• Scott (9/5): - The property was nicely decorated and appeared exactly as the photographs suggested. The location is excellent with great access to Amsterdam. I personally do not agree with the extra charge that guests incur for using basic gas and electric at the property. In the case of my partner and myself, I paid 900 pounds for 5 nights and spent limited time in the apartment, apart from sleeping, so I believe the price I paid should be inclusive.
• Lara (1/5): Le logement ne correspondait pas à l’annonce,était froid et insalubre.Le logeur baissait sans cesse la température et en - L’emplacement Annonce trompeuse,mentionnante chambres familiales alors qu’il n’y avait qu’une pièce.Mentionnait vue sur un site d’intérêt alors qu’il n’y avait que le vis à vis sur l’immeuble d’en face.Malgre nos signalements.la température de l’appartement n’a jamais été confortable.le logeur baissait la température a 17 degrés ,de jour comme de nuit alors que nous disions avoir froid.Le logeur s’est introduit à deux reprises dans l’appartement sans notre autorisation,c’est une intrusion inacceptable.Alarme défectueuse dans la salle de bain qui nous a réveillé,traces de rongeurs( crottes,nourriture grignotée,)traces de sang sur le lit nous laissant craindre des punaises de lit.
• FABIO (3/5): Statene alla larga! - La posizione centralissima e strategica Quando siamo arrivati le lenzuola del letto erano bagnate. Il bagno è al limite della decenza. La seconda notte ci ha fatto visita un TOPO. L'orario di check-in è senza senso. Il deposito di 500€ è assurdo.
• Christina (6/5): Good and less good 😀 - Excellent location on a charming alleyway. Some street noise as expected for central Amsterdam, I enjoy hearing the street sounds however I wouldn't recommend for light sleepers. Interesting layout to flat, which is essentially an open plan studio room with a bed in the kitchen area. It's excellent value for money, given the location. Were a bit of ££ to be spent on this place, it could be elevated to a top tier accommodation. By that I mean, decorative finishes are a bit shabby and it'd benefit from a full length mirror. Prompt telephone contact from duty person when we arrived. He happily provided recommendations for the area. There is something a little stingy about the expectation that gas, etc will be taken from your deposit. Likewise, having to remove your own rubbish from the flat when you leave. Only two hand towels supplied for two adults staying for four nights, again, a little stingy. From reading other reviews, I was aware that communication with the agency running this place can be hit and miss, so I did not get too concerned beforehand by their limited contact however this could provoke anxiety in those so inclined. Not sure why check in times are restricted, given that it's via a key code and you never meet an actual person? It's a decent enough place but the overall impression is not welcoming, a bit like staying with a relative who doesn't really want you there.
• Cheryl (6/5): The communications really diminished our experience. - It was cozy and close to everything. The constant barrage of rules and threats to cancel our stay or charge us extra diminished the joy of our visit considerably. It was the opposite of hospitality. We paid in full 9 months in advance and then were told ten days before that we missed the fine print and if we didn’t pay another $500 security deposit by bank transfer we would lose all our money and we shouldn’t bother showing up. From the US this costs $50 and a trip to the bank because it cannot be done any other way. We would have been happy to pay this up front as money was not a problem- only they make it feel sneaky. There were multiple emails that we couldn’t have a guest even for one minute- annoying because our son was also in Amsterdam for a conference. And if there is anything for the cleaning service to do after you leave they threaten to take money out of the security deposit. It’s a shame because the space was really cute and well located - but the booking.com communications were examples of how not to treat guests. I will never use booking.com again after this experience. The only things that would make the space better are more lighting and they need some drawers or somewhere to hang clothes.

• Alex (2/5): Warning! - Central location Before booking this property please read the ‘important information’ section. You are required to make a €500 cash deposit and you are not guaranteed this whole amount back even if you leave the place cleaner than it was when you arrived. My partner and I were locked inside the apartment upon arrival and unable to exit. The experience was incredible frightening. In order to unlock the door, we were instructed by the owner to take the lock off. However, when we reported this to booking.com, the property lied and said that we had removed the lock ourselves. As a result of this, we were only returned half of the security deposit. In addition to this, the host was unprofessional in their communication. I do not recommend staying at this accommodation.

