• Алла (9/5): - We really enjoyed our stay in this apartment in Rome. The place was very clean, cozy, and comfortable. It had everything we needed for a pleasant stay, including tea and coffee facilities and a small refrigerator. The location was excellent — one of the biggest advantages of this accommodation. We were able to walk to the city center and visit all the main attractions in just one day. It was very convenient and allowed us to fully enjoy Rome on foot. We also really appreciated the owner’s kindness and hospitality. They kindly allowed us to leave our luggage for almost the whole day after check-out, so we could continue enjoying Rome and walk around the city until the evening. We especially appreciated the cozy atmosphere of the place and would definitely consider staying here again in the future.

• fanny (9/5): Magnifique séjour à Rome - Ce que nous avons le plus apprécié est la proximité avec le quartier du vatican et la proximité avec l'arrêt des bus de transfert depuis l'aéroport. le bémol est que nous avions demandé en option un lit pour bébé. Nous avons bien eu droit à un couchage supplémentaire, mais c'était un lit clic-clac, donc non adapté pour un enfant d'1,5 an.

• Nicholas (7/5): Overall a nice apartment but beware, this is not a 'King Size' room or bed. - The apartment is well situated in Borgo, not far from the Vatican. There is a great choice of places for eating, drinking and shopping nearby. Great care has been taken with the decoration and added touches to add comfort and value to the visit. This includes a fridge with some complimentary drinks, tea and coffee-making facilities with complimentary coffee and a tea selection provided. The bathroom was very spacious, with lovely towels provided. The big drawback to this room was that it was described as a King Double and it is anything but. The room is very narrow, which means that the bed provided is really only a large single and to my mind the room is incorrectly described. We complained about this and the property manager or owner just kept telling us that this was a French sized double king bed, which is fatuous nonsense. To be fair it is a very comfy bed but be prepared to be a bit cramped up. Also thes re is no space for bedside tables because the room is so narrow. The entry procedure is also a bit confusing on arrival and depends on the immediate availability of the owner on Whatsapp when you arrive, which I always think is a stressful and precarious process when arriving at an unfamiliar place.

• Yordan (1/5): this was the most horrible night I got from Booking.com - They chnaged accomodation, put us in a basement apartment, saying this is an upgrade. We stayed one nitght there, because we had no other option, arriving late in the evening. Next day host offered another "uograde", to move us two metro stations away fromt the city center. Our original reservstion wsd for a big 40M2 room next to the vatican city. At the end host did not agree to cancel reservation and give money back. We did another reservation in another proprety.

• Claire (10/5): It was a lovely cosy room with a great location. Thank you. - The location was fantastic as I was only 15 minutes walking distance from the Vatican and St Peter's Cathedral. Also closer were plenty of restaurants, coffee shops and tourist shops. The room was similar to a hotel room with facilities, such as an ensuite bathroom, a fridge and a kettle with a wide assortment of tea bags. I loved the fake fireplace, which heated the room well on cold days. I was provided with access to clean towels every day, even if it was a public holiday. It was also great to have my travelling clothes professionally cleaned. My only concern when I arrived, was that I had not received information about unlocking the main front door, which level to go to and what the password was to enter the door. I recommend advising travellers of this information at least a few days to a week in advance via email, as at times there can be limited access to emails and text messages whist travelling on airplanes.

• Luis Fernando (7/5): - La struttura si trova in un'ottima zona, molto vicina al Vaticano e diversi luoghi di interesse turistico. Il quartiere Prati dov'è ubicata mantiene ancora una certa romanicità ed è una zona con accesso a diversi servizi. Anche se in generale la struttura era buona, alcuni dettagli hanno reso il soggiorno meno piacevole: il bagno era sprovvisto di bidè e riscaldamento, il soffione della doccia era intasato e l'acqua non veniva in modo adeguato, la spazzatura non è stata portata via durante il soggiorno e nemmeno i prodotti di igiene nel bagno sono stati riforniti (anche se sono rimasto due notti almeno questa attenzione mi sembra dovuta, perché nel secondo giorno ho dovuto utilizzare prodotti di igiene personali e non della struttura, perché finiti). Forse a causa del meteo, dal bagno arrivava un forte odore di fogna.

