Jorge alberto (10/5): Muy agusto en Ocean View playa del niño - Todo muy bien muy limpio, exelente, te despiertas y ves la playa hermosa, yo definitivamente regresaré me la pasé muy agusto, todos son muy amables todo está al 100 👍 si buscas unas vacaciones muy agusto porque todo está cerca les recomiendo ocean view playa del niño Algo que no me gustó la verdad no fue nada todo bien de hecho olvide mi maleta el el lobby les llamé y ahí me la cuidaron asta que regrese por ella.
Muñoz (1/5): Pesima experiencia - Horrible experiencia. El anfitrión nunca respondió mis mensajes, al llegar al lugar no había nadie que me recibiera. El guardia del lugar fue muy amable e intentó comunicarse, pero tampoco tuvo respuesta. Tuve que buscar otro lugar de urgencia donde pasar la noche y hacer una nueva reserva para la semana que estaría ahí.

federica (1/5): Don't expect to get what you payed for - We booked 4 nights but left after 2 nights because there was no hot water. The host first promised to fix the issue, then admitted it couldn’t be repaired. The “solution” offered was to walk or drive to another building to use a shared shower, which was unacceptable for us since we paid for a private studio with private bathroom and kitchen. The situation was made worse by the host’s unprofessional and condescending messages, implying that basic services depend on how much you pay (see the attached screenshot of his message to us on the booking chat). Hot water is not an optional feature. Very disappointing experience.

Laura Marlène (9/5): Lass die Seele baumeln - Mir hat die Unterkunft super gefallen! Alex und seine Frau sind sehr aufmerksme Gastgeber. Ich konnte mich in dem süssen Haus schön entspannen. Es war in einer ruhigen Lage und wirklich gegenüber vom Strand. Mit Voranmeldung gab es Frühstück. Es gubt gratis Kaffee und Tee. Wenn man möchte gibt es Netflix. Alex hilft auch dabei wenn man einen Ausflug organisieren möchte. Es ist nicht weit zu Fuss zum Puerto Juarez wo man die Fähre nach Isla Mujeres nehmen kann. Es gab jetzt soweit ich gesehen habe keine gute Möglichkeit mit den öffentlichen Verkehrsmittel bis zum Haus zu gelangen. Man muss fast ein Taxi oder Uber nehmen.

Anne (9/5): Highly recommended - Host Alex is wonderful and a great communicator. Gave us good advice on the restaurants there. I would recommend getting breakfast there, it's yummy. Great restaurants right on the beach with fresh seafood, especially cevice. To some you can bring your own beer which saves costs. Rooms are clean and comfy. 2 share a bathroom, 3 share a balcony. Beach is right across the street. Gated community which makes you feel safe. Only very few non-Hispanic tourists so it feels authentic. I'll be back next year! Only problem is if you want to sleep with an open door it is noisy. If you prefer air-conditioning you'll be fine

Sottolineo che nelle condizioni della struttura c’è scritto che il check in è possibile fino alla mezzanotte e noi siamo arrivati alla struttura alle 23. Pessimo! Tutto

Открыла занавеску - на меня упал «карниз» состоявший из металлической трубы и фрагментов пластиковой трубы воткнутых друг в друга , упал потому что ни на чем НЕ БЫЛ ЗАКРЕПЛЕН ВООБЩЕ. Оцарапал мне ногу , это видела хозяйка, любезно предложила мне аптечку, по ее реакции ясно, что падает он регулярно. Конечно, никто даже не подумал извиниться. В постели было одеяло и простынка к нему, соответственно нет пододеяльника, не приятно. В целом в комнате все очень ветхое, многое самодельное, и ничего не закреплено. Заказали трансфер из аэропорта- конечно, с табличкой как это обычно бывает нас никто не встретил, прилетев, мне пришлось напоминать о себе и просить чтобы нас забрали, ждать, искать, убили 2,5 часа. Роуминг в аэропорту практически не работает, сим карту не купить, имейте в виду. Не могу не отметить хозяина этого варианта, мало того что не организовал как положено встречу, так еще и общался в агрессивной манере , мягко говоря. Пляж, что у этого варианта - бесплатный, не большой, заход очень каменистый, камни острые, идти больно. Рядом порт, много водорослей. Комната с уборной так расположена , что со всех 4х сторон вокруг нас находились люди, хозяева. Особо не поговорить, постоянно все слышно. Хозяева живут в этом же здании. В нашем туалете была засорена раковина, уже при заезде. В душе нет света. Все 6 дней уборки не было.

