- Mikhail (3/5): - The photos didn’t match the accommodation at all; it was very uncomfortable. The bed linen smelled of sweat, and throughout the day you could constantly hear staff watching reels on their phones.

- Ambika Prasad Biswajit (4/5): Tolerable - only location. Breakfast is not part of the facility. Ground floor room cannot open windows. Rooms are not cleaned daily, no change of bed sheet for four days stay.

La nouvelle réceptionniste un peu demeurée et pas très agréable qui remplace la dame plus âgée qui était au top. Malheureusement le changement ne va pas toujours vers du mieux. De plus elle s'est " trompé " en me restituant ma caution 300 Baths pour une caution de 500 Baths. Vigilance les Farangs... Dommage c était ma guesthouse préférée.

First the picture they advertise on Booking.com is misguiding, they only have one room like that, and the rest of rooms are super super old, very old damaged furniture, not properly cleaned, and completely different than room showing, and unfortunately when I reach they said that room which shows its pictures on booking.com is booked and only other rooms available.
Check-in process is a bit complicated until they take full details, and room was very disappointing , even after they offer me other rooms.. They all in very bad condition room wise, toiley wise, furnisher wise.
In advertising they mention the room has washing machine and other stuff .... Its also not true.
I hope the lady in charge will work to upgrade the rooms, the furniture, and post real photos and description so customers will come come back.

Can recommend PJ O'briens for live sport, food and a cold beer (85 baht at happy hour 😀). Quiet street, helpful staff. Shower. air con and WiFi were great. A previous reviewer said that they had to wash their own clothes! (So what?! 🤷🏻). Washing machine in reception. I'd stay again if they provide a working fridge. I was pleased to find a fridge/freezer in the room but disappointed to find it didn't work! I did mention that it simply wasn't getting cold but nobody came to fix or exchange it. A previous review mentioned a smell of wee in their room. I got this sometimes too but couldn't work out where it was coming from. Didn't really bother me though. As I say, I would stay here again if the fridge actually chilled it's contents.

- Robert (9/5): Great location!! - Nine Place 46 has a fantastic location. It's literally a three (3) minute walk from Phra Khanong BTS station; I timed it. Best of all, you finish up at the station elevator, so you don't have to climb any stairs. But despite being so close to busy, noisy Sukhumvit, it's very quiet. I slept well.
Nine Place 46 is near Summer Hill mall, which has coffee, food options, and a TOPS. A larger mall, Gateway, is a ten-minute walk up Sukhumvit (or one stop up the BTS, at Ekkamai).
Facilties seem new (furniture, etc). They're fine: Hot water, desk, wifi, mattress, big fridge, aircon, all good. Security is good. My room had incandescent bulbs, a nice warm touch. Also, NO SMOKING very much appreciated.
NOTE The hotel seems to encourage long-stays, for whom the location would really work. For the price, not much. My usual complaint about not enough plugs (I bring a power strip). My other usual complaint about no reading lights over the beds.

The place is so small that when the old pipes in the bathroom burst it covered the entire room with 2 inches of water soaking everything I owned I told him I’m not staying there. You better not charge me for this. this is the worst place I’ve ever stayed in 40 years, and I don’t think you should be a sponsor of this hotel and I’m going to make sure this is taken off my credit card because this is the worst place even worse than the rat-filled hotel in India

Then they made me wait 20 mins while the receptionist was calling her boss to get me my cash money back, all while I was dying to go to sleep after a super long flight. Really messed up my first day.

My recommendation is to NEVER book at Nineplace 46 regardless of the location.
I''ll explain why: I made a reservation for 1 day (paid in advance) before returning home.
When I got to check in, they told me that all the rooms were occupied because "they forgot to block the reservations".
I told them that this was not my problem, I paid in advance and they suggested that I can go to another location (also Nineplace).
They sent a taxi to take us to the new location (further from the BTS - than we wanted), but we didn't like it.
So I refused the offer and asked what about the refund.
Their answer was that I had to contact Booking because they handle the payment processing and they had to refund my money.
I contacted Booking and explained the situation and since then I've received multiple replies from them that the Nineplace 46 administrators are not responding to Booking's attempts to confirm the problem.
So they can't refund my money until they have confirmation from Nineplace 46.
I had to make a new reservation at another hotel where I paid a price several times higher.
They haven't responded to Booking's attempts to confirm it yet (the reservation was in November 2024).
So, my recommendation is to NEVER book at Nineplace 46 if you don't want to be left with the money taken.
PS. I'm curious if Nineplace 46 will respond to this review and what they'll say.
Anyway, I've given up on returning the money.

If you book a stay for 10 days and only stay for seven days, she will refuse - The location of the hotel is good as it is close to the BTS station and close to several restaurants The worst place. It smelled like armpits. I submitted a request through the booking app to change the dates of my reservation, and the hotel never responded, and the hotel refused to refund me the money for the days that I would not be staying at the hotel.
The hotel did not submit the legally required TM 30 document to register me with the immigration office. When I went to the immigration office to take care of other matters, I was informed that the hotel never filed the TM 30 and that caused me problems with the immigration officials.
The male employee who works at the reception desk is good and very helpful. The woman manager is horrible. if you check out early, she will not refund you the days that you did not stay at the hotel. I sent several messages to the hotel through the booking app and never received the response.
I will never stay here again, despite the low cost and a good location.

- Sumit (1/5): Bad - This hotel was modified from an old townhome. Room extremely stinked with smoking. It was raining all night and I could not sleep. It was so loud when rain drops hit polycarbonate roof outside.
A staff couldn't talk well neither Thais nor English. He was quite rude. Near bts.

- Darshan (10/5): A great budget choice for travelers who want a safe and comfortable stay in close proximity to BTS. - The location is perfect. just a short walk from BTS and also from grocery stores. Its a budget hotel, but the facility was nice and comfortable. Good and clean bed and clean toilet which are always a big issue in these types of hotels.
The host is understanding and accommodating. The free tea / coffee, fresh towels and daily water is really helping to make the stay comfortable.
What I also appreciated is the availability of a mini fridge and water kettle in the room and the microwave in the common areas. Making it easy for a warm morning break fast with hot coffee before you venture out. A small balcony also helps for smokers to keep the room smoke free while enjoying their nicotine dose in the proximity of their room.
Overall no complains at all. I had an issue with he door lock on check-in and the team handled it immediately and gave me a different room without much fuss which is a sign of a caring host and honest business model.
I stayed in room number 9 on top floor. I wish the staff could be more easily available at the reception or at least share their number for any emergencies. I had experienced another guest wait for long time for his late night check in which can easily be fixed by sharing multiple numbers to call or having at least 1 person onsite at all times.
Other than that there was nothing to dislike during my stay.

A lot of bugs. Mosquito at night. Rats outside. Room wall thin so can hear next room and upstairs.
