If the deposit payment is not received on the property's bank account at the original time of check-in, the guest agrees that the reservation will be considered a nonrefundable no-show. A fee of 19.95 per day will be charged for (normal) daily electricity and gas consumption (19 degrees Celsius) In case of higher gas consumption due to heating above 19 degrees an additional fee of 17.50 per day will be charged.
Tourist tax and used mini bar products must been paid afterwards and is not included in the booking price.

- Richard (10/5): Love this place! - This place was so charming! The space had an authentically Amsterdam feel to it and definitely added to our experience. Exactly how it is portrayed in the photos. The bed was so comfortable and at times I just wanted to lay in bed all day :-). Plenty of great food options nearby and right by the tram if you want to venture further than walking distance. Check-in was very easy. Lovely, flexible and very responsive host.

- S (1/5): BEWARE OF SCAM. They refused to return our entire security deposit. - We got scammed. The property management kept our entire $600 security deposit. I have stayed in at least 100 hotels, Airbnbs and condos in Europe and this is the first time I have been asked to wire $600 directly to a bank 2 days before our trip. If we did not wire the money, we would lose the entire amount we paid in advance for the unit. We had a feeling that we would get scammed, but we had no choice.
After we checked out, they kept the entire security deposit and attempted to charge us a rate 3 times higher than advertised to add a third guest to the booking. We were happy to pay the normal fee for the third guest which would have been $218, but since they already had our money, they just took the entire $600. The unit clearly says that it can accommodate up to 4 people, but they claimed we breached "safety protocols" even though our reservation listed all three guests.
Do not stay here.
They listing also shows several photos of an outside balcony, but if you read the fine print, you must pay extra. When we inquired about the outside balcony, they simply ignored our messages. The unit was loud, lacked any insulation, lacked basic amenities such as a fan, cutlery or bath towels. They gave us one single use bottle of soap for a 5 night stay. You expect a whole lot better when you're shelling out $1200 for 5 nights.
Avoid this at all costs.
I'd encourage anyone who had a bad experience to also review them on Google. The company who manages the unit is called Crashnstay and the owner is Peter van der Wal. You can also report them to the city of Amsterdam for running an illegal rental. These scammers need to be taken off booking.com.

The conditions are criminal. Read them before booking.
The heating in the apartment does not work, the host gaslight you into thiking that you cannot use a thermostat but they turn it off remotely.
You need to pay 500 Eur deposit in advance, which they are supposed to refund within 14 days. It has been 30 days since our check out and we are still waiting for the refund, they do not answer.
The place itself is fine, definitly not worth the money. You can find better places for that money without the criminal conditions.
- Hendrika (10/5): - I’ve stayed at this accommodation several times with my partner, and we keep coming back because of its perfect central location. It truly makes you feel at home in Amsterdam. The beds are wonderfully comfortable, the shower is always warm, and the apartment itself is cozy. Perfect for a few days in the city. The kitchen is well equipped with everything you need, which makes the stay even more convenient. We always enjoy our time here and will definitely be returning again. Don’t hesitate to book, you’ll love it!
- Dietmar (7/5): Gute Lage mit zwei Abstrichen - die Korrespondenz mit Ralf aus der Agentur. Die Terrasse wurde im Profil mit Bildern beworben, allerdings bei Nutzungswunsch nach der Buchung mit Zusatzkosten von 55€ belegt. Das ist nicht wirklich korrekt. Die Bettwäsche war feucht und ein Laken fehlte, aber das wurde am nächsten Tag nach Beanstandung direkt gebracht. Alles in allem war es ein guter Aufenthalt mit zwei genannten Beanstandungen.

accès autonome, wifi fonctionnel et globalement plutôt bien équipé. Nous avons globalement vécu une expérience désagréable :
1) le loueur demande un déposit de 500€ a envoyer par virement uniquement et ne propose aucune solution quand nous expliquons que cela n'est pas possible. Je passe sur le ton particulièrement menacant et désagréable des emails recus
2) nous avons souhaité écourter notre séjour de 48h, j'ai contacté le bailleurs 12 jours aavant notre check in pour demander si cela était possible, il n'a jamais eu la correction de nous répondre. J'ai bien conscience que les conditions de notre location était non modifiables, mais la moindre des choses aurait été de nous répondre pour s'excuser et dire que cela n'était pas possible.
3) nous avons demandé a arriver un peu tot, on nous a demander de payer un extra (why not) mais de 25€ par personne ... quelle est la logique de payer par personne ??? c'est d'autant plus choquant que comme nous sommes sur un check in autonome cela ne nécessitait aucun déplacement de la part du propriétaire.
4) revenons en au déposit, il devait être remboursé sous 15 jours, il a fallu que je relance pour être remboursé au pour de 3 semaines.
Attention l'accès n'est pas simple avec de nombreuses marches très raides, je suis tombé en transportant mes valises dans les escaliers.
Pour Finir : Nous avons eu le droit à la visite répétée d'une souris, la société qui gère le bien s'est déplacée pour mettre des pièges, Apparement ils avaient l'habitude !!!!

