Very inviting house.everything you need and forgot to bring with you, it was there outside the room if you needed it. Shampoo, conditioner, bodywash.... I liked everything about my stay at the O'Brien house...

- sylvia (3/5): We left after having to deal with a very rude old lady. - We liked nothing about the place. It was old and dirty. Not a friendly host or nice rooms We arrived at 4pm the front yard was very unkept. It looked like no one had done anything with it for years. When we saw the back yard it was absolutely disgusting It wa filthy, We had a walk out to the patio where I would not walk out there in boots. The Booking.com said that the room had a king size bed and a twin size bed. We had specifically wanted 2 beds. Thee was a couch which looked like a twin bed to us but mary refused to accept it as a bed. Mary said to us"If you want to sleep on it ok but I am not getting any sheets or a blanket you sleep on it as it is." Mary was rude and acting like she didn't care if we stay or left. we talked it over and agreed this is not what we asked for and it was a very dull room not to mention it was in the basement. when we went back up to talk to Mary said. "Do you want it or not there are a lot of hotels in Kingston" We were shocked and said "We are leaving ,this is not what the booking.com said it was Good bye" and left.

- Nadiia (10/5): - I’d definitely recommend O’Brien House if you’re visiting Kingston! My husband and I spent a lovely weekend there (two nights) and enjoyed every part of our stay.
Even before we arrived, Mary (the owner) was super helpful - she sent clear instructions and kindly arranged a later check-in for us. When we got there, she welcomed us warmly and showed us to our room, which was clean, cozy and had everything we needed. The bed was really comfy, and our private bathroom had great water pressure and thoughtful touches like an anti-slip mat.
Right near our room, there was a fridge, microwave, extra towels and toiletries, slippers, some snacks - just little things that made the stay extra convenient. Even with the summer heat, our room stayed cool, and Mary checked in regularly to make sure we were comfortable.
Breakfast was another highlight - eggs made how we liked (scrambled one day, fried the next), plus toast, jam, yogurt, juice, coffee, and tea. Mary’s warm hospitality and lovely chats made us feel really at home - she genuinely cares about her guests.
The location is also super convenient - about five minutes by car from the train station and maybe 10-15 minutes to downtown. There’s even a bus stop just a couple of minutes’ walk away.
We’re really grateful for Mary’s kindness and care. We left feeling rested, welcomed, and well looked after. Thank you, Mary!
- Anonymous (5/5): Passable - We liked the location and its proximity to downtown. The layout of the room and the access to the backyard were great. Breakfast was the very bare minimum and poorly served. The room and floors were not very clean.

- Erin (8/5): Lovely place to stay with a lovely hostess! - Mary is lovely and is keen to make your stay enjoyable! Her house is in a quiet neighbourhood outside of the main/downtown area of Kingston, but it's just off John A MacDonald, so it's only a 10min drive to the Penitentiary and another 5 into the downtown core. I was there a few nights and Mary insisted I couldn't have the same thing for breakfast every day (I normally just have toast). I was treated the first day to her excellent eggs (made the good ol' Irish way!) made just like my mom's and the second day I was greeted to the most enormous waffle I've ever seen - completely home made! Day 3 I needed to leave earlier than breakfast, but Mary made sure I had a few bottles of juice to take with me (so sweet)!
The guest rooms are in the basement (steep steps to get down). The open area of the basement contains a microwave, mini fridge, cups, glasses, towels and some toiletries - and even a shoe rack full of slippers for the cold bathroom tile floor! I was the sole guest for my stay, so I don't know about the other rooms but mine was spacious enough and the cable worked (which is all I really need when on a trip). The sheets and towels appeared clean enough, no bugs that I could see/feel!
I'd definitely recommend this place for a short term stay! The house/room looked clean enough, but once I was in/settled, I noticed there were cobwebs in a lot of corners and small spiders were actively living in the top corner of the bathroom by the door. There were also a couple dead bugs (potato bug was the biggest). There were flyswatters everywhere (1 in my room and 2 in the main basement area) which I used for the live bugs, but it left a feeling of 'not 100% clean.' There also appeared to be toothpaste splatter down the walls beside the sink in the bathroom (which was not from me) and the part of the sink near the wall seemed to be a little grimy. In saying all this, this isn't a B&B with staff and cleaners - pretty sure it's just Mary (and I can see she does her very best).
- Cobb (10/5): Weekend break in Kjngston. - Gas fireplace in our ensuite room. Patio doors leading to covered patio. Mary was a great host. Very quiet location. Further out from Kingston Centre than we imagined but 200 meters from a bus stop so it wasn't really a problem. Uber taxis home for around $20 from the city centre.
- Halina (9/5): Cosy B&B in the quiet part of Kingston - Nice little B&B - our room was comfortable, clean and functional. We liked the little welcoming touches, such as selection of sweet treats to go with your tea available in the facilties area. Breakfast is served in the mornings for all guests together which is nice not just for the food, but also for the conversation with the owner & other guests.

