- emmanuel (10/5): - Je trouve les autres commentaires très négatifs par rapport à mon expérience, certes la communication n'est pas très aisée (prennent du temps à répondre) mais autrement tout le reste est largement convenable. Le logement est idéalement placé, petite cour sympa à l'intérieur, tout les équipements nécessaires pour cuisiner. Le seul désavantage reste en effet le fait que toilette et douche soient au même endroit et qu'il n'y en ai qu'1 pour tout le logement. Mais pour ma part il n'y a eu aucun problème.

Wir würden wieder kommen. Da es den ganzen Aufenthalt geregnet hat, hätte man sich gerne im Zimmer aufgewärmt, leider ging die Heizung nicht. 4 Sicherheitscodes um ins Zimmer zu kommen ist sehr mühsam.
Nur 1 Badezimmer bei 4 vermieteten Zimmern kann zu Engpässen kommen ... Personal nur über Whats App zu erreichen , aber dafür schnelle Antworten!

- Katerina (10/5): Feels like home - We stayed five nights at the Kings garden hotel. It was a wonderful stay. It s very cosy and comfort, like a house with common spaces. Everything perfect and very clean. There is a beautiful patio where you can sit.
Also the localisation is very good, in the center but at the same time far from all the noises and crowds. Everything was perfect

After making the reservation, it turns out that this is not true and the kitchen and bathroom are shared. In short, it is a scam, be careful and check carefully. The main entrance has a terrible smell of sewage. In the hallway towards the rooms there is an unpleasant feeling and smells of restaurant garbage cans. When we enter the house there is a smell of mothballs. The towels in the kitchen are old. In general, the kitchen is sparse and uninviting. The shelves are wooden and spirals are difficult to climb.
It says they come every day to clean the room and change the linens. We stayed there for 3 nights and they didn't come to clean and change the linens even once. The place is filthy and not recommended.

- Dieter (7/5): - Die Lage war angenehm ruhig und gut zu Fuß vom Bahnhof erreichbar. Schön unkompliziert sein Gepäck nach dem Auschecken deponieren zu können. Das Einzelzimmer war sehr klein. Es war etwas mühsam mittels 4 unterschiedlicher Codes bis zum Zimmer durchzukommen. Man hatte weder Kontakt zu den Vermietern noch zum Personal, also alles recht anonym.

