- erin (7/5): The room in the hotel is absolutely beautiful concierge and hotel lobby was left to be desired - Hotel concept is beautiful. The rooms are super modern and clean and couldn’t ask for more there. There’s not an actual concierge or hotel guest check-in. It’s all done by your phone, which makes it really difficult to have a great check-in process. I literally had to wait till exactly 4 PM to get a text message that my key was ready to download on my phone, which did not feel like the greatest experience

We were promised that staff would come up and look into the lights, but we never got another update. The room is unique and comfortable, however the supporting staff did not fulfill their promises.

- Eli (8/5): Clean, stylish, functional room -- at a good price. - Rooms are very stylish, if spare. Bed was quite comfortable. Helpful to have a steamer in the room for our clothes. The check-in process is entirely online (a lot of WhasApp messages!) and ours was a bit glitchy, but we were able to reach the hotel by phone and they quickly resolved the issue. We reserved the smallest room, so there was no room for a sofa or chair. But it would have been nice to have a small stool -- anything to have a space to sit since the bed is on the floor.

- Hailey (6/5): - It’s a very aesthetically pleasing hotel to stay in. It was clean except there were stain in one of the sofas as well as some hairs. If you are traveling with your family, it is not ideal as there’s no door for private shower. There’s no elevator so if you are coming with luggages, be prepared. There’s no front desk but they do respond to your phone calls and texts pretty promptly. I had requested for 3 guests- no extra blankets for the 3rd person. If you want early check in (1 pm instead of 4 pm), it is $60 upon checking in. If you don’t want to street park and want to use their parking lot, it is $50/day. Also there’s no direct ways to get to the hotel for the parking lot. You have to either go around the building to front or through their cafe/restaurant to go upstairs. If you are okay with extra fees as well as some inconvenience and looking for aesthetically pleasing space- do book.

- Ravi (2/5): Tries hard to have minimalist Japanese-themed design but not functional or comfortable at all. - Reasonably priced. Parking area not secure yet charged $50. No staff on site at night or morning. Table and chairs to “work” were so low to the ground - only about 12-18 inches off the ground. Stupid. The bathroom is stupid. Sink and mirror almost under the shower head. So after you shower, the only mirror in the entire room is useless unless you want to stand in a wet puddle from the shower.

- Marta (9/5): Beautiful and very stylish stay in the amazing Arts District - We loved our stay in kodo hotel, it's a really special place. The design is beautiful, the bed is seriously out of this world - we had the best night sleep ever and we slept in a looot of hotel beds :D When it comes to the location it was perfect for us as we wanted to explore Arts District and Downtown during our stay, but bare in mind that it's kinda far away from a lot of the main tourist attractions. The coffee in the coffee shop downstairs is delicious and you get one drink and a pastry for free everyday - which was a nice addition to our stay. We recommend trying the strawberry matcha latte which was amazing. The contact person was also really helpful, especially when we had some issues with blocked credit card at the beginning of our stay - thanks for the understanding! Overall we really enjoyed our stay in kodo hotel and if we're ever back in LA we would definitely stay there again. When it comes to the design of the room it is really outstanding but not very practical from our experience. We kept hitting our heads on the concrete lamp shades next to the bed which was pretty painful each time :D Also our room (room nr 1) had a very sharp step on the way to the bathroom which we also found pretty dangerous, especially at night. The hotel isn't very well sound-proofed: you can hear noises both from the outside and the room next door as well. We didn't mind it too much as we used earplugs, but it's worth keeping in mind.

- 開水豬 (9/5): Overall, it's a good place if you travel alone, and maybe good if you travel with your partner. - The staffs are very nice, even though I didn't meet them, but they messaged me to see if I was enjoying the stay. The room is also beautiful and clean, and I was able to relax after a long flight. There's a painted scroll right above the bed, and I don't think that where a painted scroll is supposed to be. The shower and the washbasin are in a semi-open space, and there's no door/cover between that space and the bedroom/living room. I was ok because of traveling alone, but if traveling with a friend, that would've been very awkward.

There isn’t a lot of air flow in there so it does get a little stale and there’s a bit of a smell at times - but that’s just LA in general I guess (or the gross people who got kicked out across from us). But it’s a super cool room with a great vibe. Decent amount of places to eat in walking distance too. Pretty quiet during the night. The parking isn’t too bad. $50 and a lot in the back with assigned spots. Only downside is there’s no front desk or management or any employees on site, so if anything happens, it’s all over the phone. But I would stay here again.

