• Melanie (4/5): Only because of the location would I consider this accommodation. - The location was perfect and I appreciate the early check in for the luggage. When we arrived, the front door was damaged. Later, the door broke completely to the point that we couldn't enter the apartment for a while. Communication was very good at first, but then I was told I had to contact another department for any issues with the apartment. The apartment was dirty and didn’t have enough amenities as advertised. There were broken lamps, crooked paintings, and broken frames at the head of the bed. The kitchen had few utensils and also needed cleaning. The air conditioning in my room never worked, and no one contacted me after I reported that it was broken. I had to sleep with the window open and would wake up when I got cold. On very cold nights, there was no heater available.
• Mara (10/5): Lovely flat - Great flat, very good feel about it and genuinely lovely place where to stay. Location wise - close enough to city centre to walk but just far enough to be away from busyness. Communication with agents were on point and well timed. Thank you!
• Tiffany (10/5): - This was such a great apartment especially as I was traveling with my dad, we could have separate bedrooms and nice area in the living room to hang out during some rainy times. The kitchen was wonderful to have and made doing some light snacks and coffee/tea easy. It included a washing machine which we needed on our long trip. There isn’t a dryer but in the closet we found a drying rack which worked fine for us. The staff were really responsive to messages (used WhatsApp) and were punctual to meet for check-in and when we requested additional towels later into our stay. The views were great and there was everything we needed including some books. There was one night where the water stopped working from 10 pm to 9 am but it was due to the city construction so no fault of the staff. This is a great spot, close to everything yet far enough away from the crowds. Right across the bridge (7 min walk) is a really good market where we picked up coffee/snacks/toiletries/wine/sodas/fruit. It looks small but it’s quite big.

• Ivan (8/5): Good but it can be better - The location is good , the size of the flat is good. Small things, really ... the kitchen is missing a few things , the pillows were not so comfortable (1 is not enough 2 are too much kind of a situation), and the smell - we couldn't figure out the smell. There's a cheese shop next door , but it's not just that.

• Joseph (8/5): - Great location. Very clean. Excellent communication and host was responsive and delightful. The nicer bed was on the city side and the noise from the street was very loud and made it difficult to sleep.
• Trevor (9/5): Wonderful! After an exhausting day wandering around historic Florence and visiting all the museums. Returning the apartm - The decoration and furnishing was stylish and comfortable. Very simple and understated but in a sophisticated way. It felt luxurious. The quiet location was perfect for a visitor to Florence, just south of the river opposite one of the main bridges making access to the historic centre very easy. Yet San Niccola itself is a great quarter, quite arty with loads of trendy bars, cafes and restaurants within a few hundred meters. Indeed the apartment is above a really cool wine & cheese bar and just 4 doors from a great little cafe where a couple of cappuccinos and croissants cost less than €10.00…! Shower could be a bit temperamental to get decent pressure at the right temperature. Lounge could do with a coffee table

• Sanja (9/5): Superb - I liked the location, overlooking to the river Arno, very close to everything. The apartment was very cute providing everything you need. It was on a first floor of the buildin. /
• Hollowell (6/5): Look at the pictures carefully - The guy that met us to give us the keys was late. He seemed to be only concerned with collecting the tax and leaving. He didn't even offer to help with our luggage up the steep staircase. I had asked for recommendations on places to eat, and he said he would send some but never did. The location was convenient. The pictures online looked bigger than in person. It was smaller than expected. There were no papertowels in the kitchen nor a dish towel. I had to ask for that. The kitchen had a dishwasher and washer, but no soap for either. They did bring two tablets for the dishwasher so I could run it, but said they did not provide washer tablets. It would have gone a long way if they would have. There were three of us staying, and we ran out of hot water everyday. I suggest setting a timer for three minutes tops if you want a hot shower.
• Christoph (9/5): Superb - Best location. Super close to all tourist locations. Parking is difficult, very difficult.
• Mark (4/5): - The property was fine in a nice area. The check in was shambolic. We communicated ahead of time when we would arrive and then confirmed on the day what time we would arrive. Despite this we were left waiting outside the property for forty five minutes with no communication. Not good enough
• Lisa (5/5): This property was disappointing and not kept up to the level guests expect based on the photographs and description prov - Location, 2 bedroom apartment , kitchen and washer/dryer Unfortunately this property did not live up to its description: We arrived to an apartment that was not cleaned well and had no cleaning supplies for us to use such as a broom, washer soap, dishcloth. They left us 2 toilet rolls for 4 people for 6 days, when we asked for more they did bring us 4 more grudgingly. The kettle was broken and needed to be replaced. The air conditioner in main bedroom started leaking. There was no mid-way clean during our time at the apartment. Towels were in short supply as well. Beds hard and not comfortable. Reaching someone to assist us with our concerns was difficult and at times they were very rude. We would not recommend nor use this property again.
• Richard (9/5): An amazing stay, great apartment and location and - Lovely property and great location. Loved our stay here. Right next to shops, restaurants, cafes and shops. Quiet, away from the crowds, but easy walking access to everything. Minor suggested improvements; no cloths, washing up liquid, dishwasher tablets or washing powder, small amounts of each would be good. Shower temperature was either boiling or cold, tricky to balance.
