- Tatiele (9/5): Ótimo custo-benefício, confortável, bem localizado e limpo. - Localização, cama boa, chuveiro maravilhoso, tinha tudo que eu precisava. Travesseiros podiam ser melhores e não tinha edredom. Estava frio, nem liguei o ar condicionado e passei frio nas duas noites que fiquei. São as duas únicas coisas que eu melhoraria. De resto maravilhoso.

A qualidade das toalhas de banho/rosto poderia ser um pouco melhor.

- roseli (1/5): The only positive aspect is the location. I would not recommend it to anyone who values even a basic - The only thing I appreciated was the location, which made it easier for me to get to my appointments in São Paulo. I traveled to São Paulo for work and, unfortunately, my experience with the apartment was very disappointing. The chair provided for work was extremely low and uncomfortable; I had to use two pillows to try to adjust it, but it was still not suitable.
In addition, I was given only two towels for a 10-day stay, which I consider insufficient. The stove was very basic, similar to a camping stove, which significantly limited its usability.
Another negative point was the access process: I did not receive the check-in instructions through the app in advance and had to prove my reservation in order to obtain the access code, which caused unnecessary inconvenience.
Overall, this was the worst accommodation I have ever booked. I do not intend to return and, unfortunately, I cannot recommend this property to others.

- PATRICIA (1/5): BE AWARE!!!! I left a bag behind and my items were not returned! - Nothing was good at that place, complete mistake staying there, bad bad, dirty linen's, horrible pillows and towels, overall nothing was good besides the location, bad management and horrible amenities. From the start this stay was a nightmare, I will start from the end where I left a bag full of items behind and after 2 hours once i realized and called the management they said it was not left behind, I then went to the main office and the building manager saw the the lady leaving the apartment with my bag and items, they refused to return, turned out there are cameras and I will file a police report and charge them for not returning and keeping my items, when I arrived the host made a mistake with our documents and left us outside for 2 hours and never replied our messages, it was 12AM and I had to get help from the building manager otherwise would of stayed outside overnight

You have to check in on line. Despite our using an apple iphone 18 and the latest apple mac Air, it took us more than 4 hours to check in on line. The system simply wouldnt accept our documents. Incredibly frustrating! They use Whatsapp to communicate, in Portugese, but only ever via an AI bot who doesnt address any of your questions or queries. If there's a problem in the room they're not interested in helping you to resolve it!
This is at the lower (cheap) end of the apart Hotel market. Everything in this accommodation is cheap, the ill fitting bed linen, the cutlery, the curtains (so thin they let street lighting into the room at night. You dont need an alarm clock. Daylight floods the room once dawn breaks. The AC unit is loud. The noise keeps you awake. If you turn the AC off, the room is so small it quickly heats up and you cant sleep. The large fridge/freezer in the room constantly turns off and on all night. Its very loud. Loud enough to keep you awake, all night.
There is NO customer service!
On day 4 of our stay, the toilet became blocked. We advised the room's owner who eventually after some time got back to us to say that they would provide the name of a plumber, his price list and his payment details. They expect their guests to pay for such matters to be resolved.
We complained to Booking.com. They took the matter up with the rooms owner and were ignored. None of their communications were answered. We wrote on Booking.com's messaging board to ask when they would send someone to fix the issue and were told, "only tomorrow". "Tomorrow came and went, no sign of the rooms owner. We eventually bought a product that broke down the waste material such that after many flushes the waste disappeared. The toilet became blocked again later that week. We used the same product to clear the waster knowing that the rooms owner would not assist!

