- Lisa (6/5): Comfortable stay, convenient area. Needs a refresh and a good deep clean - The location is close distance (15 mins walk) for the Apollo Victoria theatre and the tube. Quiet street. Backs onto flats with very close residential gardens, with sometimes loud shouting and music, so had to shut the windows. Staff was helpful for checkin, although I did not like the fact I had to download an app on my phone and use an electronic key and download all members ID. Apartment had everything you need for a comfortable stay although did point out to staff after staying here that it needed a good clean and sent them photos of areas in need of attention (did not get a response). This is advertised as luxury, which maybe it is for London, but it was a bit rough around the edges, although this did not spoil our short stay in London. Shops nearby such as Tesco and a chip shop right at the end of the street which was convenient Needs a bit of TLC, as I imagine it gets a lot of use. Also needs a good deep clean as there was certain areas such as showers with mould and ceiling fan in shower clogged with dirt, also dirty cotton pads left on top of shower cubical from other residents who had stayed previously. Loose electrical socket in the kitchen. Also quite dusty and carpets need a good wash. Iron board was also bent and broken.

Nelle vicinanze ci sono bar, ristoranti, farmacie e supermercati per ogni genere d'evenzienza. Il letto era un po' piccolo per due persone di statura media, anche le stanze avrebbero bisogno di un piccolo refresh. Con un po' più di attenzione ai dettagli, questa struttura è sicuramente da 10.

- Rikki (7/5): Excellent location on a quiet Road - Location was great and a few essential shops, just 2 mins walk away and Pimlico Tube less than 10 mins walk away.
It was easy to unload suitcases etc and I found secure parking (Apex parking - victoria car park) just 10 mins walk away.
Road is very quiet, so no disturbance from any traffic, although we could hear water flowing through pipes from neighbouring apartments early in the morning. I received instructions to download an App to my mobile, which the key was sent to on the day of check-in.
Although, other registered guests didn't receive the key. It was resent, but we didn't want to waste too much time trying to fix this, as we were travelling together anyway.
Bedroom was smaller than I thought and walls need a repaint/touch-up.
Rug in lounge was worn out and needs replacing.

Le pentole dell’appartamento sono già unte, così non dovrete portarvi l’olio o il burro da casa. Voto:2, come i 2 mini rotoli di carta igienica che abbiamo trovato e che dovevano bastare per 4 persone per 5 giorni. Non come quelli famosi che non finiscono mai. Al secondo giorno erano già finiti e abbiamo chiesto all’host dove trovarli. Ci ha risposto alla maniera di Sophia Loren: “Accattatevillo!”
È consigliato portarsi dei limoni, che stringono. Perché se vi state calando addosso in piena notte, potrebbe essere un problema.

- Martyna (7/5): Świetny Apartament, Dramatyczny Check-in - Lokalizacja apartamentu jest absolutnie super i była jednym z największych atutów tego miejsca. Wszystko było blisko i łatwo dostępne. Sam apartament był czysty i bardzo zadbany, co z pewnością wpłynęło na komfort pobytu. Było również ciepło, co jest ważne zwłaszcza po całym dniu zwiedzania. Ogromnym plusem były wygodne łóżka, które zapewniły mi doskonały wypoczynek. Dodatkowo, dwie łazienki to luksus i ogromna wygoda, zwłaszcza gdy podróżuje się w kilka osób. Największym problemem, który znacznie obniżył moją satysfakcję z pobytu, był proces zakwaterowania (check-in). Spodziewam się, że dostęp do apartamentu powinien być maksymalnie łatwy i szybki. Niestety, u Was było zupełnie inaczej. Konieczność najpierw wykonania check-inu, następnie wysyłania maili w celu uzyskania kodu, a na końcu ściągania dodatkowej aplikacji tylko po to, by użyć kodu i dostać się do mieszkania, jest zdecydowanie zbyt skomplikowana.
Cały ten proces zajął nam około godziny, co jest nieakceptowalne. Problem dodatkowo spotęgowała sytuacja, w której na telefonie użytym do check-inu nie mieliśmy aktywnego roamingu, co wymusiło dodatkowe telefony i zmianę urządzeń. Ten proces musi być uproszczony!
Co więcej, poleganie wyłącznie na aplikacji mobilnej jako jedynym sposobie dostępu do mieszkania jest mało przemyślane i stwarza potencjalne problemy bezpieczeństwa i funkcjonalności. Co się stanie, jeśli telefon się rozładuje, zostanie zgubiony lub skradziony? Goście zostają odcięci od dostępu do opłaconego zakwaterowania. Sugerowałabym rozważenie bardziej tradycyjnych i niezawodnych metod dostępu (np. prosty kod na klawiaturze przy drzwiach lub skrzynka na klucze), które nie są w 100% zależne od sprawnie działającej aplikacji i smartfona.

