- Michael (9/5): Great place - Perfectly located, fantastic terrace, simply furnished and compact but great value and very helpful hostess. If you want 5 star luxury, it might not be for you but the private, large terrace is truly 5 star.

- Matti Suominen (10/5): - Lovely place. The main act is obviously the view. It is better than the pictures suggest! The stairs up may be challenging with huge luggage or if you can't carry them easily. For us, this was no issue at all, but it's good to recognize.

She is so knowledgeable about the area and a great help. The location is a five minute walk from the Spanish Steps and Metro. Great neighborhood. Grocery store around the corner. Very convenient! A little difficult to carry up the luggage the last two flights. However, once up there the view is magnificent! There could be some more comfortable seating in the flat?
- Krystyna (1/5): Unsafe and Misleading Apartment – Extremely Poor Conditions - Our experience with this apartment was extremely disappointing and distressing. The place appeared to be abandoned and uncleaned for a very long time, with visible dust on all surfaces, including windows, ceilings, and furniture. The bathroom had mold, particularly in the shower area, and the entire apartment had a strong, unpleasant odor, indicating poor sanitation and maintenance.
Many items were broken or unusable, and we couldn’t open the windows properly. The bedsheets, towels, and blankets were old, overused, and smelled bad, with visible stains and holes. These conditions severely affected my health, causing allergic reactions and respiratory issues.
When we raised these concerns, the host offered only a superficial cleaning, which was not a real solution. We requested a replacement apartment or a full refund, but both were refused. Instead, the host was rude, unprofessional, and even threatening, which made us feel unsafe and forced us to leave the property.
We incurred additional expenses for new accommodation, and our vacation was effectively ruined. The photos on Booking.com do not match the real condition of the apartment — I am attaching real pictures that clearly show the difference.
This property is unsafe, unsanitary, and unfit for habitation. It should be thoroughly cleaned, repaired, and inspected before being offered to guests again.

Die Unterkunft ist wirklich hervorragend! Die Lage ist ausgezeichnet – alles ist fußläufig erreichbar, man hat unzählige tolle Restaurants direkt in der Nähe. Das Apartment ist klein, aber sehr gemütlich. Das Bett ist unglaublich bequem, und obwohl Küche und Bad eher winzig sind, ist alles da, was man braucht.
Die Küche reicht völlig, um Kaffee zu machen, ein Glas Wein zu kühlen oder sich ein kleines Frühstück zuzubereiten – für große Kochaktionen ist sie eher nicht gedacht. Das Badezimmer ist klein, aber praktisch – man kann duschen und sich wohlfühlen.
Das absolute Highlight ist die Terrasse – einfach grandios! Der Ausblick ist fantastisch, dort zu sitzen ist ein Traum. Der Aufstieg über die kleine Wendeltreppe ist zwar etwas beschwerlich, vor allem mit Koffern, aber machbar – und die Aussicht oben entschädigt für alles.
Ich würde auf jeden Fall wiederkommen. Kein Luxus, aber Charme, Lage und die Terrasse machen es zu einem besonderen Ort. 🌿 Da gibt es nichts

- Daniel (9/5): A gem of a place that reminds me of a bird's nest! Terrific views of Rome rooftops! - Location is superb! It would be a bit tight for 2 pax. You take an elevator up 4 floors and one staircase plus another spiral staircase. The terrace and the views from it are what makes this place so special. If you are traveling with a lot of "big" luggage it may not be for you. I travel lightly so I'm fine negotiating the stairs. Once up..it is pure heaven
- Louise (8/5): Location and view from rooftop make this a great choice. - The roof terrace is the main attraction of this property. It truly is amazing to have such a space overlooking Rome. The kitchen is small but has all you need. The bed is very comfortable and the place feels like a perfect couples hideaway. The bathroom is quite small and dated with some black mold is on the tiles in the shower. This can be scrubbed off, not sure why it hasn’t been as guests have mentioned it before. Not a dealbreaker but obviously not ideal.
- Annika (7/5): Beautiful rooftop terrace overlooking the gorgeous city of Rome - The host was very nice and I got the apartment one hour before the check-in and also two hours after check-out, which was great and convenient as I needed to work and had a late flight back home. Grazie mille! They also sent me a loooot of tips via whatsapp of the nearby restaurants and sightseeings. The view from the apartment and the terrace was a bliss, so beautiful and calm in the middle of the city center of beautiful Rome. It was February, but quite warm to even enjoy breakfast out in the terrace and enjoy the sunset in the evening. It also had a small kitchen and the indoor space being small yet convenient. The view and the huge terrace is the thing of this place! Overall, we had such a lovely weekend in Rome and the view definitely was a large part of the great experience. Best part is the view, lovely hosts and the central location. The cleaniness of the place could be improved - the place has seen better days and is a bit worn down. That is ok, and part of the old building charm. But that said, the shower cabin was very mouldy - I'm unfortunately extremely allergic to mouldy places, and got a serious allergic reaction after jus few hours inside the apartment. I kept the bathroom window open my entire time and the bathroom door closed, which helped a bit. But now, I still have painful allergy in my eyes, which are swollen and skin around them itching and dry :( I took some antishistamine, and of course during the day was outside, but I just think it is good to know if you are very allergic to moldiness. That could be eased with a thorough cleaning and disinfection. The place needs to be better maintained to reach it's potential! Also, the narrow steps are a no-go if you have a challenging mobility or large luggages. Good to know that the bed is max 140cm, if you are staying with a friend. The view is worth climbing up the stairs totally, but the actual apartment is not meeting the price we paid, unfortunately. Also, the wi-fi did not work at all, but luckily European phone can share when needed. With this information, I'd recommend to think before booking, as with the same rate, one could have a totally different experience in Rome.

