She gave me tips every day from the best streetfood stalls and even phoned my hairdresser to let them know I would be late to my appointment due the traffic one day. I rarely leave reviews but I had so an enchanting stay here.

Das Hotel hat einen wunderschönen Innenhof, guten Kaffee und hervorragendes Essen. Am Besten ist aber das Personal, das unglaublich freundlich und hilfsbereit ist. Herausragend! Ich bin selten so nett und herzlich aufgenommen. Das Zimmer ist war wunderbar! Etwas viel LĂ€rm nachts, aber das ist wohl in Bangkok ĂŒberall so. Die Stadt ist eben immer laut und das Hotel ist nun mal ein altes GebĂ€ude mit Geschichte und... damit natĂŒrlich alten Fenstern ;-).

Fönsterna Àr en-glas fönster och fram till midnatt var ljudnivÄn extrem hög, bÄde frÄn bilarna och vÀgbyggen utanför, samt frÄn parkeringen rakt nedanför mitt rum.

Unfortunately for us the bed was too hard, especially after a long flight when we needed our rest. We stayed in a room closer to the road/parking area and for us the noises were too loud to be able to fall asleep.

We just spent part of our honeymoon at this boutique and absolutely loved it. We stayed in the junior suite (room 2). It is very spacious with a big bathroom. There is a stand alone bath which was fantastic after daily walks around Bangkok. The staff really looked after us. We will definitely stay here again.

Thank you There was daytime noise from roadworks outside of the hotel. This was not the hotels fault. It didn't bother us toomuch because we were always out exploring Bangkok.

Es gab jeden Tag 4 Flaschen Wasser gratis. Die Lage ist super um Chinatown zu erkunden und auch die FĂ€hre ist nicht weit. FĂŒr Chinatown ist es auch vergleichsweise ruhig.

This accom is very close to the main road that had markets/festival when we arrived, however as you are a street back, this did not keep us up at night. Plenty of good restaurants and bars in walking distance.
The room we received was larger than most accom we stay in while travelling while at a great price point.
I believe thereâs only about 3 rooms which means itâs not busy, and the owners have set it up so it is secure and easy access for those staying.
Wish we could have been around during the cafe being open as it was very cute in the courtyard. Loved this place as the first stop to our trip in Thailand.

Itâs full of lovely details â from the peaceful garden with ambient music, to the specialty coffee shop in the courtyard, and the amazing spa offering authentic Thai massages, all in one place.
The room was incredibly spacious, sparkling clean, and the bed was exceptionally comfortable. Housekeeping was flawless â they cleaned the room and refreshed towels and bathrobes every single day, which made our stay feel truly luxurious.
Weâve stayed here twice already, and if we return to Bangkok, weâll definitely book again. The staff and the manager are genuinely kind and attentive, making sure every moment of your stay is perfect. Everything was lovely

- Chanelle Sowden (10/5): - A little peaceful oasis 1min walk from the hussle of Yaowarat road in Chinatown. The owner was so kind and attentive and whatsapped me if she could help me with anything. It's also about 3mins walk from Song wat rd which was a super cool area.
My room was clean and comfy and the whole building has beautiful character. The mattress was firm and good, but the host is really the best part, she was so lovely. The stairs to the 2 rooms on the 2nd floor are steep, so be prepared, or ask for one of the rooms on the ground floor

The bedroom and bathroom were a very good size
Only 4 rooms so no noise from other guests It's a very, very small thing but the bed in the junior suite is quite high to get into - for us more vertically challenged people

- Kara (10/5): Charming boutique hotel with excellent hospitality away from the bustle of Chinatown - Loved the location tucked away off an alley in Chinatown that was so close to our favorite neighborhood spots, but on a quiet street away from the chaos. The massage studio and cafe downstairs on the property are both excellent. Tong was so helpful in recommending places for breakfast and lunch, getting extra bottles of water to our room, and setting up a car from the airport. Would definitely stay here again if I return to Bangkok.

- Lisa (9/5): A wonderful quiet oasis in the heart of Chinatown. - A quiet oasis in the bustle of Chinatown. We truly enjoyed our stay at Baan 2459. The staff was lovely and very helpful. Communications were outstanding. The historic room was very comfy with very good air conditioning and a large, firm bed. Chata the attached cafe was excellent as well. We had great coffee drinks and tasty breakfast. Only two comments to note, while it is very quiet and peaceful, you can hear some road noise in the evenings. We just used earplugs. The noise quieted down later. Also in room 5 and 9 there are stairs so keep that in mind.

The staff went above and beyond to make our stay pleasant. The room had ventilation issues and the ac smelled like sewage. The towels were not washed and the rug in the bedroom smelled like urine. The garden didnât look like pictures.

