Guest Reviews
- Beth (8/5): Close to centre - It is closed proximity to the city centre. Communication was very well. It is a smaller room than expected. Although it is comfortable, the room and bathroom are smaller. The “kitchenette” consisted of a heated coffee pot only on the dresser. There isn’t any other kitchenette components.
- Oleksandra (10/5): -
- Matteo Mazzucato (9/5): -
Smoezelige kamer. Vlekken in tapijt, bank gordijnen, oud meubilair
- Marc (9/5): -
- Ladislav (3/5): - Nesnadné nalezení objektu. Nefungovalo topení, v pokoji velká zima. Topení pustili až druhý den večer po několika telefonních a mailových urgencích. Malý pokoj, k dispozici nebyla ani jedna židle.
- Miki (7/5): - The room is exactly like the photos. It is spacious, bright and very lovely. The bathroom is also large and nicely designed. The location is excellent. I also loved the smell of the shampoo provided in the bathroom.
The shower pressure is quite weak, but this is quite common in Georgian houses in Ireland. It actually made me feel a bit nostalgic.
I had to leave very early for my flight, and the owner kindly left the front door light on and the front gate open. It made leaving in the dark before sunrise much easier. Thank you for the kindness.
- Joanne (10/5): -
- Nigel (3/5): Underwhelming. - There was no breakfast.
I didn't like paying 40 euro in taxis to check in at a management offices north of the river when the property was south of the river.
As a business customer I asked for a table and chair to work on but got told to get lost.
There was no-one to help with questions about getting around Dublin, such as a map.
The room was not cleaned for 6 days; never saw a cleaner.
The room itself was OK just the rest of the service was crap. See above.
- Natasa (10/5): - It was like staying in a princess room. It was a little cold for my taste.
- Pablo Daniel (8/5): - La cama Nada

- Morven (7/5): - Very comfy bed, good location, great price, lot of character to the house The room had a bit of mold in it and access to the building / room is convoluted
- Donall (10/5): -
- Gabriel (10/5): - Very comfortable and spacious
- Giovanna (10/5): - Room very comfy and cosy. Electric blanket on the bed. Netflix on the TV. Nice and quiet and great location. Shower very good too. Couldn't fault anything.
- Denis (9/5): Excellent - The property is a period house which is full of character and very convenient to the centre of Dublin. The room I had was clean and comfy with a nice clean on-suite Parking was the only fault for me personally
- Ivan (8/5): - Posizione ottima

- Milla (9/5): - Städat och bekväm säng. Läget var bra.

- Bernadine (7/5): Superb Location - The property is in a very good location; loads of bus stops within the perimeter so it's very easy to commute. I also like the fact that there is a stop nearby for when you need to catch the coach back to the airport. Staff weren't responsive to queries initially which caused me anxiety. It's a self-service check in/out process which I didn't mind, but when I queried about the self check in form as I might have done it too early, or when I also sent the pre-check in information as they requested, I didn't hear any acknowledgement / reply until the day of our arrival, and I had to chase them for information whilst we're at the airport and it felt quite worrying as we might have ended up being stuck in the streets not knowing the code for the main gate or instructions on how to retrieve the key for the suite.
I appreciate they might be withholding the information to prevent people without booking to gain access to the property, but they could've at least given me a heads up in advance that they will send the instructions at a particular time, or at least acknowledged that they received my query.
It all worked out in the end and they were quite responsive after we checked in, but I wish I didn't have to chase and worry too much prior to that.
O duche tinha água sempre quentinha e aquecimento no wc.
- HELEN (5/5): Pity !! - The Garden No Television in the room ! Come on we are living in the year 2025 !! No change of linen for six days, no litter basket emptied for 6 days! No fresh towels for 6 days! No refill of coffee sachet in 6 days!
- Cork90 (7/5): A nice stay - but not great for asthmatics. - I really liked the location, the room and aesthetic were very nice. While the room was lovely, it was a little stuffy and I had to wedge the window open. Unfortunately due to the age of the house it triggered my asthma fairly severely. I'd advise anyone with asthma to make sure to bring their inhaler so they can safely enjoy their stay.
