious. The accommodation is located close to Mount Aragats and the Amberd Fortress, and Yerevan is also not too far away.

- Paolo (3/5): fraud - I booked a room that doesn't exists, the pictures of the guesthouse are fake, I booked a room with a bathroom inside the room and I got it outside, the guy that lives there and is in charge even told me that all the rooms had the bathroom outside and I saw that it was not like that, they just gave my room to another guest (the one with the bathroom inside) it was very annoying having to go to the restroom like this, also because it was super cold, having to unlock the door every time during the night etc. The guesthouse is not even finished properly and they advertised it as a different thing. I'm very upset because they are scammers, I had to stay the night there because we were tired to go find another place and it was late. The bed was also not even comfortable and the room was a bit cold too.

- Ruth (10/5): Great facilities and food. - The rooms are self-contained chalets in the guest house garden, fitted to a high spec with kitchen, bathroom and bedroom, washing machine and drying rack, aircon, sofa, TV and wifi. The owner provides lovely food and speaks good English. They will arrange taxis to the Amberd Fort etc. Bus to/from Yerevan passes the house.

Dog barking the whole evening/night, distant staff at the check-in, I booked a kingsize bed but I got two twin beds together.

- Inessa (5/5): It is fair to inform people that there is construction going on next door - The host was incredibly kind woman.
The room was clean.
The bedding and towels were clean. There was a huge construction going on next to the guesthouse. It was very noisy, and the air was polluted. We checked in around 5pm, and wanted to rest a bit from the road, but bcs of the construction noise had to leave the room earlier. Furthermore, none from the administration informed us about the construction even on the phone (they called us earlier for some reason). The owner said I was the only person who ever complained about the noise from the construction (the construction goes on for the last year). That was her reply to my complaint "it would be fair if you informed us about the construction beforehand, so we could be prepared, or could look for another room. It is nataural emto expect a quite room, when you book a place for a weekend". Anyway we stayed, but I got a headache and an eye pain, since lots of polluter got in my eye, when the cement machine / car passed by.
The next most important part which I didn't like - we booked totally different big room, with one double big bed, but instead we're shown a smaller room with two single beds put next to each other. When I asked "isn't there any other room?" She replied that it's the only room available for the price. Plus that available room was looking exactly towards the window and the side where the construction was happening. We closed the windows, but still the noise was loud. I am assuming since we checked in later, they gave the better and bigger room to someone else, who came earlier, while we were offered the room, which was facing the construction side. Come on, who would agree to stay in a small room facing the construction? Gues who, we agreed out of disappointment, and since all the properties around for a normal price were already sold out, so we couldn't even change the booking.

The hosts were warm and helpful. The hosts prepared lovely vegan food for us. The private bathroom was across the hallway and not attached to the room.

Location is in the countryside and on a clear day, it has lovely views of the mountains. The booking was made for a room with a private bathroom but on arrival I was given a room with a shared bathroom in the passage area. No tea/coffee facilities in room or any water provided yet these and more was stated as provided in the booking. The room also had a closet filled with someone’s clothes.

Flexible and helpful. I wouldn't stay there for long holidays because not much is around but for two nights and visiting by car interesting places around I can fully recommend it.

We could get hot water from the kitchen and had a wonderful breakfast in the morning with view on Mount Aragat :) The owner can help you with reserving a spot at the space observatory if you want. And we could leave our bags while we were exploring the region. Can recommend!

- Martin (9/5): Superb - Dear hosts, they accommodated us in everything. Pleasant accommodation, everything clean, large kitchen, sufficient breakfast. We were satisfied. Soft mattress, you can feel the springs. The bathroom and kitchen are shared with several rooms, so sometimes you have to wait.

- Lidiya (9/5): Very close to Byurakan Observatory :)) - We traveled with 2 very active kids and Narek and his Mom did everything to make our stay enjoyable. The bathroom was very nice and the view from our bedroom I will remember for a while :) Narek was so kind to reserve places in observatory for us and we also travelled to Amberd, which is famous local destination. We definetely enjoyed our stay at their guesthouse and wish them to expand even more.

- Ani (10/5): Family-run guesthouse, clean, great vegetarian food and hospitality - The guesthouse has a special name, Seva which means an act of service coming from Indian religions (e.g. Hinduism, Sikhism). My partner who is an Indian loved the place and the concept behind. They provided home-made delicious vegetarian food with the Armenian traditions. The family that runs the guesthouse was super nice and eager to help us. They took care of organising our night trip to Byurakan observatory which is, by the way, just a 10 minutes walking distance from Seva guesthouse.
The view from the room opened to Ararat and Aragats mountains.
We stayed just for 1 night but we would have definitely liked to stay longer. We loved everything.
