• Sera Talia (9/5): Great location, spacious, cozy. - The location was great, the flat had everything that we needed. Even a smart tv that we utilized to watch netflix. It was very clean and the communication with staff were great. The shower was a bit tight but worked great. The upper floor was not suitable for anything other than sleeping I guess as we were hitting our heads but its cool to have. There was a sofa upstairs but because of the height of the floor we never used it.

• Francesco (7/5): - la posizione, l'appartamento ristrutturato con finiture nuove il sistema di checkin prevede una pre-registrazione in più step con firma di contratto e pre-autorizzazione per deposito cauzionale un pò farraginoso che però non prevede la condivisione di alcuni aspetti pratici (vedi alliestimanto letto, funzionalità bagno, diotazione di accoglienza). Infatti all'arrivo era stato preparato il divano letto come da fato sì, ma non quello matrimoniale che era sul soppalco, effettivamente molto basso Il materasso del divano era coperto interamente da un coprimaterasso/incerata' per niente confortevole che ci ha rovinato la prima notte il bagno molto piccolo non ha agganci per asciugamani per le mani o per la doccia L'appartamento ha una macchina del caffe nespresso e all'ariva non è stata lasciata nemmeno una capsula di benvenuto In partuica ci sono alcuni iper dettagli più di tipo gestionale e cautelativi per il proprietario, sicuramnte leggittimi, ma meno attenzione per altri che renderebbero l'appartamento più confortevole

• Miklós (9/5): Nice and cozy place in the heart of Venice. - Communication was really smooth via WhatsApp. The host met me at the given time on the given spot, handed over the keys and told us the most important informations. The place is in a really nice hidden dead end, so there is no noise at all. It's equipped with everything we needed, a kitchen, washing machine, hair dryer, etc. -

No tenía vista exterior y la cafetera no andaba.no había interlocutor en español de fácil acceso
• Irene (7/5): Correcta - Esta bien ubicado. Es cómodo y práctico. Está bien equipado. La iluminación es toda artificial. Parecía en las fotos más luminoso. Hay mosquitos matados por las paredes, que deberían limpiarse. Dormir en un sofá cama no es lo ideal. Porque arriba no es cómodo. Pedí entrar antes de las 15 y me dijeron que no, aunque el mismo día me adelantaron 1:30h. Y quise salir más 2 horas más tarde y también me dijeron que no, que tenía que marchar a las 10… a las 9:40 ya me estaban picando en la puerta para que saliera y no me gustó las prisas. La entrada al edificio está muy mal conservada y sin luz da miedo.
• Anna (7/5): Not very cosy but if you look for a comfortable place to sleep it's fine. - It was easy to find, close to the boat station. Very quiet. Unfortunately very dark even with the lights on.

• Mark (3/5): Poor - It’s very close to Peta San Marco and the ferry. If a woman wants to stay there at night should be petrified getting home after dark. It’s at the back of an alley and when you walk inside there is no lights for the corridor. There’s water all over the floor at all times the structural supports holding up areas in the lobby area. If you can call it that, but if you’re a woman or young ladies, stay the hell away from this place.
• Russell (7/5): Good - A lovely apartment in a nice area, location is 5 minutes walk from St Marco square, and San Zakaria port. All was very clean, with aircon and good Wi-Fi. The sofa bed downstairs was just OK !! The large bed on the mezzanine floor was very difficult to access as the beams are only 4 ft from the mezzanine floor, It would be much better if the proper bed was down stairs and the sofa bed upstairs. Book river taxi before you go, Its so convenient and easy to use. Cleaning charge was added 2 days before we arrived - Hotels in same location, don't charge this so be aware !!!!!!! RIP OFF - 90.00 euros !!!!!!

When we arrived the property wasn’t entirely clean (floors were dirty) - windows were sealed and boarded up from the outside so there was no natural light (whereas the photos showed an open window)