The place had hot water all day and direct access to the beach across the road. The people were very friendly and helpful. The noise at night because of parties on the beach… not always a problem though.

Juliana (6/5): Shocked to discover it was a shared apartment. - The view from my room and the apartment was perfect - overlooking the beach - just lovely! By far the best thing about this property was the view and the beach. Feels private and peaceful. Walking along the beach to the North there's a nice seafood restaurant. Sunrises here are epic! I was able to check out early, which I appreciated. The apartment I stayed in would be lovely if it were sold and promoted as a private 2-bedroom apartment, however... When I arrived, I found another guest had also booked this location and was staying in the second room of the two‑bedroom apartment, so we ended up unexpectedly sharing the same space. We were both quite surprised as the listings were misleading! Yes, it was listed as a “room,” but the offer never stated the living areas and kitchen were shared. The other guests were lovely, but when I told the host this arrangement would not work for me because I had paid for my own place, he offered to block our the remaining dates in the second room yet also kept asking for more money, which felt uncomfortable on top of a deceptive listing. The kitchen was not well equipped for two separate parties, and the toilet needed multiple flushes to work properly. If you choose to stay here, be prepared for a lot of back‑and‑forth and double‑check with the host that what you think you are booking is truly private and matches what you’ve paid for. I did not realized that this website would book out individual rooms in shared spaces. Lesson learned - do not book a ROOM unless you want to make some new friends like staying in a hostel. Normally I wouldn't write anything negative about a place, but I'm sharing exactly what I would have liked to have known before staying there.

Florencia (9/5): Muy buen hospedaje. - Muy lindo hospedaje y cómodo. Super equipado, tiene TODO para pasar cómodamente la estadía. Cuentan con agua potable y productos básicos como Cafe y te. También jabón y toallas. Alex esta atento a todas las necesidades de los huéspedes. Linda vista desde la habitación. Mejoraría el colchón y que estaba vencido de un lado.

Christiane Anette (8/5): I had a feeling of sheer elation: Ein kleines Paradies - idyllisch mit Karibik-Flair - Nach einer - tollen, interessanten, aber sehr anstrengenden - Rundreise durch Mexiko (ca. 3000 km), brauchte ich noch etwas "Urlaub vom Urlaub"... In diesen beiden Tagen gefiel mir hier besonders die Nähe zum Strand, der feine, weiche Sand und die Palmen, der sanfte Wind und die Ruhe am frühen Vormittag, das tolle Wetter, das leckere Essen und die freundlichen Menschen... Auch abends und nachts ist es hier sehr ruhig. Küche, Wohnzimmer und Garten sind zur Allgemeinnutzung. Da jedoch nicht viele Gäste hier wohnen, ist genügend Platz für alle. Ebenso ist der "Host" sehr sehr freundlich und hilfsbereit. Ich würde jederzeit wiederkommen. Manche Taxifahrer können das "blaue Haus" schlecht finden. (Andere - hingegen - haben damit kein Problem!!!)

Anthony (8/5): Not what I expected, but I had an ensuite room in a 5 bedroom property. I would go again. - I opted for the optional breakfasts which were served in the apartment by Iryna. For me, a perfect combination of fruit, toast and omelette. The beach was just across the road and the ferry to Isla Mujeres only a 15 minute walk away. Alex and Iryna were excellent and available via WhatsApp. Alex arranged a trip for me to Chichen Itza which picked up on site and returned me. A long day but very worthwhile. Very noisy all night from Friday to Sunday.

Our flight was delayed late into the night and he and the driver who picked us up (at 1:30am) were very accommodating. Big plus when you arrive at the crazy cancun taxi stand. Logement propre et très bien placé. Pas vraiment de fenêtre, ce sont plusieurs vitres en quinconce. C’est un endroit très calme, avec peu de passage donc peu de bruit, mais s’il y en a, on l’entend bien.

