• Mark (8/5): Nice. - Small but functional. Close to the train station. Easy to get to the city center sights. Appreciate the fridge and kettle in the room. Stairwell was actively used by smokers. Unpleasant when coming and going. Fortunately, the smoke didn’t permeate the room itself.

• Cynthia (8/5): Geweldige locatie! - De locatie is top, net om de hoek van het station en maar paar minuten lopen naar het begin van het centrum. De entree is wat armoedig, en je moet een trap op naar boven (maar de host helpt met de koffers), maar de kamer zelf is heel netjes. Zeer nette badkamer (alleen geen badmatje), verder alles wat je nodig hebt. Comfortabele bedden, en er lagen zelfs hotelsloffen. Het is erg gehorig door het verkeer dat door het straatje scheurt en ratelt, het raam sluit niet goed af, maar daarvoor lagen er dan ook oordoppen klaar in de kamer.

• Ana Rita (1/5): Minha pior estadia - Não me foi atribuído o quarto que escolhi e paguei, fiquei em um quarto menor e de qualidade inferior, Lençóis e banheiro não pareciam limpos, havia um cheiro estranho no quarto, o ralo do chuveiro e a pia do banheiro estava trancadas, muito barulho da rua e dos outros hóspedes. Tive que esperar um tempo do lado de fora com malas para abrirem a porta, o espaço da recepção era uma cozinha, com fluxo constante de pessoas, fumando, fazendo barulho, totalmente desconfortável, o anfitrião não falava bem italiano, o caminho até o quarto era sujo, desorganizado e bagunçado, sempre com pessoas fumando sentadas causando uma situação de constrangimento.

• Montes (9/5): Great location, comfortable place to stay - The room was very spacious and comfortable, we had a mini fridge that was great to refresh our waters and fruit, and a microwave as well. The guesthouse is very near the main train station, literally 5 min walk or less, and very close as a walking distance from the main city points. We did everything by foot and it was great. For a reasonable price the host allowed us to store our luggage during the check-out day, so we could enjoy the city until our night train without carrying heavy weights. It's safer than leaving the luggage in public storage units! The english of the host might not be perfect and the communication a small blocking point, but a great smile and availability compensate it :) Despite some of the comments regarding "sketchy entrance", we did not find it sketchy at all, normal street and normal entrance. Of course that being located near the train station, in the night there is much mixed movement (beware of pickpockets as we did saw many around the area, but there was also military all the time circulating the space). We recommend this place for a few days visit of Firenze with a more reasonable price in comparison to other acommodations.

• Alvarez (10/5): Exceptional - The location central to train station. The room was excellent. We are a group of 3 and we fit nicely. The bathroom was a good size. The bed was comfortable, and air conditioning worked well. There is a language barrier with the owners, but we able to communicate.

• Baris (5/5): I think it's a fair location if you are doing budget traveling.This is not a hotel but a guest room. - Good location, it's very close to the train station, lots of restaurants and city center & important locations. Even though the owner doesn't speak English they are kind and they aware of it's a guest room. So they make sure they are not interfering with you or try to disturb you(no awkward moments in summary). Hence they won't push to communicate with you further(hi to hi, good morning to good morning level), no random chit chats. No housekeeping, but that's fine for me since I don't like to lock all of my luggage everyday hide items just in case. The room will be delivered to you clean regardless. But if you are staying more than 3 days you'll start complaining. Walls are really thin so you can hear what they talk in the other room, outside, first floor & if they are showering or using the bathroom. Entrance looks really sketchy and the room filled with lots of doors that locked(but still there are different doors in your room that belongs to different people...) As a side note please be aware this place is not a hotel but a guestroom(I believe the owner & his family living the next door or building.). So if you are coming with hotel expectations you won't get that much services or "qualities(no minibar, but fridge, no special shampoos or shower gels but Elidor, good quality though.)". Owner doesn't speak English, but a little bit Italian I believe(I don't speak at all so I couldn't understand their level). So if you are person with different needs(extra towel, something you need, some other service etc.) that requires much dialog it might be hard.

The exterior was not well lit and hard to see the door number at night down dark street. The hallway entryway was sketchy and uninviting. The stairway up to room was old and dirty. The host was not very welcoming.