- Manola (1/5): Bon emplacement, pire expérience de logement de ma vie... - Excellent emplacement. Aucune forme d'accueil, système affreux de "réception on line" avec transmission d'une série de codes pour ouvrir les différentes portes. Check-in à 15 heures et check-out à 10h00 (!!!) Entre-temps, on peut déposer les bagages dans une sorte de tente (ouverte) au milieu de la cour. Le "garden" est une pelouse en plastique. Chambre individuelle type "cercueil" de 3 mq. Bref : À ÉVITER, d'autant plus qu'en basse saison et s'y prenant assez tôt on peut trouver dans Venise des petites chambres d'hôtel tout à fait correctes.
- Pasquale (7/5): Soggiorno gradevole, ad un prezzo molto conveniente. - La struttura si trova in una ottima posizione, faciolmente raggiungibile a piedi dalla stazione ferroviaria di Santa Lucia e a pochi metri dalla fermata Crea dei vaporetti.
Wi Fi ottimo in ogni parte. La scala che porta al piano superiore è priva di protezione su di un lato. L'unico bagno disponibile è sottodimensionato rispetto alla capacità ricettiva.
La camera singola che ho utilizzato è davvero piccola e, per utilizzare lavorare al computer, sono stato costretto ad utilizzare il soggiorno comune.
- Justyna (1/5): - Instructions how to get there were good and easy to read. This place was definitely not for me. During my stay, we had to share a bathroom with many other people, and it was almost impossible to get access to the toilet or shower. The place was also quite noisy—you could hear every step from the people in the room above us, as well as noise from the restaurant next door.
There was always someone sitting in the common area, so every time you tried to go to the bathroom or leave your room, you felt like you were being watched. Overall, it was not a comfortable experience.
- Guihalon (6/5): Bien placé mais un peu vintage - Sur le bord d'un canal du canaregio, l'emplacement est idéal. Tout au fond d'une cour, l'endroit fait bonne impression à l'arrivée. La chambre est spacieuse, les espaces communs, un peu vieillots, paraissent néanmoins chaleureux et confortables. Hum, malheureusement, il y a des choses à dire :
L'accès au logement : autant le dire, c'est fort knox. La procédure est bien décrite, mais pas question d'être en manque de batterie quand on revient le soir. Sinon, il fait mémoriser les trois codes....
Les toilettes : j'ai été seul dans la maison la plupart du temps. Mais quand il y a eu d'autres clients, l'utilisation de la seule salle d'eau/WC a été compliquée. Il n'y a pas de minuteur pour réglementer son occupation...
La cuisine est vraiment réduite à sa plus simple expression. Pas vraiment d'espace pour préparer à manger...
La cour : bien sûr, c'est là que les fumeurs vont s'installer pour être tranquilles. Un salon de jardin est aménagé, un gros cendrier atteste d'une activité tabagique intense. Le problème, c'est que toute la fumée remonte dans les chambres au dessus. Il faut donc fermer les fenêtres, malgré un chauffage excessif non réglable. Enfin, pour finir de faire mon grincheux, il y a ceux qui restent jusqu'au milieu de la nuit à discuter comme en plein jour dans cette cour. Un rappel à l'ordre ne dure pas longtemps, les boules kies ne suffisent pas, les fenêtres fermées non plus et le chauffage capricieux n'arrange rien... Afficher une heure limite et déplacer le salon vers l'autre côté de la cour pourrait peut-être améliorer les choses. Bon voilà, j'ai fini. J'ai quand même apprécié mon séjour à cet endroit, faut aussi le dire...😀
- Gerald (9/5): Feine Zeit in Venedig in zentraler Lage und einem gemütlichen, beheizten Häuschen im Innenhof. - Das Häuschen im Innenhof hat eine zentrale Lage und ist durch den Innenhof trotzdem ruhig (Außer benachbarte Studenten feiern Halloween:)). Es wurde auch während des Aufenthalts täglich Küche und Bad geputzt. Die Besitzer und die Reinigungsdame waren sehr freundlich, auch zu den Kindern. Wenn etwas nicht funktioniert hat wurde sofort agiert. Wir hatten das Glück sehr rücksichtsvolle Mitbewohner zu haben, das war deshalb sehr fein, weil das Haus sehr hellhörig ist und es nur ein Bad und WC für alle gab. Wir konnten uns das auf jeden Fall gut ausmachen und es war fein mit anderen Menschen in Kontakt zu kommen. Die Küche ist gut ausgestattet und sauber. Es gab immer frische Handtücher und die Wohnung war angenehm, behaglich warm beheizt. Den Gemeinschaftsraum konnten wir für das Essen und Spiele nutzen. Danke es war sehr fein bei euch! Die Zimmertür war nur mit großem Krach zu öffnen und wir konnten sie nicht ölen, damit sie leiser gewesen wäre und die Kochplatte hat langsam gekocht dadurch brauchten wir manchmal viel Zeit zum kochen. Aber es störte uns nicht wirklich.

