- Kerry (6/5): - The room was very nice. The parking was awful.it was recommended to use the free parking but it was very far when travelling with suitcases. If you are not good with stairs then that might be an issue as well.
If not for the parking and stairs I would rate this property higher.

- David (10/5): - The Avonlea is a charming and comfortable inn situated in the heart of Stratford -- perfect for enjoying the theaters, food, shopping, and everything else the town has to offer. Our room was well appointed, clean, quiet, and roomy. Although parking is not available, the host will gladly recommend nearby lots that are an easy walk from the inn. We enjoyed our stay!

The room was lovely, although the sofa bed that my daughter had was less than entirely comfortable. Still, I would gladly stay there again. There was little to complain about, although the sofa bed that my daughter had was less than comfortable. But that's the nature of sofa beds.

2) Parking was not 150 yards away, it was a quarter mile to a dimly lit lot; the walk there and back included an old asphalt uphill path with weed clumps, potholes, trip hazards. No place to temporarily load/unload near the entrance except to block traffic
3) The rain caused the marble entrance to be extremely slick, both my wife and I slipped while entering
4) Very steep and shallow stairs up to the third floor
5) Carpeting in the stairwell was disgusting, dirty, stained
6) Three windows, two with shades that only pulled up part way and one shade missing
7) Two dining chair seats were ridiculously filthy and stained, we would not sit on them
8) No shelves or hooks in the bath except one on the back of the door, no place to hang or set a toiletry bag
9) No hand towels
10) No toilet paper holder, toilet paper just sitting on the tank - had to reach around, try not fall off to access it
11) Cheap and sparce furnishings, no thow rugs, cofee table, clock, minimum spent on making it look welcoming
12) HVAC difficult to adjust - didn't know if bumping the temp up or down was working because it so long to notice a difference
13) Definitely different than the photos - what should have been an inviting place, and presented as a boutique upscale (and not inexpensive) space was bland and soul-less, like somebody threw some furniture in a garage or basement
- John (6/5): - Convenient location. Many steep stairs to climb. Coffee maker but no coffee and as there is no lobby have to call a number and nobody answered. Room was large and bright. Has potential but needs work and easier access to staff

- Fernando F (6/5): - Excellent location to walk around and enjoy the wonderful city of Stratford. Room is comfortable, well stocked and clean. Detail instructions to check-in/out.
Beware of the following conditions for 3rd floor unit:
1) smoke smell is noticeable in room and permeates to any clothes taken out of luggage even in short stays.
2) two sets of stairs to reach 3rd floor can be challenging with mobility issues or heavy luggage
3) No front desk or storage room to keep luggage on early check-in or late check-out. It works like an Airbnb, not a hotel. We are thankful for the early check-in granted (not always feasible) and the recommendation to check if a nearby hotel can store luggage (not alwways feasible).
4) No water for about 1/2 hour at 9:00 am. We texted when started and when it came back but did not get any info back.

- Lynn (8/5): Decent facilities, good sized room. Two flights of steep stairs with a suitcase for a 79 year old was more work than one - Location was outstanding! Instructions from the staff re access, check-in, check-out and wi-fi password was clear, timely and excellent. There was no toilet roll holder. It’s a pretty minor issue but stacking toilet rolls on the lid of the tank risks them falling on the floor and getting wet from the shower.
- Steve (10/5): Very nice stay - I was not expecting it to be a self check in process. It was my fault for not reading the email I received the morning of...so I was surprised to find a locked door. However, when I called, the lady helped me very quickly and was very nice.
The room was very nice. It had everything we needed. One minor issue (for me because I don't watch TV) but the TV had no signal. We had no TV or even Netflix or whatever. It didn't matter to me....but they might want to fix that for the next customers.

- Guest (8/5): this place was everything I wanted - I liked having the kitchenette that I stocked for breakfast, it had all the dishes and KFS that I needed. the room was spacious, the a/c easy to use, there were lots of towels, the shower was nice. even thou it was very central, it wasn't noisy you can't make tea in a coffee maker, but the cleaner found me a kettle

- paul (2/5): - This is low quality; definitely not an Inn. the room had a musty smell and in mid season expecting guests, it was hot and musty with no air conditioner running, it was a struggle to get the windows open to air it out, the rooms are accessed by dingy dirty steep staircase, no place to park in front and had to carry luggage from down the street, overnight parking is 4 blocks away. the furniture is sparse cheap college dorm quality. the bed fell apart when i tried to move it over and linens were cheap. kitchen had knives, plates, forks but no cooking utensils.

- Barbara (9/5): Nice place for more than an overnight stay - The bed was firm and comfortable. I wasn’t expecting the kitchen setup. Otherwise I’d have packed some food items. This would be great for a longer stay: I only stayed overnight. Overhead lighting could have been brighter. Body wash in shower was empty. The two corners on the bed frame need a little padding. Ouch!

It had good blackout blinds and drapes that blocked out the street lights very well. No towel racks. Our room was clean but I noticed two bits of paper refuse near the bedside table that did not get picked up. The room could use some updating and replace the carpet with LVP floor. I noticed our friends room had the new floor.

Accessible tv but no cable news channels other than clips through YouTube, or at least what we could figure out. Excellent location near restaurants and close to Avon Theatre. Limited help as there is no on site front desk person to for sure assist in an immediate sense, especially at night. My room did not have adequate working blinds to block out the light. However, I liked my room a lot. It was quiet and felt private. It was generally well supplied and had a nice bathroom with walk in shower that worked. It was aesthetically pleasing.

