- Rachel (1/5): - N/a Before arriving, communication was poor. We were told there was parking available for a fee at a nearby hotel, however no details were provided about which hotel or its location. This made arrival unnecessarily difficult and does not align with the listing, which states on-site parking is available.
On arrival, we were unable to access the apartment. We were given a key for the building but not the code for the apartment door. We had been told this would be sent between 2–3pm, but by 8pm it still hadn’t been received. After calling the provided number, we were eventually able to gain access.
Upon entering, there was a strong unpleasant smell that did not go away even after airing out the property.
The overall condition of the apartment is poor and in need of maintenance. There is visible damage throughout, including holes in walls, exposed fittings, and unfinished repairs. In the bedrooms, there are clear impact marks where doors have hit the walls, with one partially filled and another left exposed.
The master bedroom window does not open despite multiple attempts. The twin room is overcrowded with furniture, making it difficult to move around.
When preparing the twin room for sleep, we found significant yellow staining on the bedsheets, which is unacceptable from a hygiene perspective (photos taken as evidence).
In the bathrooms, there are further issues including loose or missing fittings and shower heads that do not stay in place during use.
In the kitchen/living area, the tap is loose and moves as though it may come off when turned on. Surfaces appear worn and damaged, and the space is overcrowded with unnecessary furniture, limiting movement.
The listing states there is access to a balcony, however this is misleading as the doorway is obstructed by furniture, making access extremely difficult. The curtain pole above the door is also coming away from the wall.
Additionally, the sofa bed is broken and could not be used.

- Jisha (8/5): Comfortable stay at a great location near the tube. - The location was fantastic. Value for money. Close to tube station. Comfortable apartment. Loved the city view from 7th floor. Sink was clogging. No curtains or blinds in living room. At times took a while for the hot water.
- Drummond (2/5): Londres 10, alojamiento 2 - La cercanía al metro No estaba limpio, no había instrucciones sobre calefacción y agua caliente, toallas mojadas en las camas, medicación de anteriores usuarios en lis cajones y bajo las camas. La fregona y cubo estaban rotos con lo cual imposible fregar. No había a nuestra llegada ni cuna ni mando de TV. Nos trajeron a los dos días una cuna de viaje sin colchón y el mando de TV no apareció en los 6 días!!! Intentamos usar un colchón extra que había en el armario, pero dado su estado decidimos que no. He hablado con la propiedad y no dan solución ninguna más que un descuento en futuras reservas que dudo que vaya a hacer con estos propietarios.

- Elisabeth (8/5): Comfortable Stay with Minor Cleanliness Issues in a Prime Location - We really enjoyed spending our week here, and I will try to provide an objective review. The apartment is on the 7th floor, very close to North Acton Station on the Central line, which takes you directly to the city center. The 440 bus to Wembley stops right outside the door, which is very convenient. Tesco is located right next to the building, open from 6 am to 12 pm.
The apartment has a large master bedroom with its own bathroom. Another bathroom with a bathtub is also available. The smaller bedroom has enough space, and the beds were very comfortable for sleeping. In the large open-plan kitchen-living area, there is a well-equipped kitchen, a round dining table with four chairs, and two sofas, one of which can be used as a sofa bed. We found everything we needed here, and you can tell the hosts put a lot of effort into it.
The washer-dryer worked perfectly, so we could wash towels as needed, and detergent was provided. What we missed were dish towels! Cleaning was definitely not thorough, which was a shame. There is plenty of bedding and curtains in the drawers, but there is no curtain in the living-dining area, which makes sleeping uncomfortable here. The apartment was very well heated.
Unfortunately, the main entrance key did not work, so we had to wait for someone to let us in. Apparently, the lock had been changed. The apartment door is very secure, and we felt absolutely safe! The price for this apartment in such a prime location is unbeatable. We don’t understand the negative reviews (except regarding cleanliness) and we would love to come back again! We missed having dish towels, the freezer compartment lacked a front door to close it, and curtains in the living room would be great to have next time. We left the apartment cleaner than we found it—which unfortunately is a major downside. The bed linen did not match the covers and was too large; more care could be taken to ensure the bedding fits when preparing for guests. The stove was dirty but could be easily cleaned with the provided cleaning supplies. The shower rail in the master bedroom bathroom should be thoroughly cleaned. Nevertheless, these are not significant issues. We lived in England for three years, and overall, this apartment is above average in quality.