- Ascani (10/5): Great location! Beautiful views - We LOVED this apartment. The stairs to the rooftop are so worth it with the view, it was a relaxing place to read & have a glass of wine at sunset. The host was VERY accommodating and sent me many recommendations for attractions/restaurants in the area. The apartment was walking distance to the Spanish Steps & Pantheon and a longer walk to the Colosseum that we did that wasn't bad either. For how small the space is, it's surprising they have almost literally any amenity you could need. Highly recommend! Not even a real complaint, but a narrow staircase to get to the roof. Wasn't an issue for us honestly, but if you have trouble with stairs I'd avoid.

Washer machine nice but beware no dryer;) host was super nice and helpful Stairs leading up to penthouse were tiny and hard to navigate with big American luggage 😂…. Beware we were robbed waiting g to be let into the property! That being said…. Not the host fault and she couldn’t have been more helpful!!! Even printing g out documents we needed for a cruise and walking us to police station! Just mentioning so people can be aware!!!! Lots of theft around Rome unfortunately:(

- Noel (1/5): Disgusted - location We were very dissatisfied with the low standard of this apartment which needs urgent refurbishment. The floors were dirty and the few meager pieces of grubby furniture were coated in dust. Most of the outdoor steel furniture had no cushions. The state of the two decrepit loungers beggars belief, each of them with torn ancient fabric and both of them just fit for the dump. This apartment is an absolute disgrace and seriously tarnishes the good name of Booking. Com.

Bathroom was a little small, as usual with old Italian buildings, also there was some noise coming from the toilet sometimes but other than that all was good.
- Tarryn (10/5): Wonderful views of the city which ended up being perfect for a lazy rainy day too - The location was perfect, we were able to walk everywhere we wanted and if we couldn't there was a Metro stop nearby. We had a rainy day but walked down to the market around the corner for fresh produce and had a picnic at the window which was lovely. The kitchen is a bit outdated but has everything you need to be able to cook at home or store groceries and such things. This was me trying to find something we would change. And there are a few last steps but they really weren't too bad after your luggage was up.

- Martin (10/5): Tranquil and picturesque oasis in the heart of Rome. - This was one of the best places we stayed in Europe! The location was incredible. You can see all these different landmarks from your private terrace. After a day of exploring, it felt like you were coming home to your own private oasis. I honestly couldn't recommend this place more. A lot of our friends in New Zealand will be staying here when they travel to Rome too. It was just that good. Honestly, nothing. Ah, it was a little hard to drag the suitcases up to the very top floor (there is an elevator, but some stair climbing is required). But other than that, this place was perfect.

The room itself is very comfortable for two people, with a comfortable bed and a fully usable (despite being tiny!) kitchen and bath. We found the place to be quite clean and to have everything we needed. the view from bed - of the basilica on one side and the city on the other - makes this an unforgettable stay we enjoyed everything.
- Pawel (10/5): Perfect for couples - The view is simply stunning. There are no other places like this in rome. Very romantic and cozy. The location is as central as it gets. All attractions Rome has to offer are within walking distance. Access is a bit complicated as you need to climb two flights of stairs, one of them spiraling, after going up in an elevator. This is not an issue for moderately fit people.

It is not for everyone as there are a few steep steps to reach the flat at the end as the elevator did not go all the way to the top. I did not care. I think this flat is great for one person. It has the most wonderful, magical terrace that overlooks the roof tops of Rome. They are just about to renovate this place so I'm sure it will only get better. I did not want to leave. Ena...I can't say enough good things about her! She was responsible for giving me my keys. They allowed me early check in which I appreciated. Ena was/is a wealth of knowledge not just of the immediate area but all of Rome. She is gold!!! I did not want to leave this flat. There were two armchairs that would be fine for a dining table in the living area...I think a love seat/small couch or a club chair or two with an ottoman would be better so that you could have a comfortable place to sit. But for me...I did not care. I just loved this place! Pure magic!