- Julane (4/5): - Had to hand carry luggage up 20 steep steps to room facing a noisy street with bright streetlights shining in and no blinds to block out the light. No one on site to help. A call the first night to ask for blinds to be pulled down was not answered. Second call next day was answered and resulted in the pull down of high blinds in 2 of 3 windows. Told a work order would be submitted to install blinds in 3rd window but wouldnt be fixed during our stay. This is not an inn but more a makeshift airbnb with just a couple of rooms.

- Catherine (8/5): We had a lovely time, enjoyed our location. - The location was wonderful right around the corner from the theater we were going to and downtown Stratford. The room was nice and spacious. It had every amenity we needed. It overlooked a parking lot where we kept our motorcycle. The bathroom was lovely. The shower was fantastic. The bed was comfortable. Even though there wasn’t a real person on site, the staff was very helpful on the phone and clear instructions on how to get in and out of the building. Even though the bathroom was in very good shape, I needed to clean toothpaste spatter off the walls around the sink. The carpeting going up the stairs and in all the hallways and our bedroom was not in good shape and in some places dirty. The walls need a new fresh coat of paint. Everything else was great.
- paul (2/5): - Do not stay there! Access is via carpeted stairwell which is in dirty and deteriorated condition requiring sanding painting and new baseboards. Room is carpeted which is very old, stained and dirty ! No staff on site, security code access to building and the room. Avoid this place.

- Dan (2/5): We were very disappointed with our stay and would never go there again or recommend it to anyone. - The hallway and stairs area are in terrible condition. The carpets look old and worn, the walls are in need of repair and paint. It looks very run down. The only room that was nice was the bedroom.
There was no signage just a very narrow door with the address no. The fact that this place was called an inn was false advertising. It was not an inn; it was a b&b with no staff or people on the premises. There was no private parking, only metered parking and then a municipal lot with parking for overnight.

- Buchanan (9/5): Superb - The room was clean and comfortable, the little extra touches like qtips in the bathroom were very thoughtful. The location was fantastic for what we needed. It was a little unnerving not meeting a reception person, but once I realized I was indeed not being scammed, I managed to calm myself. Being of a certain age, the top floor might not have been my first choice.
- Bonnie (8/5): - Best characteristic is the prime location. But no on site parking. The carpet is utterly disgusting and needs replacing. Get vinyl planks. The kitchenette is handy, bathroom is nice. TV is in a useless location. Add a chair or loveseat and a small table. Brighten up the place with some light paint. The staircase is dangerously sloped and long and handrail is wobbly. We liked the easy keyless entry. Not a room to relax in at all. Get some better bedding. People don’t want dorm room bedding.
- Scott (9/5): Nice place in the heart of Stratford, but be sure to get entry code before you leave your house. - Very handy location for theater or shopping or dinning. Room looked pretty new and everything in good shape. Fridge was quiet. Bed was comfortable. Room was quiet in general despite in town location. The staff we called were helpful. We come from the USA and did not realize this was a boutique hotel with no on site staff. The codes to get in were sent to us after we left the US (and we did not know we needed an entry code until we arrived!) So we had to pay for international phone rates and roaming to get the information we needed to enter. But we also spent a fair amount of time worried we could not get in our building or room!

Parking confusing. You said metered during day but two restaurants downstairs gave different opinions. One said there is no overnight parking allowed on streets of Stratford. Another said nights okay until 7am, another said okay until 11am. Fortunate a parking lot two blocks away. No hand towels in bathroom or kitchen. We assume this is a new endeavor for you. Wishing you success. Unfortunate not to have someone on premises. You call this an Inn so we expected an actual house, not a converted loft. Rug on stairs shabby. Locks eventually worked, but frustrating.

The host was very helpful, the bed was comfortable and the bathroom was clean an beautifully renovated. The place is spotless and in an unbeatable location for attending the local theatre festival. The only thing I would suggest is to put an electric kettle in the room.
- Verified traveler (10/5): A mostly inclusive, beautiful spot - My partner and I stayed in the Deluxe Room for 2 nights and thoroughly enjoyed our accommodation. When we went, there were toiletries like soap and lotion, as well as other bits like coffee grounds and lots of dishware and cutlery. The room was well air-conditioned and quite spacious, and the location is in good proximity to many shops and restaurants. We were able to easily head back to the inn midday for a quick break and head back out after! The hosts were also extremely accommodating and responsive to all communication. We would highly recommend staying at the Avonlea Inn.

I didn't realize there was no physical reception, but the owners were very communicative and made it very easy to check-in. The room was nice and prepared/neat, though the trash hadn't been taken out, and there were some stains on one of the walls. But otherwise everything else was great, it was comfortable. Quiet during the evening, and many great food locations nearby.

Location was a great home base while in town to see several shows at the Stratford Festival. A pleasant walk to all the theatres, and super convenient to the Avon. Comfortable spacious and quiet room, near lots of cafes & restaurants. Modern bathroom & kitchen amenities. Attentive hosts. Would stay again!

- Alan (7/5): Not for those with mobility issues - There was no breakfast option but we were aware of that at the time of booking. The location was ideal for both the Festival and the Avon theatres, the actual room was fine, bed very comfortable, When we viewed the photos of the property we were aware that there were stairs, but unfortunately there were 21 of them and very steep, due to a mobility issue it was a major challenge to negotiate them. The very small entrance hall from the street was filthy, the wallpaper was peeling and the carpet was very dirty. We understand that entrance areas can show wear and tear but this really needs to be addressed.

- Gail (7/5): We will go back, I am sure, but hopefully they will have all the bugs worked out by next year. - The location was so perfect for our show at the Avon and for shopping. It was a self check-in, which we liked. It was very quiet and cozy. We couldn't turn on the hot water tap in the bathroom and there were no extra blankets. The "pull out couch" was only a cot, although it was comfortable.
