- Martin (9/5): - This accommodation is managed by a company managing multiple properties, which handled all the communication with the property. The communication with them was excellent - replies on WhatsApp were generally within few minutes, at most an hour, even at some odd hours. They were also available on phone call. Due to an issue (described below in the "cons" part) we ended up accommodated on different property, so the review is really about that one, but I was unable to find it on booking, though the layout and general look is very similar to this booked one.
The house itself was spacious, with good location (less than 10 minutes to grocery store and bus stop, about 15-20 mins to tube station, which than takes 20-30 minutes to reach central London).
Beds were very comfortable, internet connection fast. Very quiet at night. We really enjoyed our stay at London. Three days before departure I was contacted regarding check-in details, requesting information about arrival time, some guest information and so on, which in itself is not unusual. However upon informing them that one of our party would be arriving later than others (due to separate flight), I was informed the owner of the property requires all guests to check-in at the same time. The company then offered us a different, similar property not too far from this one. While after further communication and accepting of the new arrangement, the property turned out to be satisfactory, this kind of information regarding check-in need to be clearly visible on the booking page (it was not mentioned anywhere, we checked afterwards) and issues like this should not be handled earlier than just few days before arrival - we had this accommodation booked for almost two months at that point.
For the property itself: there was an issue with beeping smoke alarm due to low battery, which after communication was resolved.
The property has very small amount of cutlery - was just enough for 6 people, but would not been enough for 10, which is supposed to be maximum amount of guests.
Kitchen did not have any kitchen towels, bathrooms no common towels - there was one towel for each guest and that was it.
- Tayaba (8/5): Lovely visit and the customer service up to and on the day was perfect - The property was clean and spacious, easily accessible and close to the venue we had a family wedding at The only thing i didn’t like and this is a small issue really is the fire alarm batteries needed replacing and it kept beeping all night

- Debra (6/5): Location, main aspects and support okay. Other aspects a concern. - Good location: cafes, eateries, shops, underground station very near. Efficient heating, hot water, space and towels quality great. Good support from management agency. Poor safety aspects of property e.g fraying carpets, it needs urgent maintenance, not well cleaned. Provision poor in some aspects: e.g cutlery, quality of bedding, poor maintenance . It was difficult to manage: e.g door lock, key box broken and dripping tap, fire point battery warning. All in all, a property positive in some aspects but poor in others.

- Owais (10/5): Exceptional - Sam peers was brilliant. He was constantly in touch with me and made it simple for me to find the accomodation and send me all details.
- Clare (3/5): Fair size & location but unclean - not worth the money - Easy collection of keys / check-in using lock box. Easy communication with host via WhatsApp. Tube station (Leytonstone) is a walkable distance. The space is a good size for several guests. The space was a good size but it didn’t feel very clean - hairs in the beds, stains on one of the headboards, extremely mouldy utensil left in the dishwasher (photographed). Also the legs on some of the chairs and one of the sofas were broken, which meant they started collapsing if anyone sat down on them. This meant some of our group had to sit on the floor all evening!
It’s also worth noting a lot of information was required prior to check-in e.g pictures of all guests IDs had to be sent over WhatsApp and an additional holding deposit had to be paid.

- Mohammad (1/5): DO NOT BOOK SCAMMERS! - NOTHING! DO NOT BOOK THIS HOUSE OR USE THE COMPANY! BUNCH OF SCAMMERS! SPRUNG A SUPRISE FOR ADDITIONAL £600 A DAY BEFORE BOOKING STILL AWAITING ON MY REFUND! a day before my booking I was asked number of guest and names, originally I book the home for 4 people (me and 3 guests) another 3 of my other family members were potentially going to join us which i informed the management they then decided to charge me an additional £600! I was shocked left me in a lot of stress, another £600 on top I spoke to the management company and informed them we wouldn't be paying an adding 600 for this home as it wasn't value for money. The management company tried to help me by find an alternative but we couldn't find one. I was informed they will cancel my booking and I will recieve my refund, it's been over a week i have been calling consistently no one answers and I have yet to recieve my refund!

- Debra (7/5): Pleasant spacious house in good location to access London,. Good value stay! We enjoyed our stay and would return. Than - Good location to local shops and tube station. Pleasant tree lined road. Spacious accommodation. Large updated kitchen area. Excellent internet access. Two bathrooms. Good support and information from management agency. Little garden area at back. Pretty clean in most areas. Good value for our stay. Listed as 4 bedrooms, but one bedroom is actually part of the living area. Could do with better kitchen equipment to be able to prepare food. Would benefit from some decorative and furniture updating to make it more comfortable, presentable and super clean.

- Ansar (7/5): Value for money buy read reviews and terms before bookin - Good capacity and value for money. The office staff was nice and good communication. Just too far from the centre and too many one ways and restricted access of you are driving. Free parking is only for 2 hours 8am-6pm. I had to send ID documents and credit card details before which I never needed to do it booked via Booking.com this is extra hassle.

- Vicky (4/5): Don’t book with this company - Towels smelled nice but aside from that, nothing. We were moved to a zone 4 (IG1 3SS ) accommodation the day before my stay eith 6 friends, because the original listing had apparently been trashed. The replacement accommodation was substandard and a HUGE downgrade location / layout wise. Three rooms were all adjoining meaning everyone was disturbed if the bathroom or kitchen was needed. It was essentially a hostel. Extremely hot with one small fan. Not enough comfy seating for everyone staying. I have submitted a complaint because I was not advised of the adjoining rooms before I reluctantly accepted the replacement accommodation! Flooring is dangerous in kitchen with slats sliding about. Toilet seat broken in downstairs bathroom, iron burn on coffee table, Astro turf damaged in garden from a previous bbq. House was shared with other people so not a private house.
- Laila (1/5): This apartment should not be on booking.com - The space as shown on images. Specifically, I was unhappy with the standard of cleanliness, maintenance, and overall quality of the apartment.
* The apartment is not clean and tidy, with dirty bedding (pictures can be provided), stained duvet covers, This is not only unpleasant but also a health concern.
* The amenities are not functioning properly, including the fan does not work, the fridge does not close properly, and the beds are extremely uncomfortable, after a extremely long travel we were hoping to get a good night rest in a comfortable bed but the beds are what I would describe as something worse than what could be found in a third world country.
* we were expecting to have parking at the property as promised by your rep, however there is inadequate parking available.
I am particularly disappointed because I was assured that the recent upgrades would improve the living conditions and amenities. However, I believe that these upgrades have actually been a downgrade instead of an upgrade.
One afternoon, we woken up to see that our car has been vandalised. (We have pictures).