- Anna Maria (5/5): Uncomfortable bed (small and too soft), but good location and calm area - Location, that it is a calm area, kitchen and bathroom renovated, well equipped, living is comfy, large TV, bathrobe. The main reason one takes an apartment is to have a good sleep, but here the bed was just horrible: very small and short for two people, too soft and there was only one massive duvet, very hot for the weather. Otherwise the apartment tried to be good looking and is rather well equipped, but things are a bit wobbly and the bed is very uncomfortable and small. The access was a bit stressful: one needs to download an app, get a digital key, which did not work on Samsung only on Apple phone. Host was not patient, rather lessoning. Zero flexibility on checkout, unless you pay. Not a nice experience.

- Erin (6/5): Chic place in an excellent location but slightly problematic in a few domains. - Beautiful and chic apt. Excellent location! The main bed was comfortable. Host communication was excellent considering the cleaning mishap. They forgot to clean it when we arrived. It was filthy from the last tenants. We had to wait until they got someone over to clean and then we had to give them over 2hrs before we could get back in. Long day of travel for us and we wanted to decompress before heading out, but that wasn’t possible. Additionally, there was no soap or shampoo available in the shower soap dispensers. Another item we had to purchase after showering the first time without. Lastly, the water in the shower was scalding hot most of the time or all cold. No middle ground. Made for an unpleasant experience every day.

The shower in one bathroom only had hot water, hence impossible to shower in. The second bathroom shower was so small you had to shower with the shower door open for any chance to move around and shower properly. Neither basin had hot water at all.
Coffee machine still had used pods in the unit.
I requested fans as there was no AC and was denied the request. I was told it was an item I needed to request in advance so they would not provide them, even though we were staying for 4 nights.

- Molly (4/5): A Little Disappointed - The beds were comfortable and clean. There were plenty of power outlets, and the tube is only about 10 minute walk. There are some cute restaurants and a Tesco in walking distance. We are 3 adult women - our mother turned 70, and we wanted to treat her to a UK adventure. This wasn’t a regrettable experience, but certain details probably would’ve changed our minds about staying.
The ONLY way to get into the building is using an app on the cell. And then to get into the apartment as well. And, it’s required to have the app to enter the master bedroom so don’t leave your phone in the bedroom!
When we walked into the apartment, the first thing we noticed was a really pungent smell. Like somebody had left rubbish in the bin for too long and then tried to cover it up with a cleaning agent. We stayed for 2 nights, and each time we came back in, the smell hit us.
We had gone out for a bit one morning, and when we got back the app key didn’t work on the apartment. We were stuck in the hallway for a few minutes, but thankfully the managers were on my contacts so we were able to get back inside pretty quickly.
The water pressure changes in the shower if others in the building are using it. The master bedroom shower flow is not very strong. In the main bathroom the bath is preferable because the shower pressure is low. Also, the fans in both bathrooms make inconsistent annoying noises and don’t really exhaust the steam. The master shower is about 2.5 feet squared, so very very small.
The kitchen doesn’t have any hand towels or paper towels, and the coffee/tea/creams are a limited supply.
There are some scuffs around, there are some details with the caulking and paint that seem permanent yet unclean. It is an old building, but some maintenence is needed to be considered luxury.
- Vita (1/5): I dont recommend to anyone,especially with kids - Location was really great! 10 min walking distance to the metro station,2 min to the grocery store open until late. Also 25/30 min walking time to the Big Ben 1. I left my AirPods in the apartment, which I could track by geolocation through my phone.I didn't have time to go back for them,so I wrote to the host,attaching all the screenshots of the AirPod's location (at the apartment) and telling them I will pay the shipping costs to my home (in Scotland)they didn't answer my emails for a long time,and eventually, after 3 phone calls to them and after I ve contacted booking customer service - they finally replied that the cleaner hadn't found them. Despite the fact that after 5/6 hours my AirPods moved to a residential area an hour from London(where cleaner probably lives)
2. The kettle was full of scale (look at the photo)
3. The bottles of shower gel and shampoo were empty.
4. The second bedroom was on digital key, which accidentally closed along with my belongings and my sleeping 5-year-old son. No one tried to help me with it,cause their office works from 9 to 18 only,so I needed to wake up my son and ask him to open the door from his side,its very difficult to do with a 5 years old child.
5. Also host provides us only 1 coffee capsule for 2 adults and 3 nights booking dates.
6. The paper towel holder was empty and there were no disposable towels in the kitchen to wipe your hands.
- Mohammed (8/5): they offered a free transport from airport to the apartment which was very nice - THE CHECK IN was very annoying we had to wait for 1 hour outside the apartment door with our luggage and tired kids till the code was activated although the cleaner finished and the apartment was ready and that we informed them that we have no place to go and we need at least to keep our luggages, we ended up by the door
our flight arrived at 1200 pm and the check in at 3pm

