- Gerard (1/5): DO NOT BOOK HERE - This property owner is a charlatan. Did not respond to any messages or phone calls on the day of the booking and, when I arrived at the property, I was told I had to find somewhere else to stay as I wouldn't be allowed entry.
She blamed booking.com but actively refused to respond to my messages to tell me I would be unable to stay, leaving me to have to book a new accommodation last minute at an inflated price.
Since then, she has also refused to answer any correspondence from myself or booking.com to process a refund. Joker.
- Jan (1/5): AVOID THIS SCAMMER AT ALL COSTS. - There was not one thing at all that was considered remotely likeable regarding the 'host' Aruna or the property she advertised on booking.com DO NOT BOOK THIS PLACE.
ARUNA IS A SCAMMER AND IS HAPPY TO TAKE MONEY BUT NOT PROVIDE THE ACCOMMODATION ADVERTISED.
There certainly was plenty I didn't like!
Received confirmation e-mail in the morning.
Duly arrived at 3pm for check in.
No answer at the property and no response to my phone calls/text.
Decided to test the door and found it opened but was on a chain.
Suddenly Aruna appeared as if by magic!
Informed by Aruna that booking.com cancelled my booking 'weeks ago' and was then told there was no heating and there had been a recent break in... well which was it Aruna??? You just dug a big enormous hole for yourself!!
I was informed it was not her fault, showed no remorse nor apologised and told me to take it up with booking.com!
I had to find alternative accommodation as a matter of urgency which was no mean feat.
So so stressful!
Booking.com not at all responsive to my concerns/messages-received an automated message saying someone would get back to me in 24hours!! Totally unacceptable!!
If I wasn't familiar with the area/London it could have been a total disaster.
Despite daily messages to booking.com I have just heard back today after 4days that I will receive a full refund.
How booking.com continue to allow this woman to advertise her property on their website is beyond me?

- Kirsty (1/5): AVOID AT ALL COSTS - HOST IS A SCAMMER - Even 1 star is too generous a rating. Booked back in March due to location with a good rating and I got the booking confirmation, so I assumed everything was legit. At 10am on the morning of my arrival, 22nd October 2024, I received a message on booking.com from "Aruna" saying my room was ready and check in details etc. We arrived at 3.15pm (check-in from 3) and knocked/rang door bell for ages but no answer. Sent the owner a message via the app saying we were at the property but no-one was answering and waited for her to get back to me. We ended up waiting for nearly 2 hours at the property, called at least 8 or 9 times, left multiple voicemails and text messages, all of which were ignored. Eventually we had no choice but to find last minute accommodation elsewhere as it became obvious this was just a scam. It's now been 3 days since this happened and not only have I not heard a thing from the host, the 2 complaints I lodged with booking.com have also been ignored so far. Looking at new reviews from over the last 2/3 weeks I can see this host has done similar to multiple other people claiming different excuses, or just cancelled within hours of arrival, although she didnt even bother to cancel in my situation which would have at least made it easier for me to get a refund. Absolutely disgusted that a host could do this to people traveling in an unknown city or country.

On her page it states service desk check in from 11am until 23:00, someone will be available to check in.
She sent her welcome letters and instruction. All well and good.
On the day of check I arrive past 5pm maybe 5.20. The home was quiet. I called the host maybe more than 10x because it was starting to rain and it was cold. I have messaged her on booking.com as well. There was no replies at all. I rang the door bell but nothing, complete silence.
She blanked me. No response.
I was stressed out as expected as I urgently try and book another emergency accommodation. Felt antagonized and discriminated. What happened was so unexpected. This was booked 2 weeks before the accommodation, the host did not show any signs that she will behave this way. What made it worse is she had a good review from others. I was utterly heartbroken from the treatment she gave me. She had ample time to respond or reject the accommodation and she didn't. Instead she chose to blank me and deliberately stressed me out to find out I have no accommodation on the dates we agreed.
- Thomas (1/5): I blame Booking.com for not policing their property owners better - when I arrived at the door after traveling for 2 hours through London, the owner said she didn't have hot water so I couldn't enter. I was left in the evening on the street with no noticE!!!!
- William (1/5): Host cancelled last minute - N/A as the behaviour of the host Aruna was disgraceful I had a very frustrating and disappointing experience with Wulfstan House Stays. On the day of my arrival, Aruna, the host cancelled my booking at the last minute, which caused me and my wife significant stress, anxiety, and inconvenience. I had planned everything in advance with confirmation received from Aruna in the morning, only to find out I no longer had accommodation just hours before I was due to check in. Aruna sent a message via Booking.com which said: "There has been an issue. Please call booking, and arrange alternate accommodation."
To make matters worse, when I called Aruna, to try and understand what had happened, she was completely unapologetic and lacked any sense of empathy. Instead of offering any direct assistance or solution, her attitude was dismissive and she palmed me off saying that I should contact Booking.com for an alternative, making an already stressful situation even more frustrating.
I would not recommend this accommodation to anyone who values reliability, good customer service or human decency. The unprofessionalism and lack of care for guests are simply unacceptable.