- Piedad (3/5): Ruido insoportable y baño demasiado concurrido - La localización es buena, con una parada de vaporeto enfrente, y con muchos restaurantes buenos en la propia calle, además es como del dejar las maletas antes del check in y después del check out, la limpieza es correcta, y las camas son cómodas, la comunicación casi siempre ha sido buena via whatsup. El ruido es insoportable, 3 de las 4 habitaciones estan en un primer piso al que hay que subir por unas escaleras que hacen un ruido extremo, encima, las puertas son antiguas, y hacen un ruido insoportable al abrirlas y cerrarlas, además, entra toda la luz por debajo, y las 3 puertas estan juntas, osea si el de la habitación de al lado sale o entra, aunque vaya con todo el cuidado del mundo, te caes de la cama del estruendo, yo dormí con tapones, pero si no llevas tapones imposible, pienso que tendrían que considerar cambiar las puertas, ya que es una inversión, pero mejoraría infinitamente la calidad de los huéspedes.
Por otra partes, un baño para 4 habitaciones, yo pensaba que no sería un problema, porque he estado en otros sitios con baños compartidos, pero sí, sí lo fue, la gente se despierta a las 7 u 8 de la mañana, y se meten al baño y pueden estar una hora, y tú tienes que hacer pipi, y no puedes, y si alguien justo entra antes que tú, puedes estar horas para poder entrar al baño. Pienso que esto se podría arreglar con algún tipo de normas de convivencia, tipo si alguien toca la puerta del baño, intenta ir un poco más rápido, sobre todo en horas puntas como es la de la mañana. En Venecia no hay baños sin pagar, asi que esto es un problema.
Por otra parte, el tema toallas, estuvimos 3 noches, y tuvimos que pedir que nos cambiaran las toallas, a lo que me respondieron que no, explique que ya las habíamos tirado al suelo, porque pensaban que las cambiarían, y no me contestaron, por suerte y tras pedírselo, y decirme que no, nos dieron toallas. No hay sitio para colgar las tollas, y dado que no tienes baño, nosotros las colgamos en un clavo que había en la pared. Sería tan simple poner unos enganches del ikea para poder dejar la toalla, ya que no te la cambian, poderla dejar colgada en condiciones en algún sitio.
El apartamento tiene potencial con algunos cambios vitales, tal cual está ahora, no repetiría.

- purple (7/5): schönes Viertel in Venedig - Die Lage ist sehr gut 10 Minuten vom Bahnhof/ Busbahnhof entfernt. Durch die schönen Gassen, ist man in 30 Minuten am Markusplatz und von dort kann man Venedig super zu Fuss erkunden. Im Viertel der Unterkunft, gibt es viele gute und feine Restaurants und Bars. Viele einheimische verbringen in diesem Viertel ihren Feierabend. In der Unterkunft gibt es nur 1 Badezimmer mit Dusche und WC. Das kann zu wartezeiten führen vor dem Badezimmer. Ich war im September 2025 im KING'S GARDEN, das Internet hat leider nicht gut funktioniert. Ich hatte teilweise 10 Minuten Internet und danch kein Internet mehr.

Location really nice. Quiet and straight near boat stop, where you depart to the Lido beach, which are very comfortable. Indeed, some extra smell was a bit to “bright” but it may be antimoscito liquid.

Lokalizacja jest bardzo fajna. To główny plus. Zapach brzydki i duszacy. Schody strome i niebezpieczne. Przyjechaliśmy pół godziny przed czasem. Nie mając wciąż kodów do (!) kilku kolejnych drzwi ani internetu ... I niby prosty meldunek okazał się koszmarem w upale, bo nie mogliśmy otworzyć instrukcji....

I had a good rest and sleep. Shared bathroom. It was clean. Easy check in. You just have to pass two doors with codes before the house, it’s not a big deal. Then, two more codes: the house’s entrance, and finally your room. Easy. Air conditioning was good. My room was big. Wifi wasn’t very good.

- Jessica (6/5): Pleasant - A very basic, small single room, but it was clean. Didn’t meet anyone else there but there was a shared kitchen area to make hot drinks if you wanted, and the shower room was clean. The room really was very small, but just to sleep in it was adequate.
- Aniko (6/5): Pleasant - We liked that the vaporetto's station was very close. We also liked the little courtyard with outdoor furniture and plants. The room itself was also okay. There were a few things that we didn't like:
Most importantly, it is just one bathroom for four rooms, which means that at least 8 people will use one toilet and shower. In the morning and evening, it is a lineup for the bathroom. Second, the bathroom is out of a tiny kitchenet and has a thin door that closes with a hook. If someone was in the kitchenet (which happened often when we were there), it was very awkward to use the bathroom as you could hear everything. Moreover, the common "living room" area is extremely outdated (not rustic, but old and worn out). Furthermore, the wi-fi didn't work. Lastly, you need to pass through four combination locks to get to your room (two gates, one house entrance, and one room entrance).