Customer Service needs improving asap my birthday was ruined by my stay here - That decor of the property was nice but that the only thing I liked about this accommodation and stay! The mobile access lock was proving to be quite difficult we did not review keys 24 hours prior to check in and had to make contact with the property over 8 times just to access the room. Upon entry to the room we found the cleaner was still present and told was we was not allowed to enter as he was finishing up after we had been stood outside in the rain until our key was active which was only from 3pm and we arrived to the property just after 2pm so we rather cold and wet aswell as tired from day of travelling with cases to be told we couldn’t come in the room at the check in time. We dropped our cases and went to a local shop to get refreshments and the cleaner was still there upon return after leaving we was only in the property a short period of time while we changed to go to an event we had pre booked in the evening. Whilst getting ready we heard some really loud banging coming from above which was a separate property from ours, my friend advised she thought someone might’ve been fighting as she could here shouting we called the property to tell them about this and they said they would try to sort something. After the report was made the banging continue every few minutes throughout the night and then someone began to ring the outside buzzer, there were 5 of us all female staying in a room alone and it was honestly terrifying especially when we had already contract the property and it didn’t seem like anything had been done. I myself personally struggle from anxiety and found this stay to be very distressing on my mental health I was really anxious & I struggled to get any sleep in the property as I was scared something may happen throughout the night. We reported the banging for a second time and was sent a reply that advised -

- Louise (1/5): Bad - I have made a claim through Booking.com and Avari Apartments for a 50% refund as we had no hot water and no heating for our entire stay. No heating and no hot water four 4 nights in the middle of a London winter is unbelievable.
It is such a shame that the service from Avari is extremely poor, as the two bedroom apartment is lovely and the location excellent.
Nobody is coming back to me although Avari promised they would deal with this.

- Chireal (1/5): Sub standard - Nothing only the location I am writing to formally raise serious concerns regarding my stay at your property on 20/12/20 .The issues I encountered represent a clear breach of the standards reasonably expected under consumer protection laws, including the Consumer Rights Act 2015, which stipulates that services must be performed with reasonable care and skill, and that goods—including accommodations—must match their description.
While I acknowledge your offer of a one-hour late check-out, this token gesture fails to address the significant disruption and loss of enjoyment we experienced during our stay. Below, I outline the issues in detail and their impact:
1. Misrepresentation of the Property’s Quality

The apartment was marketed as “luxurious,” which significantly influenced my decision to book. However, the condition of the property was far below what any reasonable person would interpret as “luxurious.”
•
Specific failings include:
•
Tired décor and poor-quality fittings.
•
Dirty towels and dressing gowns, creating an impression of neglect.
•
Scuffed walls and skirting boards, further detracting from the advertised standard.
These misrepresentations may constitute a breach of Section 50 of the Consumer Rights Act 2015, as the accommodation did not meet the description upon which I relied.
2. Unacceptable Hygiene Standards
•
The presence of a dirty towel, stained dressing gowns, and a washcloth containing someone else’s hair represents a failure to provide accommodations with reasonable care and skill, as required under Section 49 of the Consumer Rights Act 2015.
•
Black mould in the shower poses a potential health hazard, further underscoring the failure to meet basic hygiene standards.
3. Non-Functioning Shower and Power Outage
•
The shower facilities failed to function during my stay, leaving us without access to a basic necessity. This caused significant incon
- Laura (4/5): Disappointing - no hot water or heating - Location is good - easy access to tube, central and not a bad area to stay. Strong smell of cigarettes, no hot water or heating - messaged the WhatsApp provided about this issue and never got a reply in regard to this. The bedrooms were ridiculously cold and with it being winter and no heating was just uncomfortable and not pleasant. Couldn’t even have a hot shower in the morning as no hot water. The key is provided through the use of your phone and acts like a contactless system which isn’t great having to rely on your phone. If you had no phone battery or got your phone robbed you’d be stuck! Additionally we went for breakfast the next morning and got back to the property at 10.30 ahead of the checkout time of 11 but the phone key wouldn’t work so our luggage was locked in the room. I rang the WhatsApp and explained this to get a bit of an abrupt and rude response of “well checkout is 11am so it locks”. I said I understand this but it’s 10.30… she then went oh I’ll have a look. Anyway after 15 minutes of sitting outside the apartment it got resolved but as I mentioned just don’t think this key system is a good idea. Overall for the price I paid and not even having hot water and heating I wouldn’t recommend to stay - disappointed.

- Sarah (3/5): Wouldn't recommend - The location. The 2nd bedroom was not made when we arrived. The dirty bedding from previous guest was on the floor. The cleaners mobile phone was on the bedside. Apartment & building smelt really strongly of cigarettes. When raising this with the manager I was told to open the windows! The toilet was dirty in the en suite. The settee/sofa bed was so uncomfortable to sit on. It sank in the middle. Thank goodness there were table chairs we could sit on.

