The condominium (central) heating will work on a schedule, as imposed by Italian law, and heating cannot be adjusted. The schedule will operate as follows: 6 AM to 9 AM, 12 PM to 2 PM, and 8 PM to 11 PM.
The highest temperature allowed by Italian law for the residential sector is 19 degrees Celsius for all thermostats, both central and autonomous heating.
Please do not use more than one appliance at once. Otherwise, you may experience power outages. If this happens, guests will need to reset the fuse box. Please do not use more than one appliance at once.
Please note that if the type of check-in of the property you have booked is "Greeter", there will be extra Late Check-in Fees (note that late check-in has surcharges, payable via card/payment link before your arrival:) for check-in after 7 pm.This property does not accommodate bachelor(ette) or similar parties.

- Greta (8/5): Very good - The location of the apartment was great - 10 out of 10 points, we walked everywhere, very good location. The bathroom was large and comfortable. The sofa bed was uncomfortable and broken, it somehow separated while sleeping and a gap appeared. Please, for the sake of all other customers, buy a new sofa that is comfortable to sleep on. And the door, it was scary to lock it every time so as not to break the key.

- Juan (7/5): Good - Location, location, location. The apartment is small but has everything you need. It is on the 4th floor (5th really for America, since in Europe they don't count the ground floor as 1) and stairs are quite a workout, but for us, totally worth it for the location. Apartment is quiet, it faces away from the street. Beds are comfortable and bathroom is great. We got pillows, sheets and towels for everyone and it was all comfortable and in good condition. A/C does not work, both are stand units (e2t2 I call them) the one in the living room is not hooked up to anything, so the vent that is supposed to get the hot air out, is blowing in there as well. It's an old unit and does not cool the room, it blows good air though and there is a fan. The unit in the bedroom is much newer and does cool off, however, it is not large enough to cool the room cold. It will make it comfortable, though, as long as it is not in the middle of the afternoon. The apartment receives all the afternoon sun, and there are no shades, curtains or anything to block it, so that poor unit keeps erroring out as it keeps trying to cool. As mentioned, the apartment has no shades or curtains, so all the sun and light come straight at you in the afternoon. I believe since we were there in the beginning of October, the nights were cool so that worked OK. I want to say, the location is excellent, for me, I would definitely stay again if it's during fall or winter months, I don't think I could bear summer in this apartment. Customer service is like speaking with one of those robots that auto respond, they will send you an email, and if you miss anything and ask, they will just say "read the email", really, not much service there but they were not rude either.
- Simon (3/5): Honest review of the non-colourful apartment - The location of the apartment is perfect. Close to the Spanish Steps and walking distance to most of the amazing sites in Rome. Where to start.... Be aware the apartment is on the fourth floor with no lift. I can't recall this being mentioned as I was away with my mum who is 70 and this was a challenge. Whilst the apartment itself was clean the cups etc were very used & dirty. The button that lights the hob is missing so you couldn't boil any water for tea/coffee. Didn't want to use matches as it didnt feel safe. That said whilst there is a picture of a kettle there wasnt one in the apartment, just one very worn saucepan. There was no bedding left out for the sofa bed and when searching round we found the spare pillows to be dirty and needed replacing. There were also a number of towels that were very stained and again needed replacing. Whilst the apartment listed a hairdryer there wasnt one! There were no basic instructions for the apartment ie WiFi, were the bins are etc. Lastly as one other review states the apartment is not decorated as per the photos on the listing. Its the only colourful apartment that is painted completely white! I emailed and called the agent with all the issues I had identified and sent photos. Whilst they were very apologetic it then took two days to simply provide a hairdryer and two new pillows. The hob remained broken and they emailed to say how to use the wifi. We also had to keep chasing up to ensure that the letting agent was going to do something about our concerns. This apartment is in an amazing location and these things are just basic and the minimum that any traveller should expect for the cost of the apartment. They should be easy to resolve but would suggest to any traveller that you check that this has happened before booking. Photos attached the review to show the true interior of the apartment!
- Annija (5/5): Okay - Very close to centre and Spanish steps very easy access. Easy to get keys and find property Property was booked for 4 people but there wasn’t any bed things for the sofa bed. I had to request these things twice. The toilet was also not cleaned properly when we arrived and the sofa bed is not comfortable enough for two people. I think this property was put on the market too hastily without putting a lot of thought into it and hosting for paying guests.