- Mallon (4/5): Disappointing - It was handy enough to transport The condition of the property. The window latch in one of the bedrooms was broken meaning the window could not be closed. When you attempted to close the window, due to the latch not working the window immediately opened meaning that the outside noise was always heard in the room and the area is busy and noisy.
Worse than that though was the fact that the toilet cistern was broken and although you could still flush the toilet, the water would not shut off so as soon as the cistern was full the water would run into the toilet bowl meaning a continuous water running noise in the apartment. Very frustrating.
There are other issues however these were the main ones.
I emailed the contact the night we shifted in but did not hear back at all from anyone.
- Chantelle (5/5): The stay was ok but I wouldn’t recommend them. - The property is at a good location. Upon arrival we got the code to access the building quite late. Once we entered the property the sofa bed was broken. I called the owners and the woman on the phone was very rude. She then sent someone to fix it the following day.
Getting the deposit back was very difficult. They took their sweet time to send it back. I had to contact them multiple times including booking.com customer service.
- Leah (5/5): Ok if just staying for a bed to sleep in. - The location was ok. The North acton tube station was literally 2 minutes from the apartment and is on the central line so easy to get in and out of central London. There is also a Costa, Tesco express and Sainsbury's local within a 2 minute walk. There was also a Travellodge nearby that you could park in for £14 a day. It got to 3pm and we hadn't yet received the check in details, so I messaged and requested them and we got them. We got to the apartment about 530pm and the lockbox code we were given was already entered to the box and the box was empty... no key. I called the property owner and explained, to which she said she would check with her colleague and call back. 15 minutes later I get a callback saying her colleague was just inside the apartment "checking something". She said to ring to the apartment and he would buzz us in, it was ringing and ringing and no answer. Then suddenly someone appears from inside the building complex to ask if we were waiting for the apartment, to which we said yes and got the keys. Fine.
When we got in, I made sure to take pictures of anything broken or dirty due to having to pay a returnable deposit of £150 incase of damages. First we noticed the door didn't seem all that secure. The lock was wobbly and even when the door was locked you could push it and it would move a bit. Then we walked in and had a look around. There was a ball of hair on the table, hair on the floor in the kitchen, a wet ring mark on the table, to which we were wondering if the apartment was even cleaned.
We also noticed we couldn't use the balcony, even though it's advertised with pictures of a balcony. (See photos). We didn't really use the facilities other than the shower & toilet. So not sure on things like the oven etc. The shower was ok, water pressure wasn't great but that's expected in a big apartment building.
The apartment itself is ok. Beds are ok, a little uncomfortable but not too bad if you're only staying for 1 or 2 nights. I think it's ok if you're only planning on staying there as just a bed to sleep in. But if you plan on spending time inside the apartment, I would avoid.

- Faris (4/5): Bad experience - The location When we first arrived, the house was dirty — the sink was clogged, the washing machine couldn’t be used, and there were piles of unwashed dishes in the sink. We had to call a cleaner, who came about two hours later. Instead of resting after our trip, we had to wait while they cleaned.
The next day, a plumber came to fix things, but he took a very long time. He didn’t have a key, so we had to stay there and wait for him, wasting more time and disrupting our plans.
The hot water was also unreliable — sometimes it worked, sometimes it didn’t. We messaged the owner to request a discount or some token for the inconvenience. The owner promised a small refund, but until now we haven’t received anything. I’ve sent multiple messages, but they’ve been ignored.
Very disappointing experience.

Arrivati a Londra dall’Italia, ci è stato comunicato all’ultimo momento che l’appartamento aveva problemi idraulici e che non avremmo potuto soggiornarvi la prima notte. Tuttavia, abbiamo avuto la forte impressione che si trattasse in realtà di un problema di overbooking.
Siamo stati sistemati per la prima notte in un altro appartamento, molto più piccolo, dove tre di noi hanno dovuto dormire per terra, nonostante ci fosse stato promesso un materasso gonfiabile che non è mai arrivato. Nessuno si è fatto vivo né ci ha aiutato: ci siamo sentiti completamente abbandonati.
Abbiamo chiesto il rimborso completo della prima notte, ma ci sono stati restituiti solo 66 euro, una somma del tutto insufficiente rispetto al disagio subito.
Va detto che l'appartamento originale, dove siamo stati le notti successive, era abbastanza carino e ben attrezzato, ma la gestione è stata caotica e poco trasparente. Inoltre, il contatto con l’host è stato difficile: ci hanno risposto persone diverse e non abbiamo mai avuto un riferimento diretto chiaro.
Purtroppo non lo consiglieremmo, soprattutto per soggiorni brevi o se cercate affidabilità.