- Robert (10/5): Calm, comfortable, inner city retreat. - This hotel is a rare find. Our upstairs room in this heritage building in the heart of Chinatown was generously sized with a separate bathroom, a great air conditioning system, plenty of light, and access to a lovely upstairs patio shared with the other guests. We arrived late and needed to use the lockbox to gain entry which was so straightforward. The front gate is secure but easy for guests to use. The staff were super responsive and helpful over whatsapp and in person which made it easy to organise things when we were out and about as well as at the hotel. There's a lovely coffee shop and a great spa / massage place in the same building that I'd highly reccoment. I could go on but suffice to say that this was a really comfortable stay and a much more pleasant experience than I've had at many similarly priced hotels. Next time I'm in Bangkok I'll be staying here for sure.

- Dominik (10/5): Calm green oasis in a great central location with an awesome attached coffee shop - Beautful historic building, room and interior, being in a calm green oasis in the middle of the full of great food options, markets, well walkable smaller streets and well connected with public transport Song Wat/Yaowarat/Chinatown area of the city. The staff is friendly, helpful and caring.
The coffee shop makes very yummy food and has awesome coffee!

Staff were excellent, helpful, charming and efficient. There are only have four rooms so understandably if you arrive after hours you have to self check-in. The instructions were very good and I had no issues with that aspect of checking in. My only problem was that my room was up some steep stairs on the first floor (or second floor - depending where you're from!). As I have damaged knees getting my suitcase up there by myself was a hot, slow, and sweaty mission! And while I prefer a firm bed l found the bed just a tad too hard for those same damaged knees

Located just behind the bustle of Yarowat Rd with its amazing food and nightlife, Baan 2459 is an oasis of calm. The MRT station, Wat Mangkon is a 5-7 minute walk away so the location is great for exploring the rest of Bangkok too. The rooms are large, clean and comfortable and the food at Chatta cafe very tasty but what made our visit exceptional was the staff - very courteous and friendly they did everything to make sure our stay was a fantastic one! Nothing - our start was perfect

In the middle of China town and the trending Song Wat in walking distance. The house is historic with all good sides and the lesser ones like no elevator. But this was clear by the time of booking and we deliberately wanted to stay in a historic place. So all great for us.

It is tucked away on a cute and charming little street with lots of good coffee spots & sit down restaurants. You would never know you are just 1 block away from the main bustling Chinatown street. Beyond the location, the house, courtyard, and spa were all so welcoming. The owner/manager we communicated with (via text & in person) was amazing!! She was incredibly kind, responsive, and overall just such a welcoming person. We genuinely can not wait to come back and stay at 2459. This really is the most darling boutique hotel! Oh & there is an awesome little deck with seating, free water bottles in the room, & even a plate of authentic Chinese candies. Everything was so thought out! Layout was just a bit confusing at first - we arrived after hours so did self check-in. The owner responded right away and helped us find our room though. Maybe they could send a map of how to get to your room upon arrival (so you don't have to both anyone in the evening). Not a big deal at all though :)

- Gillian (1/5): Don't do it - The furniture was nice The property is falsely positioned as a hotel. Its not a hotel, it's a guest house with no hotel facilities or staff on-site. No reception. No laundry. No one around to help with anything. No English-speaking staff.
- Kevin (3/5): Irresponsible owners, lack of of integrity - The onsite staff did their best to be helpful. Room was clean. In downtown Chinatown. Claw foot bathtub with a a hand held shower, a sewer smell blowing from the ventilation system, after hours there is no assistance on site and phones do not work so you are on your own if there is any emergency. When they do show up the next day itâs a skeleton crew that cleans so there is no one who is responsible even if you can speak their language. The porch floor collapse after it rain and my leg went through it. The staff would not assisist or acknowledge it occurred. They said the hotel didnât have insurance and were told not to talk to us. After contacting the owners through email, whatâs app call and text, and bookings.com we have yet to receive a response.
- Vernon (7/5): Lovely location but poor communication & no services - The location is ideal if you want to visit the Chinatown area of Bangkok. Being only 1 block off of Yaowarat Rd it was amazingly quiet. We stayed in unit 2 which was lovely. The communication from hotel management is dismal. We tried using WhatsApp to get basic questions and requests answered but never heard back until after there or when we were ready to checkout. We stated 4 nights & they never attempted to clean room. More like an airbnb stay vs hotel stay. Asked for toilet paper but never received.. finally went to cafe staff who were able to help.

Extremely expensive for Bangkok, but you don't get what should come with the price, like just a simple breakfast.
I asked the manager about that, he made fun of my request and refused to offer me a single cafe.
The matress is not comfortable at all.
The windows are very slim and it's impossible to sleep after 7am due to the noise around.
