Very entertaining if you get a front facing balcony, would advise couples not to get a massage across the street if you get my drift haha. Apart from being slightly noisy all in all great place to stay, we'd go back. Did get a bit worried about other posts on here but gave it a crack and really enjoyed it No safe available in rooms

The photos are very deceiving, we arrived after a long day of travel and the first room we got was absolutely filthy dirty, marks and stains over every wall, 100 bugs in the room, the floors and shower looked like they’ve never been cleaned, and the smell in the room was awful, like wet soggy and mouldy. We asked to be changed to another room, and unfortunately the second room was exactly the same, asked to be changed again and the 3rd room was ok. Still the bathroom was quite dirty, a bit of a smell, and just run down looking.
The mattresses are as hard as concrete and super uncomfortable, we were aware there would be noise as being right on the party street, but having a nice room would have made up for the noise, unfortunately this was not the case.
We ended up leaving 2 nights early to move to another hotel as we were just so uncomfortable in this one, and felt dirty even showering in the bathroom. I don’t know how this place has so many positive reviews, they need a serious deep clean in all rooms for this to be an acceptable place to stay again. Very unimpressed!
- Preeyarat (8/5): Great location hotel - The location was great! Although we could heat music at night but it didn’t bother us too much. The staff are helpful. The bathroom did not have toilet paper though so you’ll need to bring your own but there is a 711 right next door which was convenient. There’s allot of food in the location as well and walking distance from shopping and the new train system. The room did not have a refrigerator or TV so it’s okay if you plan to be out most of the time but just mainly coming back to sleep.

Staff all very helpful and attentive, and friendly. Hotel room very clean, and nicely appointed.
There is noise at night from the surrounding clubs and bars, live music until around 2 am, but it is not too load at all in the rooms, and certainly didn’t stop us from sleeping well. Not much to say

- Kylie (2/5): Very poor - The location was the only positive....very close (too close) to walking street, walking distance to Ben Thanh market. We booked for 4 nights. The room was so noisy from street music till 3am we hardly slept for the first 2 nights. We requested a room change due to the noise. They upgraded us to a suite at an increased price which we agreed to just to get some sleep. The first room was missing the fridge. When we asked they got one from another room. The second room was missing the TV we didn't bother asking about that. Both rooms had water leaks in the bathrooms meaning wet feet every time you needed the bathroom. A kettle was supplied but no cups, utensils, tea or coffee so not sure what use the kettle was. The suite had a kitchen with a hotplate but nothing to use on it no cups, plates, utensils or cookware so kitchen was useless.
The cleanliness of the hotel was poor and the reception hidden behind an altar and only responsive if approached.
The hotel has very little idea of the experience of the customer. By far the worst hotel we stayed in during our four weeks in Vietnam.

No spoons or knives .no complimentary tea or coffee.the views from the dirty windows were of a filthy wall. And a filthy fire escape just one metre away. The shower head was broken and to top it all the internet was almost useless hence no TV programmes.
- Tony (9/5): I would certainly stay here again - Sadly, I spent the bulk of my 2 day stay in the room sick. Thankfully, the room was extremely comfortable. I turned the air up, closed the curtains, and slept for the better part of the 2 days which greatly helped in recovery. The location of the hotel is perfect. The room was a bit noisy from the street since you’re so close to everything, but that’s not an issue for me.

- David (10/5): Exceptional - The lobby cat, Strawberry, is super cute and chill. The new bar on the top floor is also very nice a relaxing spot for a drink and/or snack while you take in the view. Thao was especially nice and excellent at her job. The room was spotless and the air conditioning was nice and cold!

The bar at the end of the street has loud music until 4am which you can hear from the room so better sound insulation would have improved our ability to have a good night's sleep

- Paulina (4/5): Disappointing - Very nice looking hotel, with a friendly staff. Room was spacious and bed was comfortable. The noise in the room on the first floor is unbearable— used ear plugs for all three nights to at least partially cancel the noise. Keep in mind that your window/balcony may face the street with multiple night clubs and “beer street” next door, so loud music all night long. Bathroom wasn’t cleaned properly and there was no hairdryer in the room (but when asked, staff provided it per request).

When we asked the staff about it they said it's "in repair" and only after insisting they gave us another room. It has less mold but a functioning tv (no fridge because "it wouldn't fit" according to staff.
If you think that's bad you're wrong- it was terribly loud at night because it's near "party street". I wouldn't book it if I knew. Interestingly no one wrote anything about it in the comments...

