Overall Rating: 1/10
This was a total disaster! We booked this "chic" apartment for 5 nights in London (Sept 12-17, 2025), but faced no hot water or heating throughout—freezing cold and unhygienic. The host was unprofessional, ignoring repeated pleas for fixes. Avoid at all costs; it doesn't match Booking.com's promises!
Cleanliness and Maintenance: 1/10
Apartment in poor shape from day one. Outdoor patio was a filthy disaster: overgrown weeds, trash everywhere, unusable hot tub filled with sludge. Photos sent to Booking.com show the neglect—not "chic" at all. Boiler failure made indoors miserable too.
Comfort and Facilities: 1/10
No heat/hot water the entire stay! Reported Sept 13. Worker came but fixed nothing, promised to return, but never did. Daily broken promises followed. We wore extra layers, couldn't shower properly; all three got ill from cold and hygiene issues. WiFi did not work.
Location: 5/10
Fine in Greater London (N4 1LB), close to transport, but irrelevant when the place is unlivable. Spent our trip complaining instead of exploring.
Host and Communication: 1/10
Host was unreliable and absent. Check-in issues with key box; late-night calls needed. Delayed replies on repairs, no follow-ups despite leaving keys for access. Refused our refund request, shifting blame to Booking.com—violates their rules on direct complaint handling.
Value for Money: 1/10
Complete waste! Paid for comfort, got a cold cave. Booking.com's 98 GBP credit is laughable; doesn't cover ruined vacation or health impacts. Still demanding full refund—steer clear!
Recommendation: Absolutely not! This listing should be pulled from Booking.com to protect others. We delayed our review for resolution, but now warn: Choose anywhere else for London!
- Thomas (5/5): The flat was nice enough but we were misled in regards to an “additional fee” disguised as a “bond” and it was / had - Nicely located First of all…..security fee was not a deposit it was simply an additional cost over and above the prenatal fee’s and it was only advised it was NOT refundable after we had committed paid the full amount. Not honest !!
Secondly it is advertised as lovely 2 bed with grill. The grill is unusable with plants growing up through it. It states there’s a “hot tub” but in fact it is a disgusting old plastic tub that is broken, with no water other than black mouldy water that must of been sitting for months 😡
- Lukáš (4/5): Plíseň, mravenci a pavouci - Ubytování je celkem blízko undergroundu, autobusu a supermarketu. Pokud nechcete bydlet v plísni, s mravenci nebo pavouky, tak se tomuto místu vyhněte.
Nad oknem bylo hodně drobných pavouků (pravděpodobně nějaké hnízdo). Koupelna je špatně odvětrávána, drží se tam vlhkost a proto je celá od plísně. V pokojích se také drží nějaká plíseň nebo něco.
Kuchyň je málo vybavená (po kontaktování majitele/firmy, která provozuje toto ubytování, jsme dostali pánvičku a rukavice na horký plech).
Pravděpodobně se pronajímá i byt, který byl nad námi. Od 22:00-04:00 byla první a druhá noc tragická. Myslel jsem si, že tam bydlí šestičlená rodina, která se zrovna rozhodla stěhovat celý byt. Nemohl jsem spát. Kontaktovali jsme majitele/firmu, která náš pokoj spravuje a hluk vyřešili.
Je zde i vířivka, která je v tragickém stavu (celá zelená, bez vody).
Mikrovlná trouba pravděpodobně bouchla/vyhořela nebo něco podobného, rozhodně bych si v ní neohřál jídlo.

- Velislava (8/5): Nice place to stay in London - Perfect location - the bus stop is literally 1min away. You have all the food and entertainment you need within walking distance. Communication with the host was super easy, finding the house too. The beds were comfy, kitchen had all the appliances. The price we paid was worth what we got. Check in is after 16:00 o`clock (if there are back to back reservations) , which wasn`t very nice in our case, since we have been travelling for many hours before that. Still, the host was very kind and tried their best to help us. Could be better if the check in time was 14:00 o`clock though. Neighbors upstairs were a bit loud, I guess due to the toddler they have. Kitchen was well equipped but had no salt and sugar, no coffee. Bathroom looks fine in the pictures but be ready for paper thin walls. Bring your own shower gel, host provided us with some but it was not enough for the 4 of us for a 6- day stay. bit dirty throw pillows on the bed but nothing you can`t stomach. Overall a nice place to stay but a few things can be improved.

- Michele (5/5): Small but comfortable - Advertises with grill and hot tub, both which were dirty and not ready for use. There is no dishwasher which isn’t a huge problem except that there is no where to dry the dishes and there was only one dish cloth. Our biggest issue is that we didn’t know who we were dealing with as it seemed to be an agency but then messages via booking.com was with the ‘landlord’ (who was very friendly). the property management company was awful. We were given a set of keys that did not work so ended up locked out in the middle of the night. The person we spoke to kept hanging up when she realised she couldn’t help so we had to call a lock smith and pay for it ourselves. booking.com did refund us. Note that this property uses a third party which asks that you either pay a waiver fee of like £30 or pay a large deposit in case of damage. Non of which is advertised until you’ve made the non refundable payment. All in all the property is fine for a short stay. Dont pay the third party. we just ignored them and had no issues with our stay. Also the kitchen is much much smaller than it appears in the pictures.
