• Elisa (6/5): - I’ll start with the pros - great location, large rooms, very comfortable beds and excellent communication. The cons - no kettle provided (I was told to boil water in a saucepan to make a cup of tea), no shampoo or any other amenities provided (apart from hand soap) and only 2 rolls of toilet paper for 4 people staying 3 nights (but more was delivered when I asked for it), coffee machine didn’t work (or maybe we couldn’t work it out). What to be aware of - there are 3 bedrooms but only one has a bathroom as an ensuite. All the others have their own private bathroom but you have to walk through a common kitchen/meals area to access it. We put our teenage kids in the ensuite bedroom and we slept in the other one but used their bathroom. Each bedroom locks (with a key not a snip or chain on the back of the door) which meant we had to literally lock them in at night (for safety as I was not prepared to leave them sleeping in an unlocked bedroom with strangers staying 10m from them in the other room). I asked for another set of keys so they could have keys with them in case they needed to exit the room during the night but was told there were none. I found an extra set in a drawer so that was good (although I don’t know why I wasn’t given them). Finally this is a basement and although it had windows it feels and smells damp when you enter eg my eyeglasses would immediately fog up when coming in from outside (it was winter). Not a big deal for us but it might bother others
• Nikos (8/5): - Σε κοντινή απόσταση από σταθμό Μετρό και γραμμές λεωφορείων, αρκετά μακριά από θόρυβο και πολυκοσμία. Βολικό κρεβάτι, ωραία κουζίνα. Για να μπεις στο μπάνιο του δωματίου πρέπει να περάσεις από τον κοινόχρηστο χώρο. Η βρύση του νιπτήρα έχει πάρα πολύ χαμηλή πίεση νερού.

• Bruna (7/5): Bom custo benefício pro padrão de Roma - Quartos grandes. Tem área comum aos quartos, com cozinha, cafeteira, forno, microondas. Tb grande em um dos quartos. Quartos grandes. Host se disponibilizou pra deixarmos as malas antes do checkin e após o checkout. São 3 quartos e uma área comum para todos os quarto. Estávamos em 3 pessoa, por isso ficamos com 2 quartos, só tinha banheiro em um dos quartos, então a pessoa não podia trancar o quarto, mesmo o apartamento sendo compartilhado com pessoas que não conhecíamos. Não tivemos problemas com os outros hospedes então foi tranquilo, mas ruim não poder trancar o quarto. Chuveiro só fica quente se abrir vem pouquinho da torneira, então fica com pouca água. Pouco isolamento acústico da rua.

• Camacho Rodríguez (7/5): Buena ubicación pero mucha humedad en el piso - María era súper simpática, nos dio recomendaciones de restaurantes increíbles y la ubicación era muy buena. A 15 minutos andando del coliseo. Había muchísima humedad, es un sótano y la ventana no se podía abrir. No tenía aire acondicionado dentro de la habitación, solo en la zona común. No había productos del baño como gel. El baño estaba fuera de la habitación y tenías que atravesar la cocina (compartida con otros huéspedes) para poder ir.

• Ana (10/5): - La ubicación es excelente a 10 minutos del coliseo, y a 2 cuadras una parada de ómnibus con conexiones a todos los puntos de interés (Roma es grande). La habitación deluxe es súper espaciosa, tiene ventilador y una tele grande, y el baño también es muy grande y cómodo, la presión del agua es increíble, y toallas y cama muy confortable. Mónica nos permitió hacer el check in bastante tiempo antes del ingreso dado que llegamos antes. Recomiendo 100% para una estancia corta en Roma.

• Larissa (9/5): Voltaria novamente recomendo : ) - Localização ótima perto de transporte, o lugar é equipado, banheiro com chuveiro muito limpo e bom, voltaria novamente ! Apenas não gostei do check in em horários tardios pois tem uma taxa, teria que ser algo com senha uma sugestão.

