Promised a welcome drink on arrival would be sent to my room, never arrived. Promised personal concierge on each floor, nope. Cold shower this morning. Electric curtains do not work. And then a 'hidden' £20 "service charge" added to the bill (and subsequently removed when I challenged it). Tried to provide feedback this morning on departure, "please wait, a manager will come and talk to you"......followed by a long wait, and then no manager as "they are very busy", they will email you.....which they did not. Smoke, mirrors, laughable price for this level of 'service'.

The hotel gives a luxurious vibe. There is a club, restaurants and two bars on site. My only regret is not having more time to enjoy all of what the hotel has to offer!!! I will stay here next time I’m in London.

Unfortunately, our stay was derailed by repeated fire alarms at around 3:00 a.m. in our room and along our floor, which kept us awake. There was also a high-pitched noise inside the room that came and went in cycles, lasting about 10 minutes then stopping for roughly 30 minutes before returning. When I raised both issues with the duty receptionist on Sunday morning, 28 September 2025, I was told there was nothing they could do. The combination of lost sleep and a dismissive response left a poor impression. I would consider returning because the property is great, but only if management addresses these faults and takes guest concerns seriously.

I booked the Wigmore Suite, which was exceptionally comfortable, beautifully appointed, and provided a quiet retreat in the heart of London. The hotel’s location is ideal—convenient to many attractions, shops, and restaurants, yet remarkably peaceful. The staff were professional, attentive, and ensured that every detail of my stay was seamless. I will certainly return to The BoTree on my next visit to London and highly recommend it to others seeking both luxury and tranquility.

Location is excellent — close to the main attractions, restaurants, and easy public transport access. The atmosphere was warm and welcoming, with stylish décor and a pleasant vibe throughout the property. Rooms are spacious, comfortable and well-equipped. The beds were very comfortable, and everything felt modern. Surprisingly quiet given the central location. Staff were friendly, professional and responsive. The only area that didn’t quite match the rest was breakfast. The selection was limited. With a bit more variety and freshness, breakfast could easily be brought up to the same high standard as the rest of the hotel.

- Verified traveler (8/5): Some good, some bad - our greeting/check-in here was great and the room was comfortable. the location wasn't our favorite, but it was close to a tube station so getting to and from the airpot was super easy. the only real hiccup was that we pre-ordered breakfast room service because we had to catch a flight and the food never showed up. when we called to check on it after 15 minutes, we we're told it would take another 15 minutes for someone to check on it and were hung up on. no one called us back, so we had to leave to catch our flight. the hotel did reach out afterwards and offered us a free breakfast on our next stay, but we won't be staying there again.

The room was beyond clean, comfortable, and decor was just stunning! The bathroom area was well laid-out and the shower was extraordinary. There ended up being construction going on in the hotel for the majority of our stay. I can say, with pleasure, that initially I was not pleased when my guest notified me prior to my arrival. However, the staff informed me that it would commence at 10:00 and conclude around the dinner hour. Totally fine, as we were awake by 10:00 am. Not to mention, they literally think of everything to ensure your stay is stunning. I cannot wait to return! I will add that the location was the absolute best. Safe, clean, convenient!

- jlindros (10/5): Go To Hotel in London - The Botree is in the perfect location. Walk to shopping, restaurants and transportation. The clean, modern style is what I look for at any hotel. The only complaint is the check in process that is becoming common at many hotels. There is no check-in desk. The staff will sit with you on a sofa in the lobby checking you in on an ipad. With that said I probably wouldn't stay anywhere else in London.

- stevenmonteros (6/5): Breakfast room chaos - The hotel is in a great location and offers clean, modern accommodation, just as you’d expect from a newly built property. However, our experience was significantly let down by the disorganised breakfast service. We stayed for two nights and unfortunately encountered the same issues each morning. Getting a coffee took around 20 minutes and usually required at least one reminder to staff. The buffet itself was quite limited. The hot food station, where a chef prepares items to order, was the main frustration. You place your request, it’s received with a smile – but nothing arrives. Even after following up, the food still doesn’t come, and after 25 minutes of waiting, it’s hard not to become irritated. A second chef eventually came out to help, although it was unclear why extra assistance was needed, as there were only a handful of guests waiting and the menu consisted solely of omelettes, scrambled eggs, and fried eggs. When I finally received my fried eggs on the first day, they looked more like an omelette. It might sound like a minor complaint, but it really isn’t difficult to cook two fried eggs – especially if you’re a trained chef. When you’re staying in a nice hotel, you want a calm, relaxing breakfast to start the day. Unfortunately, all this experience did was make us wish we had chosen to eat elsewhere rather than booking the breakfast option. In summary, while the hotel itself is modern, clean, and well located, the chaotic and poorly managed breakfast service was a real disappointment that took away from what could have been a much more enjoyable stay.

- alexzglinski (10/5): A gem in Marylebone - Lucked out with an upgrade to a Marylebone Suite, which felt less like a hotel room and more like I’d accidentally moved into a very chic London flat. Breakfast was spot-on, plenty to choose from, and the staff were very kind. The location couldn’t be better: Marylebone is one of those rare neighbourhoods that manages to be both central and charming, so you get the best of London without the chaos on your doorstep. All in all, The BoTree delivered exactly what I wanted: comfort, character, and a stay that made me forget I was technically “just visiting.”