Karin (9/5): Perfekte Lage, alles was man braucht - perfekter Gastgeber - Wir haben die Unterkunft ausgewählt, weil wir nach der Landung in Cancun einen Tag zur Isla Mujeres und einen Tag zur Walhaitour wollten, und dies am besten fussläufig (beides ca 1000m). Die Unterkunft sollte mit privat bewachten Parkplatz und kurzen Wegen sein und das am Strand (der direkt über die Straße liegt). All das und mehr haben wir bekommen. Der Strand ist klein aber super sauber und wunderschön, im September sehr leer. Um die Ecke gibt es einfache aber sehr authentische Restaurants, überwiegend mit Fisch. Das Gelände ist mit Pförtner eingezäunt. Alex ist ein wunderbarer Gastgeber, unsere verspätete Anreise war kein Problem und auch durften wir am Abreisetag den Wagen samt Gepäck dort stehen lassen und nach der Walhaitour duschen. Die Dusche, die Klimaanlage und auch das wlan funktionierte super und wir haben uns wohlgefühlt. Das Preis-Leistungsverhältnis ist super. Das Haus ist nicht mehr ganz neu und wer Luxus erwartet ist hier auch nicht richtig, unsere Erwartungen hat es voll erfüllt bzw. übertroffen. Nicht alle Zimmer haben ein eigenes Bad, bitte in der Beschreibung darauf achten. Es empfiehlt sich nach dem Erstkontakt per Email mit Alex über Mietwagen und Touren zu sprechen, für tolle und preislich attraktive Möglichkeiten. Wir überlegen am Ende der Reise wieder zu kommen.

Luis Gerardo (10/5): - Me gustó el trato de Alex el anfitrión y el disponer de todas las instalaciones. En general el lugar y la habitación fueron cómodas y muy limpias. Los servicios excelentes, nunca nos faltó nada y siempre muy atentos con nosotros! Solamente no me gustó el escandalo de la playa del niño. El sabado por la noche y domingo todo el día fué imposible descansar , de ahí en mas todo excelente. Al parecer nos tocó la suerte que hubo un evento de sonido por eso el ruido!!

Karen (8/5): Comfortable house share just over the road from the public beach and a few local restaurants - Comfortable house share directly over the road from the public beach and a few restaurants selling the most delicious fresh sea food. The house itself is dated, so if you are looking for 5 star accommodation, this won’t be for you - but is safe, clean and has everything needed for a comfortable stay at a great price! It is also located very close to where the ferry leaves to Isla Mujeres. It’s a great base for exploring Cancun and the local buses run frequently along the beach front, which makes exploring very cheap and easy. Alex and his girlfriend were both very pleasant to deal with. Some thicker/blackout curtains at the windows due to the police car sitting on the beach front with its lights flashing all night every night. Alex did speak with them but they weren’t allowed to switch off the flashing lights as they needed to show they were present. Alex helped with hanging a thicker cloth over one of the windows as a temporary measure and this helped.

The unit needs badly TLC, not hot showers, old mattresses, the bathroom door is a curtain, etc, etc. I Recommend pay little more for better hotel accommodation. Even Motel 6 is better. The breakfast is very good for the little price. There are a lot of authentic restaurants nearby. If you a looking for a local experience this is the best place. The property needs some refreshments of the equipment.

Music was playing loudly across the road until 3 in the morning The kitchen and bathroom were not clean. The bed had only 2 pillows that were very flat. There are no good restaurants or cafes nearby. My room was nice and spacious, which was perfect to keep my kitesurf gear. The host was super great and really attentive. He helped us with trips and always available if we needed anything. Peter (9/5): Definitely recommend it. - Alex is such amazing host; he was constantly connected with me no matter the time of the day and making sure that i was comfortable with all the arrangements. Very accommodative with my change of plans or anything I might need. He made arrangements my last min tour requests and taxis. He supports his local community by using their services rather than big tour companies. The property is right across the beach mostly for locals and far from all hustle and bustle of the tourists. If your looking for a quiet stay this is the place to be. Down town is 15 mins on the collectivo or cab ride away. Highly recommended The ferry terminal to isla the mujheres is 5 mins walk away. Couldn't have asked for more. Fewer options for eating out, Bring your own,to cook at the property.
Aleksandr (4/5): They cheated me with breakfasts, I took the money for myself. There are some shortcomings. - Not a bad location, you can quickly get to the city, airport. The cost of accommodation and the cost of local restaurants, very comfortable prices. Very strange behavior of the owner, whom I saw only once upon check-in. Initially, I agreed with him on WhatsApp that there would be breakfasts, and upon check-in I paid for my breakfasts. But during my entire stay, I did not see a single one of my paid breakfasts, at all. The owner simply disappeared, did not answer calls and messages. He simply disappeared. And my money for breakfasts, too. The owner only responded in a message after I moved out and sent him a photo of where the key to the room was. Of course, he apologized, said that he had very urgent matters. He promised to return the money. But naturally he did not return anything. What a scam! There is no hot water in the room, at all. There were small cobwebs in the corners of the room and the window frame. The choice is yours.

Room was fantastic overlooking a private beach, I really couldn't have asked for more, will most definitely be returning.
