- Makula (3/5): Not coming back. - The breakfast was very good The room we were given is not shown in the pictures. There is not even space for a bedside table. Had we seen a picture of the room we would not have booked this B&B. The pool shown in the pictures does not exist. The owner's temperament does not compare favorably to other B&B owners. Highly suggest you review other sites for reviews on this B&B.

En plus, nous étions obligés de passer une nuit additionnelle sur la route parce que le propriétaire était intransigeant pou un check -in à 11 heures du soir, pourtant lors de notre arrivée il a expliqué que l’établissement était accessible tout la nuit!! Quelle insolence! Je réclame les coûts additionnels de cette nuit à Booking. com. Vous devriez délister cette établissement’.

He provides soooo good breakfasts! Some guests may find him strict about house rules, but personnaly I like that. It encourages respect from both sides. Brand new spa and sauna instead of the pool, nice! I love everything about this place, but be aware of animals sounds early in the morning... Joys of nature in countries!

Les déjeuners étaient délicieux et élaborés, et la suite des Maîtres était spacieuse avec une entrée et une salle de bain personnelle contenatn un bain double. Lit très confortable. L'hôte a une très belle gallerie d'art personnelle. Nous avons été impressionnées lors de notre arrivée. Nous avons rapidement découvert que l'hôte, quoique très chalereux, a des règles strictes et contraignantes.
* Interdication d'apporter quelconque nourriture et breuvages dans la bâtisse - sauf quelques items dans un midi frigo - que l'on doit consommer à l'extérieur;
* On doit aller chercher nos collations à l'auto chaque fois, et manger nos repas à l'extérieur. Apportez une glacière si vous ne voulez pas aller au restaurant ou désirez conserver des restes;
* L'hôte ne fournit pas de lait sans lactose, quoique l'intolérance a été mentionnée lors de la réservation. Si on fournit une pinte de lait sans lactose, on ne peut pas la mettre sur la table de la cuisine;
* De la chambre des maîtres, on doit passer par l'extérieur pour aller aux aires communes, même s'il pleut averse.
* Le spa était trop froid et l'hôte a refusé d'augmenter la température. On ne l'a utilisé que brièvement car on a rapidement frissoné. Oh et il faut mettre un maillot différent de celui mis à la plage pour y entrer. Ce n'était pas indiqué lors de la réservation.
* Les murs sont en papier. On doit chuchotter pour ne pas déranger les voisins. (alors déconseillé pour un jeune couple).
* Le soir et le matin, l'hôte mets sa musique - télé - radio tellement forts qu'on les entend parfaitement dans la chambre.
* La chambre des Maîtres était visiblement la sienne et il y a laissé des items qu'on ne pouvait pas utiliser, ce qui portait à confusion. (ex. bougies disposées à côté du bain qui sont interdites au cas de feu. L'hôte nous a dit qu'elles y étaient pour décoration seulement, mais elle étaient visiblement utilisées, savons).
Nous avons fini par nous sentir mal à l'aise dans la maison, et carrément pas à notre place. Au total, nous avons trouvé que le prix (1,000$ pour 3 nuits) était du gaspillage car nous n'avons pas réellement pu profiter des lieux.

- Guest (8/5): Nice place to stay, convenient location with a host who really cares about his guests. - Previous reviews mentioned the rooms being hot and there not being locks on the doors; there is now air conditioning installed and there are locks (although the one on our room was a bit fiddly).
Lovely breakfast was served every morning. Breakfast is served by the host so there’s no choice (we loved the French toast) so that may not be for everyone. Furniture and blankets seemed a little old, but all was clean.

- Julie (8/5): Lovely property, but disappointed in a shared bathroom for three rooms (up to 6 people). - Breakfast was very good. The host was accommodating and helpful. The property (including the goats) and house are lovely. Location is perfect for cycling, visiting Sandbanks, and enjoying the area. More flexibility in scheduling breakfast would be greatly appreciated. Sharing a bathroom between three rooms (meaning up to 6 people) was not great. No light near the bed. Room was so small the double bed was pushed against a wall. There was no place to read in the common spaces. Nonetheless, the great host, property and location would lead me to try again, but hope to stay in the unit with its own bathroom.

- Mohamed (1/5): Dissapponting... - Call the host before making the drive, and they told us that there was a double booking in and that they have no place for us unless we take a lower grade option. No effort whatsoever was made to try and rectify the mistake even though he confirmed this was not our fault.

My room was listed as a Deluxe double room but it was a very tiny room...hard bed..no nightstand...one outlet so I had to unplug the corner floor lamp and clock to charge my phone. I was given only one pillow. There were dead ladybugs on the bedroom and bathroom floors and there was definitely mouse droppings on the bathroom floor in the morning.

The owner was so kind and helpful, gave us a lot of tips for things to do (you can take beautiful walks and visit great wineries) and makes an absolutely amazing breakfast!

- Angelina (8/5): Beautiful home for early risers - It was a beautiful home in the middle of nowhere. There were chicken and goats behind the house. You could enjoy a beautiful sky at night. The roosters woke me early in the morning and the room was too bright in the morning to sleep in. So on the plus side, it's good if you like to get up early.
Unfortunately, we could not try the breakfast since the host had an emergency and could not be there.

- Nathan (7/5): Strong value but the place is tired. - Breakfast was excellent and the grounds of the property are idyllic. There was no sound barrier between our room and the next room attached. Luckily the couple was not loud. But we felt we had to whisper in our room. The shower head in the shared bathroom was set to break. Other maintenance issued appeared to be patched over (ceiling leaks).

