It says it's B%B BUT NO BREAKFAST!!! NO ALTERNATIVE provided either. Her kitchen was a stock room. Excuse, needed some work. Bit of a scam I would say....travelers tax 6 euro per person....no receipt provided....certain it was pocketed...No access to any other part of home as in description.

NO BREAKFAST yet not sure why it's called B&B. their kitchen turned into a storage room. No alternative provided like a coupon to nearby café for coffee n corneti. Yet price is same. You only have access to your room with the bathroom with shower doors you barely fit through (170 lbs), While in description says access to entire house.

Grazie - Accoglienza, servizio e disponibilità Che un signore che soggiornava in una delle stanze dell’appartamento ha chiuso la porta a chiave ed io e la mia amica siamo rimaste all’una e mezzo di notte davanti alla porta a suonare per far svegliare qualcuno che ci aprisse prima di decidere di chiamare il proprietario. Il proprietario del B&B fa le raccomandazioni ed è chiaro ma la gente si comporta come fosse a casa sua che mette pure il ferretto nella chiusura… ero stanca e volevo solo andare a letto🤣

- Florencia (10/5): Exceptional - The room was very spacious and comfortable. We had a private bathroom for us so that is a plus. It was not very close to the most touristic parts but you have public transportation everywhere near the place. n/a
- Juan (7/5): Comfortable place to stay but noisy at night - It was just exactly the same as you see on the pictures, it was big and perfectly clean. It was kind of far from the downtown but you can get there pretty easily using the bus. At night there were many notices all night from the apartment upstairs.
- Lupe (9/5): area around may look a little weird, it is very safe and nice people around, a lot of adults, real Roman’s and bus stati - Very clean, they let us check in early so we were able to start our day in Rome right away. The owners are extremely nice, the bed is very confortable, mirrors very nice, perfect for us girls. Elevator we only used it the first and last day to bring our luggage up and down, however stairs are nothing crazy, you can use them. Elevator is old but works perfectly fine.
The AC nice and works perfect so yes, I’ll definitely stay again. Towels were the same for 4 days we were there, I wish we had new towels every day.

- Alicia (9/5): Great experience, great area and great people! - Location was fantastic, residential area so is it near the train station, plenty of supermarkets and shops nearby, also able to experience a different side to Rome than the city centre and local culture. Able to walk to auditorium venue in EUR district for conference as well. Brought the wrong travel adaptor but still was able to get one really cheap from a nearby Asian shop on a sun morning.
Owner of B&B was very accommodating for early check in and luggage storage, just told him earlier in advance. He even allowed my friend to leave her luggage for a short while while waiting for me to be done with the conference. He also recommended food places nearby.
There are 3 units on the same floor. The room itself is actually a lot more comfortable and cosy than the photos, exceeded expectations. Loved the artwork on the walls, it brightens up the place. There is also a laptop safe that is easy to use, and 2 bedside lamps with in built USB chargers which were a fantastic idea and convenient to use. Mini fridge, cups and teaspoons, towels, soap and shampoo/shower gel all provided. Cupboard with hangers to hang clothes and separate clothes hooks beside the door and in the toilet as well.
Had a great stay, thank you! The shower was a little bit small, but I didn’t mind that. No packed lunch as kitchen was under renovation. No microwave either, but nothing I didn’t know before booking. Would be great if it was available for longer stays once the kitchen is open. Lacking a bit of air circulation but I think this is common across Italy. Was a bit hard to find the place, but people in the area are very helpful in pointing out where to go. Had a bit of trouble with the keys at first but again people are so nice and helpful it wasn’t a major problem.

- Reuben (10/5): A comfortable, airconditioned room in a quiet part of Rome. - The air conditioning and the fridge were lifesavers in the extreme Rome heat. The room was very comfortable, the bed was very large, and we appreciated having the TV to watch the football! The safe was secure and the room was in a really lovely quiet neighbourhood. The shower was quite small, and having the external bathroom was a bit of a pain due to having to use a key to lock it from the inside - but at least it was private, and we knew it would be separate when we booked it.

- Luis (8/5): Good option to stay close to Rome - Close to the train station and the bus station. The owner helped us a lot to understand how to the transportation works in Rome. The bathroom and the bedroom were cleaned. There is an elevator in case you don’t want or can’t use the stairs. There is not a sign to identify the building where the B&B was located.

This is not a traditional hotel. As far I understand A residential apartment is converted to a hotel room. To me it was expensive.
- Razvan (9/5): Very enjoyable - It was an affordable accommodation that offered exactly what we needed. The price was really good (compared to other alternatives). In the beginning, we were a bit discouraged by the fact that it is situation at the periphery of Rome and we didn't know if there was any direct transportation. This fears were laid to rest when we discovered the bus (number 781) that would take us directly to the center of Rome in Piazza Venezia and at night bring us back and leave us right in front of the street were we were staying.