Très calme pour une telle situation. La salle de bain est très bien équipée et très propre. La chambre est petite. Il semble que les deux autres situées dans le même appartement soit plus grandes. Du coup le lit n’est vraiment pas large, mais suffisant pour un we. Il n’y a pas de table ni vraiment d’endroit pour s’assoir confortablement.

• guang (5/5): Suitable for couples or families - First, the location is excellent, very close to the Vatican. Second, the owner is very kind; because we had children with us, he allowed us to check in early and waited for us at the hotel. The first time I took a shower, the water pressure was low and I had to wait a long time, which wasted the cold water I used earlier. Secondly, the room wasn't well soundproofed, and it was also quite small. Furthermore, there were no trash cans or trash bags in the room.

• Monica (10/5): Consigliatissimo per visitare Roma - Posizione eccezionale, a pochi passi da S. Pietro e da Castel Sant'Angelo. Perfetto per visitare Roma. Ambiente pulito e accogliente. A disposizione dei clienti un bollitore e tisane in camera, e una macchinetta per il caffè espresso nella zona comune. Gentilissimo e sempre disponibile il proprietario. Ci torneremo sicuramente.

• Adriana (8/5): Bardzo miły pobyt. Mieszkanko jest bardzo czyste i we włoskim klimacie. - Świetna lokalizacja. Wygodne mieszkanie na kilkudniowy pobyt. Kuchnia wystarczająco wyposażona dla osób, które nie planują większego gotowania podczas pobytu. Jest ekspres do kawy z kapsułkami. :) W bliskim sąsiedztwie znajduje się dużo sklepów i restauracji. Okolica jest bardzo bezpieczna. Brak normalnej kołdry. Za przykrycie służyły prześcieradła. W chłodniejszych miesiącach warto dopytać czy obiekt zapewnia kołdry.

• Barbara Christina (6/5): - No caminho para o Hotel, fomos surpreendidos com uma msg do Fabrizio, dizendo que houve um imprevisto, e que o quarto que eu havia reservado e pago 5 meses antes, não estava disponível para mim. Disse-me que havia conseguido um outro local, nas mesmas condições. Isso não foi verdade. Ele me colocou num apartamento de 3 quartos onde cada quarto era para uma família, compartilhando banheiro, frigobar, cozinha... O quarto não tinha nenhuma cadeira para sentar. Foi muito desconfortável! Não posso deixar de falar que o local era muito pouco atraente, escondido atrás de um posto de gasolina e ficava a mais de 2 mil metros de distância da Basílica de São Pedro, no lado esquerdo do Vaticano, enquanto Fabrizio´s Rooms fica a 650 metros de distância da Basílica de São Pedro, e no lado direito do Vaticano, que é o melhor lado. Não gostei, fiquei muito triste e reclamei. No dia seguinte de manhã, Fabrizio conseguiu um quarto para mim, no local que eu havia reservado. Destaco que não foi o mesmo quarto que eu havia pago, foi um quarto inferior ao que paguei. No final da viagem, reclamei com a Expedia e Fabrizio me indenizou de uma diária e me isentou a taxa de turismo. De qualquer forma, não gostei do ocorrido e não voltaria, apesar do estabelecimento estar situado num local muito bom. Durante a estadia, a limpeza era feita em dias alternados e não vi Fabrizio no estabelecimento durante os 5 dias que lá fiquei.

• Andreas (6/5): Small bed, good location, good venue - Location is great, room is decorated nicely & authentic, check in was easy. We booked a room for 2 adults. Upon arrival, our room contained one bed of 1.2mx2m size (blue backdrop on the room picture). We are average in height and size and still this bed was fairly small. Fabrizio was very responsive before check in (good) but didn't respond to our request for either a larger bed or a room swap. For a single the venue is great, for a couple we'd not recommend it. Disappointed to not have received a response still.
• Denise (9/5): Wonderful Stay Near the Vatican – A Perfect Roman Experience - I recently stayed at this charming B&B just a short walk from the Vatican, and it truly made my trip to Rome special. The location couldn’t have been better — tucked away on a quiet street yet only 5 minutes from St. Peter’s Basilica. It made sightseeing and exploring the city incredibly easy. The room was spotless, cozy, and tastefully decorated, with all the essentials provided. The air conditioning worked perfectly, which was nice but not really needed this time of year. Breakfast was simple: pastries, yogurt, and juice. Fabrizio is friendly and accommodating, always ready to offer tips about restaurants and local attractions. His hospitality made me feel very welcome and at home. Overall, this B&B is a fantastic choice for travelers who want a comfortable, well-located, and authentic Roman stay without breaking the budget. I’d definitely stay here again on my next visit to Rome in fact this is our second time here. The water pressure in the shower sadly was terrible!

