My mum, dad and special needs aunt, who had travelled over from Ireland to visit me and my wife, showed up to the property only to find poison on the floor in multiple places throughout the property. Along with this, the upstairs window was broken. When we contacted the owner and explained that this wasn’t safe or hospitable for my aunt and could we be granted a refund to book a new property for our visit. We were told no and that they were sorry and that they refused to do a refund even after sending them pictures. When we contacted booking.com and sent them the pictures again the owner refused to pay a refund denying the state of the property. Me and my family had to then spend another 1500 for a new property with zero compensation.

• Skotz1 (7/5): Good - Excellent location. 2 minute walk to Kings Cross train station and shops. Quite Street. Good set up for 2 couples or family. Typical Oz terrace house. Long and narrow with the bathroom at the back off the kitchen. Was a great base which we used morning and night as we were out all day. It's a nice little property but it is average inside. While this is quite a long list there are a lot of small things that could be easily fixed. The main things to note are the steep and narrow stairs. Makes getting a bag up tricky. Although the booking information includes the wifi log in and password it doesn't say to check its actually turned on. There is no aircon and while the fans do an ok job the bedrooms are hot and stuffy. The quick fixes are more pillows. Currently only 1 per person on the bed. Extra towels. At least 2 each. Replace the blind in the bedroom at the top of the stairs. I also suggest the booking information be amended to include the bond for using the electric bikes. Sounds like they are free and then 3 days before you arrive you get an email to tell you there's a $1000 bond required. I think the bond is fair it should be advised up front.

• Andrew (6/5): Location great everything else substandard. - Location was excellent, very easy to catch public transport. Place needed a good clean. Mould in bathroom, cobwebs in corners and dust on floor. Toilet seat not secure and no blackout window coverings. I wouldn't stay there in summer as there is no A/C or screens on any windows and upstairs is very warm. Fans worked ok but noisy. Stairs to bedrooms are quite steep too.