- Sherryn (7/5): Otherwise appreciated the cost bed and ensuite facilities - Extremely quiet area and environment Navigating luggage from entrance and up the stairs was a challenge , room was also very hot when I arrived - no means to cool down . Had to prop up window
- Norbert (2/5): Kein Komfort und deshalb zu teuer! - Verwahrlostes Haus, vermoderter Geruch, kein funktioniertes Wlan, 24std.
- Lyubov (10/5): - Clean , iron, quiet
- simon (1/5): Frustrating and disappointing - Character house in quiet neighbourhood. Location great. I received a room that did not match the booking (one double bed instead of two singles).
There was no hot water on the first night of the stay.
City Breaks has been non-responsive despite multiple follow-ups.
There has also been failure to resolve these issue within a reasonable timeframe.
- Gokhan (7/5): Ok in emergency but would never repeat - Location, nice and cozy house Cleaning, there were clothes, shoes, personal belongings in my room wardrobe and drawers. I suppose this is someone else’s house who rents it out for tourist stays. Cleaning was not ok, some things were dusty and dirty. Price/value is not ok.
- Josephine (8/5): Very good - Complex check in system and no reminders
- Jo (5/5): It was perfectly pleasant but does feel a little tired and in need of tlc - Beautiful house, great location and proximity to Aviva stadium The room was a little tired, and strange having personal effects of the owners in the wardrobe.
There was plenty of tea/ coffee but only 2 milk sachets were provided for a couple staying 2 days/ nights.
The house also smelt a little musty
- Danilo (10/5): Great - Location and comfort N/A
- Stewart (10/5): Quiet and Cozy - Very quiet neighborhood and building. Less than 20 min walk from almost everything. Clean and quite a large space.
- Anatolii (10/5): Amazing - Great place!
Really amazing historic building.
Much better than any variant of classic hotels None. It was brilliant!
- Sara (1/5): Bad - The shower itself was clean and the bed was comfy, plus for the location as well. The place was not easy to find. The listing was misleading as it was a property with a landlord and you’re literally booking a room in a house. Also there was a dog on a property we were not aware of. The carped was super dirty (not hoovered) and stained (I think in the bathroom it was urine around the toilet). There were personal items left in a wardrobe (some old shoes). There was a big piece of dust on the curtain rods. In total I would not recommend if you like your place sanitary and hygienic.
- Ciara (10/5): Exceptional -
- Mohamed (8/5): It was good ! - Spacious, Clean, good location
- Claudia (6/5): Pleasant - Before booking, I read other reviews and decided to try it myself, also because the accommodation was the closest to my budget.
The location on Google: I checked the location before leaving using Street View and the photos from the website. Indeed, the location shown on the Booking map can be misleading. The accommodation is located in front of the Burlington Plaza, where the offices of Sky and Amazon are. You can use these landmarks as a reference to find it. Also, the building is the only old-style structure among many modern buildings. Bus stop 39 in front of the accommodation
Accessibility issues: I had no problems; I was given clear instructions. The only difficulty I encountered was locating the box containing the room key – it's in the garden under the staircase. I had read about the presence of dogs. On the second night, returning around 10 PM, one came up to us. It's a very small dog, barked without much conviction, and ran off when I greeted it.
The room (Zoe Room): It's fairly spacious, with a wardrobe and a TV. The bed is comfortable, with clean sheets. The only negative aspects were the heating, which was a bit too strong, and the carpet. The bathroom: It has a large, modern shower, but unfortunately the carpet is stained in a disgusting way, especially around the toilet, which significantly lowers the overall impression of the accommodation. It would be appropriate for the company managing the place to persuade the owners to clean or replace the carpet.
- Carla (8/5): - I LIKED THE LOCATION VERY MUCH. IT WAS SAFE, WALKABLE, NEAR A LOT OF NICE RESTAURANTS AND QUIET. I WISH THE INSTRUCTIONS FOR GETTING INTO THE BUILDING HAD BEEN A LITTL BIT CLEARER. THE ROOM I WAS IN WAS NICE. IT SHOULD HAVE HAD A CHAIR IN A CORNER SOMEWHERE THOUGH. THE ONLY THING TO SIT ON WAS THE BED WHICH WAS SO HIGH THAT MY FEET WERE NEARLY 14 INCHES OFF THE FLOOR. THIS MADE GETTING DRESSED DIFFICULT.
