The location is good As soon as I entered in the room, a disgusting smell of tobacco came to me, it was terrible and the room didn't have any window to open.
The maintenance of the room could be better (check my photos)
I asked for another room but the price was way too high so we decided to leave. They refused to refund me for at least the second night of my booking.
- Eve (10/5): Great value, great location, very friendly staff :) - The room was very good value for money. It had a TV which you could screen share on from a phone or laptop. The staff where incredibly friendly and helpful - I left a teddy that had sentimental value to me and they kept it safe until I returned for it which I am incredibly grateful for ! Unfortunately during our stay there was a building site opposite and drilling began at 9am which disrupted our lie in! However this is just bad luck and no fault of the hotels at all. The bed was a little small and the shower water pressure was too high however for this price in Tokyo it was excellent.

- Dimitrios (10/5): Perfect room - The room was perfect. We got the wooden room 1002 with outside jacuzzi. The staff did whatever it could to please us. Some of them didn't talk good English but we managed to communicate. Good place to relax and have fun. The room has outside jacuzzi that it is so good. An inside bathtub-jacuzzi. Karaoke and very big TV. A comfortable sofa and bed. Our best stay in japan for sure. Just when you book note that you want the outside jacuzzi because the room reservation has the 2 top floors rooms with the photos together. They had booked us for the other room but we could change it in our check in.Thank you for the hospitality if we come again we will be happy to stay in your hotel!

- Adolf (7/5): Good value for the money, but could be spiced up a bit. - Big room, close to train station Otsuka and nearby restaurants. The Jacuzzi is great Somewhat dated. No means to hang up towels in the bathroom. The jacuzzi itself has romantic lighting build in, but the lighting of bathroom itself doesn’t give a romantic ambiance at all as the lighting was dull.

- Social (1/5): Dishonest and unprofessional staff scamming tourists - Very unscrupulous and dishonest staff being blatantly racist and scamming foreigners. I made a reservation for a double room for 2 persons. My partner who is Japanese works during the day and can only come to stay at night which is precisely why I booked a love hotel rather than a cheaper business hotel. Due to my being a foreigner and my partner being Japanese the staff made up some ridiculous rules whereby we had to pay double the room price or he couldn't stay. EXTREMELY disappointed to have been scammed. Very unexpected that this can happen so blatantly in Japan. Foreigners beware, the staff will scam you with fake policies in Japanese that are totally absent from booking.com. Absolute scam and very dishonest and unprofessional staff. Please save yourself a headache and book elsewhere. The current staff is out to make your stay as miserable as possible. A huge let down and completely ruined my entire trip.
I will definitely report to this scam hotel to the authorities.

- Kristan (4/5): Don’t stay here. - It seems nice on the surface but this is not a 5 star hotel - it is a love shack. The condoms next to the bed were a little unexpected. The place is used as a bothel during the day perhaps? It felt like staying in a brothel.

- Noraly (9/5): Amazing room - The room was magnificent, recently updated and tastefully themed with a replica of a traditional Japanese roof and mini zen garden. Everything was immaculately clean and the amount of space was insane for the price. A big bed and bigger tv, control panel for (mood) lighting and ventilation. A decent sized couch and coffee table, small vanity space and separate toilet room with a very high tech toilet. Then there is the big shower and bath space, the shower is separate and there are several shower and bath amenities. The bath is a jaccuzi and has its own lights even. You can connect to the Bluetooth in the room to play your own music over the speakers, the sound is good and there is a control panel equalizer. There is a microwave and fridge/freezer combo for your own stuff + a fridge with stuff you have to pay for. Plus a coffee machine and cups. For the price it was incredibly luxurious and we were so happy with the room.
The location is very close (5 min. walk) to Otsuka station and surrounded by many bars and restaurants. The staff were not always as helpful or engaging, but mostly friendly. We were not able to ship our luggage to the hotel, nor have them keep it for a while after checkout. This was a bit inconvenient.

Bedroom was excellent, huge tv that we could link our iPad to and play our own content.
Bed was huge.
Catalogue was cool and really cheap for costumes. Bathroom products were mediocre, water pressure in shower/bath wasn’t great. Lights had extensive controls but if they were set to low lighting they flickered, super annoying. We ordered room service and it was a barely warmed frozen pizza, sent it back.

- automatic coffee maker near staff We offered non-smoking room, but receive a smoking one (even after special request in messages) with very bad smell of cigarettes everywhere in the room and everything smells bad because of it - bed, pillows... That was very disappointing and we have to sleep with open window. For a person with asthma it is no good place to stay but we got over it and just told staff what we receive. Staff was unable to speak in English, so it was problematic but passable.

- Vivienne (10/5): Big Rooms are fancy - It's a Fancy motel. Location was good, the big room was really nice and spacious, the TV has all the streaming platforms. The Aircon was not central so you can adjust it anyway you want. There is an internal blue tooth speaker unit for the room and led mood lights that's really cool. Child-free place so it's generally very quiet. The windows could be better sound proof since I can hear the 9.30pm police sirens and the walking footsteps of the room above us(thankfully child free place if not it would have been very noisy). Everything about the stay was excellent except that the toilet doesn't have heated seats during winter.

- Ezzaty (5/5): Will never come back - The room spacious. Booked the stay for my last minute flight delay. Luckily for a night only. It’s a love hotel, even if you’re couple is not worth it choosing it. Cigarette smell all over the room. No proper explanation during the check in that we cannot bring the keys out with us. Weird right? We’ll have to leave the keys at reception counter everytime we go out. Oh hello? And no explanation on late 3mins check out. They charged extra 700 yen check out after 2pm. The staffs not friendly. They got the translation device but failed to explain properly.

Huge room and bed. Large spa bath, two showers and sauna was super nice.
Big tv with streaming channels included. Room had Bluetooth speakers throughout to stream music on. Food was pretty terrible, only complaint and to be expected as it's not the reason you come to a love hotel anyway. Eat dinner before hand.

The staff at the front desk is not friendly. They prevented my brother and me from leaving to buy food during the night. They also mentioned that opening and closing the door to our room at night would disturb other guests. I have never encountered a hotel that restricts guests from leaving the hotel at night and provides reasons that don't make much sense. However, the location is very convenient. The front desk staff also don't speak English, so checking in was not easy. They don't provide luggage storage service either.