- Julia (7/5): Good - Good location, well equipped kitchen. Good to be able to use the shared kitchen and dining area. A second bathroom would have been preferred for our large group.
- Lara (8/5): Very good - We booked this for 3 of us, it was amazing value for Venice. Good location with easy access to the main water bus stops. Room was a great size with plenty of amenities. Fridge in room was a nice touch and we could buy things for breakfast locally and prepare on site. The only slight downside is the shared toilet which can be a bit inconvenient if you're busting to go but other than that we loved our time here and would definitely stay here again.

- Inga (7/5): Quite hidden little hotel - This small house converted into a hotel is in a quiet location, away from city noises. Very minimalistic, but has everything you need, even tea and coffee.
It is a little bit far away from the city centre, but near the boat stop.
There are cafes and restaurants not far away.

Large room, everything clean Very loud at first night, as different guests argued with each other, no acoustic isolation at all, you can hear each door opening and closing at any time.
The checkin procedure, only robots, unfriendly emails arriving several times for the same thing.
You only receive the codes on the very last minute at 3pm the day of arrival !! Must have a fully connected and loaded phone at any time while traveling...
There is no less than four codes to enter the premises, 2 of them you don't get your own key, so you must again enter code, open boxes, take the keys, open doors, put back the keys in boxes, each time you move in and out.

- Kristin (9/5): So glad we took a chance on this place! Perfecly fine! - I'm so glad we took a chance on this place! It was just what we needed, perfectly acceptable accomodations without frills. We stayed at the beginning of Carnivale and did not have a problem with noise.
There are some bad reviews that did not match our experience. The beds are clean and comfortable enough. The apartment has necessities and is far enough away from the main shopping areas that you can relax. The Very Good restaurant is actually very good, with pizza, pasta, and fries. The place on the other side of the gate is very nice too. Sharing one bathroom between four rooms that each hold four people can cause a problem if you are in a rush. Build in extra time to get ready if you're on a schedule!
It is an old building, so ear plugs are a good idea if you're a light sleeper.
The communication prior to arrival is a little wild with multiple prompts to check in on a separate website even after you have done so. The website they ask you to check in on seems to be legitimate (our identities still seem to be intact). On the day of arrival, they send a Google doc with perfect instructions for accessing apartment.
- Carl (9/5): Superb - The automatic check in procedure was well documented and communicated. The location is great - not directly in the middle of the tourist streams but you still have restaurants and the main train station around. We were located on the ground floor. The automatic lights in the courtyard were annoying during the night since they are directly in front of the window. Different curtains could help here.
- Anthony (6/5): Pleasant - The communications before arriving were insane. Multiple, confusing emails that were almost threatening in their insistence. Bad English and often contradictory info. Each time accompanied by "We kindly ask for your patience as our system is managed by a robot and all procedures are fully automated." And indeed, on arrival, not a soul - to get to the room you need to pass by no less than THREE combination locks.
Otherwise pleasant enough for the price, and clean, but rooms were way too hot even in freezing weather, no way of turning down heat so wastefully sleeping with open windows.

