I booked Grottini Luxury Suites and called them to confirm our booking, after explaining our situation Francesca was amazing she was able to get us checked in within 5 minutes (no joke). Her and Simone were on top of making sure we where happy with the accommodation. They even came to our room a 10:30pm to finish our check in. The next time we travel to Rome this will be the only place we will book!!! Nothing

Letto king size comodo. Buon livello di pulizia, cambio asciugamani quotidiano. Disponibilità e cortesia del personale. Totale assenza di mensole in bagno, anche nel box doccia non c’è possibilità di appoggiare nulla se non a terra… l’unica mensola di dimensioni minime ha una pendenza tale da non poterci disporre nulla. In camera manca un tavolino di appoggio, pur essendoci tutti gli spazi per posizionarlo. Alcuni interruttori non funzionanti. Assenza di segnale internet in tutta la struttura, e sistema wi-fi non funzionante, o comunque a sporadici singhiozzi. Livello di insonorizzazione bassissimo. Piccolo balconcino esterno inagibile. Frigobar un po’ limitato (2 bottiglie d’acqua e 2 succhi di frutta). La colazione convenzionata con il Bar da migliorare assolutamente, sia in termini di varietà dei prodotti offerti (limitatissima) che di servizio. Quotazione un po’ troppo elevata per tipologia di camera e servizi offerti.

El desayuno es en un bar a 20 metros (muy completo y puedes elegir el tipo de desayuno). Aunque no hay servicio de recepción, Simone esta muy pendiente y te ayuda en todo lo que necesites. No es un hotel al uso, pero recomendable al 100%. Volvería seguro.

• PAOLO47 (5/5): UNA LUXURY SUITES NON ALL' ALTEZZA DEL NOME - La posizione Il check in, problematico con attesa e con orario poco rispettati. Dotazione camera molto essenziale, non c'era una sedia per sedersi. Un posto dove appoggiarsi per le valige solo un puff rotondo. Non c'era un cassetto, solo un tavolino di cristallo quasi tutto occupato dalla macchina per il caffè e lo scalda acqua per il tè + 2 snack. Per comodini due micro consolle in vetro dove appoggiare un libro e un cellulare. Carta igienica centellinata, infatti l'ho comprata al supermercato non sapendo a chi chiedere. In ultima analisi il nome luxury suite è ingannevole, è una struttura economica. Di luxury e di suite ha solo il prezzo. La posizione però è eccezionale.

The balcony was small yet lovely looking onto an inner courtyard. There was no one onsite. Everything was done through Texting. For the price, I expected services.

Tivemos o late check-out facilitado o que nos ajudou muito na organização de volta. Acredito que faltou mais amenidades no quarto, por exemplo uma das suites tinha banheira porém não foi fornecido sais de banho para utilizar em conjunto com ela, apesar disso conseguimos nos virar e o host é muito bom.

• Tracy (6/5): It’s a convenient, comfortable no-frills place to sleep. - Great location in the middle of most everything - making it easy to walk to many places. The air conditioning was excellent. Our room was at the back so it was very quiet. The shower unit was about to fall apart. There were fixtures broken off the wall, the doors barely closed shut and there was plaster breaking off the ceiling in the bathroom. There was no secure place to leave luggage for late departure. The safe in the guest room was no bolted down. The key to the safe is on the key ring w the room key, which is suggested to leave in the key vault in the entry room. It definitely did not feel secure. For that reason, we carried our valuables rather than leave them. Breakfast at the cafe across the street was adequate. The cappuccino was quite good.

Had all we needed except for a corkscrew! Replenished with refreshments daily. Very helpful owner with good communication. Wine glasses supplied but no corkscrew.. We bought one and left it for the next guests. Maybe could do with a shelf or something similar in the bathroom to put toiletries on would help. Breakfast was over the road in a cafe. Had we known,we would've just made our own arrangements.

Right in the heart of everything, we talked to the Vatican (it's a hime but doable) but other wise So many sites from Tevoli Fountain, the the Pantheon which is literally outside the door. LOTS of great eating options moments walk away. Communication with the host was amazingly fast and responsive!! Thank you! I did not realize the check in process since this is not a hotel but private apartments - the most important thing for tourist is make sure you use What'sApp for great communication! It's a little tricky arriving ahead of the check in support, since it is locked down apartment building! Some detail on making sure you arrive and wait at the doors for your check in person is great to have.

Plus it’s cheaper than local hotels. Took a little getting used to walking down the dark hallway to get to the place, but once inside it was so quiet compared to the chaos just outside the building.

A simple but tasty and charming breakfast served at an italian café - a 4 minute walk from the hotel. Comfortable bed. First: this is not luxury. The bathroom is very tired - with bugs and a shower-cabinet in really bad condition. The room is small - and the air-contidion makes a terrible noise. Also - you hear a lot of noise from the cortyard outside. Not great value for money!