• David (4/5): Caution - Great location and comfortable bed Security deposit was lodged days in advance and I was repeatedly asked to send proof of transaction on 4 occasions. Up until we arrived in Amsterdam, we were still advised that booking wasn't confirmed due to them not being able to find transaction. We still don't know if they have found the 500 euro deposit or if we are any chance of getting a refund. Rules and regulations regarding extra charges for being either early or late for checkin at 25 euro per person. Charges for all sorts of cleaning expenses if owner not happy. Not allowed visitor for one minute (their words not mine)including food deliveries. Washing machine and dryer in unit with signage PRIVATE USE meaning owners. No power point in bathroom made things difficult as no mirror outside of bathroom. Small fan didn't work for cooling. The steep stairs are an absolute nightmare if you have luggage. Communication with property is also a nightmare as they don't respond or don't read messages. On arrival we sent photos of broken window pane and some other things with no response. Amsterdam is a great city.
• Alan (8/5): The apartment was in a good location for our visit to Amsterdam, it was central for everything we came to see. - It was quite central, it was comfortable and clean. There was practically everything we needed for our stay. The stairs up were the only issue we had, my wife has just turned 70 and found them difficult to begin with, although by the end of our stay she was coping with them much better. One suggestion would be to have a mirror in the living area, needed for anyone using hair straighteners 😀

• Giacomo (8/5): Perfect weekend with friends in Amsterdam - Accomodation perfect located in the central area of Amsterdam, 10 minutes walking from the main train station. The bed was very comfortable. The apartment was clean. The apartment is at the second floor of an authentic old building therefore there ia no lift and that can be a limitation for less young people or for big luggages, for us was not a problem at all. Probably extra curtains could help against the early morning light.

Comfy and big bed, hot shower with sky view, heating and very bright studio, location great. Easy checkin and left bag on arrival which as appreciated. perfect studio for a stay in amsterdam! • Chris (9/5): Great place for central Amsterdam i stay! - Amazing location right in the heart of the city and really convenient and easy to get to from Central Station. Great host with clear instructions and communication as needed for the duration of our stay. Would definitely use again and recommend for a couple, or as were a trio (myself, brother and nephew). The check in at 5 is a little late at 5pm and earlier would have been better....

• Abbey (1/5): SCAM SCAM SCAM SCAM!!!! DO NOT BOOK HERE!!!! I would give this apartment zero stars if I could it needs to be taken off - Nothing SCAM SCAM SCAM SCAM!!!! DO NOT BOOK HERE!!!! I would give this apartment zero stars if I could it needs to be taken off booking.com. This place was a total scam and left us feeling extremely unsafe throughout our stay in Amsterdam. We had four seperate incidents where people knocked and let themselves into our apartment while we were inside sleeping/ resting, claiming to be housekeeping or the owners. Not once did they actually clean the place; they just walked in unannounced grabbing things from the apartment etc. This made us (4 young girls) feel incredibly unsafe. On top of that, there was a hidden 500€ security deposit that wasn’t disclosed when we made our non-refundable booking. We felt trapped and deceived. To make matters worse, there were cameras. We felt like we were constantly being watched, which was incredibly creepy. We didn’t feel comfortable sleeping or leaving our belongings in the apartment. We couldn’t bring any outside guests in, which felt ridiculous to rent an apartment and not be able to use it fully we might as well have stayed in a hostel. Overall, this was a terrible experience and I would strongly advise anyone considering this place to stay far away.
• Tania (3/5): Poor - Excellent location Apartment looked aesthetic The €500 deposit came as a shock. I know it was in the small print, but this should be made clearer. Check in was stressful. I ended up having to call several times to be let in. These should be sent prior to arrival. When checked in, the spare duvet was wet- my friend had to sleep under a wet duvet. Main concern: we tried to resolve this privately, with accommodation and booking.com. Accommodation were unwilling to work with us in offering compensation and we were advised to leave a review detailing what happened. When we woke up, we saw on both beds blood stains. We made sure this did not come from us. They were small, brown blood stains. Although concerned, we ignored it and hoped they were old. When we got home, all 3 of us became covered in itchy spots and bites. I went to the doctor who told me they were bed bug bites. We believe we got this from the apartment and that there were bed bugs there- this pieces the blood stains being squished bed bugs and also all 3 of us came up with bites at the same time. We’re disappointed we were not supported with this and were very concerned we had brought them back.

The main selling point is the location, it's right bang in the middle and well-positioned for everything Amsterdam has to offer. For the price point I was very disappointed. No condiments available upon arrival. Couldn't even make a cup of tea. Struggled to find a plug that would fit my Euro plug to charge my phone. Huge deposit needed to secure property. Couldn't check in before 5 and had to check out before 10am. If you want a central location then it's perfect, but well over priced for what you get.

Super nice host, tastefully decorated, a lots of daylight, and sparkling clean. The bed slept wonderfully. A great shower with high and warm water pressure with a glass window at the top where you can see the sky. Very cool! I would definitely recommend this location.

