Thin walls and could hear others fairly well. Sharing a microwave is a bad call too. The people in the next room were cooking fish.

- Vadim (6/5): - Check in process was absolutely terrible. Had to stay outside of the hotel in the dark to try and figure out who to call and how to check in. After figuring all of that out I got on a call with a lady who said that I need to send our passports to her over WhatsApp. When I asked if i can send some kind of other official document like drivers license she said no and it had to be the passport of both people who will be staying there.

Good air con The advert for this accommodation is quite misleading. There are 4 rooms in which 3 rooms are located next to a shared kitchen area. The rooms are not soundproofed so you will hear other guests in the kitchen area. We were very unlucky to have extremely inconsiderate guests that were up every morning at 5am talking, slamming doors, slamming cupboard doors, microwave pinging and plates clinking. I stayed two nights and this happened every morning. The same guests were cooking at 11pm and the smell of the food was in the bedrooms. The room advert mentions that the rooms have a courtyard view but there is only a blacked out window so you will not have any natural light. The room with the two single beds are very short so not ideal for anyone tall. You may have a better experience if you book the room that is outside or you book all rooms in the apartment. Your experience will depend on the other guests staying in the apartment. It is also very difficult to use the lock system to get into the room. To make your way into the courtyard to get into the apartment requires you calling a phone number or pressing the buzzer a few times. We stood waiting one day for 5 mins. Yes I know thats not long but if youre alone at night then that's not ideal. The building has a lift but can only one take one person with luggage or two people without luggage. The advert also mentions that the building has a shop but that wasn't found. We didnt sleep well in this accommodation. The maid or possibly the owner woke us up at 8am to remind us of checkout on our last morning even thought we were reminded that it was 10am the day before. We didnt meet any of the workers around the accommodation before then. A lady called Monica will message you with the details. There is a weird feeling in this accommodation almost like you are being watched. If the room is ready earlier that check in, you will still need to pay early checkin.

The staff was responsive and helpful. There was no information upfront that I will have to pay to store my luggage. The storage was not locked, so anyone with the access to the hotel could take it. There was a window however it was facing the corridor inside the building so there was no really air in the room

- Kim (9/5): Perfect little bolt hole for Rome, metro on the doorstep, exceptionally clean and comfortable - This is a perfect little bolt hole for a short trip to Rome, the property has everything you need, it’s clean and comfortable and the bonus of very quiet communal kitchen/outdoor area is great! The shower is big and very powerful. The bedroom is quite small, it’s a small double bed very close to the wall. But that’s not a huge issue, we did find the aircon would switch off at night every few hours so the room gets hot. No outside windows makes it a little dark (there is a frosted window to the inner courtyard)

It is quiet and has perfect location to enjoy this wonderful city.
It is walkable distance to Forum, Colosseum and even Trevi Fountain, Pantheon etc. Bus and tram stops nearby. The apartment is in a very nice residential courtyard building with lift. The access is via codes. Easy self check-in and check out process, The whole apartment was so clean and beautiful - it is modern, comfortable and well fitted, daily cleaning is included.
There’s a communal kitchen and deck as well as the ensuite rooms.
And Monica is a great host. She was incredibly friendly and gave us instructions and send pictures how to get to the property and how to enter. She also recommended places
for dinner or lunch. There is a possibility for early check in or to leave your bags in the luggage storage.

- Thomas (10/5): - This place was great. A few tips: Get WhatsApp- it is the best way to communicate with management. Be prepared to leave cash for the Tourism tax. Let management know a few days in advance before your arrival. You will need the step-by-step instructions to let yourself in—there is no host on-site to help you. Other than these few quirks, I have nothing but great things to say about our stay. If in Rome again, we will be staying here again!

There are some quirks you must get used to in order to apprecaite this property and location.
The room is small and there is some early morning noise from the floor above or other two suites or the common area.
Lots of good, local restaurants. But also some homeless nearby.
Contact and entry are through written directions - building entry, suite entry and any questions, all by social media with owner.
Motion sensors click on and off as you move within the sleeping area or bathroom.
Air conditioning and restaurant recommendations were very helpful. Elevator sometimes in use for extended time, meaning walk up a few flights was only way to our suite.
Booked a double bed, got two singles instead.

We struggled to initially gain access and had to help other people staying there who also had the same issues when they arrived.

We will be back There was only one lift and one night it was broken. I have mobility issues and had to go up steps to 3rd floor with help from husband and brother. Just a one off bad moment that couldn't be helped. It was a bank holiday and the engineer couldn't come that night.