Negativity of this review is in no way related to them The first room we checked into was a lot smaller than the photos we’d viewed on booking.com (our mistake - make sure to look at the room photos when selecting what type of room you want), but more worryingly was dirty and incredibly loud from the street noise. We then got moved to a similar room which was cleaner for the night and then upgraded to a much nicer room for the second night. This was much more comfortable but still very noisy. If you’re a deep sleeper then it’s a great location but overall we felt the pictures were quite outdated.

the bathroom does not have a full door, only a sliding door that’s open at the top. so you poo and your room is all fragrant. 🥲

It’s important to be transparent about the drawbacks of a place. This hotel could be ideal for party enthusiasts, as it’s just a 3-minute walk from the club to your room. However, it’s completely unsuitable for those seeking a quiet and cozy stay. On top of that, the staff is unhelpful, and there’s no flexibility regarding requests such as room changes, upgrades, or refunds. I wouldn’t recommend staying here.

There was nothing in the room and we requested for kettle but it was also not clean. Don't trust the soundpoof room. We also have to wait for 30min after the check in time due to the room not being ready on time.

The room was not especially quieter but at least the window was working (not like in the 1st one) and I could close it. The Staff is nice. For me the noise was the problem. The hotel is on a very loud street and the window in my 1st room did not work. Even in a one with a working window it was hard to sleep. The toilet was a bit dirty.

It is a lovely hotel, nice decor and clean bedding which was hard but comfy. TV with Netflix, a fridge and great shower. Staff were really friendly and helped me with making a docs appointment so very grateful for that. Like I said, it's beside walking street. We didn't realise as we booked last minute. Needed headphones in on loud to fall asleep.

- Ger (1/5): Worst hotel experience I’ve had during my whole trip. - This was, by far, the worst hotel experience I have ever had. Upon arrival, the receptionist asked if we wanted to pay immediately or at the end of our stay. We chose to pay upfront, which turned out to be a regrettable decision. When we entered our room, we found it infested with bugs. The bathroom was not only without toilet paper but also visibly dirty and poorly maintained. Additionally, while the room had been advertised as having a TV, there was only a wall bracket where one should have been. Though not a major issue, it added to the overall sense of neglect.
We immediately brought the state of the room to the receptionist's attention, showing her the bugs and the general lack of cleanliness. She was courteous and offered to move us to another room, but only for one night, as the alternative room was booked for the remainder of our stay. Unfortunately, the second room was no better—also dirty and full of bugs. At this point, we requested a refund, as staying in such conditions was simply not an option.
The receptionist informed us that she would need to speak with her manager. After showing her the second room, she returned with the message that her manager refused to issue a refund. We were told that we could either move into the new room for the night or leave without reimbursement. Shockingly, the receptionist relayed that if a refund were given, she would personally have to cover the cost, which seemed completely unfair, as the issues were clearly beyond her control. When we asked to speak with the manager directly, we were told she was unavailable as she was in the United States.
Ultimately, we chose to leave the hotel, as the conditions were unacceptable.
This was the worst experience we encountered during our entire trip through Southeast Asia, and I strongly recommend avoiding this hotel unless you're comfortable with dirty, bug-infested rooms.

Close to the action in Walking Street if that's what you like. Close to Walking Street means it's quite noisy in the street outside all night.
No fridge in the room which was expected. Had to ask for one and it came.
No soap near the hand basin only shower gel in the shower.

No TV ssid it was under repair and would be fitted every day I was there. 2. Has a kitchenete but no plug for a kettle and zero cups/ mugs, cutlery, or even a plate or 2. No welcome pack of tea/ coffee. If I had been paying full price I would have been pissed. - Raneam (2/5): One the worst hotels I have stayed at for a while. I would avoid if visiting Ho Chi Minh again. - The lobby and the outside of the property were nicely decorated. There was also a very cute reception cat. Generally close to lots of tourist attractions. The walls of the hotel are paper thin and you can hear everything that is happening outside. I understand that the hotel is near to Bui Vien but it is located down a side street so for the price you pay in comparison to some others in that area and the look of the hotel from the outside you would assume efforts would have been made to negate some of this. Loud music all night, every night until at least 4am. The pictures of the hotel are deceiving… rooms were unclean. I can say rooms as we were moved from one floor to another due to the noise and both rooms were not clean. Towels and linen did not smell fresh and were dirty, no hangers for the clothes in the wardrobe so it was basically decorative. The shower floor was dirty I had to wear my crocs in the shower and there was rust on the toilet paper holder and shower gel rack.

- Joris (7/5): Good value for money - Rooms are basic but clean. Bathroom is small but clean, and the shower will eventually get hot. The elevator is a good extra as most rooms are on the 3rd and 4th floor. There was some construction ongoing outside which was quite loud in the morning. And if you’re a light sleeper, you’ll hear the bass of the bars in the walking street. For me that was manageable. I’d love for the hotel to do something with the nice looking L floor - a coffee shop perhaps.

6. They have a beautiful cat in the lobby. Playfull and willing to be petted. There is nothing that we didnt like!
- Chris (8/5): Very good - Clean, good wifi connection. Located very near to the pub and disco and it’s too noisy and difficult to sleep at night.