• Anonymous (10/5): Absolutely stunning and a unique place! - Stunning apartment, and a wonderful host who is friendly and was very attentive! The host was very flexible with the check-in time. We booked last minute and arrived in Amsterdam at 9:30 pm. A later check-in was immediately organized and the check-in went very smoothly. Thanks again! The space itself is absolutely stunning and unique. Exactly like the pictures and more with a wonderful just renovated historic staircase. Wonderful beds and a super nice shower, with a window above the shower where you can look at the stars. It was very quiet in the apartment and on the street outside. A unique experience because the apartment is located in the middle of the centre. The deposit transfer process was easy going and the deposit was refunded on the same day of check-out without any deductions. Thanks again! Nothing!

We had a good 5 days but it was pretty stressful with all the other issues related to this booking so for us, it definitely wasn't worth the hassle Having to pay the security deposit to a third party bank account outside of booking.Com. this was extremely difficult as we didn't have our card readers with us in the middle of a big trip. With all the financial scams, I am surprised Booking.com allow this and the owners insist on it. Very narrow time frame for check in (5pm-5.30pm) and you pay extra if outside the check in time. Check in (ring the owner on arrival outside front door). proved difficult as we didn't have phone signal when we arrived. Stairs to the apartment are very steep and narrow, luckily we had read this in previous reviews so we left our big suitcases at the airport. The bathroom needs a bit of work, very old, move the clothes rail so it's easier to access the bathroom. Dispose of your own empty bottles and large containers - not convenient when you're on holiday, you have to go and find an empty street bin. Noise is very loud when people are staying in the upstairs apartment. Utility charges (gas, electricity etc) charged extra and taken out of your security deposit, no way of verifying how much you've used. Had to ask 4 times for security deposit to be returned. Despite booking.com saying refund would be within 7 days of checkout, it took 14 business days to get our bond back, which the owner said was the correct amount of time and that booking.com had stated an incorrect 7 days. There was renovation work going on whilst we were there which we weren't made aware of prior to arriving.

Too many house rules considering how much the security deposit is, the services are not up to the mark. Also, the check-in time is too late (17:00), and check out too early (10:00) - making it too expensive for such a short duration.

The neighborhood is easily walkable, safe and has everything you might need access to nearby. The arrival documents give great hints, tips and suggestions to make your stay easier also. We were there for work, the connection with the Amsterdam Rai was very fast with the metro near the apartment. Communication was smooth and easy, I definitely recommend the place.

• Lucy (7/5): AVOID! Read the small print €500 EXTRA deposit! - We booked this accommodation the day before as our air bnb got cancelled last minute. However we didn’t read the small print!! Location is great, everything was clean and tidy. We booked an apartment so we could cook breakfast and have chilled mornings. We didn’t read the small print of €500 deposit on top of what you already pay. So I had to pay €1300 for three nights with a refundable deposit however with electric and gas fees deducted!! The list of rules got sent to you as soon as your booked. We were all scared to breath let alone have a good time. Bit odd he rang me when the Wi-Fi was down, told him we weren’t bothered but he wanted us to ring him when we were home. Then messaged to say it was fixed. It was a-bit strange. All day Saturday from 09.30 to 21.30 at night there was building work next door. And we appreciate it’s an old building but it went on all day. We had to take our own rubbish on check out. and he deducted €60 for Gas and Electric. Took a week to get the deposit back after a-lot of chasing. Couldn’t relax here. Too many rules and the deposit was ridiculous. It’s a money making apartment. How we spent €60 over three days I will never know! because we were hardly there for 2 of the days! Avoid at all cost and read the small print!!!

• Jonas (5/5): Passable - Nice apartment. Cosy and well equiped. Visited Amsterdam in Oct 2022 with my girlfriend. The check in was smooth. A deposit of about 500 E has to be made before the booking is cleared wich caused some problems since we rented it with short notice. The apartment is nice, but the rooftop was closed and not accessible even though the apartment was advertised and to my understanding rented as if it was. Asked the management and they replied that my terms of rental did not include the rooftop. Only stayed 2 nights so we weren’t too bothered about that. Left the apartment in perfect condition. The deposit, however was not repaid until 1and a half months and after several mails ( of wich many were unanswered ), and a formal complaint where made to Booking.com. Not at all impressed with the managment. Overall a lot of hassle and for that reason I would not stay here again.

Pleasant and fast communication with the host. Super centrally located, everything can be reached within a short walking distance. Very close to central station. Had a wonderful weekend, the host gave me a lot of good tips and the place was just perfect. In the middle of the city and had everything we could have wished for. If I ever come back to Amsterdam, this is the place I will be staying!