- Rover58 (5/5): Passable - Good location A deluxe room? I've never seen anything like it! A pencil case room of 9-11 meters including a toilet. Noise insulation? She's gone. There is no window in the room, there is an imitation. There is no fresh air. If someone cooks in the kitchen the entire apartment absorbs the smell which is not very pleasant. The bed is hard and narrow. P.S. And don't lie about my answer. There is no window. The air conditioner does not provide oxygen. You promised a double bed. The communal kitchen stinks. There is no sound insulation.

There is very little to dislike, except for a little ray of sunshine running about noisily from 6am on a Sunday morning on the floor above. Maybe there's nothing the host can do about it and I appreciate I may be a curmudgeon, but a few more hours of sleep would have made this a ten.

- Leslie (10/5): Highly recommend Roman Holiday Suites - The location was perfect. A metro right around the corner and far enough away from the main tourist areas for a taste of the local lifestyle. There are great bars and restaurants all around.
The room was very clean and comfortable. We loved having our own private veranda to have wine and snacks after a long day of walking. Monica was very attentive. She answered our questions quickly and gave great recommendations.

Some of the most famous tourist attractions are within walking distance and for the more distant ones - the metro stration is just outside the apartment building. Definitely recommeding the place.
- Kaya (10/5): Lovely, Monica was great. - Property was overly clean and well looked after and the cleaners came everyday to touch up the room, Monica had great communication and was really helpful getting us to the property, and giving advice. The walls in the building are quite thin so you can hear other people in surrounding rooms, you also have to wait for someone to buzz someone into the building and can be waiting a while especially in an evening.

- Serafima (1/5): Bad - Not bad location It is very difficult and inconvenient to search for apartments by photos and directions in WhatsApp. The owner of the apartments is very annoying, sends a bunch of instructions and unnecessary information to your personal phone at any time of the day. The room is very small and very cold, we were there in November. If you are traveling with large suitcases, for several days and after a long and difficult flight, then this place is definitely not for you! My husband and I stayed in these apartments for only one night, we had to check out at 4 am, we forgot to leave a tax of 10 euros in cash in the room and left, I wrote to the owner that we would pay by Iban, then we had a long way home and we paid the tax only a day later, but every morning I received messages from the owner of these apartments that I urgently needed to pay a tax of 10 euros!!! Therefore, in order not to be attacked, pay this big money of 10 euros immediately!

- April (10/5): Exceptional in every way!! - Where do I start? From start to finish it felt as though we were being welcomed back by family in Italy! The warmth, the thoroughness, the attentiveness is unmatched with Monica! Weeks before our landing, we were sent thorough instructions on how to get to the property and the room! Things could not have been easier! Then a transfer was sorted by Monica to and from the property to the airport so I didn’t have to think twice about anything, just enjoy my trip! The room itself, spotless, the air con was a godsend! Beautifully charming in its design and a whole common area featuring a kitchen and outdoor terrace was exceptional! I knew any issue we had (which was none thanks to Monica!) we could of easily sent a text and she would of been in touch immediately! One thing really struck me, our return flight was in the early hours of the morning and a transfer was set up by Monica to take us effortlessly to the airport at 2am, and in those early hours of the morning we received a message from Monica, reassuring us our taxi was en route and wishing us a safe inward journey! That warmth and comfort I have not gotten anywhere else! The location also was absolutely stunning, a stones throw from the metro, about 20min walk from taxis to Rome city itself, a beautiful area that’s much quieter and off the beat and track laced with coffee shops, amazing restaurants, and grocery shops! I am currently planning my next stay with Monica! To be honest, I don’t think now I’d chose anywhere else to stay! The comfort, reassurance and quality of my time in the Roman Suites for the money I paid was absolutely unmatched!!! We can’t wait to return!!! Leaving it!!

- Gabriella (10/5): We booked a room with private terrace and it was amazing to return home after a busy day and enjoy a bit of quiet space. - The room with private terrace is awesome! Easy self check-in and out process, daily cleaning included. The shared kitchen could be used for cooking if someone needs it. We could sleep very well as no street noise was reaching our accommodation. In my opinion you will not find a better value for money in the area, highly recommend to stay here!

The room was really cool and comfortable, it was very quiet and all the facilities were available. We were not able to light the terrace : a timer was shutting down the light every 10minutes.

Maybe the access to the property is a little bit annoying at the front door when you have to touch the code to enter in the property. It works a little bit hard. But it’s not a big issue.

Self check in The code panels for the doors can be a bit tricky to type correctly on, which can be a bit frustrating - you often accidentally get twice the number you press and have to start over

Highly recommend. - The location was great and near the train station and everything you needed within walking distance. Room was clean and very comfortable and had everything you need for your stay,Any questions we had were answered promptly and our host gave great recommendations for food and offered transportation to and from the airport.