• Arsen (10/5): Exceptional - a real Venetian house, with beautiful wooden beams, in front of the house there is an arch overlooking the canal. Very convenient location, a minute's walk from the Zakaria vaporetto station. A great place to go to the Biennale, very close to the Arsenal. Clean, has everything for independent living, nice hostess, always ready to help. Cheap large supermarket 15 minutes walk. perhaps some snob will find something to complain about, but I liked everything, even the low ceiling in the bedroom is cool
• Daina (8/5): Very good - Everything was great, we liked the property, it was clean, silent, everything what can be needed during the stay was in the property. Staff was also very friendly and helful. It is a little dark, but it wasn’t a big problem for us, also, we couln’t turn the stove, but probably only because we didn’t knew the instructions, also, it did not caused many issues.
• Inés (4/5): For the money I paid, I don’t consider to have received the correct treatment - The electricity went off multiple times and the host didn’t do much about it. He didn’t came to solve it and just gave some instructions by phone that weren’t very useful. Also the last day the hot water stopped working.
• Ondrej (5/5): Passable - Great place just 3 minutes from San Marco /port San Zaccaria , very cozy apartment with sleeping in the floor, clean space, well equiped. The communication with the staff was very complicated. We wanted 2 keys for the room and we got the answer that we can have it in 2 days and that we need to pay 20 EUR extra for delivering the keys. Which seemed to me very unprofessional as having 2 keys for appartment is normaly standard service.
• Tin (9/5): A very stylish lovely room in Venice, very central but also very calm. - The whole experience was very authentic. The way you get from one alleyway to the other while passing next to the direct access to the canal and then finally to the inner courtyard from which you access the stairs and the room that's on the first floor all feels very Venetian. The room is in the very city centre but is very calm and felt very secure. We loved the gallery and the minimalist all-white-and-natural-wood looks. A very nice large window towards the inner courtyard and the entrance. WiFi could have been better but we didn't investigate alternatives. Access to natural light is limited but that can be expected in Venice and is often impossible to overcome.
• Tom (10/5): Absolutely loved this property all around, such a nice, quiet and cozy space that gave us a reprieve from the busy city. - Awesome layout, nice modern finishings, clean, great location, good utilities, nice and cool during the summer. Not much at all.

• Rachel (6/5): Pleasant - Pros: We were very happy with the location and it was in walking distance from major tourist attractions. The flat was modern and spacious and it was also clean. The flat also had air conditioning which was appreciated. It was quiet thanks to the noise policy for the building and its location on inner streets. Cons: The photos of the apartment failed to show the low height of the ceiling upstairs: even a 5ft person is unable to stand up fully without hitting their head(one of us had a head injury as a result of this low ceiling). We would advice taller people to avoid booking this accommodation. Additionally, there should have been a caution sign for the stairs up to the apartment - they were slippery and it is very easy to fall here. One of us had a bad fall and now has bruises (photos attached); she has never fallen in the shoes she was wearing before even though she wears them often. The washing machine was broken, this needs to be fixed immediately before the next guests arrive. On our last night we decided to wash our clothes but when we took them out after the wash was finished they were soaking wet - water was dripping out of them. As a result our last night was spent hair drying our clothing which was very inconvenient. We were surprised that we had to take our own bins out by the end of the stay considering there is a €90 cleaning fee included in the booking. Also the accommodation was very dark in general and there was not much natural light.
• Dan (2/5): A nice apartment in a great location, but be very wary of the hidden charges, policies and host misconduct. - Modern and Spacious, good location and well equipped. The apartment is quite charming and the mezzanine bedroom is a nice touch. The kitchen has a Nespresso Machine and the bathroom has a good quality hair dryer and iron. Both are nicely decorated and the wifi was great, however you must beware of the negatives.... There were mosquitos and ants in the property. The overhead shower didn’t work but the handheld one did. The staff are appalling, there are hidden charges that they spring on you via WhatsApp on the day you arrive, they are very abrupt and forceful regarding these charges, and the house rules differ to what they publish. Be very very careful, we had a really stressful experience and we are frequent travellers, we’ve never had this before - I’m sure they’ll update the page policies after this review or respond and refute them but you need to be aware of these things: 1 - They charge a cleaning fee of €90 2 - They charge €20 to check in between 8pm & 10pm and they charge you €40 to check in between 10pm & Midnight 3 - Even when you pay €40 to check in until midnight, they send you WhatsApp messages threatening not to let you into the apartment if you don’t arrive by 11pm. Our flight was delayed and we landed in Venice at 10:10pm, we had booked the ferry tickets costing €30 which would get us to the apartment by 11:30pm, 20 minutes before check in time. When I messaged the host to say we were heading for the ferry, she said if I’m not there by 11pm we can’t check in until tomorrow due to “special house rule” for this property. She said if we wanted to check in tonight we would need to hire a private speedboat to the island to get us there in 25 minutes before 11pm otherwise she would meet us tomorrow. Imagine getting off a delayed flight and getting that message saying you basically had no where to stay unless you pay €140 for a private speedboat. Bearing in mind we’d paid €40 to check in between 10pm and Midnight and already paid €30 for the ferry. We had no choice but to pay and arrived at the apartment at 22:59. A really unpleasant way to treat your guests and a terrible start to our trip. Naturally when I’ve complained they accept no liability.
• Monica (10/5): We spent a couple of very pleasant days, we really recommend this apartment. We will definitely come back! - The apartment was great, very clean and nicely decorated, the bed has a super comfortable mattress. Location is fantastic and the staff extremely gentle and reactive to all our needs.
• Tomaso (10/5): Exceptional - Fantastic location situated closed to St. Mark Square. Very comfortable, clean and fully equipped place. Helpful and friendly staff. Highly reccomended for a lovely stay.