• Ingrid (8/5): - Die Lage ist PERFECT und das schöne, alte Palazzo mit dem romantischen Lift aus den 20er Jahren einfach herrlich. Gegenüber ist eine Bäckerei mit Kaffee, der Cappuccino mit der Brioche einfach nur ein Genuss. Das Zimmer ist geräumig und die Betten sehr bequem und alles sehr sauber. Fabrizio ist ein toller Gastgeber und immer erreichbar. Leider hatte es am 1 Tag kein warmes Wasser, doch Fabrizio war sehr bemüht, dies zu beheben.

• Nicolai (8/5): - Fabrizio's rooms where nicely furnished, small, but with fridge, bathroom and in our room, three beds, including one double. Everything was nice and clean. Coffee available outside the room. Very good location, super close to the vatican, and a short walk from the Tiber river. We never met Fabrizio, but everything was handled by phone and whatsapp, no issues (we arrived late on checkin). Only issue was that the hot water stopped working. But given the outside temperature, we didn't mind cold showers. Can highly recommend it, local stay, safe, and as said, great location.

• Nelly (5/5): Bel emplacement mais un lit de 120cm !... - Emplacement idéal, accueil de Fabrizio bien, à part peut être le garage à 35€/j obligatoire car aucune place bleue à 6€, contrairement à ce qui était annoncé Je viens de vérifier j'avais bien réservé un lit King-size Standard.... fausse pub, notre lit mesurait 120cm ! Autant vous dire que vous n'y mettez pas 2 Fabrizio ... mauvaises nuits passées Autre fausse pub: aucun snack ou de quoi déjeuner, contrairement aux belles photos... Pas d'eau chaude dans la douche le soir, pas résolu au bout des 3 jours Pas de WiFi, mais résolu le 3e jour
• LUZ DARY (2/5): Espacio para 1 persona . Incomodidad. - La ubicación está cerca al vaticano como yo lo investigue , en mayo me había quedado en la misma zona.ya conocida por mi. Cuando reservé vi las fotos de otras habitaciones con cama doble y lámparas a ambos lados y espacio suficiente .y cuando llegué me dieron una habitación con cama sencilla y dos almohadas . En un espacio de 2 metros x 4 metros . No era para nada con lo que había visto en la página y con lo que pagué . Aparte hice una solicitud una semana antes de llegar para una tercera persona mi hija . Me contestaron que si. Yo estaba agradecida por el “favor “ o servicio dado . Pero todo fue peor , la habitación sencilla , cama sencilla y un espacio ridículamente pequeño para tres personas , yo había reservado otra habitación con otro espacio , por lo que me pareció adecuado si ponían una cama adicional para mi hija . Pero todo terminó en una incomodidad terrible .luego me cobraron 150 euros adicionales por mi hija . Terminé pagando casi 500 euros por un espacio ínfimo . Me sentí mal tratada. Nunca me había pasado que me dieran la habitación que no era .
• Annedoris (3/5): ist nicht zu empfehlen, da die 10 bei booking nicht ehrlich sind - die Lage, Kaffeemaschine im Flur, das Bett - gute Matratze- es gab kein warmes Wasser, das kalte Wasser nur mäßig. Wir konnten 4 Tage nur kalt Duschen. Am letzten Tag wurde das Zimmer nicht gereinigt, obwohl Handwerker nach der Dusche im Bad geschaut haben. die Klimaanlage war auch sehr laut und hatte wenig Wirkung Bleibt leider in schlechter Erinnerung
• Soraya (2/5): "Decepcionante" - La ubicación. No teníamos agua caliente en la ducha: estaba puesta la calefacción el primer día (en septiembre y con muchísimo calor y humedad) y la cama era para una sola persona..... Sinceramente creemos que podía haber tenido el propietario, algún detalle o atención con nosotros..... Lo contratamos por Booking pero NO era un hotel, era un piso con alquiler de habitaciones....
• Aleh (8/5): - Прекрасное местоположение, чистая и уютная комната. Кондиционер работал слабо. Вода быда летней температуры, холодная почти.