Walking distance to everything, train station, public transport, restaurants and all the attractions near the old town Just the stairs going up to our room. • cristine (8/5): Great Value Stay in the Heart of Florence - This is a great place to stay if you want to be right in the heart of Florence. It’s just a 5-minute walk from the train station and within easy walking distance to top restaurants and major tourist attractions. While it feels more like a hostel with private rooms than a traditional hotel, it’s still a solid choice for the price. The room we stayed in was newly renovated and felt clean, modern, and comfortable. There’s no elevator, but the friendly staff were very welcoming and even helped us carry our bags up to the second floor. Bonus: the room had air conditioning, which was a lifesaver during the warmer days. Overall, a convenient and comfortable option for budget-conscious travelers.
• Leeyy (9/5): Nice staff: a nice gettleman. - The location and the bathroom. It is the best bathroom in our trip. Big and comfortable with everything needed inside. The staff is really friendly, given us a lot of informations and let us store our baggage after check-up. Would recommend this house! No lift, hv to climb up the stair for first floor. But the staff help us to carry our baggage, so it is not a problem.

• Mary (10/5): Will not hesitate to go back there if we ever go back to Florence - The location. The property is a bit old but clean and the room was also clean and comfortable. Within walking distance to train and tram not even 5 mins and 10 mins to the bus stop for day tours. Can walk to all places of interest in the center including the cathedral. The owners were very helpful and try their best to accommodate our requests Guests are allowed to smoke outside the room. Since there is a small garden it will be better to have that area for smoking.

The location is excellent, near the train station (about five minutes walk), and close to historical sites that can be visited without transportation. The staff are friendly and kind. The owner doesn't speak English, but thanks to Google Translate and the young man working there, we managed. Honestly, it feels like home. You can do laundry and use the open kitchen.

The fabric of the curtain is quite thin, and when the lights are on inside the room, one can easily see through it. This issue is exacerbated when it is dark outside. Therefore, privacy is quite compromised, making us feel uncomfortable and somewhat unsafe.

• Yuriko (9/5): Superb - We loved the location which was close to the central station and there were many restaurants, cafes and bars and grocery stores around the Annetta’s house. It was really handy to grab some food and few drinks at night. Our room was very clean and cosy. The guy who took care of us was very nice and helpful, he could speak Italian, Chinese and English. The doors of entrance and our room were hard to open because of the dated door. It would have been easier to open it. We didn’t have any glasses or mugs to drink something in our room, it should have been in our room.

• Vimall (5/5): Guest House, not a hotel, so I don't prefer - It is near to Firenze SMN station. Room was clean, should be quite new. Wifi good. Bathroom was new and clean. Generally I don't like to stay in Guest house type of accommodation where the owner will be available only on the first day and he get us paid and then leaves. There will not be anyone to help or answer your questions, like for guidance on sightseeing, if your wifi doesn't work, or any such issues. Same thing happened this time also. I wanted to book a taxi at 4 am to airport and couldn't seek assistance. I though booked through for a call taxi, but was worried if that company will turn up or not. Secondly, rooms were not cleaned at all, so if you stay for longer, your bins will be full, you have to use the same wet towels, if your soap or tissues finish, no one to help. The owner was a Chinese guy seems not to understand English. Room on the roadside is horrible as once you open the window you get cigarette smoke enter the room from the passers by. I didn't notice this was a guest house, otherwise I wouldn't have booked here.
• Chung Yu (6/5): - It is a guesthouse setup like a hostel in an old building. Location is convenient close to the main train station but hard to find because the only signage was a small line on a row of buttons that were not working. You need to call the number listed in order to get someone to open the door. For someone without access to local network it would be difficult to get in. We booked a private double room with Minimum amenities. Staff was helpful though.

We would have appreciated a more seamless pa - Very local, short walking distance to restaurants, bars and landmarks. Perfect for a short stay in the beautiful city of Firenze! The one way street outside the building can be loud at times and if you have bigger luggage’s be prepared to haul them up a big flight of stairs. The parking arrangements could also be improved as we were under the impression the property included parking, however you need to book it in advanced which we were unaware of. We ended up spending 60€ for parking for 2 nights in the surrounding area since the place could not accommodate.

The whole ‘arrival’ and check-in experience was uncertain and a little un-nerving.

• Arlene (10/5): Wonderful short stay at Annette's house - This room was modern, cozy, very clean and very close to the train station. It was only a 4 minute walk to the Santa Maria Novella train station. I liked the host - their communication was speedy and efficient. I have no complaints about my stay at Annette's House. Included in the room is an AC, blowdryer, shampoo and body wash, open clothing rack, a desk and multiple outlets to charge your electronics. The bathroom was also very spacious and recently renovated.
• Scott (7/5): I had a good stay, but some minor changes would have made it and excellent stay - The property was modern, clean and great value for money. The rooms were comfortable and air conditioned. I was there a week and it would have been nice if they had changed the sheets, provided fresh towels and emptied the bins. Also I was concerned when I came out one morning and a bed had been set up in the hallway with someone sleeping in it. That’s not something I have ever seen before or would expect to see.
