- Domenico (1/5): Scam, disgustingly dirty and a health hazard – avoid at all costs - Nothing The place is disgustingly dirty - cleaning is clearly not part of the service. For over two weeks, a basket of foul-smelling, possibly blood-stained laundry sat at the building entrance. I reported it, but nothing was done.
My apartment (002) reeked of cigarette smoke from day one, despite the building being non-smoking. Support told me to buy air freshener myself - no other action.
The Wi-Fi, essential for my work, was completely down for four days.
The final insult: a rat appeared in the apartment during the last three days, entering through a gap around the heating pipes.
Customer service is useless and ignores all reports. This place is a health hazard - I wouldn’t recommend it to my worst enemy.

As soon as you enter the building it stinks, and the air feels really toxic and overwhelming. The flat is big, but that's about all that is good. Every single space and room smells terribly, so much that all of my clothes and bags ended up smelling awful for days, and i had to wash them to get the smell out.
The lighting in the flat is very unpleasant, kind of dark with a blinding glare. The plugs don't work, the TV doesn't work, the door on the shower is broken.
In the bedroom I couldn't charge my phone as the light switch seemed to be wired into the wall.socket, so when I switched the lights off to go to sleep it switched off the power for the plug that was charging my phone.
The flat is next to the main entrance to the building, and every time someone goes in or out, it is incredibly loud and sounds like there are people actually in the flat with you.
Communication is awful - I got in contact with smart flats, who didn't reply and didn't address any of the issues.
The flat was probably the worst place I've ever stayed in, in terms of the smell. It ruined my trip to Antwerp. Please avoid this place.

they ask for 200€ deposit when you have already paid the actual room fees on booking.com , they return the deposit in 7 to 14 days and your account in booking.com doesn’t matter 🤷🏼♂️
Staff on the phone are not the best to deal with!
The wifi in the apartment had no internet so the TV didn’t work and they could not do more than reporting this to the maintenance team, so I had to stay without it!
The apartment is beautifully located near the centraal , nice and clean with all you need- no AC - just an electric fan !
One thing to add- early check in - if needed, costs a shocking amount!!

- Ryan (8/5): Check-in is a BEAR - Check in was a bit of a hassle. We never received the mandatory checkin email, which required chatting with hotels.com to resolve the issue. We tried to call the smartflats people after receiving the number from hotels.com (the one on the website is disconnected) directly and were put on hold (while we were chatting with hotels.com) and after 15 minutes of being on hold, we hung up. The checkin also requires a photo id scan from your phone as well as an additional $ euro deposit before they will give you the access codes.
Just expect some hassles trying to check yourself in.
Also, they’re doing MAJOR construction directly across the street, which resulted in a 7:30 wake up call of pneumatic drills followed by the sound of falling bricks. This continued throughout the day. It was however tolerable.
The flat did come with a small washing machine—a definite plus—but no dryer nor clothesline/pins to hang up things to dry afterward. We made due by hanging things from open windows and the radiator.
Finally, the coffee maker uses little custom espresso sachets, and they only give you a couple for the entire stay. If you like making coffee in your room in the morning, best to bring your own instant. There was an electric kettle.
The room itself is quite comfortable and a good location.

There is a blinking light on the smoke detector which is anoying when trying to sleep.

The room was nice and seems clean.
The fridge and the oven were working anche the bathroom was quite spacious. The on-line check was a mess. The send me 3 times the link but it was always just an image.
I write them 4 times and they never answer.
Finally, on the day prior our arrival, they manage to send me an SMS with a valid link.
(!!!) The check in is compulsorily, if you don't do it the want tell you anything and they just want enable the code of your room. This append to a couple that arrived the same day as us, and they weren't able to contact anyone from the staff.
Other than that, the flat next to our room seems to be a university house and at the moment the building in front of the house is under demolition.
This mean that we could sleep on Saturday night and wake un ap seven o'clock on Monday morning.

- Conan (4/5): never again - Location : ideal for me - between the train station and the city centre, a short walk from each ; also right next to Opera metro station.
Comfort and cleanliness : couldn't be better. Very nice, well-kept apartment, smelled new, plenty of space for two people (I was travelling alone in this case). Nice bed, sofa, dining table. Well-equipped kitchen (I'd only hope for a little more equipment to keep the place clean myself during my stay). Plenty of towels in the bathroom (would recommend more towel hooks, and a light on both sides of the mirror, not just one side).
I was able to use the laundry machine (washer/dryer) in the bathroom which was an unexpected bonus. There are no staff onsite (except occasional cleaning staff, who do an excellent job, but are not otherwise involved). Most of the online staff seem to be a very cheap implementation of a clueless chatbot. I was supposed to receive codes for the apartment two days prior to my arrival ; I got them a quarter hour after I arrived, after calling them several times and trying to negotiate with their dumb chatbot.
They told me the address was "Smartflats - the City - Studios - Cubilis ID: 9532 + DUVE (The City - 003)". Which is, obviously, not an address. It was not until afterwards that they confirmed the address was actually Coellebroederstraat.
The first night, the occupant of the apartment upstairs enjoyed very loud television until 2am. The chatbot didn't respond to my complaint. Not much sleep that night.
Second night, I heard people fidgeting with the key-box outside my door. I went to investigate, two german-speaking visitors were trying to figure out where they were supposed to be. Guess what, they were dealing with the same clueless chatbox, but in german. I was able to find their apartment for them, but when they entered their code, the key box was empty. I wasn't able to help them any more, I don't know where they went to spend the night.
Third night, a lady in the upstairs apartment was making the kinds of sounds you make when you want to convince your boyfriend that you're really enjoying yourself. The sounds were louder than necessary, in my personal opinion, but who am I to judge. Or the sound insulation too thin, maybe...
And again, another person fidgetting with the key-box outside my door. I didn't investigate this time, the property manager isn't paying me to help guests.
Maybe in a a year, the managers will figure out their keybox system and replace it with something that actually works. But there is no fix for having nobody on site, or for a clueless chatbot!!
Conclusion : nice apartment, but cheap management.
- Srivastava (8/5): Very good - It is very near to Antwerp station , which makes us accessible to roam around whole Belgium at affordable price of stay. There is not much to do inside the flat beside sleeping and eating
- José (2/5): Think twice before staying - Everything was clean, and has a very good location....the problem is that it has no wifi, noise and security. Do no have WiFi.
People don't have keys to enter to the building, so leave the door open. Security concerns everyday. When I came back the door was always open. I also found guests trying to enter the building....but they did not have the keys.
Smartflats never gave me a solution for WiFi problem (the network they believes is there.... doesn't exist), in booking say that each Studio had Wifi, it is not true. Customer service of Smartflats does not exist (they ignore my whatsapps, emails, and no solutions when I called them -wasting time and calling money-. Booking gave me 8 euros as a compensation, that is nothing for a 11 night stay.
If you want to rest, it is impossible on weekdays from 7am to 16pm, because a construction company is working in front of the building and will be there for long.
The worst experience I've had in a short rent.
