The kitchen/bathroom/toilet arrangement is somewhat strange very clean and tidy though and hostess was charming. Over 4 days there, we never met or saw Mario though...strange.

Nice to have a lovely patio and BBQ area with wonderful views to the west over the estuary. Host Lisa was lovely. Easy parking place. There was a continental brekkie left in the room for us which was enough to start your day

We didn’t have a chance to meet our hosts due to our busy schedule but they were very helpful and responsive over messages. There’s some noise from upstairs, as the hosts live on the property - but wasn’t a major issue or inconvenience.

Right on the waters edge, can even see Mt Wellington in the distance.
Self check in was easy.
Not a big breakfast eater but the spread was sufficient and thoughtful

- Sharon (10/5): Exceptional - Wow this property is stunning in every way, from the rooms to the gardens and the water views. There was a BBQ and pizza oven provided and with the local knowledge of the host we found the IGA Plenty of chairs and outdoor setting to be able to soak up the sun and view. Everything was clean and tidy with a lovely selection of continental breakfast included. The host Lisa and Mario are so warm and welcoming.
I would definitely recommend this property to other guests. We can't wait to return.

- Donna (10/5): A hidden gem - The accommodation was beautifully appointed with ample space for our overnight stay. The apartment was bigger than expected, with a separate room for eating/watching television. The breakfast supplies that were provided were ample for two people. Outside view was picturesque. Host was friendly and has a Bed and Breakfast that should rate an 11. Not really a major concern but parking was kerbside, not on actual property. Steps leading down to apartment were slippery as it had rained.
Overall both concerns were not a fault of owner so rating was not changed.

You couldn't find a better water view for the price anywhere. Only around 10 mins to Sorrell which has all the essential shops and services needed znd Hobart is only around 35 mins away. Private and quiet. Lisa was a very responsive and friendly host, nothing was a problem, and the breakfast provided was to my dietary requirement. Uber Eats even delivers from some of the restaurants.
Would definitely recommend this accommodation. Wasn't aware of the severity of the downward slope from the stairs down to the accommodation.I found this tricky and couldn't have managed it safely with my waking stick if my husband wasn't there to assist me. The host is looking to install rails fir safety.. This would make the access easier as the a e itself is one level with only one step in once you get to the outside of the accommodation.

The apartment was comfortable with plenty of space to relax, good selection of tea in the lounge room, comfortable and ample bathroom. Lisa is a great host, prepares great selection of ingredients for a continental breakfast, offers helpful tips on the local sights and offers great conversation!

The view and location was also nice but the place is a bit far out from Hobart. We stayed there because it was closer to Port Arthur which we stayed the next night. No hot breakfast. Only cereals, bread and tea

The proximity to 3 days or more of sightseeing on the Tasman Peninsula. The opportunity to travel slowly and take in the magnificent coast line for 2 days and a full day at Port Arthur . We will be back.. Nothing about the BnB as it is excellent... We feel that the description on Booking.com page for this property could be better if it included the proximity to the local natural wonders. Also that its an easy drive down to Port Arthur. That bit is sadly missing. This is too good for a single night. Sell it as a destination and hub..

Condiments, array of teas, plunger coffee, and juices. Plus cooking facilities available. Nothing - it was beyond our expectations. Even the beautiful garden overlooking a breathtaking view and warm welcome from the cat was a wonderful surprise.

😊 Helpful list of activities from landlord that suited clients' interests and capabilities. This gave clients a starting point in navigating the unknown environment.

😊 Proximity to Hobart and tourist attractions. 🤔 No drying facilities during wet conditions. e.g. clothes horse
🤔 A pan that can not be used on the little cook top due to its surface. A label stating that 'Only for BBQ use' would have avoided the client and landlord meeting after hours to solve.

Very lovely suite especially to write in. 😀 The owners were lovely people. Lisa was fantastic in allowing me to check in earlier than usual eg after 12:30pm as I wasn’t feeling well and needed to lay down as I had to work. Lovely experience in that nature. The fact that I was woken up way too early both of the mornings that I stayed there. I picked it because it said soundproof but it’s not at all. On meeting lovely Lisa in the car park, the first thing I was asked “what time are you planning on leaving the tomorrow morning, you’re not staying until 10am are you because it is just that I have to get a cleaner in” I felt a bit weird about her asking me that but she was lovely about it. Lisa made it clear that logistically she would prefer that I leave prior to check out time which was 10am due to them needing to get a cleaner in. I felt a bit annoyed for the price I paid. The husband ended doing the room in the end and I left around 9am. I paid over $320 for 2 nights and was taken aback that I was asked “what time will you be leaving tomorrow because I have to get a cleaner in that’s all” to begin with and I was very upset I didn’t get to wake up naturally both nights/ mornings. The dogs next door were barking at around 650am and I actually woke up a little bit grumpy again. It said on the website the room is soundproof but I could hear footsteps above me throughout the day and night when I was trying to work or have a day nap when I felt unwell. It wasn’t as quiet as I would have liked as there was a few creaks in the floorboards too but I am a light sleeper! At 10:45pm there was more noise upstairs that woke me up too. Fresh bread is actually not fresh as it’s frozen from the freezer and I thought for the price we pay they could provide a fresh slice for guests.
- Fiona (7/5): Good - Beautiful view. Easy access and good communication from host. Light breakfast provided. Comfortable bed. Some areas could do with more attention with cleaning. The location is out of the way, but convenient to the airport which is what we wanted. Would be suitable if visiting areas north and east of the airport. Not really close to any good places for food or coffee.

- Louise (10/5): Lovely B&B, look forward to next time we can stay - Breakfast was lovely and extensive. It was self serve (in the apartment) with a selection of cereals/muesli, juices, bread and spreads. Teas/coffee, salt&pepper, butter and olive oil all provided for use.
Apartment was larger than expected with a living room and bedroom (comfy bed) plus a lovely patio and garden looking over the water.
BBQ and electric hob available.
Less than 15mins from the airport made it perfect for our night before travel.
Check in was easy and Lisa made us feel welcome immediately.

I was instantly captured by the peaceful location with views over the water and in the distance you can see planes arriving at Hobart airport however there was no noise.. not to mention the sunset! wouldn’t hesitate to recommend for singles or couples. nothing