- INTERNATIONAL (1/5): Terrible - The property never advertised that they didn’t accept visitors ,they denied my visitor late night and asked me to contact the owner which the owner never even picked up . My visitor had to go back. The next day we tried to resolve this issue and they told me the property didn’t allow visitors and I told them it wasn’t on the advertisement . I couldn’t stay there with that policy and they refused to refund me my money back They don’t make things clear then when you get there you trapped and they keep your money a rip off

Uma grosseira. Fazia perguntas demorava pra responder, fiz compras no mercado que existe no prédio pelo aplicativo a porta não destravou e não devolveram meu dinheiro! Não me senti nenhum dia bem vinda os vizinhos extremamente barulhentos, o prédio tem uma estrutura ótima, apartamento, segurança, piscina e academia muito boa mas infelizmente as pessoas envolvidas não foram respeitosas muito menos gentil. Todos perdidos parecem que não sabem o que estão fazendo, sem contar o check in tardio e depois ainda querem um check out antes das 11am . Acho que a booking devia rever as companhias que alugam, alugo no mundo todo e prefiro mil vezes a BOOKING do que o Airbnb mas no Brasil especialmente em São Paulo está cada dia pior.

Não fomos avisados pela nossa equipe de limpeza sobre esses pontos, se não teríamos resolvido antes de sua entrada. Poderia mandar uma foto do suporte do banheiro? Sobre o vaso sanitário, ainda está ruim o escoamento?

Colchão ruim mole e com roupas de cama bem simples, as toalhas pareciam lixas de tão ruins.
- Fabio (9/5): Flat bem localizado em bairro de luxo - Localizado em bairro nobre perto de tudo. Supermercado, farmácia, padaria, shopping, estação de metrô e parque Ibirapuera. Flat ideal para um casal sem filhos e todo adaptado para cadeirantes. A cadeira da mesa do computador estava quebrada, não tinha a prateleira para colocar o shampoo e sabonete no box do banheiro (avisamos ao anfitrião que deve ajustar as falhas). Não respondem pelo chat do booking, apenas no WhatsApp que recebemos informações no início da reserva. Deixo como sugestão colocar uma sanduicheira elétrica.

- MAMMM (3/5): Lastimavel - E uma excelente localizacao! O 1o contato ja nao foi da maneira mais educada possivel, mas ok. Depois, uma series de episodios lastimaveis. Pessima experiencia. A conecar que nao tem coberta, apenas uma "manta" (decorativa, ta?) e eles nao fornecem outra. Foto do cadastro some e o porteiro deixa vc sair e nao pode voltar 3mins depois (!!!). Tem panela, mas so se tirar a camada de quase 1cm de gordura embolorada (tenho foto!). Detergente tambem fornecem (em uma garrafa pet de agua com um furo na tampa). No banheiro mais uma lista de itens quebrados (inclusive a tampa do vaso). Mas fique tranquilo, os hospedes passam por procedimentos de "seguranca" - faca o deposito do caucao se quiser comecar o atendimento, ja com a reserva paga. E espere 7 dias pra devolucao do pix! Ah, mas o atendimento ate as 21h para de responder ad 19h30! Resumo: pague caro, em Moema, leve seu cobertor, sua panela, nao espere que cumpram o horario que informam e, esteja preparado para provar as conversas! Pq o hospede e capaz ate de alterar o sistema dos predios de acordo com o guru-anfitriao.

- João Paulo (8/5): - O acesso foi fácil, as instalações são funcionais, a academia do prédio é boa. Tivemos aguns problemas com a limpeza no primeiro dia, que depois foi concertada.
A informação de que temos que pagar uma caução está bem escondida no Booking. E só fizeram contato comigo sobre isso no dia de entrada. Então me senti pego de surpresa.

- Siegfried (5/5): Complicated check in - Good location, clean and well equipped flat. After paying the agreed fee on booking.com we had to complete a complicated check in procedure. Scanning passport and sending personal details again was okay. Then we had to pay a deposit with PIX which is a local payment method not accessible to foreigners. Finally we had to take another selfie to get access to the building. A lot of steps and additional payments which caused us trouble as we were driving that day.

- Laura (9/5): Superb - Well located, modern and clean. Easy check-in. You have to pay a deposit that can take more than a week to be given back. A bit small if you need to spend some time on the apartment and it does not have many cooking implements, but it is perfect if you just need the place to rest.