• Belinda (5/5): Okay - Location The safe was not secured so it was pointless having one. The shower was small and was flimsy. There were no wine glasses and they were not very organised. We had to follow up on breakfast vouchers so missed out one morning which they said they would provide s 20% discount on dinner and then I found they were offering that through bookings on Tripadvisor. It was not a luxury suite, in future we will not be booking accommodation abroad that is not a hotel due to communication issues and quality variations where standards are not regulated for star ratings.
• Suzanne (5/5): Location excellent but this is not luxury accommodation - Location was excellent, room was clean. It was not luxury accommodation or a suite. A windowless room which was either too cold or too hot. Multiple codes and door locks made it feel as though we were entering or leaving a prison, pitch black corridors, searching for lights. Getting access to the property wasn’t easy and we had to wait in the street on arrival and send lots of messages, not met by the owner. I was disappointed that the lack of window and natural daylight wasn’t made clear. You would not want to spend any time in the room. Wi-Fi didn’t work very well and no mobile signal. Breakfast was awful. My experience didn’t match the fantastic reviews.

• Inese (9/5): Very good place to stay in the centre of Rome, convenient, secure and quiet at night. - Location! I booked this place because of the location and it was worth it. Located in a historical centre, very convenient. The main sites within a walking distance which we appreciated a lot as the public transport in Rome is far not the best. What positively surprised us - it was quiet at night. We could sleep with an open window and didn't hear the noise from the street. The host Simon was very friendly and responsive. The only thing I really didn't like as the lack of blanket. These is no blanket neither on the bed nor in the wardrobe, not even a bed cover, only a sheet. Some guest reviews mentioned that the breakfast is great. It was a very simple breakfast, but I would not say it was bad (1 croisant, juice, coffee, toast and packed jam/butter). Just not great, these reviews were misleading to us.

• Kelly (9/5): Excellent stay in a great central location. - The location was fabulous! It was in a central location allowing me to walk to all of the sites after my business meetings. The room was clean and very quiet. Breakfast is provided at a nearby cafe and was basic but all I needed for a good start to my day. Nothing! However, I was expecting a small hotel with a concierge on site. It is run more like an Airbnb with a host but they are not on site. They come to meet you when you arrive. And they were responsive to any messages I sent. Overall this isn’t necessarily a negative but just something to be aware of if it matters to you. This was a small room with a small balcony but I have stayed in smaller in Europe. A small minor detail might be to have a full length mirror in the room. I was there on business and it would have been helpful however this is me being nitpicky.

And did I mention the Pantheon is your neighbour. However, despite the crowds you could not hear any outdife noise. Cute coffee shop out the front and the cafe for breakfast was just a 10 minute walk away. Nice breakfast... we also had a lovely meal there one night There are many cafes/restaurants to choose from in all the alleyways around this location. A taxi stand is also just 20 metres away, Our room was thoroughly cleaned every day, and we certainly appreciated the air conditioner There was great communication from the minute we landed in Rome, and checking in was effortless once Christian arrived. Just on a side note...would not travel without Whats app, its best way to communicate and no matter what sim you use you can be conractable. Well done to the owners of these suites. Nothing
• Hans (1/5): I would not recommend this 1 star room to anyone as it is sub standard. - Location. Consumer fraud. This was listed as a luxury suite and in reality it was an 4 room apt. This is not a hotel with a concierge. Told Simon we would be there between 0900-1000 hrs. and based on the cruise we were on and the transportation we arrived at 1045. Tried to get in and figure out who to contact. Emailed and about 2 hours later the maid came and let us in. Instructions were sent to the maid and I had to take a picture of it. Second day we were there, the main door with the electronic lock did not work and it took 5 hours of us waiting in the heat and humidity awaiting for the door to be fixed. That night our Air Conditioner went out and it was a miserable night. You would think with all these issues we would have received a major refund. No we didn't, the owner took care of the tax (on a 1 star room) it was very inexpensive for him. On a positive note they did take care of the taxi service to the airport. Would not recommend this place to anyone. In addition wifi was terrible, ants on the floor, lighting needs improvement, circut breaker needs a larger wattage capability. As a retiree who has commanded troops the experience in Rome was great the room was sub par.

• Spiteri (4/5): Perfect location but not luxurious. - The location is perfect This is not a luxury suite at all. Had no internet 2 out of 3 days due to a technical fault. The room is deep inside the building, it felt like going into a cave and so we had no mobile reception. The room has no window or door to the outside, but then there is a door to the outside in the spa. Had to ask for towels and bath foam on the second day as we were not given enough for 2. The room furniture had nothing luxurious about it, no side table and no chairs.

• Stephanie (9/5): Great room for price and the location. - The balcony didn’t have a great view as the courtyard is a parking area(unused) but it is quiet and there is a nice water fountain attached to wall on the first floor. Around 5 minutes to public transport options(Rome public transport is great, easy to navigate with a smartphone, 3 day pass affordable/cheap) Multiple historical monuments/churches, restaurants, shopping areas within 15-20 minute walk. Clean and comfortable room, Simon provided good instructions on managing entry into building and room. Though owner was nice and the room was clean, quiet, comfortable, and slippers provided, I wouldn’t say luxury is the correct description of the property.