• Akhmedova (10/5): - We had a wonderful stay! The room was clean and had everything we could possibly need for a comfortable visit. Fabrizio was always available, very kind, and ready to help us with any questions, which made us feel really cared for. The location is perfect — close to everything and very convenient for exploring the area. We truly enjoyed our time here and would definitely love to come back.
• Evgenii (5/5): - It's in a good location close to Vatican and not far from the metro station (about 15 min on foot). The room is spacious and has all the necessary facilities (towels, kettle, and refrigerator). I especially liked the elevator in the building )) 1) Although the apartment had an air conditioner, it didn't actually cool the room. 2) There wasn’t hot water, which was also uncomfortable. And that's really what ruined the experience. 3) There was mold in the shower. Although the location is good, I saw a car robbery right outside our window. I don't consider this a direct disadvantage, as it could happen in any area.
• Linda (4/5): Bra läge, men boendet lämnar en del att önska. - Läget. Smidig incheckning. Lätt att kommunicera med värden via Whatsapp. AC:n fungerade inte. Det gick knappt att få något varmt vatten i duschen. Vi hade förstått det som att det skulle ingå en enklare frukost, men det gjorde det inte.
• Makhmud (1/5): Fraud - 2 rooms was booked and fully paid. But, right before check in, owner said they there is only 1 room available. Booking was not responding at that moment and we went to another hotel. Nobody still is Returning my money

• Susan (9/5): Other than the heat, everything was perfect—especially the location, and also communicating with Fabrizio before and dur - Beautiful room in an old European building and room style but with a very modern bathroom. The location was excellent. There was an air conditioner that worked, but even it couldn’t keep up with the high Roman summer temperatures we had while we were here. An additional fan might help on really hot days.
• Victoria (8/5): Convenient location, near amenities and very clean 😊 - Located in walking distance from Vatican City (10mins+) bar and cafe right opppisite. Supermarket down the road which was very handy . Room was spacious and very clean . Fabrizio was very helpful and allowed us into the room earlier and held our cases for us after we checked out. Air conditioning unit wasn’t working properly. Fabrizio explained the cover was missing and maybe this was why it wasn’t very powerful . So we had the window open and although it was hot we got by. Although breakfast wasn’t specified in being included , the pictures on booking.com showed breakfast supplies in the room and this was not the case. When I asked Fabrizio He explained breakfast is not an option.

• Lynn (8/5): very nice - spacious and bright, window opened for fresh air. Very cute old apartment building, the little lift is great. Good area, head to "pio borgo" for evening outdoor restaurants. 5 min walk to Vatican and buses will take you everywhere else. Safe area, lots of supermarkets. 5 min walk to river and over the bridge your in city centre. as usual, you need internet on your phone to contact host and find out how to get in. We didn't have internet . We sat in a bar round the corner and the barman phoned Fabrizio. Only other thing...we had to go out and buy two coffee mugs/2 wine glassess etc as none in room. Apart from that it was loverly and clean, bed was comfy etc

• Noelene (7/5): All in all it was a lovely stay. - It was in a great location close to the Vatican. It had wonderful character and was very clean. Bed was comfy. Loved the elevator. We felt like we were in an old movie. It would be nice to have some china mugs or cups and spoons instead of paper cups and plastic stirrers for tea and coffee. The neighbors on our first night were very noisy. There was no indication on the outside of the building it was Fabrizios Rooms and we had to call Fabrizio to let him know we were there. We didn’t have WiFi so couldn’t do that. Luckily we had a lovely lady who was our taxi driver who called for us. I don’t know what we would have done otherwise.
• Kathy (2/5): - When I booked this property, it clearly said it included free parking (and it still does!). However, it did not. In addition, when we arrived, the room I had prepaid for was not available and we ended up in a much smaller room. I had to fight to get reimbursed for the parking and difference in room rate, finally doing so through my credit card company as the owner refused.
• Kelly (10/5): Great stay, great host, great location - Fabrizio was very helpful and quick to respond to my questions. The room was clean and the beds were very comfortable. Most amazing lift I have been on, old style so cool. We were within walking distance of most attractions or a short ride. In 8 minutes we walked to the Vatican and toured there. Great stay, great host. Great location A second full mirror in the room would be a good upgrade.