- Mahmood (8/5): Very good - Room cold
- Thomas (9/5): Superb -
- Cathal (10/5): Would recommend to anyone - Everything!! Perfect location and great private room. Nothing
- Bozena (7/5): Good -
- Margarida (8/5): Muito confortável e calmo. - The place was super nice overall, very cozy and the Christmas vibes were everywhere.
I had read lots of complaints from previous guests that the dogs on the property wouldn’t let them sleep, but it was not the case. Actually I met the two dogs and one of them was super friendly and actually a good boy.
I liked that we had access to towels, the bed as super comfortable and clean and that the heating system was working perfectly.
Lastly, it was close enough that I could walk to the city center or the beach :) The only thing that I didn’t like was the bathroom carpet being stained, that was the only bad part about my stay. It threw me off, I think that the carpet should be cleaned or replaced with a new one or tile, it would be also easier to clean if it was tile. (Last picture was from the day I arrived)
- Gill (2/5): - First of all we were placed in a garden shed . Terrible . Terrrible . Terrible . Freezing cold . Wooden shed with glass roof not suitable to stay in especially end of November . Shower area a joke with ripped shower curtain for door. Trees crashing against glass roof all night. Freezing cold. Had to wear pyjamas socks and hat in bed. Got no sleep. Also broken tap . Fridge buzzing all night
Thermostat on floor . Could increase temp to 13 degrees.Wardrobe pole so high only useful for a giant. Not the property we had booked. Got moved to original room as per picture on website. Bathroom carpet floor stained with urine and damp and pungent with no window to even release smell.
What a joke . I hope no one else is unfortunate enough to book this property.
- Phillip (2/5): no value for money - Limited Parking onsite first come first served There was mould and dirt in the shower, behind the toilet was dirty. The room was not ready at 16;30 even though check in is from 15:30 and I told them I would arrive at 16:00. The bed was very small and my legs were sticking out the bottom. I am 180cm. There was a dog barking very loudly several times in the night.
- Anne (7/5): Ideal location. More milk needed. Comfortable -
- Michelle (6/5): - Walkable for food, easy parking, convenient and walkable to all parts of Dublin.
- William (8/5): No contact and LOST! - It was a disaster getting checked in! We were never contacted with check in information and were finally told to CALL!!! How do you do that when you only have email and texting? A kind Irish man dialed the number in his phone and let me talk to the property manager! Then the directions on Google took us to an alley and finally after an hour plus we located the property!! We found two people wandering around later that evening who were also lost so we directed them to the property! Citybreaks really let us down in so many ways! Hotels.com can do better!
- Remiuk (9/5): Superb - The host was very accommodating, the place was clean and the location was central and well connected. The room's door was far from offering any real security. If someone would push the door while locked, it will open directly.
The walls in the bathroom looked like they were in the middle of a renovation, which is not shown in the pictures.
- Stephen (10/5): Never fails to impress - Great room, comfy bed and bathroom .. kettle for cup of tea .. perfect!! Nothing
- Pauline (7/5): Good - We stayed here entirely for the location. It was self catering so no breakfast. Several very good places to eat near by. Searsons was recommended and although noisy had very good food. We were within easy walking distance of attractions and for the port for an early boat. Entry into the grounds was a big problem as the electrics to the gates failed. It was fixed but it took some time. Finding the place was also difficult. Use of land marks would be helpful. i.e. Amazon/Sky building directly opposite!
- Jess (9/5): Lovely place great location - Everything it was a great place and this room was better than the first room we had 3 days before Nothing it was really good a small bar fridge would be an Amazing upgrade.
- Gwyn (4/5): - Property is in an excellent location, close to many local attractions. However, the directions to the property were not clear as the postcode brought you to a completely different street. What3words location stamp could be an easy solve for this.