- Patricia (10/5): A special place to be... - Our Space was absolutely perfect in many ways; the landscape peaceful and gorgeous, Hameds friendly house beautiful, comfortable and perfectly clean. Breakfast was excellent with the best coffee we've had during our travel.
What made our stay special is our host Hamed who's hospitality and interest in people (his guests) comes from the heart. You feel that he likes what he does.
We enjoyed good and deep conversation and infectious joy. Definetly rough to leave here. Thank you H., we'll come back!

- Andrew (7/5): Breakfast is the most important meal of the day - Hameds breakfest was a delicious way to start the day. He makes hiw own maple syrup on site which is amazing.
We were able to lock our room door even though it was a very old house.
We left after checking in and came back late without issue from the owner. There was dryer lint on the duvet. However, we know it was clean since he was cleaning the bedding when we arrived and checked in.
- Luanda (10/5): Beautiful historic home 5 minutes away from Sandbanks - Beautiful, cozy property, with farm animals as a bonus. The location is perfect, only a 5-minute drive from the Sandbanks Provincial Park. Breakfast was delicious. Our host was friendly and a pleasure to meet. Finally, our room was spacious, well lit, and comfortable, with a recently installed AC unit. We'll definitely be coming back! The only minor issue was the poor sound insulation in the room, but this is a 19th century house, so not unexpected at all.

Very close to the beach, minutes from Picton and Wellington for lunch or super. The room was very comfortable, clean and perfect for my one night stay. I loved the maple forest and the chickens!

Lovely cheeses and breads, pancakes, eggs, french toast, Eggs are right from the owners chickens! Lovely presentation No air conditioning in rooms, but the owner did provide us with many fans. The pool wasn't operational, but Sandbanks is down the road ( we walked, about 5 K)

The bed was terribly noisy when we were moving White liying down even much more when we were getting up and didn't meet the expectations of such a beautiful room. This repair shouldn't be à big deal...Don't deprivate your customers from a décent night of sleep.

Due to a family emergency the owner wasn't there so no breakfast. However the discount given in lieu more than covered an excellent breakfast at the diner the owner recommended.

Mohamad said there was going to be a $30 per day discount which was fine with us. There was nothing that we didn't like other than our showerhead would not stay up by itself so we had to hold it in one hand while showering.

- Karen (7/5): Very pleasant clean place at a good price off-season - Lovely property, with bonus goats and chickens! Nicely decorated interior and good sized rooms. Quiet location. During the summer season, the pool and the enclosed porch would be very nice features. I hadn't noticed the shared bathroom, which would have been a deciding factor if I had. And, while the owner was pleasant and very helpful when he called us, he was not responsive in advance of our arrival date. I left messages before our arrival (using the Bookings app and his phone) and I had to phone multiple times when we arrived to get a call back about entry. I'm sure this was because he was managing offsite during the off-season, but it made it impossible for us to make accurate plans for our own reasons in advance. As it was off-season and the kitchen was not open, we were given a gift certificate to a small local restaurant. We visited the restaurant but found the menu limited and the tables all full with a lineup ... so we gave the gift certificate to a family in the lineup and went somewhere else.

However, a local place, within easy driving distance was suggested. That restaurant, Bailey's provided an excellent breakfast. It is obviously loved by the locals.
Our B&B host, Mohamad, very kindly directed us around his home by phone, and made us feel welcome, even though he was not present at the time. Our room and bed were very comfortable. The home is perfectly clean, including the bathroom. We also enjoyed "making friends" with the resident goats and chickens! Access to coffee in the morning, regardless of no breakfast, would have been a lovely offer. However, we did have great coffee at the restaurant... It's just that we are early morning "coff-aholics"! A personal email would also have been helpful, to provide a few details in print.
- Rita (10/5): Our Space is The Perfect Place B&B! - The host, Mohamad, was warm & welcoming from the moment we arrived. He accomodated us when we asked for some wine glasses and offered a pistachio snack to go along with our wine. He was very helpful with recommending restaurants and general knowledge of the area. His home was comfortable, quiet and the breakfast was bountiful and delicious. His homemade maple syrup and farm fresh eggs were offered with breakfast and available for purchase.The grounds are beautiful and you are free to walk through the sugar bush and say hello to his goats and chickens. The location is a stones throw away from Sandbanks Provincial Park, the wineries and the Towns of Picton and Bloomfield. It truly is, The Perfect Place! Nothing to comment on here.

- Gary (4/5): Limited privacy, nice countryside, nice home and land that you can explore but over-priced. - Well, Hamed called to say that breakfast wld not be included because he was not at the property. Hamed offered a discount on the rental price for $25 which he said wld allow us to have breakfast someplace but in my view this was a little on the light side given that the advertised "great country breakfast included" was a main drawing card for our reservation. The main issue is that the little farmhouse where we stayed has limited privacy. So although the room was very clean, well appointed and in our circumstance we had our own nice private bathroom with an extra large tub adjacent to the bedroom - however, he has the upstairs subdivided into adjacent rooms - of which one may be for the owner or caretaker, one for additional guests and these rooms are cheek to jowl with no proper insulated walls separating them. So, for example we could see the light emanating from the adjacent room with just slim locked doors separating us and therefore you had no sense of privacy and could hear your co-tenants. The place was therefore over-priced.

My only complaint was that there were a lot of flies and wasps in our room. I killed probably 20 flies and 3 wasps when we checked in.

It is very relaxing and more personable then staying at a regular hotel. Going through the app is a-lot more expensive then paying the host directly. But I probably wouldn’t have stumbled onto this beautiful place otherwise.

The location was perfect for us as we spent most of our time at the Sandbanks, located 10 minutes away.
The host was funny and easy going. He encouraged us to explore the little farm and the art gallery. My daughter loved feeding the goats.
