- Marina (8/5): Very nice, and homely. - Lovely little cottage, very convenient for a family situation. A few things were broken and a bin cupboard left unclean, also a leaking fridge. I Sent a message to the owner before I did the review a week ago and they didn’t reply. I was just letting them know of amendments they might need to make.

I will definitely be looking at staying here when next in Armidale. Perhaps the option of fans in the bedrooms to eliminate the need to turn on the a/c, but apart from that, all was lovely.

Small basket of kids toys were covered in dirt and dead flies/bugs. Disappointing as I wasn’t able to allow my daughter to explore the books/ toys. Overall the place is clean.

- Heather (9/5): Excellent value. - It is very well equiped and furnished, very comfortable. Once you are in the cottage it is so quiet and peaceful that you relax straight away. The enclosed yard is excellent for small children or a small dog. The laundry facilities make it like a home. Reversing back up the driveway is a challenge. The drive is wide so it is easier than you think.

- Melissa (10/5): A beautiful home in a quiet area that I can't recommend highly enough. - This house is absolutely incredible! We honestly didn't feel like we were staying in Armidale - it felt more like a very elite coastal home.
We arrived around 6pm on a freezing cold, dark night and the hosts had put the heaters on for us. We were so appreciative! The house was spotless - even down to no cracks or chips on the dinnerware and all the drinking glasses looked brand new. All the supplies we needed were provided with generous amounts of cutlery, plates, glasses, pots and pans etc. The lounge was huge and easily accommodated the five of us. It is a super quiet area and we heard no noise at all. We loved the outdoor area and the ability to open it all up as an extension of the inside dining area, it's a pity we stayed in winter when it was too cold to take advantage of that feature. The back yard was private and well maintained.
As well as the dining table, there were bar stools at the kitchen counter, so there was always heaps of seating for us all. The bedrooms were a good size with great cupboard storage and the beds were very comfy with super warm doonas. It got down to minus one degree the night we stayed and we didn't get cold at all.
We LOVED the idea of having the property details, host contact numbers and WiFi details on the wall and the fridge! Genius! We ordered take away our first night there and when asked the address, it was so nice to have it right there on hand. And, as someone who has tank water and not town water, I want to say the biggest thank you for having a filtered water jug in the fridge - you made my day!
Having two bathrooms made our lives so much easier, with three teenage boys plus me and my husband all needing to get ready at 6am. The bathrooms had everything we needed.
You can turn up for your stay at this home with nothing but your clothes and food supplies and you won't want for anything.
Thank you so much, Chris and Marie, for making our stay so comfortable and so enjoyable and warm. The pillows weren't very comfortable. It was the only "negative" thing that everyone mentioned.

The accommodation has everything you need for the night. - The location is great for a family, a short drive from town centre, and across the road from a playground. The driveway is tight for a standard 4WD vehicle. The main bedroom had no fan or aircon.

Easy access and communication with owners. Nothing really to dislike, the only slightly annoying thing was no aircon in the main bedroom, but its not a reason to discount staying.

The house was well equipped and comfortable. At first entry we had a problem with flies .Found the spray so was rectified. We were disappointed as the place was advertised as a bed and breakfast but on asking was told only tea and coffee provided.

- Tom (8/5): Great with some annoyances - Very comfortable with great facilities and a lovely little garden.So quiet Nothing much, but a few suggestions. The wifi was hopeless. I don’t think this is acceptable in this day and age. Similarly, the smart TV was not acceptable, as the movie we tried to watch on Netflix buffered so badly that we had to abandon it. Since this region was one of the first to be offered fibre to the home, this was an irritation.

We were also surprised that we couldn't find a single serving platter in the house to serve cheese & biscuits on.
Not a fan of two single beds pushed together in the master bedroom.
We also had to unload the towels from the dryer as there weren't any in the master bedroom when we arrived.
There was also a problem with ants in the house when we arrived.
Front door keyless entry was a little tricky and it took us quite a few goes to get it right.

A large comfortable lounge, large television, comfortable beds, impeccably clean, everything in good working order, private backyard with tall hedges screening out neighbouring properties, complete privacy, off street parking, quiet area with no traffic noise. The owners added extra touches such as items in the kitchen to help eg cling wrap, cooking oil and quality toiletries.
