- Gayle (10/5): Our stay exceeded our expectations. - Our stay was amazing! Having stayed at Twelve 30 previously, it was our go-to accommodation for our 7 night holiday in April. The accommodation suits longer stays as it’s close to the airport (or 15-20 mins into Hobart) and the amenities including a functional kitchen and laundry are ideal for couples and families. We thoroughly enjoyed the homemade goodies provided by Michele as well as produce from her amazing garden. I highly recommend Twelve 30. There was nothing that we didn't like.

The breakfast tray was a beautiful surprise — homemade jams, fresh produce from the garden, and a loaf of freshly baked bread. It made our stay feel so warm, generous, and genuinely cared for.

- Lucas (10/5): Wonderful and comfortable stay - The property was awesome! Everything was clean, tidy, and quiet, and the space felt very generous throughout. The breakfast was a real highlight, with a great variety of fresh ingredients and items already set up in the kitchen when we arrived. In the morning, it was easy to prepare everything—the bread and jams were delicious.
The garden was a true gem—definitely worth seeing! Michelle was an awesome host, incredibly kind and welcoming. Nothing was a major issue. The only minor point I would mention is that when we arrived at the property (after 9pm), it was easy to find the garage—especially as the lights were on, as advised—but it was a bit difficult to identify which door to use.
We later realised there is only one accommodation, so there wasn’t really a “wrong” door, but when arriving in the dark, a small sign or note on the door would have been helpful.

The villa is superb as is the garden which you are free to wander around. Michelle had left us a lovely breakfast, homemade bread, jams, cake -delicious. We'll certainly plan to stay again next time.

The garden surrounding the property was beautiful and peaceful. The home cooked bread and jams were absolutely deliscios. The beds were a bit uncomfortable. There was no backing curtain behind a sheer curtain on one side of the bedroom window. Sunlight came streamung through first thing in the morning.

Did not affect me at all for my short overnight stay. But no dishwasher or dining table was of interest. Tables and chairs outside were lovely but it was too cold to use.

There were two bedrooms, a kitchen, lounge, bathroom and separate toilet, laundry and large single garage. The main room had a large (king size?) bed and the second bedroom had a queen size bed - both very comfortable. Both rooms were spacious. Bathroom has a big walk-in shower with plenty of hot water. Lounge and kitchen well appointed with everything you may need. Beautiful garden to wander around. Very little traffic noise as not a busy road, and also set back from the road. The breakfast left for us was more than we expected - sour dough bread, butter and home-made jams, fresh tomatoes and a couple of passion fruit, cereals, milk, yoghurt, apples and biscuits. Coffee machine (which we did not use), and usual tea and coffee in the pantry.
This property is very close to Hobart Airport which suited us as we were dropping off a guest very early in the morning. Nothing.

The accommodation is very close to the airport. Why pay more for a room in a hotel then staying in real comfort at Twelve 30!
The bed was so good. Appreciated the provisions, including fresh sour dough loaf, for a continental brekky.
The apartment is equipped with everything you need. Beautiful furnishings. Surrounded by lovely gardens.

The unit was fantastic - seems new, clean, well catered for with bits and pieces for coffee/tea's etc.
Garden is exhibition quality with an outdoor sitting area. The advert and photo's don't do it justice. Perfect for the airport and we wish we'd stayed a couple of days as it's also reasonably close to Hobart central. You'd be nuts not to stay there if you are flying out of Hobart as it's so easy and close - but quiet with no aeroplane noise at all while we were there. Nothing could be better - place was perfect

Michelle the his was very care of her guess. She cook soup for us, cookies, home made sourdough and beautiful home made jams. She always check about that if we need something. The garden and a magical . The place is closer to everything from shopping centre to airport and only a couple of minutes from Hobart and Richmond. The accomodation was spacious and well equipped and something that was a big plus was has laundry facilities that for us was super special because we was in Tasmania for a month Nil we love everything

We arrived to the delightful aroma of freshly baked bread, pumpkin soup, and an enticing display of breakfast treats. The main bedroom is large and inviting, with an extremely comfortable bed and linen. The second bedroom made my thirteen-year-old feel secure, comfortable, and at home, allowing him to fall asleep within minutes.
Twelve 30 has gone above and beyond to ensure you can leave home and arrive at another location without any hassle. The location is extremely close to all landmarks, allowing you to fully embrace the Tasmanian life.
We will be staying with Twenty30 with pleasure in the near future. Nothing

Although we checked in late, the landlord warmly left a note telling us what to pay attention to and the breakfast the next morning. We inadvertently broke the base of the kettle and told the landlord that we were not to blame. Thank you very much. Very good