- pillowsofwanderlust (8/5): Beautiful design and great location, but some niggles - Los Angeles' Arts District is a rapidly gentrifying area that is an epicentre for critically acclaimed restaurants. Hotels are are few; Kodo and Soho Warehouse down the street are the only two I know of. I booked a staycation here with the main purpose of eating, and was able to walk to all my meal sites/restaurants. There are 5 lauded eateries within the same block Kodo Hotel opened just this year in Jan. or Feb. It's located above the Kodo Restaurant and Kodo Café, both open about 2 years. All are housed in a century-old former firehouse. The hotel and eateries have a beautiful Japanese aesthetic, very Zen and minimalist. The hotel has just 8 rooms, all individually designed and sized. When I first booked, the hotel's website had photos and descriptions of each room, and I chose a particular room accordingly. Afterwards, the website was redone, the rooms categorized into 4 room types with brief descriptions of each and some photos, but not of all the rooms. There are two Superior King Plus rooms, two Superior King rooms, 3 Deluxe King rooms and one Standard Queen room. I originally booked a Deluxe King, but when I noticed a rate change, I was upgraded to a Superior King Plus. Rooms and the hotel itself are accessed via a QR code sent to you at check-in. The room was gorgeous and airy, with high wood-beamed ceilings, a sunken bed bordered by white river rocks, a bathroom with a rock-like sink and open-concept shower, Direct TV, a semi-stocked mini-fridge, lots of natural light. My room had a regular sofa and table, but some of the rooms feature a tatami-style table and chairs which, coupled with the low-slung beds, can be a burden on one's knees. The "closet" was a very pretty open wooden rack with a few hangers and a shelf. The "one-button technology" touted by the hotel worked fine for the room lights and window shades, but the music which was playing when I entered could not be turned back on. The open-air shower means you must be very familiar with your roommate and there's also some water splashes, but the water pressure from the shower was so weak, this was not a major issue. But it was impossible to have a "quick" shower. The hotel does not seem to have on-site staff (aside from housekeeping). Check-in check-out and concierge duties are done via text. My digital check-in was delayed because I didn't get my QR key code at check-in time, I had to text for it while waiting in the parking lot. Responses to texts is not always immediate, and sometimes there was none. Housekeeping did not service my room, despite seeing and speaking to her in the hall. There is designated parking by room number at the rear of the building, it's $50 per night. Guests are also entitled to a welcome drink in the café or bar, and a daily morning beverage as well. The website also mentions a morning pastry but this was not offered to me. Overall a nice stay, with the hotel's design and location being its strong points.
- Kristjan (9/5): Loved our stay here. Would definitely stay here again. - Unique boutique style hotel in a really interesting building in a character filled area of LA. We really like this area of LA- fully get its not for everyone. Do your research. We went to the restaurant in the hotel one night and it was great. Coffee in the morning at the coffee shop in the lobby also great. There is an abundance of style designed into this property and we loved it. We stayed there the day after the hotel officially opened so there weren’t a lot of other guests there. We had very prompt and helpful responses from the concierge through text Ok now the room- this was a gorgeous room and very unique. Big windows, extremely high ceilings, beautiful lighting, very cool minimalist style and furniture. Loved the toiletries and little details. We would stay here again Not a huge deal for me and my husband but I would just flag for less mobile people that there is no elevator… when we checked in there was someone at the front desk who helped us with our luggage up the stairs to our room which was nice- The rooms are up only one level from the main floor but the ceilings are high so the staircase is long. Again, not a complaint at all, just something others may want to consider and be sure they’re ok with when booking here. Only other note is we would love an outdoor space - like k said the hotel was brand new so whether that’s in the works or not I don’t know… but a pool or at least a patio (preferably rooftop) would be amazing. The lobby does open right up to the outside which is gorgeous and there is a nice patio on the main level which we didn’t use (I think maybe it’s just for the restaurant ?)

- Camilo (10/5): - My stay at Hotel Kodo was initially marred by a leaking shower in our room upon check-in. However, the hotel staff, especially the manager, went above and beyond to rectify the situation. Despite not having alternative rooms available, they promptly fixed the leak while we dined at the hotel restaurant. Additionally, the manager graciously provided complimentary items from our meal. To top it off, the following day, we were upgraded to a larger room to compensate for the inconvenience. I commend the manager for their exceptional handling of the situation, turning what could have been a negative experience into a very positive one.
- Kalina (8/5): - Kodo is a boutique 8 room hotel above the restaurant. It is Japanese inspired, and minimal. Rooms are spacious with high ceiling. All very positive, design and comfort wise. Cleaning is minimal too, and that’s less positive. There was supposed to be freshly baked pastries every day for breakfast, and there was none, including the substitution. Overall a positive experience.

- Konstantinos (1/5): It was rated as 5 star at booking with score 10. We feel totaly scumed. - 1. It is presented as a hotel . It is not. It is furnished studio. No staff. No reception. No restaurant. No elevator. No cleaning. 2. It is falsely presented as a hotel with facilities. We had to climd the stairs with 9 luggages at 23.00 pm because there is no elevator and there was no stuff or reception to help us. 3: we had a creature at the roof of the room , that was making a creapy noise. The kid was terrified we didnt sleep. There was no staff in the building to help us out. By phone they offered us to stay in another room in the middle of the night. That room was freezing it had open windows and the air-condition was at cold 60fahr We either had to get sick or to sleep with the noise. Next day after departure we were informed it was a cricket in the room.
