The reception has a space with coffee, cookies, biscuits, and an electric kettle, available for free use 24 hours a day. The staff was very friendly. See you soon!

• Avery (10/5): - good stay, powerful ac, kept very clean by excellent housekeepers, close to the chaos of florence but just removed enough for it to get a little quieter, close to the train station, and easy to catch a bus to fiesole as well. ayasofya doner nearby was probably the best meal i had in florence. recommend
• Robert (10/5): - All the other 10/10 reviews are correct. A small and unassuming hotel, with stairs to climb, but with the most friendly, polite, and helpful of staff, clean and modern rooms, and perfectly placed to see the sights.
• Catherine Moses (4/5): - Very important: there is a long steep staircase to the reception and another long steep starcase to a room. You will need to haul your bag up two long flights. No elevator. Not a problem if it is a normal flight of stairs, but this is long and steep. Once we reached the reception, we were met with condescension not welcome. You don't have Whats App? We only send things through whats app. Once I installed, and I asked him to send the information, he said "I already sent it to you twice." There was no "welcome to Florence" or have a drink of water, it is 40 degrees Celsius outside." No hospitality. No kindness. It was the opposite of everything I have previously experienced in Florence. The next day, the person at the desk barely looked up from her phone to say hello. There were no other guests for the man or the woman to help--they were not busy. We just weren't worthy of acknowledgement. The hotel was clean and they had cold water at the reception. One long flight down from rooms. If you want civility or acknowledgement that you are a guest, look elsewhere.

Our hotel room was clean, spacious, and updated. The hotel amenities were amazing (free water, coffee, and snacks, luggage storage before check in, etc.). I cannot say enough positive things about this hotel! Staying here was one of the highlights of our trip!

• Lauriano (8/5): Hotel Firenze - O atendimento do hotel é ótimo. Eu informei logo no início que eu tinha asma e eles me colocaram no quarto com janela, foram muito atenciosos. O quarto era lindo bem arrumado mas aparentemente limpo. Tive uma crise forte de asma no terceiro dia que estive lá e tive que pedir para capricharem na faxina. Mesmo depois de limpar limparem melhor o quarto ainda vi muito pó embaixo da cama. Quem tem asma é alérgico sabe o problema que é isso. A localização é excelente o atendimento é muito bom na recepção tem frutas biscoitos tem água tem café pra você tomar. Eu recomendaria este hotel mas acho importante ter uma atenção com a poeira do quarto.

Rooms were comfortable even for 3 of us. Always felt safe walking around and was totally walkable for the things we wanted to do and see. Would definitely stay again, great value.

Even though there isn’t a breakfast (but thats not really a problem because there are plenty Cafes and restaurants nearby) you still have the possibility to get coffee, tee and also very delicious cookies. • bruce (10/5): - The hotel is well located but not in a trendy area. Our room was basic but very clean and the bed was comfy. Lots of steep stairs and too many floor level changes - like from bedroom to bathroom. The shower was very slippery so I wouldn’t get in it after being over served! Not ideal for seniors but we managed OK. The staff was lovely and helpful. If you want a good value, great AC and location give it a try.

• Jennifer (10/5): - We've just returned from our stay at Hotel Zanobi 45. The staff were faultlessly efficient and kind, resolving an issue with the air-con while I was out on my adventures. Its well located for the very walkable city of Florence. That said you should consider that the savings you make in booking do come at the normal things you would expect of a city centre hotel, for example some street noise and perhaps not the most considerate of fellow travellers late at night. The hotel are kind enough to supply earplugs to mitigate this. Overall though it didn't negatively impact my stay, as we were using the hotel as a base for discovering Florence and surrounding Tuscan towns only returning after a thoroughly tiring day (or to stop off for a shower due to the heat). The bottles of water for your room and tea, coffee and biscuits in the gathering spot behind reception were a lovely touch. The late check-in method was easy to follow. A clean and safe place to stay close to get started exploring straight away each morning. Thank you for having us.

The rooms are very comfortable and modern, yet the building is very charming and has a typically Italian old-world feel. The AC in the rooms here was excellent and kept us comfortable during our sleeps. 15-20m max walking distance to most of the main sights in the city. Cafe Noir is a stone throw away from the Hotel and is a good quick and easy option for breakfast/coffee with good service. Highly recommend Hotel Zanobi!!!
• Young Kyu Karl (10/5): - This is a hidden gem in Florence. Centrally located, close to the train station, lots of nearby restaurants and cafes. Very clean and well maintained property. Very friendly staff. Coffee machine, filtered water fountain and fruits and muchies were appreciated. Just make sure it is 45 in black number when you are looking for this place. Apparently, shops are in red number and the residential buildings are in black number. Google Map let me down. I would come back to this place.

Washrooms are a bit old and small. A/C works well and beds are good. Few small issues with one of rooms where the washroom door wasn’t closing properly. Coffee machine and water bottle machine were awesome. Overall pretty decent if you are not to picky.

• Guolian (2/5): - We arrived at late after night and there was no stuff there to serve you . The gate was locked. It was a rainy night. We ring the bell for about 10 to 15 minutes, A guest opened the door for us then we were able to make a phone call to get a code to access our room.
• Anamaria (8/5): - The rooms were quite sizable and it was quite quiet. The decor was a little odd and mixture of styles. The staff were very friendly and helpful. They had water, fruits and cookies available for free. The bathroom fixtures were dated and the showers were very small. They did change my shower head after the first night because it was spraying out by the side of the handle without me saying anything. The same for my daughter’s room but hers did not get fixed. There are quite a few steps to the lobby area and if given a room in the second floor the steps would be hard for anyone with big luggage or people that cannot don’t much steps, so make sure you ask which floor. The surrounding area had good food and was in decent walking distance to most things and about 10 mins from main train station. It had great air conditioning for the summer months. The luggage storage area needs a lock for security purposes. I would recommend for a quick stay.
• Verified traveler (10/5): - They accepted to transform 1 night in a single bedroom and 1 night in a double bedroom into 2 nights in a double bedroom so I can keep my room. Plus they accepted to keep my luggages because I came before and left after the checking times. Ana and Giulia are truly kind and wonderful people and the rooms are perfect. I recommand this hotel a lot
• Douglas (10/5): - As I leave Florence, I'm reflecting on my stay at Hotel Zanobi 45. The place has been restored and renovated respecting the age and architecture of the original building. Actually, they are still refining some last minute details. The place is clean, crisp, modern and traditional, cozy and fun. It's not a grandiose space, but It has the right mix of refined art, warm antiques and modern amenities. I loved how little pieces of mother earth are scattered as tiny surprises... You will meet amazing people. It felt like home... Thank you !
