• Regina (1/5): Cramped, uncomfortable, and questionable review tactics - I cannot recommend this hotel and urge future bookers to be very skeptical of the glowing reviews. First, the space is entirely too small. It was advertised as accommodating four adults, but there was literally barely any space to even open our luggage. To make matters worse, the sofa bed is extremely uncomfortable and caused back pain. However, the most concerning part of our stay was the management's review policy. We were told directly that if we left a 10-star review, we would be given a 10% discount on future stays. This completely unethical practice means that the current rating of this hotel is heavily inflated and cannot be trusted. Save yourself the backache and look elsewhere!

Huoneisto oli siisti, ruokakauppa melkein vieressä ja huoneistoon liittyviin kysymyksiin vastattiin whatsapissa nopeasti. Sohva oli muhkurainen nukkua. Pubista tuli ääniä yläkertaan, mutta sen tiesin jo varausta tehdessäni, se ei siis meitä juurikaan haitannut.
• Zara (10/5): - I had a wonderful stay at this apartment in Liverpool Street, London. I stayed there for two nights with my baby daughter, who is not even 2 years old yet, and it was extremely comfortable and convenient for us. The apartment was very clean, well-maintained, and had everything we needed for a relaxing stay. The location was also perfect,very central and in a prime area, with the train station only about a 10-minute walk away, which made traveling with a baby much easier. What impressed me the most was the kindness and understanding of the hosts. I unfortunately lost my key during my stay, and they treated me with so much patience and professionalism. They didn’t even charge me extra for it, which I truly appreciated. Overall, my experience was top-notch, and I left very happy. I would highly recommend this apartment to anyone visiting London, especially families traveling with children.

• Liubov (8/5): Das Apartment ist maximal für 2 Personen, die Lage ist Top! - Die Lage ist top! Es war nicht laut! Alles sehr eng, das Sofa ist eine Katastrophe, auf der kann man weder sitzen noch schlafen. Das Bad war nicht besonders sauber. Die Heizung hat nicht funktioniert oder wir haben es einfach nicht rausgefunden wie diese angeht. Die Kirsche auf der Torte war die Bettwäsche , die noch nass war

• Craig (7/5): Perfect for tourist breaks - Well located for Liv street and aldgate tube, and just round the corner from spitalfields etc Its right next to a pub which has a beer garden so you are surrounded on all sides. Whilst this can't be helped - a little more transparency would be helpful. If i were staying here for leisure and with my partner for a few nights in London - perfect. Trying to keep usual schedule and have restful nights sleep especially wed/thur was very difficult.

Siamo arrivati che l'appartamento era ancora sporco, abbiamo ripassato noi l'aspirapolvere ovunque. Il lavandino in bagno era completamente intasato. Siamo rimasti abbastanza delusi.

• Amel (8/5): Nice apartment and location, though the noise and bed comfort could be improved. - The apartment was generally nice. is within walking distance of two metro stations, just a few minutes away. There was a pub directly underneath. Because it was very hot during my stay, I had to keep the windows open at night, and the noise from the pub made it difficult to sleep. The beds were not very comfortable, which was a bit disappointing.

The place was dirty – the mirrors were not cleaned, and there were no bed sheets on the bed. The floors were filthy, and the sink hadn’t been washed. It was clear that cleaning wasn’t a priority at all. I expected much better for the price I paid. I will definitely not be coming back.