The room itself wasn't great, needed a bit of a renovation. Paint stains on carpet in bedroom and walls in need of some improvement works. The room itself also had many of the owners belongings inside.
Ensuite bathroom was in need of improvements, walls in poor condition and shower drained very slowly.
- Jess (9/5): Fantastic place - Everything perfect Missing hangers. Can’t find wifi
- Stephen (10/5): Superb comfortable and has the basics for travel .. - I have been hotelling in Dublin for 2 decades .. this place is located centrally, and ticks all the boxes for me right now
- Tanya (1/5): Very Peteifying, noisy, traumatic and exausting. - Nothing at all the whole thing wasn’t a very nice experience, so upset I spent so much money So when we arrived we were shown to a room on the top floor, there was an awful smell of cooking throughout the house no idea what it was but (not a nice smell) we got to our room to find we had no tv, when the pictures show a tv on booking.com (false advertisement) also the bed which was said to be a (large) double on the advert was tiny and was not a large double, more a large single! and could barley fit me and daughter, the carpet was all stained and dirty, the walls had all plaster up them to cover holes, the room was also extremely hot and the window was broken so we couldn’t open it…we had to contact the house to get somebody to fix it, which they did but we could still only open it a little, we barley slept a wink the two nights we were there due to the heat and how tiny and hard the bed was, not to mention all through Saturday night into the early hours there was people coming in and out chatting, banging, talking, not to mention the dogs that live on the property barking all night, which brings me too Saturday evening when we arrived back to the property we where stuck outside of the gate for almost half an hour at 9.30 at night exhausted from no sleep due to the two dogs on the property barking viciously and running towards us each time we tried to enter the gate to get into the house to our room, I have a video of this and will be requesting a refund it’s not on, we were petrified, we tried to call the number we had, we were also shouting for help but nobody answered the phone or got the dogs to go, eventually they just disappeared (so strange) then we had ptsd all night listening to them barking outside in the yard, most awful exsperience Iv ever had staying away from home. Loved Dublin but feel our trip was ruined due to the awful accommodation and lack of sleep.
- Jim (4/5): The place has a lot of potential but needs some attention and better guidance for a pleasant visit. - There was not much we liked. We would not stay there again. Apparently there are two addresses with 1 Burlington Rd. The GPS takes you to a large building on the corner. The address is labeled on the entrance post but was frustrating walking up and down the street looking for it. They need to provide guidance.
Once you find the place, Finding the key is the next challenge. It is under the stairway as stated, but which one.
It was hot during the day and the window was screwed shut, it was cool at night and you couldn’t turn the heater on in the room. Only a thick spread was on the bed and after a while you were hot under it and cold without. We woke up several times a night because of this.
Bathroom walls were half patched and much of the caulk was molded.
- Helen (7/5): Lovely room, terrible property management company - Really lovely bedrooom and the bed was large and really comfortable
The ensuite and shower is lovely although there is no soap/showergel or anything
The host at the property is very nice
Great location, and very safe.
Really quiet location, you would forget you're in a city.
Nice garden view.
Everything very clean The property managers are incredibly disorganised and the worst I have ever dealt with when staying anywhere
We had to ring them to figure out how to get into the property - they told us we had to go to the other side of the city to collect the keys from their offices (in busy friday afternoon traffic). We made our way and after 10 minutes they rang and said actually you can collect them from the property, totally unapologetic
They said they'd give us the code to get into the property yet we had to ring them twice to get it
Once inside, it's not clear where you have to go to the property, as there are many entrances/buildings/doors.
The host of this property really needs to change their property management company as all reviews will have this issue if it's not changed
- Corinne (4/5): Good location, lacking cleanliness and communication regarding check in process - Location was good, only 20 minute walk from the aviva Communication regarding check in was terrible, was never sent the self check in link. Arrived at check in time and had to wait to be sent the check in form. When that was finally sorted we were told the room wouldn't be ready for another 1.5 hours. Was offered a different room than the one I booked , took this seeing as my lift had to go home. The room was dirty, hair all over the bed linen. Opened soap still in the shower. Carpet dirty. I assume the room was not turned over properly after last guest. Not enough toilet paper supplied , or tea and coffee for that matter.