- Tatiana (5/5): Hot, noisy, crowded, but clean - Located on a wide (as opposed to narrow) pedestrian zone in a quiet area with a few restaurants nearby. Not far from the train station and two vaporetto stops. The walk from the station is quite accessible, as the only bridge you need to cross as you walk from the has sloped sides. The place itself is very clean and quiet. I think my room was the worst, I think other three rooms are way better as they have a normal AC and not the one on wheels. Unfortunately, I had many issues with this place. 1) It has four rooms where all but one of them have more than one resident, and for all these people there is a single washroom! It is not even separated, so it has a toilet, a sink, a shower cabin all in one place. Mornings were a disaster to plan. 2) My room was the only single room with a small bed (room 4), that apparently was not supposed to have AC and yet according to manager who I contacted via Whatsapp one was installed a day before I arrived. While I appreciate the thoughtful touch... it was installed without a hose that disposes hot air outside of the room, so when I arrived the room was so incredibly hot, it was dangerous to be in it. After I contacted staff via Whatsapp they arrived shortly and installed a hose, but it was not properly installed (not sealed) and some hot air was still getting into the room. So it was cooling and heating the room at the sane time. Very inefficient. This AC was also incredibly noisy (62 dB near pillow, I measured) and it was leaking water on its electrical cables. But without it the room was very hot, so I was stuck with a choice of either being too hot to sleep or too noisy to sleep. The fan in the room also produces loud rattling noise. 3) This place requires you to input four different codes to get to your room. They send you the codes in an email. But since it has no staff on site, I found it very unnerving that if I were to lose my phone (like, pickpocketed or just accidentally drop it to one of the canals…) I would have no way of getting back since the codes were in the phone (yeah, you could write them down somewhere separately, but still). 4) The WiFi didn’t work half the time. It sometimes had connection but no internet. 5) After booking through booking they sent a link to fill out some personal info (passport etc) on their website, which I found strange but they said this was the only way to register.
- Rachelle (1/5): RUN AWAY. BED BUGS. - Literally nothing. RUN AWAY. I woke up covered in BED BUG bites for the first time in my life. I booked a room with 3 beds as advertised but was assigned to a closet that wasn't big enough to hold even 2 twin beds. I messaged them about this error but they just ignored me?? I will be disputing the charge through my bank.
There's NO air conditioning even those it is advertised. The house is old and dilapidated. The shower water alternates between scalding hot and ice cold every 20 seconds. I got rashes from the hot water. Shared bathroom is disgusting and needs to be bleached. My final day I woke up to an ANT infestation.
It's just awful. Worse than the worse hostel. RUN

The listing said it had Air conditioning and while there was a unit in the room there was no remote to turn it on. I reached out to the host and they told me where it was located, however when I got the remote the unit did not work and would not turn on. I reached back out to the host and they ignored all my messages from that point on. VERY disappointing.

(9/5): Super accessible, with vaporetti right on the doorstep, nice restaurants on the doorstep - A house in the 3rd backyard with 4 or 5 rooms, shared bathroom, kitchen & living room - has more of a shared apartment atmosphere, more homey, the house is a bit noisy, but basically in a quiet corner At first, I found the interior design strange, more like in the Austrian countryside, but now looking back it has something of its own.

Directions and instructions for getting in were clear. All the reviews are completely accurate, so at least I was mostly prepared for what I was walking into. But I need to add that my single room was the smallest hotel room I have ever seen anywhere. The bed was uncomfortable, and the pillows were terrible.
- Derek (3/5): I paid a lot and got little. - The room was 8 feet x 8 feet, and there was a refrigerator in the room! The television in the reception room stopped working the first day after I arrived. I contacted them on Thursday, and they had not fixed it when I left on Saturday.

- Megan (3/5): Poor - Best thing about this stay is the location. The room was uncomfortably hot and when we sent a message via WhatsApp we never got a response for the AC unit. There were also bugs in the room. The lack of communication was frustrating. Shared bathroom and common space were overall cleanly besides other people’s hairs in the bathroom sink and floor. There isn’t reinforcement of quiet hours and thin walls/floors as we woke up numerous times between 12-3am from the people up above us.
- Srgjan (9/5): Fantastic stay in Venice with an affordable price tag - The accommodation offers amazing value for money. Once you arrive in Venice it is super easy to find - only 10min walk or a one-stop boat ride form the train station. It is located in a stunning peaceful area of Venice, next to a canal - truly a beautiful part of the city. The hosts were super welcoming and available, and there are at least 3 boat stops near by! The only downside is that all the bedrooms share a bathroom/toilet, which did create queues - especially in the morning. Other than that, it is an exceptional budget-friendly accommodation!

the hotel itself: cozy kitchen and living room, big and clean toilet/shower room. the room is located on the second floor, and the stairs is a little bit narrow, and can be a bit inconvenient for e.g. elderly people to go to toilet/shower/kitchen, which are located on the first floor.