• Agnieszka (9/5): Polecam bardzo gościnne - Świetna Pani Gospodarz, pozwoliła nam na zostawienie bagaży następnego dnia co bardzo doceniłyśmy. Bardzo nowoczesny apartament z bardzo dobrą łazienką i telewizorem. Części wspólne są też niczego sobie, plus było chłodno dzięki temu że apartament jest na ujemnym piętrze. Niestety był zapach wilgoci, plus okno się w sypialni nie zamyka.

• Oldrich (7/5): Good - Central location, good value for money. It's a basement apartment with tiny windows. Living room and kitchen space is shared with another room. It has a private (WC and shower), but is accessible only through shared livingroom/kitchen. Keys were given in person. At arrival, we had to wait half an hour for room cleaning, although we had specified our exact arrival time in advance.
• Rebecca (8/5): Comfortable, nice furnished and good value accommodation, great location. - Very accommodating host! Our flight was terribly delayed and Monika stayed until very late to greet us. Great location, quite central with metro just 10 minutes walk away. Excellent cafe/restaurant close by "La Tavola Calda" - local vibes, great coffee and tiramisu! Just a point to be aware of - the kitchen/ living room/dining is a common area. Two bedrooms share this space, so this is something to keep in mind if you would prefer a more private/exclusive living arrangement.

• Sajmira (9/5): I totally recommend this apartment and hope to ho back soon ☺️ - The hospitality of the owners was very good and they were ready for everything we needed. We went way before check in and they were so nice to let us inside. Even the next day they keeped our backpacks. That meant a lot to us.
• Lauren (4/5): Disappointing - 20 minute walk to colosseum, nice restaurants in close proximity. Train station close proximity. Rooms described as "soundproof" yet could hear every step outside of the room, including other guests returning at past 2.30am and using equipment in the kitchen. Also positioned close to the hospital so ambulances passing throughout the night with no sound proofing. Bathroom wasn't particularly clean and could do with silicone being redone as it is mouldy. Shower head worked approximately 30% so waterflow was very weak. Being in the cellar, there is limited airflow therefore very stuffy and damp. 4 nights was not worth near £600 and the near 10% city tax I feel is ridiculous considering walking to Colosseum took in excess of 20minutes. All in all, 4 uncomfortable nights cost the same as a mortgage on a 3 bed semi in the midlands. Would not recommend.
• Jeff (4/5): Do not stay here with a family - This property listing should be removed for lack of accuracy and being totally inappropriate for families. What is not clear in the listing is that this underground apartment is multiple bedrooms coming off of a common area shared by all guests. Our family (2 adults, 2 children) were placed in two such bedrooms. One bedroom had a bathroom, the other didn't. Doors locked from the outside (you could lock people in) or from the inside (needing a key to unlock). We had to sleep with bedroom doors unlocked so that our family could all access the bathroom at night and be able to access each other in case of emergency. But that means that us and our children are sleeping with unlocked doors with strangers. Fortunately, the beds were comfortable, but we absolutely would not have rented this place if the sleeping conditions had been disclosed. This booking platform needs to provide accurate descriptions to maintain the trust of customers. This was also the worst value for money in our two and half week trip to Italy. Unless you know what you are getting and are ok with it, I don't recommend this place at all.

• Orly (10/5): THE BEST HOUSE FOR VACATION WITH GREAT PRICE!!!! - All was perfect. Met us at the house the moment we arrived. The house was beautiful and very specious. Actually, the really was better the pictures. We had enough towels for all 4 days for 6 people. location was amazing. just 10 min. from colosseum. We couldn't ask for better. One thing - they mentioned that there is no air-conditioning. even though it was hot in Rome we didn't need that because the house was very cool. but i cannot vouch for the peak of the season. All was good.

• Lori (10/5): - This place was beautiful, quiet, and felt like home even though home was far away. If I ever return to Rome, Boiardo Art House will be the only place I will stay. It was far more comfortable, clean, and restful than anywhere else we stayed. Absolutely lovely
• Ali (10/5): Couldn't have asked for a better stay - Very clean, modern and comfortable apartment at a perfect location. We could just walk to many attractions including the colloseum which is 10-15 minutes away. Nothing!