There is also a bus stop just few minutes from the accommodation which takes you in about 30 mins to Piazza Venezia. Overall it’s a good value for the money.

- Jason (6/5): Not a bed and breakfast. - Check in was easy and reached out to ask me where I was and when I was arriving. *there is no "breakfast" at the Bed and Breakfast
*after check in I never saw anyone, but I had their Whatsapp for communication.
* I was asked for an additional 6 Euros for an extra pax. I did look at the Booking.com site and their was no difference in cost for an extra pax, but I DID only book myself (accidentally). Of course, you have to pay the tourist tax per person (and that is mentioned, so no problem) but the extra 6 euros was not appreciated considering if I put 2 pax in the inital booking I would have not had to pay the extra fee.

However that was not something that we weren’t informed about and we were given some really good instructions, by the owner ,in order to find our fastest and easiest way to the city center

- Matthew (4/5): Location! Location! Location! - Room was a decent size and allowed for space to put two bags. Giovanni was inviting and welcoming. Firstly, although we were aware the bathroom was separate, a sliding door was not the most secure (despite the lock).
Secondly, it is named a Bed and Breakfast. This does not accurately describe what is on offer at the property. Breakfast was not an option for our stay and there were no facilities to make our own. Very disappointing and misleading.
Finally, the location. This was a huge issue for us both. The first issue came with the lack of ease with getting from the property to the centre of Rome. We planned on using trains and the availability from the stop was not ideal. A taxi would have cost €40 approx on Uber for one way. The second and most serious is the lack of safety we felt at night. Having returned at 9pm from Rome city centre, we were followed and watched by a man who tried to get into the building with us. When asked if he had a key, he did not answer and stood behind us watching us. We felt very unsafe and had no option to find a populated area (which was not easily done). When we attempted to return to the property we were watched by a group of 6 men who stood in a dark corner. We were aware that Rome was not totally safe but this is unacceptable. We felt personally very unsafe and when this was raised as an issue we were told that our "impressions do not correspond with reality". We also raised our concern about noise from other guests and were told this was our impression whether it was legitimate or not. As a result of this we were forced to check out two nights early to find new accommodation out of fear for our safety.
In my opinion, despite the price being decent for Rome, it is absolutely not worth your safety to stay here.

- David (9/5): Giovanni was very helpful and welcoming. - Close to amenities like supermarket, train station, bus stop, pizzeria- walking distance. 3minutes to bus, 5 minutes to train. 10 to very clean, well run laundromat. Good WiFi. Great to have a small fridge, kettle tea and coffee which many others don't have. All was great.

- King (7/5): Good - It was interesting to see the suburbs of Rome. The room and bathroom were nice enough. It's one guy who runs it and he isn't exceptionally friendly or flexible about check-in times. The room is a bit far away from any major sight and you're going to have to use Trenitalia to get to the city center, but if you're having internet issues, as is common with international travel, it maybe difficult to buy a ticket, as you may have to use the app (thebkiosk wasn't working when we were there). I wouldn't stay there for the duration of your trip to Rome, but if you just got out of the airport and want a place to rest and relax before throwing yourself in the crowds, this is a good place to do that. It's pretty close to the airport.
- Mapa (10/5): A home away from your home when in Rome! - Facilities in the BnB room were excellent! I must say that it is up to a star class hotel. Attention to detail i.e., cleanliness of linen, room color matching, pictures on the wall, floor carpets etc. were very good. More importantly BnB owner was very friendly and sorted all my queries such as taxi booking since I couldn't speak Italian. Location is very convenient to get into the city by bus easily. I attended a Congress at La Nuvola Convention Centre from here daily for half a week. Furthermore, there are plenty of shops around to buy food and everything you need. I do not have anything to say I didn't like!

- Petra (9/5): Superb - I knew I would arrive a bit late, as late as 10 pm, and communicated with the Impruneta28 staff in advance. They were very responsive and gave me clear instructions how to access my room. I then arrived even later due to a plane delay and they were accommodating. My neighbours had their tv on late one evening which I could easily hear. Other than that it was a quiet room.

The owner is nice
Close to the airport and the train station It's an apartment inside a building. It's super noisy all the time. The building is under renovatins and there is noise over the day. There is no isolations between the floors and you can hear everything from the above apartment. The family made noise all the night untill they went to sleep at 5AM!!!! I didn't sleep all night.
The room was freezing and there was no heating or AC to warm the room

- Jiri (7/5): We have room with private bathroom, which was across the hall. - The room was nice and clean. The owner was helpful and waited for our arrival. It was quite close to the airport (22 minutes by train). The surrounding was quite loud.