When she became aware of my serious allergy concerns, she immediately took action by coordinating with housekeeping to thoroughly check my room before I arrived, and then personally verified everything was safe when I got there. This level of genuine care and attention to guest wellbeing is rare and deeply appreciated. Bianca's professionalism and dedication to guest safety made what could have been a stressful situation completely manageable. Her proactive approach and warm, reassuring manner truly exemplified exceptional hospitality. Having staff members like Bianca who understand that guest safety isn't just a policy - it's personal and commendable. This kind of service makes all the difference and is why I regularly stay here.
- FL3482 (8/5): Solid. Not Quite 5-Star Experience - I recently stayed at The BoTree and found the experience to be solid overall. The hotel’s location is fantastic—convenient and central—and the property itself is new, impeccably clean, and well-designed. That said, I felt it lacked the wow factor I’ve come to expect from other 5-star properties. The biggest drawback was the room size. Even with an “upgrade,” the room was shockingly small—easily the smallest I’ve encountered, including stays in New York City and Tokyo. It was a very tight fit for two people. While the stay was pleasant and the service was fine, it ultimately didn’t leave a lasting impression. At the end it was overpriced for the experience albeit less than some of its competitors. If location is the top priority, then this is it. If you’re looking for 5-star details that wow, this property has room for improvement.

- DrPhilAnthony (2/5): Beautiful hotel. Disappointing service charge practice at checkout. - Beautiful hotel. Phenomenal location. Delightful bed. BUT VERY disappointing service charge practice at checkout. I recently stayed for 7 nights at The BoTree, paying over £500–£600 per night including breakfast booked through AMEX Platinum Hotel Collection. The Hotel Collection is what I always use to book hotels because it represents best in class hotels with great service. However whilst the BoTree hotel itself is beautiful and the service overall was great, I was really disappointed to find a 5% “discretionary” service charge automatically added to my bill at checkout for my entire stay, including for the breakfast which was advertised as included. That’s 5% added on by the hotel for each night stay and 5% of the included breakfast (even though it was part of my package). It added up to almost £350 in additional “fees”. What made this worse is that the charge was only mentioned at checkout, and I had to ask for it to be removed in front of other guests. If you want to add discretionary charges make it discretely opt out of it too. It was an uncomfortable moment and left me feeling awkward, as if I was being cheap for opting out of a hidden fee that wasn’t disclosed properly at booking. The staff handled it brilliantly and this isn’t a criticism of them. It’s a critique and feedback on the overall concept of discretionary fees added on. This really ruined the overall high end experience of what was meant to be a high-end stay right at the last moment. Such a shame given the reception, housekeeping, doorman and restaurant staff were so wonderful throughout. I hope management take this feedback on board as if you want to be seen as a premium / luxury hotel, just include the full cost—including service—upfront, or pay staff properly behind the scenes without making guests navigate this awkward process. Sneaking in charges like this at the end, especially on a £4,000+ stay, feels beneath the standards you’re aiming for and makes the guest and your staff feel really awkward, and makes the hotel brand look cheap. I know other high end hotels in London are copying this process, BUT I really think BoTree can be better, and NOT do this. Great hotel, but I hope they reconsider this practice.

Very modern, comfortable and quiet place. Never had such silent night in the hotel in central London! It's unbelievable! 😄 Service is great too - although the breakfast menu could have been better... they don't have a buffet option which is a minus for me personally, but I guess it's common nowadays. I will definitely will be coming back and recommending The Bo Tree to my colleagues 👍🏻

Note - the hotel adds a 5% service charge to the bill which you can choose to adjust at check out for tipping all hotel staff.