• Yasmine (3/5): Would not recommend this place to anyone. - The location was the only thing positive with this booking. Good and quiet neighbourhood (except for the crazy noisy bar underneath the apartment). The guestbook you receive beforehand was not updated. Showing a wooden door where to enter, the door is now painted black. We also received the code to the lock box, to redeem the key. The code did not work, had to contact the host. Was then told it hadn't been switched from the old guests by the cleaner.. The guestbook also clearly states not to leave the heating on while not at the apartment. When we enter the cleaner had left the heating set on with windows wide open, the place was freezing. We contacted the host again. In our booking it was stated we we're 4 adults. There were only 2 full sets of towels. We find 2 other big towels, one of which is dirty.. In contact with host once again. We get told to check a drying cabinet for sheets and towels, these were damp and could not be used. The host then calls and tells us they can order new towels to be left at the apartment, I inform them we're not at the apartment to receive them. They also give us the option to walk to a specific store and buy new towels against later compensation. They then keep making several calls pressuring us to make a quick decision. We finally agree on them delivering towels the following day. I inform them we will not be at the apartment and they confirm they can enter and leave the towels inside. The next day I STILL receive a text asking if we're home to receive the towels.. Once back at the apartment we see that they have just bought new towels themselves, tags still on and they have clearly not been washed before first use. The apartment was not even properly cleaned. Hair in shower etc. We didn't feel comfortable using the dishes/cutlery because they were dirty too. The first afternoon of our short weekend trip we had to deal with heating issues and not getting a proper set up which we booked and paid for. It took unnecessary energy from us and we are not happy with the hosts or our stay.
• Theresa (6/5): Central location but not too comfortable - The location was very central, however to us it was not clear when we booked that it it directly above a pub. From the latest reviews we have seen this but nothing which was proactively described. The Sofa bed was really uncomfortable to sleep on, heating didn’t work properly, super tiny and we were also asked to send IDs via WhatsApp and also clean the apartment half way already. For 3 people it was super small.
• Krzysztof (7/5): Family stay in London - Close to Liverpool station which makes sightseeing very easy. Good place for PUB life lovers as PUB is down the stairs on the ground floor. Apartment is equipped Ok but has not been well cleaned (mainly bathroom). Electrical heater left switched-on in the closed closet by cleaning staff (danger of fire). We were welcomed by over 32 degrees temperature inside (no AC). To open windows .... see below. Apartment is on 1st floor. It has been quite warm these days but ground floor PUB made almost impossible to open windows during the late afternoon / evening (till 23:00) due to noise ( a lot of people chatting outside) and smell of cigarettes smoked outside.

• Simon (8/5): Very good - Great location with Comfortable beds and a Lovely well-equipped kitchen. It was an excellent use of the space and would recommend this for Solo/2 travellers. Lots of shops cafes restaurants locally which is great. The breakfast bar stools were not that comfortable. I am really trying to dig deep and a pillow sorted that.
• Karla (4/5): Location good, otherwise disappointing - Close vicinity to Spitalfields / Liverpool Street great What isn’t clear from the description is it is located directly above a pub that gets extremely loud at night time. I’m talking vibrations through the floor, loud music and lots of people drinking outside and talking so you can’t open the windows. Had to try and drown out the noise with white noise on my phone, unsuccessfully I would add. Secondly I really didn’t like the process of dealing with the management company via WhatsApp. It felt incredibly sketchy sending them photos of my ID and then being asked to send a £250 deposit via bank transfer (even though I am not under the age of 26 as stated in the property listing). They also only contacted me about this about an hour before check-in so I felt like they were holding me to ransom: do this or we can’t give you access to the property. To make matters worse, they promise to return the deposit same day of check out and in the end it took 3 days for them to release the deposit. Really not a good experience. Check out instructions state you need to put your rubbish in the bin downstairs, outside (there was no bin) and put the towels in the washing machine (which was already full of towels). Given what you pay to stay here, I think these are things their cleaning team should manage. Finally, the apartment was fine, but definitely could do with some tlc. The kitchen particularly felt quite worn and rough around the edges and has definitely seen better days.
• Tbs.stz (6/5): It's ok, but DON'T sleep on the couch. - The location is fantastic. The apartment is clean and good for 2 people. The bathroom is small but works just fine. It was easy to get into the property. We really liked the pub downstairs - yes you can hear the noise from downstairs, but the curfew isn't too late and the area is generally quiet. We were 3 people, and I slept on the pull-out-sofa in the common area - this is THE most uncomfortable piece of furniture I've ever slept on. I was considering sleeping on the floor... The bed and everything else was fine, so I would only recommend this apartment if you're NOT using the couch to sleep on. I also got some very suspicious requests to send my identification documents through WhatsApp and that made me feel uncomfortable - I wish I could have managed all of this through booking.com. The instructions / house manual was a bit cumbersome to access (through Canva) – I wish I'd just received it as PDF or through booking.com. The tone of voice in the house manual / pre-defined blocks of communication is also a bit harsh so you feel patronized and anxious about making mistakes and causing trouble. For instance, the manual said something about putting the trash in the bins downstairs before you leave, but there aren't any bins. Overall, I don't think I'd come back.
• Daniel (7/5): Nice flat in good location - Great location. Good facilities. Responsive host. Damage deposit was returned at the end of stay. We needed to pay a damage deposit to the company’s bank account. We felt a little uneasy about making a payment that wasn’t through the booking.com system, but this was returned at the end of the trip. At the end of the stay, we were offered a 10% discount for future stays if we gave a 10 star review, which didn’t sit well with us.

Even though its above a pub there was very little noise from outside or downstairs Unfortunately the boiler wasn't working and we had no hot water. Good comms with the team but it wasn't resolved which is the only thing I can mark them down on.