It’s not easy to give a fair review when the experience is mixed, but I’d like to be professional and share my honest thoughts.
I booked this property well in advance for our trip to see Dua Lipa at Wembley. We were a group of six and booked a two-bedroom apartment with a fold-out sofa bed, costing around £250 for one night. I chose this place because it was close to Wembley and had essentials nearby, including shops, public transport, and parking.
I had realistic expectations. From the reviews, I understood it wasn’t a luxury place, and for the price, I wasn’t expecting a Marriott or Hilton. I read all the terms, paid the £150 deposit, checked in online, and submitted our arrival time as requested.
Check-in was where the first issue started. We were told we’d receive the apartment details (including entry code) between 13:59–14:59, with official check-in from 3:00 PM. However, no information came through, and even after 3:00 PM we had to wait an additional 20 minutes with no contact. After travelling for 5 hours with a young child, we were exhausted and just wanted to rest.
The phone number provided on Booking.com didn’t work, but I managed to reach someone on a different number. Thankfully, a helpful gentleman responded and sent over the access details — once received, they were very clear and easy to follow.
Unfortunately, things went downhill again on arrival. The front door was damaged, the lock looked insecure, and it gave a very poor first impression. Still being optimistic and keeping the price in mind, we entered the apartment — and were met with clear signs that the place had not been cleaned at all. There was rubbish on the floor, dirt marks everywhere, and no sign the floors had been hoovered or mopped. Walls were scratched, and the general level of hygiene and upkeep was very poor. ⸻
Negative Aspects
• Delayed check-in: We were supposed to receive entry details between 13:59 and 14:59 for a 3 PM check-in. No information was sent, and we had to wait over 20 minutes after 3 PM. The provided contact number was invalid, adding to the stress — especially after a 5-hour journey with a young child.
• Poor first impression: The front door was damaged and the lock appeared insecure. It didn’t feel safe or welcoming.
• Very poor cleanliness: It was obvious the apartment had not been cleaned before our arrival. There was rubbish on the floor, dirt, dust, and unvacuumed carpets. One bed hadn’t been changed, and the sofa bed was full of hair and dust underneath — completely unacceptable.
• Neglected condition: Walls were scratched, décor was tired, and overall hygiene standards were very low.
• Lack of care from management/cleaning team: It feels like the property is being run without basic attention to cleanliness or maintenance. Replacing the lock and hiring a competent cleaner would make a huge difference.
- Peter (4/5): Disappointed - The location was good. We were unable to get into our apartment when we arrived, as no lockbox number or location was sent. We were then taken to a different apartment altogether, with no explanation.
We pointed out to the host that the washing machine was full of wet washing and couldn't be opened. We had to request him to come and solve the problem twice.
No hot water in the shower until we requested instructions on how to turn on the heating system.
The shower was dirty, the toilet seat and soap dispenser were broken.
We received no clean linen after 4 days and no toiletries were provided.
No instructions for working the heated towel rail.
Also the curtains are cable tied together, and the carpets ripped.
Sadly, a disappointing stay. The photos need to be updated on the website to reflect this place. Although again we weren't given what we had orginial booked. We had no idea that these are student flats and it is run down accommodation. 😞
We request a partial refund of the cost we paid.
- Andrew (5/5): Adequate for visiting Wembley, but needs updating and a thorough deep clean - Location suited the trip as we were attending Wembley. Local amenities in immediate vicinity. Basics were afforded including kettle and fridge. Main bathroom had a fowl smell of mould. No shower curtain which meant the bathroom floor got wet. Only 2 towels provided when 5 guests were staying at the property. Bedding was sparse and old (2nd bedroom and sofa bed). Significant dust and muck behind the main bed, clearly had not been cleaned for a significant amount of time. Large crack/hole on wall (2nd bedroom) made by a previous guest shutting the door into the plasterboard wall. Mould on en-suite shower cubicle.

The hosts were very responsive. They had sent us instructions very clearly. The living room was well arranged and kitchen had all the utensils. The property had damages and dirt marks. It was not as clean as we expected it to be. The balcony was unavailable and toiletries were not provided.

On the second night they arrived back to find offensive graffiti on the wall and the apartment broken in to. We received no communication from the hosts and no apology despite my message asking them to investigate. We received no refund and boooking.com were useless too. DO NOT STAY HERE!!!!!
- Cussen (4/5): Very disappointing. Proper cleaning company should be hired. - Location was very good. Apartment was not properly cleaned. Toilets not clean. Towels on beds were damp. Lockers were not cleaned from last person. Used tissues in both of them. Main bathroom door did not close fully. Curtains in sitting room did not reach full length of window doors and we had guest sleeping there.

Very easy to access underground and very close to shops Tesco etc . The stay was not up to standard the flat had a very strong cigarette smell for the whole stay that was very irritating and sickly even when opening windows it didn't go, hopefully this can be fixed.
I think some improvements are defiantly needed in the flat for the price of the apartment to the bathroom etc not at the same level as the pictures.