- Claas (10/5): Wow, Amazing apartment! - Wow! This apartment was a wonderful home to come over at the end of a very busy trade fair day! Location is amazing, close to everything but still in a more peaceful area. A 5 min walk from the central station with a quick connection to Amsterdam Rai and Schiphol Airport. Comfortable big bed, very clean, a big smart television with Netflix, a great hot shower with a window to the stars above you and with a good water pressure. Last but not least, and an AMAZING roof terrace with a lovely large sofa and lots of cushions.! The apartment is bigger than most places in Amsterdam. Easy and flexible check-in and check-out. We would definitely return. Keep it up, thanks a lot for everything!

The bathroom was a bit small for four people, and it was a bit unfortunate that the use of the terrace was only possible with an additional cost.
- Jurgita (5/5): Passable - Great location. Close to many major attractions and a central station. Despite the fact that the street is quite noisy and dirty. The apartment is in an authentic Dutch house, that's interesting enough. Although the apartment is advertised as suitable for 4 people, only 2 people can comfortably stay there. We were surprised that the host presented us with a long list of requirements, but did not inform us that the apartment was in a building under reconstruction, which caused additional inconvenience. The stairwell was dirty and the construction works started at ~7:30 AM. For the first time, we faced the fact that the owner demanded to clean the apartment and even take out the garbage, although the price included the cleaning fee.

The authentic doors, ceilings and huge windows were so peaceful after a long day of walking in the city. It was close to everything including transportation and restaurants. The main shopping street, central station and dam square are around the corner. The hosts were very flexible with our luggage drop off and check in and check out times which was very nice. They even provided some great restaurant and local hotspots recommendations. Thank you for letting us stay! -
- Holly (10/5): fantastic - it was a beautiful historical apartment in a fantastic location. the bed was so comfortable! the living area was great for chilling out in the evening. Ralf was an excellent host who came to greet us and made us feel so welcome at his place. he sent us recommendations, warned us about pick pocketing hot spots and (crucially) told us where to get the cheapest beer and food! we loved our stay in Amsterdam lots of stairs and a bit awkward to get in and out with lots of doors to lock/unlock but that’s to be expected with the style of buildings Amsterdam has. it was also occasionally noisy during the night but I think that just goes to show how good the location is. you’re in amongst it! maybe better suited for younger couples without kids.

- Alyssa (7/5): Good but they are charge you an unfair amount by sneakily deducting it from a 500euro deposit - Cosy place in a great location. The hidden extra charges! Be careful. I booked for only two nights and paid a very high price. Once booked they asked for me to send a 500euro deposit which I was extremely hesitant about because I had to transfer it to a bank account (I asked if booking.com could handle the deposit and they declined). In the message when they requested for the deposit, they said they would transfer the amount back after my stay minus money for "tax, gas, light and local community cost". They did not state how much that would total too so I assumed it must be an insignificant amount. They took out 60euro from the deposit when they transferred back the money. We only stayed 2 nights and check in wasn't until 5pm! Definitely wasn't happy about this. I would hate to see how much they deduct if you stay there longer than 2 nights.
- Chris (8/5): Very good - The location was great and the staff were really quick at replying to the questions we had about the property facilities. The property was in a very old building and very comfortable. Just a couple of niggly bits really nothing major... Sofa bed pull out was broken and didn't link to the sofa arm which allowed it to move, but it was only my son on this and the sofa itself was big enough for him to sle p and be comfortable. Toilet seat loose but again a minor issue.
- Severo (4/5): it's like the movie "Saw" but in a cozy flat - The house was nice and everything was new. The position is quite good too as you're in the middle of Amsterdam The price shown on the site is everything but clear. We should have paid 225,29 per one night, we ended up paying 320,39 due to additional taxes on the deposit and an additional fee for our toddler (which was in the request and in our first question). The toddler fee was requested 4 hours before the check in as a "pay or get cancelled".
We also didn't like too much the strict rules of the house, it was like being a charachter in SAW movie. A check in made by phone asking "what's the color of the door? what do you see on the door?" etc. Text messages with additional rules of the house (you should clean the house, you should throw glasses and plastic etc, you should set the thermostat back at 16° etc). The place is fine, nothing to argue about, but for a 300€ per night stay I wish I had a less stressful check-in-check-out session

- Juraj (10/5): Authentic house in Amsterdam - It’s one of the oldest buildings in Amsterdam and it has an interesting appeal. The place is beautifully decorated with a great view. The owner was very informative and recommended some great restaurants 👌 It is in the centre so it can get loud during the night. I don’t recommend it if you want to have a good night’s sleep. Also, it's great for a longer stay for two people but in the case of four people, it can get crowded so I wouldn't recommend it for more than a weekend.