- Catherine (9/5): Superb - Good space. Comfortable beds. 20 minute walk to Buckingham Palace and closer to Victoria Station. Nice restaurants and cares close by. Would be great to have another couch or armchairs for the number of people staying. Not enough at the moment.

- Stella (5/5): Passable - Location was nice, in a nice town not too far from the main part of London and very close to the tube station so was easy to get around. I would say this listing is slightly misleading, it appears like it is a hotel but it is not, it is more like an air bnb. Very small apartment, but that is fine we didn’t mind this. Some things were not great though, for example, the exhaust fan was so loud you couldn’t turn it on at night without waking others, the floor boards felt very thin, the water pressure was very bad. Check-in and keys were with a phone app, which was fine and worked for us. But for some reason the main bedroom door needed to be opened with the app too - which felt a bit unnecessary. Overall not bad but not great either.
- Amelia (8/5): Nice property, good value (for London) & good location. - Nice property, good location, would be good for longer stay as has full kitchen facilities etc. Few maintenance problems. Main bathroom smelt of cigarettes, toilet in second bedroom was falling off. Also an issue with having a locking system to the second room, would be a major problem if phone with key pp was left in the room and door closed.
- Rachel (5/5): Average and more attention to detail is required - The location was great. When booking I didn’t realise there was no reception to leave bags. I asked for early checkin several months in advance and was told they would depending on availability. I check again closer to the time with same result. On arrival, I was told originally checkin would be 3.00pm until we negotiated to leave our bags four hours earlier with the cleaner. This is difficult if flying from Australia. The lock system through an app was difficult and didn’t not work for over 1 hour. The bedroom door also requires the app to open the door when shut. The en-suite was very small and the water was not draining properly. There is a noisy door and broken hooks, which need attention. I would agree with other guest reviews.

Well catered for with tea and coffee machine we only stayed for one night, however if you needed longer there was a full kitchen with washing machine, dishwasher and cupboards full of kitchen essentials. Bathrooms were clean and modern, provided with towels which was great. Beds were very comfy! It was a smooth process to get in, great communication with owner regarding accessing the property. Tiny niggles - one of the bedroom doors was EXTREMELY creaky, every time you opened and closed it. It was so annoying. The ironing board was broken, so had to use it on the floor.
- Kim (10/5): Cosy and clean - Close to everything we needed clean and tidy area and local were friendly Arrived from Australia at 9am could not get access until 3pm they did let us drop our bags into the apartment while the cleaner was there. However thought an earlier check in once the cleaner had finished would have been nice. We tried by ringing and were told no.
- Leon (5/5): Passable - Bathroom fan too noisy making loud sounds everytime you turn on the light. The water doesnt run smoothly from the sink of the bathroom, needs lots of time to be flushed everytime you use. The sofabed mattress too thin and uncomfortable hardly sleeps 2 adults. They didnt accept our late checkout nor they have a place to keep our luggages after the checkout.

- Iulia (10/5): Top location and comfort - It was such an amazing accommodation. The location was fantastic, with public transport and restaurants in the close vicinity. It was quiet, the style was exactly what I was looking for in creating the English vibe and we overall has a great time. I made an account with an application to receive the key but using the same email and phone number didn't work in loading the key on other devices (maybe I did it wrong), which meant that the other guests were always tied to me to open the door for them.

Apartment itself was clean and relatively well equipped for a short stay. The key lesson entry app wasn’t the best and took several attempts at both doors to get in.
- Patrick (2/5): - Beware of the app that you are forced to download - it is a social media platform that will spam all the information you give it. After signing up to the social media platform and within 12 hours of my arrival to London they informed me that the unit was no longer available.

- James (4/5): It was ok but not worth the money for the level of service - Very clean, amazing beds and good location Customer service is not great, communication could be better to access the apartment, the whole apartment smells of smoke as the downstairs apartment are smokers, we also had major building work in the building from 8am so don’t relay on a lay in.

- Wendy (6/5): Apartment was nice but not 5* and not worth the money paid. - Location was great, the apartment was spotless. Good quality bedding and towels. Apartment was not 5* luxury, curtain in living room were hanging off. The bedrooms were cold. Not enough comfortable seating for 5 people. No access to apartments till 3.01 and cleaners outside door at 10.30 on departure day. Using oven and kettle at same time tripped the electrical switch.

- Sijie (5/5): Disappointed with the size of the beds, and the shower temperature. - It is clean and quiet. The double bed in each bedroom is very small, not really for 2 person. I am disappointed.
The shower is not warm enough for the winter time. It was only warm for the first 1-2 minutes and after that it was similar to the body temperature. We stayed in early December, so it was not a pleasant experience with no warm shower.