- Rhonda (8/5): Our experience - The room was very nice with a large comfortable bed. We took the room with the private bathroom, which was a bonus. It was easy access using a code for the front door and a key to the bedroom. We didn't have a chance to experience breakfast because it was at 8:30, and we are not early risers, lol.
Mary was very kind and helpful, and her home was very nice in a great neighborhood 😀
Thank you, Mary, for the welcome stay! There are two things that were an inconvenience to our stay.
One was the fact that we had to pay in cash. We booked through booking.com and brought cash in the amount that showed. However, when we went there, booking.com charged additional fees 42.50 extra, which we hadn't planned for, so we had to go to a bank machine. Mary said that if we had called her to book, we wouldn't have had those extra charges, but we only found this place because of booking.com.
Secondly, the information we received about check out was that it was between 11am and 11:30am. However, Mary was banging on our door at 9 a.m., waking us up. I got up and answered the door, not knowing at that time what time it actually was, with Mary repeatedly
Saying that we had to be out by 10:30. After that, we decided to just get ready and then we left (before 10:30).

Orange juice, yogurt, toast, jam, fresh fruit, coffee and tea were also offered. Mary, our host was very accommodating. The shower in the bathroom is very dark. A clear shower curtain would make it much brighter.

- Virginia (9/5): Would come again if we visit Kingston in the future. - Very unique B&B..very comfortable, clean, quiet spacious room, An older style setting but suited us as an older couple. The breakfast was perfect for us ...coffee, juice, yogurt, fruit....other choices were offered but this was all we needed. Hostess, Mary, made us feel welcomed in her home. We found the stairs a bit of an issue as my husband had recently had a knee replacement. However, taking his time got him up/down the stairs.
- Marina (7/5): Good - Good location for us. Because we were meeting with family, we could not enjoy the breakfast. A comfortable bed, goo--sized room with a nice fireplace that warmed up quickly. I like a bath. There was no plug for bathtub nor a rubber anti-slip mat for the shower.
I knew the room was in the basement but I have difficulty wih stairs so that might affect another's decision.

Also, there was a day-bed in the room and she provided sheets for me so I could sleep on the day bed. The host did her best to please us and we were comfortable enough. It was a surprise that we had to get to our room by taking a narrow staircase to a lower level. The air-conditioning made the room very cold but we were able to warm it up by opening a patio door. This was a walkout to a heavily treed garden. The area was very safe and the host did her best.

- Clarisa (8/5): Very good - Mary was a very nice and attentive host. She makes sure that you understand how everything works and is interested in knowing how your day was. The room we stayed in had everything we needed and was a good size. Mary also offers complimentary tea and coffee and some snacks for her guests. She also prepared our breakfast herself. If you have a car, this might not be a problem, but if you don't, Mary's house is 4 km away from downtown Kingston. Just something to consider. If your up for a walk, it's a good walk to downtown. Theres is also a bus stop nearby, however, we didn't take the bus, so I can't say how the service is.