very close to the tube station so convenient (despite being a quiet location), good shower. Once you'd checked in and picked up a key you were free to come and go when you wanted (in the knowledge that your belongings were safely locked in your room) which made it great to use as a base when meeting up with friends The room is very small so if you're expecting to spend much time in it this might not be for you - fine as a place to get your head down and drop your stuff.
I didn't get a great night's sleep. The mattress / bed were reasonably comfortable but the pillow was rather thin and the curtain didn't do much to block out the light

Poor Wi-Fi actually no Wi-Fi in room
No TV can watch as they do not have cable, cause they could not facilitate the basic entertainment. Table is not high and it is for children to use. The handle of Window is broken; all and all need to be renewed and repaired. Please that’s for anonymous

- Nohora (8/5): Great location, good value for money in London! - Good location, despite is a little far from central London, it’s 2 min walk from East Acton Tube station, so you can get to the centre in about 30 mins. Room is spacious and well illuminated, perfect for 2 people. It’s in a very quiet neighbourhood, so there’s no noise from the street. There are different shops and restaurants very close. Also, hostess was very friendly with us and took the time to welcome us and explain how everything worked. Toilet wasn’t that clean at all times. Some hairs in the shower, floor and lavatory. However, it’s understandable as there are other guests staying there and it wasn’t that bad.

The bed was comfortable and I could slept well. I appreciated that she lent me a hairdryer. It was also very close to the train station. I could get to central London and the airport in about 30 minutes to an hour.

10 min walk from imperial Hammersmith campus. 4 min walk from North Acton tube station.
Single bed which was comfy with a towel. Shared bathroom between 3 but didn’t cause any hassle really.
Coffee machine with pods. Good communication. I can’t lie I had the best sleep! It was comfy and cosy and served the exact purpose I needed which was a convenient cosy place to sleep for one night.
Shower was nice! Nothing to complain about really

- Joanna (5/5): One night stay in London W12 - Aruna- the owner-was friendly. There is free overnight parking, right outside the property. My room was quiet, overnight. I chose this accommodation as it was very near to my destination, for an event, the following day.
I had a double room, nicely furnished and well lit, with a large, bay window.
I had brought food with me but Aruna told me there are supermarkets, take aways and cafes, within walking distance. The room is secure and keys to it and the front door were given to me.
I had a nice, hot shower in the morning.
I travelled by car but the local, public transport links to west and central London are good.
With a bit of a refurb, this would be a good, budget option-probably for a short stay. It was a cold night- the central heating did not work, so my room was very cold. Aruna told me the last person to stay in the room had switched the radiator off, as they were too hot.
On closer inspection- the radiator valve was jammed, in the off position. It was immovable and there was some evidence that the radiator had leaked, some time ago.
I asked for another room but the radiator there was not working either. Obviously, the central heating urgently needs an upgrade. The old radiators need replacing.
Aruna offered me a fan heater, which helped. I found an old, fleece blanket in the cupboard, which I put on the bed. I slept in my jumper.
The three rooms to rent are very close together, on a small, first floor landing- with a shared, small shower room and w.c.
There is a shared kitchen, downstairs. The stairs are steep and winding, so not suitable for guests with mobility difficulties. Also, a shared lounge, which doubles as an office, for Aruna. I took my breakfast in the lounge and chatted with Aruna.
If all rooms are occupied, with the facilities shared between guests and the owner- it would be a bit cramped.

Very near the Underground, and easy distance to Heathrow via Ealing Broadway and Elizabethan Line, or Piccadilly Line from Acton Town if you're a cheapskate like me. Coffee and tea and toast available for a simple breakfast. Owner and her mother were kind and gave me transport advice. Ealing Broadway a few stops away, went there for a few pints at the Wheatsheaf ( Fuller's London Pride ) and a curry at Monty's Tandoori. Ticked all my London boxes.

She gave me the opportunity to use all the facilities from kitchen utensils to shower gels. This was an unplanned trip so I didn't bring any of.my personal things and Aruna has given me everything.