- PhilWCroydon (10/5): Great wedding weekend in London - After a long search for a London Hotel we opted for the Botree for our recent weekend in London. We loved it. Great location, contemporary feel, quirky but comfortable rooms. Fixtures and fittings were great quality. We had a set menu lunch in the restaurant which was great value. Staff were great too. One suggestion though, I think you should take a bit more time going through the technology in the bedrooms. It is not rocket science but with so many buttons in so many locations I think a full demonstration would be beneficial. Not a big thing but we did end up pressing lots of buttons to get to our desired results. Also I think an express breakfast option would be a good idea for example a coffee and a pastry option for a lower price than the full breakfast experience. All n all we had a great stay with you and would recommend the hotel to visitor's to central London. Cheers Phil and Fran
- Claire (8/5): - Excellent location with the tube and Oxford Street just a few metres from the door. Staff are attentive and pleasant. The hotel service is so nice and welcoming and the rooms are fantastically designed, absolutely spotless and super comfy. One of the best nights sleep I've ever had at a hotel. The only downside I think is the restaurant. I'm not sure if it is actually a part of the hotel or just affiliated but it wasn't quite the same as the hotel. The wait staff were fantastic and really nice but the front of house was not so welcoming. Breakfast isn't included as you might expect from such a high cost hotel and is an order style rather than continental. I felt it was overpriced for what it is was. Despite being told I had credit on checkin so far the breakfast appeared to have been charged extra. Door and concierge were particularly pleasant and were very helpful ensuring that my onward journey to the airport was as smooth as possible
- psyclin (10/5): Outstanding hotel in perfect location - Wonderful hotel with some of the best service I've ever had. Location is terrific--easy walking and easy connection to Heathrow on Elizabeth Line. Regular rooms are quite compact. We upgraded at the hotel to a junior suite, which was just one large room, for a lower rate than advertised in advance. Personal check in--not at a desk--was protracted. This is a really fine place to stay. Soundproofing is outstanding. Very quiet.
- jus21 (10/5): Outstanding! info especially for ladies ! - I love this hotel , of if I had to describe in one word it would be ‘thoughtful’ ! Especially for my ladies the rooms are clever in their design. No shortage of mirrors including to see back of your hair while blow drying . Zoom mirror with proper lighting! Heated floors and towels racks , puff for makeup seating. Full wardrobe and steamer. Complimentary still and sparkling water replenished daily. My favorite albeit tiny detail was the spoon holder for your coffee/ tea in the morning. Skim Milk and Soy milk for coffee included. Separating slides doors to divide sections of entry, bathroom , onward to bedroom allowing for plenty of privacy should you have others in room. Full length mirror at entry ! Bianca at front desk gave outstanding service and small touches to make my trip just perfect - my thanks again ! There is a restaurant named Lavo as part of hotel , very beautiful and great food and wine Nick and staff went above and beyond to make dining experience great ! Super comfy bed and pillows - plush. I would return in a heartbeat ! To whole team at The BoTree ! Thank you !

The only thing that could have elevated the atmosphere even more would have been maybe a DJ with some upbeat music. A final special mention goes to the hotel concierge team, who was helpful and welcoming from the moment we arrived. Marco helped us kindly before and after our meal.

- 185ketank (10/5): Amazing new hotel in the heart of london - Spent a weekend at this exceptionally designed hotel in March On arrival the door staff met us outside, whisked away our bags, offered to park our car and offered a welcome drink while we were checked in. Beautiful lobby with a center piece designed from recycled paper cups Our room was well appointed with a quality drinks and snacks. The bed was so comfortable my sleep score on my smart watch was at an all time high of 83! Breakfast menu in the Lavo restaurant was extensive and the restaurant ambiance was a real treat compared to functional setup in most hotels these days. The location just behind Bond Street station meant we were in walking distance from all the best a weekend in London has to offer - shops, restaurants, theatre and parks Overall a great experience and would highly recommend the hotel!

- lizw987 (10/5): Our new favourite hotel in London - From the moment we arrived and were greeted by the warm and welcoming doormen, we knew this experience was going to be something special! Upon arrival, we were treated to a refreshing welcome drink (bubbles), followed by a personalized check-in at the lobby, where Sophie, the incredibly friendly and personable reception host, made us feel right at home. She even accompanied us to our room and gave us a thorough rundown of all the facilities and amenities available at the hotel. The rooms are exquisitely decorated, featuring high-tech touches that elevate the stay. I was particularly impressed with the Jo Loves bathroom amenities, which had the most delightful scent! And I can’t forget about the bathrobes—they were by far the most comfortable I’ve ever worn. If possible, I’d love to buy one for myself! The room also had excellent tea and coffee-making facilities, complete with beautiful china cups, adding a lovely touch of elegance. This hotel is so centrally located but yet it’s set back enough and so quiet that you don’t know you’re staying actually right on top of London busiest shopping street! We enjoyed lunch and fantastic cocktails at the stunning BoTree Bar, with recommendations from the super friendly and knowledgeable bar supervisor (I regret not catching your name). Every member of the team we interacted with was not only helpful but also incredibly friendly and “human.” You could tell they genuinely enjoy their work, and their positive energy really added to the overall experience. A special shout-out to Eva, the GM—your hotel is absolutely gorgeous, and you’ve assembled a truly fabulous team! We can’t wait to return for another stay.

- PruS (10/5): Excellent - From the moment we arrived, and our luggage was whisked away, to the very warm welcome and glass of champagne at check-in, we knew this would be a special stay. The room, 411 was beautiful with little touches - an umbrella and tote bag in case required, and dried flowers on welcome. The room was spacious and had everything we needed. Plenty of towels, a comfortable bed and well stocked mini-bar. Although we did need an extension lead and having requested it on the app, it arrived very quickly. Staff were very friendly. The bar is good and dinner at Lavo was excellent.

We had drinks including delicious cocktails made by Jose, what a lovely friendly man and he makes excellent cocktails and also some light bites which were very good and tasty. There was nice music as well - just the right level so we could still have a conversation. Highly recommend and excellent location just a few mins walk from Bond Street tube and Oxford St shops Annette Carlon

Rooms are very comfortable bright and well decorated the only little things the pillows were terrible but as I stayed there only one night it didn’t matter. There’s carpet in the room floor so if like me you are as magic it’s not the best But I will give it another try

Lively bar area. Although we did not eat in the restaurant if the quality of the breakfast was anything to go on I imagine it would be very good.
